You and I were just at breakfastthis morning at La peepe As. We
were walking out a bunch of Aggiefans were coming in. I tell you
what, A and M and andTennessee. They might not be quite to
the spending level of LSU, butthey're good for the Omaha economy. Yeah.
You know, I've been down therea lot. I've been photographing a

lot of the games, and it'sbeen a great series. It started off
with a bunch of really good games, and there's been great crowds. You
know, we had one weather delay, but overall it's I feel like it's
been a great series. You know. It's interesting ever since they switched to
this format where you have the threegame championship at the end, which has
been many years now, it's it'salways kind of interesting to see the hordes

of fans and alumni for the twoqualifying schools that come in all of a
sudden. Tickets for tonight's game aregoing at a pretty pretty good premium.
Yeah, everyone's favorite media ologist,Rusty Lord, posted on Facebook that secondary
market tickets are the cheapest tickets aregoing for nearly five hundred dollars. Yeah,
it's absolutely crazy, and we loveit. It just means that that's

it's a good sign that a lotof people are coming. You know what
I also like about it. Themore this event takes off, the better
it is for Omaha's future. Andwe only have about what maybe eleven or
twelve years left on the current contract, which means we're going to, you
know, probably in a few yearsstart negotiating with the NCAA. I'm personally

just going to come out and sayit, I hope we have to expand
the stadium. Yeah, there's alot of cool things that could come up
with the new contract. And youknow, it's hard to be that the
new stadium opened that we still callit new in twenty eleven and here we
are fourteen, thirteen years in already. Yeah, it's a thirteen year old
stadium. It's not new anymore.It's just new ish. But it's still
great. I mean, it stillhas all the amenities. It's still open.

Concourse, you can see from everywhere, great seats. They did a
really nice job. And when itwas constructed thirteen years ago, it was
engineered so that you could add onan additional ten thousand seats. Let's hope
we eventually need them. That wouldbe so cool. Hey, we have

classic, and that is V.Mertz inside the Passageway in the Old Market,
opened in nineteen seventy seven. Iwould argue Brad one of the not

that I'm the most romantic guy inthe world, but I would say probably
one of the most romantic restaurants inOmaha. There is nothing cooler than walking
into that passageway and then looking downtowards V. Mertz and just seeing a
space that is so unique, nothingelse like it in town. And then
you can dine in that space andit's it's a super cool place. Well

that's interesting to think, you know, like you know you and I know
Omaha so well, and and therestaurant scene and that sort of thing,
and It's always kind of fun toimagine. Okay, you know the A
and M and the volunteer fans thatcome into town. You know what places
do they choose? If they ifthey choose V Mertz, I think they'd
be pretty happy. Chris's review isvery positive and he brings up some maybe

how some things have kind of ebbedand flowed at v Mertz over the years.

of what we were just talking aboutwith the College World Series and so many
visitors coming to town. Omaha isone of the five best big cities to
visit for a summer vacation this year, according to an article in The New

York Post. The other four inthe top five were Minneapolis, Long Beach,
California, Washington, d C.And Seattle. The study considered walkability,
crime, price, disease of travel, whether the summer weather is too
hot or too extreme. Now thefive worst destinations Jacksonville, Florida, partly
because of the heat and humidity,but also it's not walkable. Colorado Springs.

Their weather is good but not walkable. Fresno, Well, it's Fresno.
Memphis, it's Memphis Albuquerque. Iactually kind of like Albuquerque, but
Albuquerque is not a walkable city.I think they put a lot of emphasis
on downtown. Our downtown right nowis looking really good for summer visitors.
Yeah, there's so much going on. I mean, first of all,
that's great company the four other citiesthat were named with name. But there's

so much going on downtown right now, and it doesn't matter what you like
to do. There's something forever,whether it's art, history, sports,
restaurants, there's just a little bitof everything down there. I've made it
to what two maybe three, Ithink three College World Series games so far.
My extended family has a block ofsix tickets and we kind of trade
them back and forth, and I'vehad the chance to go to at least
(08:22):
a couple and it's fun always towalk around and take in the scene.
And even if you walk all theway over to Jean Leahy Mall or to
the Old Market, it's just alive right now and it's so fun just
to see all of the fans fromdifferent schools posing for pictures. One of
the most common sights when you goover the bridge, the ten Street bridge
(08:45):
over the jeen Leahy Mall. You'llsee a lot of people, you know,
posing with the skyline behind them andpeople taking pictures. But the reviews
of downtown are really nice. Ithas become a really good place for a
weekend trip. It's funny you talkabout the tenth Street Bridge that is seriously
turned into like the selfie spot ofdowntown Omaha. There's, you know,
take a lot of skyline pictures upthere, and there's every time I'm up

there, every third person walks by, stops and does the selfie. There
is the selfie. Well. TheBellevue City Council approved an agreement with Whitewater
West Industries of British Columbia, Canadafor engineering design services for that planned Bellevue
Bay water Park project. This isthe big tourism destination that would be on
(09:26):
the southwest corner of Highways thirty fourand seventy five, south side of Bellevue.
Design plans we've talked about this project, but this is what's new.
Design plans show seven water slides,a large water playground with six slides,
and a flow rider double which isa surf simulator. Oh wait, maybe
(09:46):
that's different. A flow Rider double, which is a surf simulator. Yes,
that would be good for Trenton toparticipate in. We should send your
picture Trenton surfing when that thing opens. We are making and go and do
the surf simulator and we will haveit on the Girlmaha page for sure.
Yeah, it might break all ofour records for most views the girl Maha

video page. All Right. CommunityAlliance, a nonprofit mental health agency,
is opening its new facility at seventysecond in Mercy Road on June twenty seventh.
The agency will provide counseling, psychiatric, and pharmacy services. It's one
hundred and twenty seven thousand square footbuilding. Donations came from the Hawks Foundation
(10:28):
and state issued ARPA funds. Altogether, real nice looking, sixty seven million
dollar project. Yeah, the buildingturned out really nice. But they've done
a lot of really nice landscaping aroundthe outside of it along seventy second Street.
It's really an improvement for that corner. Yeah, there was a nineteen
seventies era office building there, abouta four story building. For years it
had xerox on the on the outsideof it. Net was torn down to

make way for that project. Andthen right east of this new Community Alliance
near seventy second and Mercy Road.We've got a four or five story apartment
building just getting started with the attachedparking well. We had groundbreaking for a
ceremony, a groundbreaking ceremony this weekfor the Gretna Landing Apartments. This is
a five building, two hundred andtwenty unit apartment complex northwest of one hundred

and ninety second and Highway three seventy. We mention it because it's part of
the gret and A Landing project wherewe are expecting Fleet Farm to eventually be
constructed, and it's nice to seemomentum in that area. Yeah, this
will be just west of where theFleet Farm owns the land, and it's
just one of many projects in therethat are either completed and open or just

getting started. You know, thehigh V across the street, the world's
largest HIGHV kind of started it andthat's starting to fill in with different restaurants
and banks and stuff around it now. And then so you go west of
one hundred and eighty second and there'sa Walgreens that's already opened. There's a
I think it's a Chase Bank orBank of America, one of the two.
Pretty sure Chase getting ready to open, I believe, and then another
lot to the west of that startedand in the apartments well. And then

speaking of a fleet farm, we'vebeen expecting one to start constructionction near on
the south side of West Maple betweenone hundred and eightieth and maybe like one
hundred and eighty third or one hundredand eighty four, somewhere in that range,
and that still hasn't started as lastI checked, but interestingly, very
close to that, Nebraska Elite Volleyballplans to build a sports complex on the

immediate southwest corner of one hundred andeightieth and West Maple Road one hundred and
seventy five thousand square feet with twelvevolleyball courts, six basketball courts that could
also be convertible to thirty six pickleballcourts, as well as two indoor sand
volleyball courts, bus training rooms,meeting rooms, and offices, et cetera,
et cetera. So that would presumablybe between one hundred and eightieth Street

and the anticipated Fleet farm along WestMaple. Yeah, just west of the
new Costco which will be opening herein the next month or so. Oh,
I tell you what people are excitedabout that. And there's a guy
whose office is located at one hundredand thirty second and Dodge, close to
the Dodge Costco. I pray toGod that half of those Costco shoppers move

to the new one on one hundredand eightieth and Maple so I can move
around my neighborhood during lunch hour.Yeah, at least you're on the other
side of one hundred and thirty seconds, so you don't have to be on
that access road. Sometimes I driveby on Dodge and the access road for
people that wanted to go from theaccess road to one hundred and thirty second
Street, We'll be backed up likea third of a mile. It's crazy.

We almost looked at a daycare overthere when we were looking for daycares,
and I said, I flat outsaid, we're not having I'm not
going on that road every single dayof my life. No way. That
was a eh. That was immediatelybefore we even looked at it. I

we start by first having you justkind of give us an overview of what
Perkins Chritzer Construction is all about.Well, I mean, as you said
multiple times on the show, we'rea class A general contractor. We've got
I think we're about twenty five andgrowing right now as far as guys,
between guys and gals, So projectmanagers, superintendent's office staff, we have

in house carpenters, labors, sowe try and self perform projects we can
and then obviously having great network atsubs going. So you know, we
do a lot of stuff in Omaha, Nebraska, well Omaha, throughout Nebraska,
we're in Iowa, Sioux City,a lot of different places. So

but you give our listeners a kindof an overview of the type of projects
you like to work on. Projectswe do commercial, it's all commercials.
So we've done a lot of bigbox Actually, it's one of the big
things we've been doing now is bigbox, white box and renovating, splitting
the tenants because as you know,the market's changed quite a bit over the
years. So we're doing a lotof retail. We've got healthcare and medical

office buildings, then restaurants. You'veheard several of the restaurants we're doing flex
Buildings Industrial really got a great experienceand a strong team of experience over the
years. So just range in sizefrom small stuff all the way up to
multimillion. We're talking with Dave Kreutzer, owner of Perkins Kretzer Construction here in

Omaha, and Dave, let's talkabout some of the projects that you guys
have going on right now. Whatare you working on these days? So
right now we're kind of wrapping upthat Miracle Hills shopping Center is one of
the big ones we've been working onfor Some people might say too long now,
but it's taken a while. Whenyou get into those rehab projects,
they take a while versus you know, ground ups a little bit cleaner,
(17:37):
I guess sometimes. So we're wrappingup that in the final phases touch ups.
Starting to see working with the landlordsor well my business partners landlord as
well, so working with their teamand future tenants coming in, looking at
white boxes and budgeting for some announcementsI think you'll see in the near future
(18:00):
that are coming in. And thenwe are let's see, we're working in
Norfolk on the Sunset Plaza mall.Right now, we're working on the face
that is TJ Max. We're buildingout, hoping to open that this fall.
Jersey Mike's. We wrapped up oneat Metro Crossing and we're out in
North Platte working on there. Severalsmall tenant finished projects. We're just breaking

ground in a week or so onPopeye's Restaurant one hundred sixty seventh in Maple.
Ziggy's Coffee went through the permitting process, so we finally got that started
and footings went in this week.That'll open early fall this year. So
and Ziggy's Coffee. That's on WestQ right, yep, two hundred first
and Q Street, So two hundredfirst time Q Street? Is that on
(18:44):
the north side of Q? Itis? Okay, it's right in front
of that daycare that's there. Ohokay. I've heard a lot of good
things about Ziggi Coffee. I thinkthey opened one recently in Lincoln. Yeah,
they have one Lincoln, and thenI believe it's Fairbury, Fairburry,
Nebraska. Okay. You know youmentioned one hundred fourteenth and Dodge project,
and I think for a while thatwas one of the biggest questions we got
on the show, is what's goingin there? What's going on? With
(19:07):
that, and for the listeners thathaven't been by there in a while,
it's really it really looks good.It's really turned out nice, and I
think tenants are going to be flockingthere because that's still one of the primary
intersections of Omaha. Can you Iknow you probably can't name any names or
anything, but can you tell uskind of what the client or the tenant
mix is looking like. Yeah,a lot of it's food and entertainment as

that we're seeing, so some foodand entertainment, some specialty retail. The
Boston Market's pretty close to get atleast another restaurant in there, so that'll
be good to see. You know, We've got the one end of it
has a office space and for theun MC, and then we're starting to
backfiel from there. So that spacethat un MC has, isn't that something

to do with pharmacy? Yeah,it's a distribution for them, Okay,
okay, and then and then you'lljust kind of fill in from there,
so we'll kind of keep an eyeon that one. And then you mentioned
the Popeyes restaurant at a one hundredand sixty seventh in Maple that's one we
had heard that that was under considerationa few years ago, and if I

understand correctly, it's a it's ablock or two south of Maple, isn't
it where there was maybe a coupleof houses that were removed recently it was.
There's a green space there and Ithink that there's about three or four
acres. So the owner that ofPopeyes owns a couple of different sites there.
So there's got some plans of otherdevelopments on that. But yeah,

we're starting grading here in the nextcouple of weeks. I know that it's
been something that's been on off thetable for a while, but it's been
ready to go. So a coupleof things we've talked about here on groll
Maha over the last couple of months. You guys have also been involved in
some of the boba tee places.Tell us about those. So a long
(20:56):
time ago with the first one thatcame in, Tommy Pang Thirsty built the
very first one with him at MidtownCrossing when I was with a different company
and just developed a good relationship withhim. So I've worked with him over
the years. He most recently openedone in Bellevue and then Sakai Sushi is
one of the companies or one ofthe restaurants he's partners in too. So

we opened those two in Bellevue andit's you know we talked about before.
There was one that was Thirsty.Another Boba tee shop that's opening on sixty
of the Maple. They are actuallyone hundred and sixty eighth in the Maple.
They are actually rebranded to Boba phiSo and they're two different I mean

they serve Boba tea, but onehas ice cream, the other one has
more of the sandwiches or snacks stufflike that that Tommy has. Well,

not going to tell you one ofthem is better than the other, because
they all are grade. Doesn't matterwhether you take your car to one hundred
and twentieth in Maple or one hundredand forty fourth in Industrial or downtown Papilion
or midtown Saddle Creek location, They'llall take pretty good care of you and
make that car just like new Well, Brad and I want to talk a
little bit about the street car,and the mayor had a press conference this
(23:56):
week and we got some intin news. The cost of the streetcar is going
up, not a shock because ofmaterials and labor and everything else. But
it's rather irrelevant because the way thatthe streetcar is being funded is through part
(24:17):
of the tax increment financing paid todevelopers going back to cover the streetcar.
Well, the new estimate of realestate development within the few blocks north and
south of the streetcar line that we'llbe used to pay for said streetcar has
nearly doubled from the earlier projections.The first projections were two billion dollars worth
(24:40):
of collateral or consequential real estate developmentbecause of the streetcar over the next fifteen
years. We're already up to threepoint nine billion dollars and we haven't even
started construction on the thing. Sothe financing side of it looks fantastic,
even though the cost, not surprise, keeps going up. It's not a
(25:03):
streetcar thing either. Everything in constructionpretty much has gone up over the last
couple of years. This was announcedin twenty two, right, yes,
And you think about what things costin twenty twenty two and what things cost
today, and it's just it's what'shappening well. And I do want to
just kind of throw one thing inhere really fast too, because I know
on the part of some people whodon't like the idea of the street car,
(25:26):
and I think a lot of thepeople who don't like it don't fully
understand that it's not a tax payerburden. I think Jeane the mayor,
has taken a little heat that shedoesn't deserve. She was very hesitant for
years about the whole streetcar thing becauseshe is very opposed to tax increases and
as a tax payer, and said, I appreciate that about her, and
(25:48):
she did not get on board withthis until the group of people, a
lot of real estate developers, alot of community enthusiasts came up with a
plan that could be done without atax increase. That's this plan. It's
a darn good plan and it's reallysafe now. One thing that we want
to mention though, and the littlebit of time we have left here in
(26:11):
this section, is that the updatedversion or the updated total of three point
nine billion dollars in a collateral developmentor adjacent development of the streetcar comes from
twenty six development and construction projects inthe urban core. Some of these have
been announced. Some of these havenot yet been announced. We've got a
(26:34):
little information on them, but notparticulars. This is fascinating. So of
the twenty six projects, looks likesix of them were announced in twenty twenty
two. These are apartments at fortyeighth and Dodge, the flats at Howard,
twenty fourth and Howard, the fifteenoh one Mike Fahe Woold Timber Building,
(26:55):
the Key Line Building by the CountyCourthouse, the Dizzy Mule, the
North Downtown in Project Beacon, whichis the mutual of Omaha Skyscraper, and
the twenty two project's total six hundredand sixty million dollars, so yeah,
that alone is pretty good. Andthen twenty twenty three brought us the Levenworth
Lofts at thirty sixth and Elevenworth,a couple of apartment projects a little bit
(27:18):
south of Levenworth at about thirty something, and then the Square Apartments right at
thirtieth in Park Avenue. That's overtwenty eight or eighty million in twenty three,
okay. Then the twenty twenty fourprojects, a renovation of the Service
Life building at nineteenth and Farnham,a five story apartment building in north downtown,
(27:40):
a five story apartment building kind ofsouthwest of the Old Market, the
Duo which is new Styles, onehundred and sixty four million dollar redo of
the two twin towers, and anotherproject in Milwork Commons. But then,
Brad, this is fascinating. Thecity has eleven projects that are not yet
named, yeah, that are partof the twenty six projects, you know,
(28:03):
and some of those projects priced tagsare sixty million, sixty million,
fifty million, seventy five million.Total so far for twenty twenty four is
another six hundred and twenty two milliondollars of new projects. And so when
the mayor and the head of theChamber and some other people have been saying
lately, like like I for instance, when we had the press conference for

the duo, the mayor said,oh, we have these other projects to
announce, and she hinted about thata little bit later. This is what
we're talking about. Apparently, forwhatever reason, probably because they're still early
in the process, they have notbeen identified. But these are some monster
projects coming up downtown, huge projects. And would it be safe to assume
that none of the projects on thatlist, the unnamed ones, none of
(28:48):
those would include Mutual Vomhall's current campusyet, right, No, because that's
so far off, because the skyscraperwon't be done until deep into twenty six,
twenty twenty six, and so soI mean, we could have another
year or two of another huge numberlists. The other thing it doesn't take
into account is we kind of periodicallyhere's some rumor rumblings here at girl MAHA
(29:15):
that there could be some like bigbig things on like Brad, Like I
said, Brad just said, likesome of these eleven projects are up to
seventy five million dollars. We keephearing rumblings that's something a lot bigger than
that could be coming down the pikeas well, partially sparked because of the
street car. Think of the streetcarroute. You got a big empty lot
(29:37):
at tenth and Farnham, you know, that could have a huge building on
it. You still have the emptylot on tenth Street in front of the
Mercantile that could have a huge buildingon it. And there's the State Office
building that we all want to getdemolished next week. I'm lot of that
to app have a great development onit. So there's so much potential down
there right now. I've hated theState Office building ever since they tore down
the Woodman of the World building tobuild it, But that's probably a topic

for another show. So anyway,a lot of cool stuff in the urban
cores, a lot of good thingsto look forward to. We are going
to be on that like White onRice and keep you updated with these projects
not included in this update, butI've talked to a people and it does
sound like no real action on thestreet car construction. The utility work's going
on now, but the actual physicalconstruction street car will probably all start next

year at this point. So yeah, so the construction you do see along
the streetcar line is preparatory utility workand underground work. Well, let's take

West. I think some of themhave already been rebranded or not rebranded,

others are coming back. Got somegood news at the West Roads. Rally

House will open its fourth Metro Areastore in August in the West Roads in
the former Go Calendars space. It'sby Von Marr on the first floor.
Kansas City based rally House sells specialtysports apparel, gifts and home decor.
They, like I said, havethree other stores in the metro area,
also at the west Roads. RUEtwenty one, which is a team apparel

retailer that went out of business nationallyearlier this year. They closed all five
hundred and fifty stores. That concepthas been acquired by a company called ym
Inc. They purchased the brand andthey are going to only open one hundred
and one of the five hundred andforty RU twenty one stores. The west

Roads is one of those locations.Exact opening date for the West Roads Route
twenty one not yet been announced,but fairly soon. Okay, we've got
progress downtown. We love downtown retailbecause it builds up the urban core.
The UPS Stores now open in theformer Taquetchee Jewelry space in the Key Line
Building at three twenty one South seventeenthStreet that's just east of the Douglas County

Courthouse. Seven story building. TheKey Line building recently went through a very
nice, almost seven million dollar renovation. Yeah, and UPS Stores one of
those neighborhood businesses that not only businessesneed, but a lot of people use
them for personal stuff too, Soit's a great neighborhood business to have their
good good service for the downtown area. A cat boarding facility is and Kitty

Cats. A cat boarding facility knownas the Katios has opened at sixty one
to fifty three Military Avenue in HistoricBenson. The owner describes it as a
hotel that's cat oriented but also designedto house small mammals. They keep the
cats in the small mammals separated.I feel like, since I'm filling in

so you didn't have time to prepare. Big Chicken, a fast casual restaurant

Chicken locations to Omaha. Exact locationsnot yet announced. This concept was founded
in twenty eighteen, has thirty twolocations in eighteen states. The closest existing
one is inside the Kansas City AirportTerminal. Does Shack come for the grand

of people to get autographs. AshlandBrewing Company plans to open this summer or

I'm sorry plans to open next summerthe summer of twenty twenty five near Highways
six and sixty six in Ashland.This is going to be a ten thousand,
six hundred square foot brew pub.It'll have four pickleball courts, a

part of what's being called the Whitetaildevelopment. Sounds like if you took chicken

The Ashland Brewing Company sounds like coolplace. Well. We mentioned a while
back that the Gretna location of landSkis near OR one hundred and sixty eighth
and Highway through seventy is changing itsname to five thirty one. That has
happened, same ownership, but thatrestaurant now serves authentic Amoroso's, Hogi's and

new meat options. The land Skislocations at fiftieth and l and Council Bluffs
remain unchanged still are called land Skis. Cafe Botanica has opened in Lakeside at
