the news First of all, wehave a movement with the South Thirteenth Business
Improvement District. This week the cityCouncil approved a resolution to formally create the

city's newest business improvement SEID. Yeah, and Trenton tell us what a bid
does business improvement district. There's onein the Old Market as well other places.
Basically, the owner's association gets together. They can impose dues based on
the size of the property. Maybeit's the store frontage and that kind of

stuff, or the property frontage,and so they make sure that they go
above and beyond and take care ofthe neighborhood and make sure that it remains
quality. Well. This particular ThirteenthStreet bid Business Improvement District is roughly bounded
by Mason Venton and then on thenorth and south and then it's along thirteenth
(05:38):
Street between twelfth and fourteenth. Andlike other bids you mentioned the Downtown one,
but Benson South twenty fourth, manyothers, this new one imposes a
special assessment against real property located withinthe district boundaries. And this helps funds
the infrastructure improvements, events, beautification, and one of the big deals is
(06:02):
pedestrians safety. So that's moving forward. And it's encouraging to say. I
think just having conversations and being ableto talk to your neighbors and getting to
know other store owners, other officeusers, and things like that, to
know what's going on in the neighborhood. It's not a Missus Kravitz type of
thing. It's not to team upon anybody. It's to maintain the quality
(06:26):
of life Trent. And I'll tellyou, I think one of the most
important things that these business improvement districtsdo is weed control and litter removal.
Jeff's big on getting rid of weedsand litter. I know that at drives
me understandably, Jeff absolutely crazy,absolutely crazy when I see properties that are
full of weeds or litter. It'snot that hard. People just clean up

after yourselves, keep your properties clean, set a good example for your neighbor.
Well, these bids, you know, will hire a company or a
vendor or sometimes the bigger ones wouldeven have a full time staff member or
two that do that sort of thing, and it makes a big, big
difference. But Jeff, some peopleare gonna asks like what are we paying
city taxes for? Well, that'sa whole nother question. And you can

North Downtown Sauls Jewelry and loan propertiesexact addresses are five oh seven and five
fourteenth North sixteenth Street will be soldto the City of Omaha under a development

agreement with Kiwit. Now the cityCouncil approved a purchase agreement of those parcels
and this will aid in the developmentof the Builders District. The Builders District
is being led by Nodel companies andthey are turning that into a very walkable,
very cool urban development that the Keywitheadquarters is there a university Keywitt University,

Union Pacific's employee daycare for the kidsthat is, and several other attractions.
There's open to the public, privatelyowned park that is under development.
At any rate, all of thisis going on. It's going to be
very very cool and to make wayfor it, don't worry, you can
still go to Sauls Trenton. Theyhave moved to twenty two fifteen Harney Street,

which will be conveniently located along thestreetcar line. Excellent. So if
you want to pawn something, youcan take the streetcar to it. The
City of Bellevue is considering a mixeduse project that would transform and existing industrial
building at twentieth in Franklin Street.The owner plans to build a second story
(08:39):
onto a current one story, ninethousand square foot building. The second story
would have apartments, the ground floorwould have some commercial stuff. So a
nice example of progress being made inthe Bellevue area. And let's not leave
out Council Bluffs. Council Bluff seeksto open up new areas of development near
(09:01):
I eighty and Canesville Boulevard interchange.And this is located if you're not familiar
with Canesville Boulevard north of Iowa WesternCommunity College. So Council Bluffs is starting
to kind of maybe grow out intothe hills there out by Iowa Western.
It's interesting. We're seeing a lotof movement down in Bellevue, their water

park and mixed use development down thereHighway thirty four. You're seeing Council Bluffs
stepping it up and all the communities. Gretna is obviously very busy on their
new development La Vista Papillion, Omaha. It's almost like it's friendly competition.
No one wants to be left outof the development game. Well, you

see more incentives and there's some governmentfrom COVID and different things like that,
and people are working the sub seasonin centtives pretty well well, and we
want to finish up with Omaha PerformingArts. The organization has announced that it's
three major venues that are located betweenthirteenth and eleventh Street and between Douglas and

Capitol Avenue will now comprise the Dickand Mary Holland Campus. Oh wow,
it's going to be a three buildingcampus and that is to recognize and honor
the Hollands for their support of thearts. Okay, both Dick and Mary
Holland have passed on, but didso much to support the arts during their
(10:35):
lifetimes. And the campus includes theHolland Performing Arts Center Steelhouse Omaha, which
opened last year, and the TenascaCenter for Arts Engagement, which is attached
to the east side of the HollandCenter under construction now and opening in twenty
six. It'll be interesting to seewhat kind of programming and education and events
(10:56):
they have there in the center.Yeah, I think a lot of Yeah,
i think it's going to be heavyeducation focus. If I understand correctly,
but it's quite an addition. It'sover one hundred million dollars, three
stories and kind of fills up mostof that grassy area on the east side
of the Holland Center, and thenbetween that and the Conservatory of Music,

the old Temple Israel On cast likeseventyeth and casts. That's pretty impressive.
Well, it is. And youknow last week we reported that that coffee
shop Myrtle and Cyprus from the thirtythird California area north of Mutual of Omaha.
They have a second location now insidethe Conservatory of Music. Cool stuff,

little bit about some good recognition thatNebraska received. US News each year does
a Best State's ranking, and fortwenty twenty four, Nebraska came in at

number three. And to compile thelist, US News drew on thousands of
data points to measure how the statesare performing for their citizens. On Nebraska
in particular did very well with fiscalstability, infrastructure, and natural environment.
Of course we knew that well.I think a lot of people are kind

of surprised about that when you livehere and you think, oh, you
know, we know the place,it's no big deal. And and maybe
we see the flaws or we thinkto ourselves there's no mountains or beaches,
but really not so populated going westexactly. So who was number one and
two? So number one, Utah, number two, New Hampshire, Number
(14:22):
four was Minnesota, five Idaho orfriends to the East Iowa, number six,
seven Vermont, eight Washington, andnine Florida. So within a week
we were was it Forbes Home thatsaid that Omaha is the best place to
move in twenty twenty four? Yeah, he got one hundred ranking. Yeah,
(14:43):
that was crazy. We talked aboutthat last week, that that that
that Omaha as a city did veryvery well and scored like you said,
perfect, which I mean, Iknow where we got a lot of good
things going here, but a perfectscore. I I still kind of having
a hard time wrap in mind conspiracytheorists out there wondering, you know,
(15:05):
finding out who the selection committee wasand Forbes home how they did that.
But you know what, we'll takethe bragging rights. You know, when
you speak about conspiracy theories and youknow their impressions of Omaha. Historically,
when you talk to people from Omaha, Nebraska, if they think there's a
conspiracy theory, they think it's againstOmaha or Africa. And it cracked me
(15:28):
up because as soon as that newsabout Omaha being number one most popular or
best city to move to in twentyfour came out, we started hearing the
opposite, Oh that's fixed or it'sbought and paid for him, Like really,
so compared to all of these biggercities, someone in Omaha cared so
(15:48):
much that they came up with incredibleamounts of money for Forbes to throw the
contest to make us rank higher thanwe deserve. Yeah, so apparently Nebraska
through it as well to get usup there at number three. But congratulations
and be happy if you live inNebraska or Iowa number three and number six
(16:15):
best States. So Trenton, wehad an interesting article in the GROMA newsletter
this week about Mutual of Omaha constructionand when you go buy the new skyscraper,
it's really looking good, absolutely andthe unique construction technology. Yeah.
So when you go by now,you're looking at an elevator tower, which
(16:38):
is really referred to as the Sheertower. It's the spine of the building
and you can see it completed upto about floors twelve or thirteen, but
they're actively working on fourteen and fifteenright now. The scope of that thing
when you see it from the streetis pretty impressive. Yeah, it'll take
(16:59):
a while to this thing built.But tell them about the self forming what
do they call it? The middle? Oh, the middle is called a
self climber, and so so crewshave set this thing up where, you
know, they use it to formthe concrete that goes around what will eventually
hold the elevators or in the stairwellthe core. Yeah, and then when
(17:22):
the concrete for each level has cured, it is able to jack itself up,
presumably with some human assistance, andclimb it climbs itself up the share
core, the share tower, andright now, the tower cranes have not
raised in height. They've been kindof what they are ever since they were
(17:45):
constructed last summer. But later inthe year they'll start to see those tower
cranes start to go up. Thoseare also self raising as well. And
not to mention that when they getto the full what six hundred and seventy
seven feet and forty four stories,then the tower cranes will disassemble the self
(18:06):
climber and take it down. Yeah, that's where the fireworks get really interesting
and you have to know what you'redoing, I'm thinking in order to pull
off that kind of stuff. Well, let's mention another news story for everyone
as well. Today got some goodnews, some good economic development news coming
(18:26):
out of Valley, Nebraska in DouglasCounty, part of the metro area.
Three M excuse me three M themanufacturing company out of Minnesota has a big
plant out there in Valley and groundbreakinghas taken place for a sixty seven million
dollar expansion project at that manufacturing plant. It'll add about ninety thousand square feet
(18:51):
more production, more warehouse space,increasing the employment by another forty jobs.
Do we know what they're making outthere? Some? I know they make
some personal protective equipment. They didvery well during COVID yep, those masks.
Yeah, and I think they dosome in addition to you know,
the masks, maybe other personal protectiveequipment. We'll say, even though it's

under one hundred million dollars, whichyou know, we've announced numerous one hundred
million dollar plus projects on the economicdevelopment side on this show just this year,
we'll take the sixty seven million dollarprojects as well. Yeah, it
is kind of a downer when yousee one below one hundred million dollars these
days. That's crazy. One hundredmillion dollars doesn't buy what you what?

and what people need to know aboutit. Not All Companies is a name
that you've heard of for many years, multi generational firm. They do a

lot of big projects in Denver andaround the country, but Omaha knows them
for several projects. They have theValmont headquarters out on West Dodge Road.
They have they they actually they builtJeff. A lot of people don't know
this, but first National Business Parkand what's now BMOMO or what do they

call it now BIMO, which wasstarted as commercial Federal Business Park, but
they are Riverfront or what do theycall it? River's Edge. River's Edge
down in Council Bluff is really blowingup and it's a neat place to go
look at. So not All Developmenthas been very active and they donate a

lot of their time and expertise forthe streetcar for the urban core district.
And Jane Nodel and Sam Nodel andthe company has been a big part of
the Omaha community. So we recommendnot All Development Company. And on the
north western corner of k Sarbon Village, this is not technically part of Xarbon

Village, but it's called Xarbon Center. It's a a shopping center there that
is run by Access Commercial real estatecompany. Regis plans to open a co
working office seventy two hundred square footsecond level space right there in that that
center, which is on the southeastcorner of seventy second of Pacific and Regis

Trenton is one of these organizations.It's a nationwide brand that is in cities

just a little bit south, abouttwo miles south of Total Wine, and
that is Macadoodles, which is seventysecond and Grover and that one is looking
like it's getting really close to opening. Absolutely right behind mcadoodles and the three

or four new hotels right on seventiethand Grover Street. John Meyer and I
have a new listing. There's goingto be a sixty five million dollar apartment
complex that Parkway Development and JAD Developmentis under construction on very upscale development and
we've got one acre sites. Youcan get up to four point four four

acres and talk to John Meyer orme and you can put your business there
as well. So Trenton, wewant to talk about a new business going
into a shopping center that you're involvedwith. You are the leasing broker for
Frederick Square, which is on thewest side of eighty four Street, a

little bit south of West Center Road, and tell us a little bit about
what's new there. Well, FrederickSquare is about a two hundred and five
thousand square foot shopping center that's beenaround for a long time, right on
eighty fourth and Frederick, just southof Canfield Laza and West Center Road.

site for the Baby Bob Bridge.And if you haven't been down in that
area, the progress is coming alongnicely. The Baby Bob will be a
bridge to a bridge, so tospeak. It connects north downtown with the
Bobcarey Missouri River Pedestrian Bridge, creatinga lot of connectivity down there, which
is important given the fact that somany things are happening on the Riverfront supposed

to be open this fall, butit is coming along fast. I got
the opportunity to talk to a lotof the Berkshire Hathaway stockholders and visitors from
around the world, and the thingI heard most was the amount of tower
cranes, the amount of projects throughoutthe Omaha area, and they get around.

They just don't hang out downtown.They were out west. They had
a list of restaurants that they wantedto go to. Not only do they
want to see warm Buffet's House,but they also whether they go to Borsheim's
or they get a tour of thecity. And so it was fun to
brag about our city. And oneguy from Cleveland was like, man,
your town is so much more onthe move than Cleveland. And he's like,

if I wasn't stuck to my jobor whatever in Cleveland, he'd be
moving here. We love hearing thingslike that, very very encouraging, and
it shows us that we're doing apretty good job. And then that people
come here and they tend to noticethings that are happening. The other thing

known that a restaurant is going toreplace it. But this Terra Gaucha that
appears to be coming is out ofFlorida. They have locations in Jacksonville and

Tampa. They also have one inConnecticut, they're working on one in Indianapolis.
But upscale Brazilian steakhouse. I thinkit's a good use for that building,
absolutely, especially we've heard that theMahogany Prime building nearby is also going
to be an upscale steakhouse. Yeah, owned by we think by Greg Young,

who is famous for the car dealership, but he is also the owner
behind Salted Edge Onway two seventy fivein West Odrobe. So that's some good
restaurant news coming up in that area. True American Bar and Spirits, a
new themed cocktail bar, has officiallyopened in the former Marleybone Bar Throwback Bar,

right, yeah it is. Whenyou said throwback, you kind of
threw me. But yeah, yourrevenies kind of a seventies thing with a
disco ball and you kind of justkind of laid back type of place.

restaurant and it is the latest conceptfrom Javier Trujillo, who is the owner
of Hobby's Tacos a Lottos Locos.So the fifth or sixth restaurant he started

Okay, he has a lot ofLocos, the ice cream place in Lakeside.

could see him being like the restone of these like restaurant Kings of America
and having locations all over the country. It would seem that in the Mexican
restaurant space that there's a lot ofcompetition. Over the last three years,
I think we've reported on probably fifteendifferent Mexican restaurants. Oh there's so many
of them. Yeah, but peoplelove them and never get tired of Mexican

restaurants. Chick fil A has startedconstruction on its future location southwest of one
hundred and fifty six then Maple byUnion Pizzeria and Sports par American Interstate Plaza,
Lockwood's development, Smash Park getting veryvery close to open. I mean
then this summer. Do we knowwhat the opening date is first Smash Park?
Yeah, June. Yeah, we'vegot it narrowed down to a month

June. But this is the bigindoor outdoor entertainment center, kind of pickleball
focused, but other things good food, good restaurant, good bar. It's
based out of Des Moines, Iowa, and has a handful of locations.
And there's gonna be another hotel rightnext to it. We haven't seen that
go up yet. Yeah. Infact, I was kind of wondering when
we're going to start to see progresson that. I think you're going to

see two to four more hotels inthat whole Southport area by the sports complex
on both sides of Giles Road.We've got a new Aldi store coming to
ninety five forty nine South seventy firstStreet in Papillion. That's the northeast corner
of seventy second and corn Husker,and this Aldi will have a sneak peak

opening. Sneak peak wow. Maytwenty second. You know you're a big
deal if you've got a sneak peakand then the grand opening ribbon cutting the
following day, May twenty third,we got to go down to the Capitol
District because the Jewel on Capital,the reincarnated live music venue, officially opened.

It's awesome and I encourage everybody togo check it out. Support local
music and traveling bands, but supportlocal venues. I'll tell you the Jewel
is really a jewel. It is. It is fun to go there with
friends and just kind of laid backand they do a great job. Located

inside the Capitol District Marriott. Itclosed the last fall, and a lot
of people, including some people righthere in this studio right now, we're
quite disappointed when we lost that,when we lost that attraction last fall.
Well, Dundee Double Shot, acoffee house is now serving roasts named after
Omahon neighborhoods, including Benson, ofcourse, Dundee and the Old Market.
