An, interesting, question, yeah, ABSOLUTELY so yes i work with
anyone looking to, sell a home anyone looking to, buy
a home so both. Buyers AND sellers and i also
work on the end of the spectrum for, rentals as
well so that goes to anyone, who's a tenant anyone
who wants to, rent a place AND obviously landlords i
work with all the. TIME as well i have several

rental listings at the, moment right now, Even for instance
so whether you're, looking, to, buy sell, RENT or lease

you i don't have HIGH hopes because i worked with
a realtor. IN the past i worked with a lender like,
a year ago and it wasn't. A good experience they.

i'm taking it personally in the SENSE where literally i

familiar with, south florida of course that means you're walking
distance to the, water into the. Ocean which is awesome
the community is. Pretty new as well you have a.
View of the lake, you have, one bedroom one bathroom
but about nine hundred square feet which is pretty big for,
a one bedroom condo and you have a view of the.

Pool in the clubhouse and this condo is only two
hundred and. Twenty FIVE thousand dollars so i wanted to

to know the history of the. Home that they're buying
so my question is how do they find? That out
through you who tells them what the history? Of that
home was and, Lots, of different detail yeah meaning how

long was it owned? By, a certain owner yeah, what
did itself for what were? Some issues, with it you
know all. Different sorts of things so do you typically
tell people what the history?

Speaker 1 (17:56):
Of? The houses are yeah, so in some cases apps
we want to share, all of THAT information and what
i can tell. You is, multiple things number one some
of that information is also. On the public records, but
aside from that, for anyone who's unfamiliar we do have
what's called In the state of. Florida a seller's disclosure
so that's basically like a five to six page survey

slash questionnaire that is given to a seller of that
property and they fill it out and answer all of,
the questions, on it, so questions for instance anything they could. Disclose,
to a, buyer so for instance some of the questions
that ask sellers are has our roof been? Replaced on
this property has? There ever been termites has there? Ever been, water,

damage if, so where if so? How is it remediated
what age is the ac what? Age is the plumbing
has there ever? Been an electrical issue has there ever
been a flood insurance? Claim on the property and so,
so much, more so of course we have those technical
questions answered. Via a seller's disclosure so if you are interested,
interested in a property make sure you. Get a seller's

(19:04):
disclosure if, you are a seller it's a great thing
to give to a buyer because the more information you
can give to a buyer on, that home the better
so that way they. Have every question, answered and, it's
also you know a really obviously good gesture to show
them and disclose to everything to your. Knowledge about said
property so for any of your real, estate questions like

(19:25):

particular a particular? Person who is Buying home and the
reason i'm struggling with saying buyer is because maybe the,
person might be a buyer but they don't know if

i guess if, you're putting your earnest money you're someone,
who's interested in the house but you're definitely not the
buyer yet because you don't know has the has it
already been decided that the person puts up earnest money?
After their offer was accepted or? Do you offer earnest
money like how?

Does, all of that work yeah so. It's funny YOU'RE
asking that literally yesterday i was out on chungs with
someone and they asked the exact same question because they are.
A FIRST time home buyer so, i DIDN'T know the
process so i was able to, shed some light on.
IT as i'll do now i read an.

Article, the other day about it and there were people
seem to. BE very confused about it i didn't know, whether,
you refer to him yeah person as a buyer or,
just someone, who's looking like you know. Tell, Us all
about that yeah so, typically you. Know what's traditional what's
standard what's common, is that, an, earnest money, a deposit
escrow Et cetera is not do no money needs to

be put up until three days.

After, a contract, is accepted so for instance if a,
seller or accepts your offer you have a fully executed
both parties signed executed offer For. The Home on a
monday that thursday is.

The deposit is due, buy if, the executed contract You,
know assembles on a tuesday Your. Deposit IS due on friday.

And i, have a question so yeah. So stop, there a,
minute so say for example it's. Let's use your Last,
example it's on a tuesday Your. Deposit is due on
friday Your, earnest Money, Right by friday by friday so
what happens if you if you Just don't put it
Up friday and you decide I'm. Going to do it?
Monday is the deal? Off is a deal canceled can?
The person still do?

It, how does that work well technically you're in breach
of the contract because you're not doing, something that was
agreed on. Got it IN the contract so? Have? I?
Seen this before though yes usually do sellers give, buyers
a grace saying okay we'll write, into dndum that you
know buyer understands that it needs. To be, due by
monday if so. Oh they can't move forward that is

(22:02):
up to the seller and buyer on does the seller
want to give them, more of, a grace period you
know to get that. To get that deposit in, sometimes,
the case is yes obviously. Sometimes IT'S no, as well,
so i. Definitely you, know don't recommend you know whatever
you're signing to do and agreeing to do is obviously
what you should. Do unless you, physically can't if you
can't then there are ways obviously to get out of the.

(22:23):
Contract if both parties agree the as is Residential, purchase
contract here in florida so it's called. And, As is
purchase contract yes so basically the form that is used
as a contract To purchase homes here in. Florida is
very buyer friendly. Sellers know this as well buyers. Mostly

(22:47):
know this as well the. Contract is very buyer friendly
so the truth of the matter is there are a
multitude of ways the buyer has a bit more freedom
in the contract. To exit versus a seller so you
want to make sure, if you are a buyer, you know,
you want to you know do everything you can to
let THE seller know even though i, do have, these

(23:08):
couple windows You know here's the, Way i'm gonna you
know i'm. Gonna make, Some strong terms you know i'm
gonna improve my. Terms and improve, The Contingencies so you
know i'm I'm a, solid deal and i'm secure and
that's something any seller is, gonna want to you know. They're, gonna,
want to know hey listen you can get. Out in
THE multiated ways how do? I know, you're in IT
you know how do i know you have. Some skin
in the game so there's ways, that We can you

(23:29):
know if i'm working, with you as a seller there's
things we could do to, make the buyer's, strength higher
and you know. Strength stronger In some degree and if
i'm working. With you as a buyer there are ways
that we can communicate to the seller that you're very
that you, are a very serious buyer and it doesn't only.
Have to, be via price you know there's many things

(23:51):
we could do to still have you make a, very
strong and compelling offer even if your price isn't the highest.
Out of everything they've received so for, any contract purchase
offer questions also make sure you reach out to me
