projects planned for two thousand and twentyfour, and the mayor came out during

a press conference last week and talkedabout the streetcar update. Gene stothert share
a lot of information and basically elevensignificant but yet to be announced real estate
projects totally over four hundred million dollarsare now in the active planning station stages
in the urban core. We expectmany or possibly all of these projects to

be announced by the end of theyear. There's just a few months away.
These mystery projects, known to thecity officials and respective developers but not
to the general public, are partof one point three billion dollars in real
estate development identified so far that willhelp pay the future streetcar system that will
(05:40):
connect downtown Omaha to the University ofNebraska Medical Center. The street car is
effected to open in twenty twenty eight. If a development is within few blocks
of the future streetcar line, itreceives tax increment financing from the city,
it can part of that money willbe used to pay for the streetcar.
Therefore, in order for the mysteryprojects to be included, they need TIFF
(06:01):
eligible, be TIFF eligible, andlocated close enough to the line somewhere between
the Missouri River and mid Town.To give you an idea, guys,
of some of the just some ofthe projects that are happening, and to
give you a perspective in eight nineteeneighty nine, when con Agra told the

city that they would leave if wedidn't tear down about twenty four buildings in
Jobbers Canyon Canyon, remember that,Willy, I do, and now we
know it was a mistake. Theylast about thirty years. But basically that
entire development project, redevelopment project wassixty million dollars. Okay, So these
here's a generic listing of the projectsthat the mayor announced, and we'll hear

more about him over the next fewmonths. One of them sixty million dollars,
sixty million dollars, fifty million dollars, five million, five million,
seven million, fifty million, fortymillion, thirty million, eighteen million,
and seventy five million. And justto give you an idea that, um,
you know, things along the streetcarline and things that have been approved
(07:06):
since twenty twenty two. Here isthat, you know, things almost don't
even break news unless it's over fiftymillion dollars. You're putting together restaurants for
about two three hundred thousand dollars forGodfathers Right Yes, Yeah, back then
right yeah and forty eighth and Dodgeapartments eighty two million dollars. Flats on

Howard twenty eight million dollars fifteen ohone Mike Fahey, which is a nodel
project, fifty seven million, KeyLine Building, seven million Dizzy Mule h
forty three million Mutual Little Hut skyscrapera small four hundred and forty three million
dollars approved in twenty twenty three.Levenworth Lofts eight million, Digs Mason apartments

forty six million Digs Apartments nine million, We're still on twenty twenty three,
Ladies Gentlemen Square apartments eighteen million andjust didn't approved in twenty twenty four.
The Service Life Buildings Renovation three millionapartments at one zero zero one North twelfth
Street nineteen million, fifteen oh eightMarcy Street sixteen million, the duo Todd

Heath Stand and Mary heat Stand,the Old Central Park Plaza one hundred and
sixty four million with about seven hundredapartments right at fifteenth and Farnham, across
from untamed Kitchen and Pickleman's Millwork Commonsproject nineteen million So, guys, that's
incredible. We're a city of lessthan a million people. We were led

by a very aggressive mayor who's onher third term and running again. And
Willie, what is your take onthe status? What's going on? As
a guy you've been for decades,You're on the Omaha Planning, the Airport
Authority Board you've been on and alot of other things. What's your take
(09:01):
on on what drives Omaha in acouple of minutes, which is hard to
do quickly. You know, whenyou go through those things and I look
over there, just just one ofthose the duo project by he said,
you know, he did the SaintJoe's Hospital and he turned that Atlas calls
(09:22):
it Atlas turns into these apartments,I mean, and put a bridge over
over to Creighton back and forth.It's just it's a big, huge dorbitory.
And so I just think these productsa lot of in my life.
There's a lot of risk, butyou know, we don't want to be
end up looking like a doughnut.Okay, So you got to fill the
(09:43):
core. You just have to fillthe core, and it so goes downtown,
goes the rest of the city.You've got to build the big buildings
in downtown. You got to keepthe core lively. A lot of cities
have experienced otherwise. And don't forgeta little thing called Eppley Airfield. Oh
my god, billion dollars one B, one B, one billion. And

that's again a twenty eight project.So a lot of things are going to
happen in twenty seven to twenty eighton your list and before. Yeah,
and very excited about what's going onin the urban core, but also everywhere
else. Also downtown. CHI Healthplans to redevelop a twenty thousand square foot
(10:26):
building at eleven twenty seven North twentiethStreet. The nearly thirteen point sixty million
dollar projects will rehabilitate the building toserve two primary purposes. It will have
space for a community kitchen that willserve current CHI healthcare facilities and house a
dietary call center. Not sure whatthat is. CHI is applying for three
hundred and eighty five thousand dollars oftax increment financing. So I was on
(10:50):
the planning board for five years,Willie, and we give a lot away
a lot of tax increment financing.My concern is is that market rate apartment
market rate development projects are hard todo. So developers are going after taxing
and financingly, going after historic taxcredits downtown where it's available, and what's
(11:11):
what's called pace funds, which ismaking more energy efficients and things like that.
I think it's with the federal governmentand stuff. I just hope that
projects out west can get more affordablefor developers that aren't applied underwriters or other
other type users. Well, theyyou know, there are two sectors and
there's two beliefs on where they wouldbest operate out west. Some of those
(11:33):
new buildings, you know, commercialbuildings, they're having a little bit of
a challenge right now. Office spaceright after COVID. During COVID people clammed
up, which they did, andI wonder what are they doing now because
they a lot of them haven't comeback. Yeah, that's probably for a
different show. But but yeah,retail is an all time high occupancy,

which which is crazy. Yeah,retail is there the well, ladies and

the incredibly well known Willie Theson,founder of Godfather's Pizza and several other
successful ventures, is joining us todayon the show. He is a consultant
and working hard with executive chef andpartner John Benton, who I introduced earlier
for the newest steakhouse in the metroarea in Ashlynd, Nebraska. It's called
(13:26):
Ruelman Steakhouse. And Willie give uskind of an overview of what's happening.
Well. Over the years I've beenaffiliated with Gallup and one we're another they're
Entreprenural Training. They're testing classes thatI've been at, attended and taught,
and I just have a great feelingwhen I'm down there. And I've met
(13:48):
many many people. One was well, Todd Jackson was my main person I
saw a lot, and then PhilRuhlman was always there. We chatted quite
a bit. Aryan got a verysmart guy, and about a little over
two years, about two and ahalf years ago, he called me and
because he got Todd told him doingthe rest of your probably he has an
(14:09):
opened the restaurant ever he's worked athim, but he has an open one
and of his own with a partner. And so Todd told me, he
said, wells Cole William said,if he'll do it. I don't know
if he'll do it or not,but you can ask him. He called
me. He didn't have to reallysay much because I knew who he was.
I kind of heard about what theputch was, and I said,
let me think about it. AndI thought about it and I said I'll

do it. So about three secondsafter he asked me. And we've done
everything. We've done design, theengineering part. We've got all the ground
up. Oh that's a ground up. It's a ground and it's a complex.
It's a six plus acre tractive groundright on Highway six. And it
was very difficult to put together becausethere were three or four different owners and
(14:54):
one didn't want this and didn't wantthat. We had to make everybody happy,
and we did by many things andgot control of the property. We
cleaned it up. This is atwo year process. Oh god, two
and a half maybe. And yeah, so it's been a while. Okay.
So so Gretna Ruleman's Steakhouse is goingto open. Uh you say July
(15:16):
seventeenth or July. It's gonna beJuly thirty first. Okay. So John
Benton, the executive chef, grabthat microphone and give us an idea of
the concepts. You know, Omahaisn't with with uh metro. The Colony
Institute is no strangers from Godfather's Pizzato the best, uh which what is
(15:37):
the best? But also all theother restaurants that have happened in Omaha.
It's a it's a crowded market,and we're seeing more steakhouses come in kind
of along Dodge Street and things likethat give us give us the the overview
of Ruleman's concept. Well, youknow, I was excited to join this
project for a number of reasons.One of them was Phill Ruleman my part
(16:00):
connection with the Kanneli family out inWhitman, Nebraska, and the Kannilis own
almost sixty thousand acre Angus ranch andnot many people go into the mindset of
opening a steakhouse trying to purchase thewhole head of beef and utilize that whole
animal. So we're focused on utilizingwhole animal exclusively Angus beef. Aside from
(16:26):
the restaurant side, we have athousand square foot meat market kind of gourmet
items that are in the building aswell as well as one hundred and fifty
seat event space equidistant between Lincoln andOmaha. Is kind of the perfect spot
for an event space. The menukind of leads Northern Italian. However,
(16:47):
you know, there's some Chinese optionson there, there's a little bit of
Spanish food on there. But reallyit was a cool opportunity for me to
be involved from a ground up operation. I've done a couple of those in
my career, but this was reallywe're going the full Monty and we're gonna
get the right tools to do thejob, and we're gonna find the right
people. And aside from featuring thisamazing canili Angus beef, we've got got
(17:11):
some awesome talent. Menu includes handmadepastas. We've got a twenty layer short
rib lasagna on the menu. It'sgonna be in a wood fired oven.
They mentioned the Chinese stuff. We'vegot a Chinese style shrimp toast. It's
gonna have whipped salmon belly in it. That's really really nice. We we
even brought over a dry aging andCHARCOOTERI coountant from Italy, so in the
(17:33):
dining room we'll have not only ourdry aging beef and pork, but we're
also going to be making homemade salamisand things like that. I just got
back from Milan, so I'm lookingforward to that. But you mentioned that
you're doing the full Monty. Ihope it's a closed kitchen. No funny
you say that. In fact,it's an open kitchen open to the dinagram.
So your speech, ladieship, comefor dinner, stay for the show,

you know what I mean. Soyou're doing great. You're gonna have
live entertained throughout the me. Idon't know that that would go well with
during the dinner you wa wait,wait, We'll wait. Might maybe it
should be after the show. Yeah, after the after the dinner. So
you're you're working. How's it goingas far as putting all the pieces together?
Are you gonna be ready for theopening next month? We're gonna be

ready, definitely for the opening onJuly thirty. First, you know,
I actually got hired a little morethan a year ago, uh before the
restaurant had even come out of theground. And I think the what Phil
said to me was how do youfeel about operating a food truck? And
I said that sounds great. Ilove making burgers. So h we've been
operating operating Rooman's food truck this year. We're out at Country Drive golf course
(18:42):
providing food service for the golf course. But I'll tell you what, you
learn a lot about your team andhow everybody works together in a one hundred
and ten degree truck with not alot of space. So and is the
is the website up and going?Yeah, website's up and going. It's
Ruleman Steakhouse dot com. You knowwe're getting along in the process. We're

still looking for great people as faras servers, bartenders, front of house
staff, things like that. Sowe have an application process so you can
fill out a form on there forthat. But you can also check out
our menu. When we showed ourfirst copy of the menu to Facebook,
I think it had twenty six thousandviews in twenty four hours, So that's
pretty cool. So we're excited toget open and be serving the Yeah,

we can't wait to chart your progressand talk about on here. And Chris

And Willie anything else you want toadd about your latest venture. Well this
putting these people together, what ateam, What an opportunity for me to

work with Phil, longtime person lookedup to by a lot of people at
Gallop and John chef John I likeworking with these people, are talented,
they have great ideas. We agree. We don't argue, We debate and
come up with an answer, andwe don't push anything to the wayside.

So I just like the professionals ofthem, and of course our purveyors too.
We've got, you know, justone of them, Cisco. They've
been such a great partner, notreal partner, but like a partner.
We buy the things they sell.They've done all of our equipment, and
they've they've helped us with the menu. That have a test kitchen a Lincoln

that I was there when we hadPitch, went down there several times developing
new menu items. That's where themeatball recipe came out of for Pitch.
We've been down to this one threeor four times for three or four hours
and just try and like this,like that, a little more on this,
little more of that, and that'show they do it. We're all
we're all doing this together. It'spart just for everybody. Well, we'll

doing a great job as Douglas CountySheriff, Aaron Hanson, who just got
back himself from the National Sheriffs SheriffsAssociation conference. Welcome back, thanks,

and you contacted me and you wantto talk about combating theft in construction sites
to start out, and then Iwant to dig deeper in what's going on
in your department. Yeah, so, you know, very interesting coming back
from the National Sheriff Association Conference.You know, one thing that most of
(24:26):
us have in common, although allof us have county wide law enforcement jurisdiction
in our counties almost to a one. If you're in a county in a
large metropolitan area that has a burgeoningdevelopment economy out in the unincorporated parts of
the county, so that future growtharea of whatever core city or cities that
(24:47):
you're dealing with, those sheriffs,just like me, my agency and their
agencies were responsible for securing the safetyof that growth area. And just to
kind of paint the picture in theOmah metro area, you've got that three
mile extra territorial jurisdictional zone that goesaround the outside city limits of Omaha,
that Omaha can control the development,that permits the planning in that area.

That uh, that safety is oneon the shoulders of the Douglas County Sheriff's
office. Interesting and when you see, just as they announced a couple of
weeks ago, the Douglas County,according to the Bureau of Economic Analysis,
it's a federal office, fastest growingeconomy in the nation. That really puts
(25:37):
a lot of pressure on my agency. We have to be ready, we
have to do it right. SoDouglas County, Nebraska is the fastest growing
economy of the nation. That's rightnow. That's that's this year. We
beat out other hot economies like Nashville, Austin, Austin. But the yeah,
the the Bureau of Economic Analysis indicatedthat Douglas County is the fastest growing
(26:03):
economy in the nation. So istheft on construction sites on the rise?
And if it is, how doyou combat that? You know, it
ebbs and flows. We've done apretty good job. When I came into
office, we created a specialized teamin our Criminal Investigations Bureau that focuses on
property crime. It's funny, it'snot really sexy. In modern days,
(26:27):
you have a lot of policymakers thatsay, oh, only people that commit
violent crimes should go to prison.Well, I can tell you these offenders,
especially these repeat offenders, committing theseproperty crimes. They're shutting down businesses,
They're costing people their jobs. They'replundering these job sites. They'll show
up and they'll they'll hook up toa trailer full of tools or equipment or
(26:48):
building supplies, and they'll they'll hitthem for one hundred or one hundred and
twenty five thousand dollars at a pop. They'll drive away with eighty ninety one
hundred thousand dollars piece of earth movingequipment or heavy equipment. And I will
tell you most of these businesses aresmall businesses. You know, they're they're
family owned, and they can't affordit. They cannot afford it, and
(27:11):
and sometimes you know, the deductiblein their insurances can be pretty brutal,
So you lose something like that.It disrupts not only your business, but
you're you're all the people around you. So it sounds like these are organized.
Either they're small time operators or isit more organized it these aren't.
These aren't just the meth heads thatare stealing copper and trying to get a
fixed. I'd say it's a mixof both. Actually, you know,
you've got some of these guys thatare very organized, and you've got a
(27:34):
lot of them. I'd say thatprobably the majority of them are drug addicts,
you know, repeat offender meth addicts, fentanyl addicts. Those are the
ones that will go up and hookup to a trailer and just pulled away
or cut the door off of aconstruction trailer to steal a bunch of tools
upon them. But you also dohave the very organized groups, and sometimes
(27:56):
you have those two groups and they'llthey'll combine. We had a case about
a year ago where you had aproperty owner that had a bunch of rental
properties. He's a businessman, andhe actually engaged the services of a group
of meth heads drug addicts to gosteal all this property so that he could
put it in his properties to savemoney. And then they could sell the
(28:18):
rest and they could both make aprofit that and then hopefully they both got
snagged. Yeah, they both actuallythe uh they both went to prison.
One of them got a one ofthem was a repeat offender. They got
significant prison time. And you know, they both got prison time. One
was a first time offender, theother was a reason. So what can
contractors and property owners do? Isit? Is it putting up cameras?
(28:40):
You know, you can, youcan secure it only so much. And
if somebody really wants in, they'regoing to get in. But is enough
being done to uh to encourage themnot to enter the properties? Yeah,
it's about education and teamwork. Imean, we have to use technology uh
to our advantage quite frankly. Andso you know, the funny thing is
we've got a lot of contractors,we got a lot of construction company owners.
They will put up security cameras.But if you don't know how to

interpret the data, if you don'tknow, if you're not if you're not
recording, or let's say you've gotsuspects caught on camera but you didn't get
anything stolen, but your neighbor dida half mile down. What good is
that data? If you're not interpretingit correctly. And so there's a couple
of things we're trying to do.Number One, where we're working really closely
(29:26):
with Mobile Metro Omaha Builders Association andalso with the Mechanical Contractor Association. Educate
them at about what's happening. Educatethem about policies on the state level that
they need to support to stop this, but also how they can help.
And here's how they can help.Number One, if you have video footage
(29:48):
or still shot footage of anyone actingsuspiciously on your properties, you got to
get it to my agency because youwhat you may think is inconsequential could break
the case for us. Is youragency also on one? Or how do
people get ahold of the show?Well, they can get a hold of
us. You know, we're easyto find. You can call the front
desk of the Sheriff's office. Youcan google Dougasutfugust County Sheriff, make sure
you do Douglas County Sheriff, Omaha, or you can go to Omaha Sheriff
(30:11):
dot org because there's a Douglas Countyin every state in the nation. But
secondly, we really want to tryto educate folks about this license plate reader
