For today's SHOW so today i want to start by,
telling you guys a great success story of a recent
listing of mine. That's sold today but what makes this
one so unique is for all of my optimistic, PEOPLE
out there i am here to prove to you today

that there are still great success stories in this, real
estate market and there are still there is still a
chance your home. Can sell quickly so the story of
this home is that as a Past, client named joe
he has owned a Villa in del rey for. Over
twenty years he doesn't, live there anymore he, rents it
out but this was the first place that. He ever

bought he's middle aged now, and he's like, You know
what i'm ready just, to you know collect my hopefully
great profit from owning it for. Twenty five hours. Just,
Appreciate it yes and the Property Is. In delray beach
it was a three bedroom villa in a, low hoa
community so a lot of those things, that you know

the majority of buyers. Are looking for but in this
market it. Has. Really mattered right everything's been taking, a
Long time And, i've TOLD joe And i told joe
where it. Should be priced he was, very you know
just in agreeance BASICALLY with everything. I told him he
did not want. To take long he wanted. It to

sell he wanted to maximize his profits right from, the
get go and he we're working against a little bit
of a clock because he had his current tenant moving
out like within a couple weeks, of that time so
he didn't want it sitting, empty for months, paying carrying.
COSTS et cetera i told him where it needed to
be POSITIONED and that i expected to go within, the

FIRST month and i gave, us some headway because again
this market is taking a little. Bit of time first
showing three days later under contract that just sold today
And we are the price that we got for the
home was only nine thousand dollars less than. Our asking

price SO how did i sell A Property In palm
beach county in just a few days under ten thousand
dollars of? THE asking price.

You that question we did that because it was priced correctly,
from the beginning and it, was marketed correctly and it.
Was shown correctly SO what do i mean? BY shown
correctly I, mean that, i the realtor actually showed, my
own listing which is something that a, lot of realtors
to believe, it or not.

Not do well. Who shows nobody sometimes they leave a
lock box and they let people and it's vacant and
people just go in.

Show THEMSELVES wow so i. SHOWED up there, I, told,
them hey listen this, is the story THE same thing i. Just.
Told you guys joe rents, this place out he's owned
it for. This many years there's a lot of families,
in the neighborhood you can invest, in the neighborhood all.
These different things turns out the buyer was looking to
live there and rent it out, in the Future just.
Like joe did so it history is going, to. Repeat

itself right but they were told that information by me.
At the showing and that's what's so important about having
a reilter there. Showing the property then you can. Share
the story then you could share the story, and you
know talk about and talk, about you know and talk
about the qualities. The home has besides just this is

categorized into, maybe, Four DIFFERENT buckets okay and i want
you to talk about these things that apply to you

that you can relay to all of our listeners and
TALK about how you. Exempli, These four buckets okay so
remember you're talking about you want to. Be a good
fit what's a good fit for, each of the clients
and what do they need to effectively represent them in a?
Purchase or, A sale all right so the, First one

ten years of working tirelessly almost every day. For ten

it i think clearly you do have the experience and
also the ways that you can get the word out
for different people that you are going. To and have

communication can? People expect from you and what type of

because i think a lot of the time we're on
the show talking about real estate agents and you, are
EXPLAINING to people which i imagine, you, will do now
yes that you need to let them know that there
are a lot of agents or people that just really

don't want to communicate. Until something big HAPPENS you know what, I.

negotiation and they're like okay. So, The real estate agent
will negotiate okay so the people. That are selling or
buying will negotiate it's. Not really to be made that
simple it's really a strategy and it's really a way

of really doing things that involve a certain finesse depending on,
what type of person. You're negotiating with what their situation
is finding all of that out so. You know the
best way to negotiate so talk. About how you really
approach the negotiating.

So you definitely have to be an expert in negotiating.
Residential real estate, THROUGHOUT all price points so for me
i always find IT very helpful during the negotiations that
i have the experience, working with clients. Throughout all price
points in all, locations so to give you an example

just TO show, you the range of which i work
both distance and in price POINT where wise you know
my Current I have a current listing in coral springs.
FOR one hundred and seventy thousand dollars i have a
current listing in e spokerratone for just. Shy of two
point six million dollars and it's, always Been like that

throughout my career where i'll, Have listings in the multimillion,
dollar range i'll also, have, rental, listings listings in the five,
six seven eight hundred thousand dollars, range the. Two HUNDRED
thousand dollars range anything whatsoever so i always find that
very helpful because whether the price point to, me is
A is in a side it's just i know how
to help home buyers and sellers and what makes a

home and what will make a homeowner happy and what will.
Make it soon to be homeowner happy so that's. Always
really helped me in the negotiations something else that's also
really helped me in the negotiations Was Being. BORN and

know every different city within southeast florida and have worked
in all of them and. Have SOLD in almost all

What market knowledge do you really have you shouldn't hire everybody, a,
REAL estate agent that's.

I can just give you. SOME comps i don't think
that's enough i think in today's world maybe that was.
Enough WITH real estate agents years ago but. I don't know,
THAT that's enough anymore and in fact i would expect
more from, a, REAL estate agent than someone saying well, i.
Can just bring you some comps right what? Do, you have,
to say about.

having a realter is to have A professional who. Could
do something, that i can't know the truth is you could, try,
To run comps on your own right exactly what WHAT
are you going to. Do that i couldn't. Just do

say is to, KNOW exactly what's going on if you're
a seller I need to be there for you to
so i can be present enough to, realize what a
buyer may, have an issue with if things are going
smoothly how we can. Correct something immediately for as as

inexpensive as possible how to help a situation get, compromised
if A problem comes up at, the inspection and IF
i'm not there in person and the and i just,
Get an inspection report with A bunch, of requests, I'm
going to feel like i'm like we're already WE'VE already
lost so much of our leverage because i don't have.
The knowledge, of What actually happened at the inspection and,

OBVIOUSLY if i'm representing you as a, home buyer i,
have to be there, as, well JUST as important if
not more so obviously because i need to be able
to guide. You on what, is and isn't a big
problem and that's huge especially if you haven't bought and
sold tons and tons of properties and you don't know
what's common, or what isn't you know. During inspection periods

too is when, deals fall APART and again that's a
big point is that i need, To, SOMETIMES be able
to say to my clients listen i don't know IF,
YOU should GO through, with, This BECAUSE of x y
and z reason right so i need to be there
to educate you on what's what is, in common and
if we do find an issue what we can do.
To get, it either paid for or correct.

It, you, know MAYBE this should be the fifth bucket,
honestly because i, think that a lot of, agents like
you said if, it's really that prevalent. That they really
aren't there the majority, of them and will you attend,
my home inspection because once. You, make the deal it

doesn't go there's more, of a chance that the deal
can fall apart or that particular the client, that they're

representing doesn't actually get their money's worth or, doesn't actually
get a credit they end up paying or. Just THE
whole deal so maybybe would go. Sideways so i, think
maybe that's the fifth bucket will you, people you guys
need to, ask whoever you're hiring will you? Attend the,
inspection will you assist with the closing you know all.
OF these things, like literally from beginning to end.

I would say, if you are considering interviewing realtors i
would say ask the realtor what they are willing to
do to keep your, contract together once once you do get?
An offer what are the exact, services you do once,
we get an offer accepted between then and closing? What
do you do and see what they said call me
