Don't even THINK of using duct tape to 'repair' something and don't expect your guests to shower in a mouldy bathroom - would you want to? These are just some of the things you need to consider. Our advice is to stay in your own rental property and critique it like you would a five-star hotel.

This is very important! Make sure you are using someone who has a registered business. The relationship between the manager and the owner is vital, as each of you need to understand one another in order for things to work. Sort of sounds like advice for any type of relationship, don't you think?

To DIY or not to DIY, that is the question. Do you install a new toilet on your own or do you have a professional do it for you? And, if you DID install it on your own, did you end up having to get the plumber to come and 'fix' it? ... Need we say more?

Setting up a property for short stays is not the same as setting up a furnished rental that can be let for longer periods of time. There are a lot of details (and costs!) that you may not have considered. You also have to realise who you are catering to: someone coming to Paris for a week at a holiday flat will have more expectations than someone who is renting for a number of months. 'The devil is in the details,’ as they say!

t's the dream of so many people to own a little piece of Paris to call their home. If you are lucky enough to own a place in Paris, can you rent it out when you are not here? And what if your property is elsewhere in France?

Well, that depends... Is it where you live most of the year or is it a place you come to for a holiday?

Find the answers in today’s episode. As always, remember that paperwork is something the French love so...

You have probably heard the quote, "In this world nothing can be said to be certain, except death and taxes.” Well, that is true and today we will talk about one of them!

Did you know that there is a special tax you have to pay on a property that is left empty? On top of that, the criteria for whether or not you have to pay is not as simple as you may think. But is it ever?

So, you have an apartment and you have furnished it. The big question now is what sort of insurance you need. As always, it's not as simple as what you may think. There are also different types of insurance based on the type of rentals you have.

You may not be aware but there is such a thing of 'recoverable rental charges' owners can obtain from their tenants. In Episode 12, Part 2, we get more into details about how tenants are charged (there are two different methods) and calculations. You also get to see how bad Gail's English sometimes is when she doesn't know the English word for 'forfait'!

Episode 9 - Etat des lieux: Part 2

Today’s podcast is an important follow-up to last week’s episode. Gail and Marie go in-depth about who is responsible for what in terms of maintenance, things that go wrong and more in an apartment rental.

It's important to probably listen to this episode TWICE and take notes! Did you know that if you don't replace a light bulb at the end of your stay, your security deposit can be deducted ...

Today’s podcast is a focus on the état des lieux or 'state of the property' and we will try to explain why it’s really important to have one upon check in AND check out.

This episode is important for both owners and tenants - it's a very hot topic if you are concerned about getting your security deposit back. Find out why you need to mention dust bunnies (or find out what a dusty bunny is in French!) and more.

In today’s episode, Gail and Marie discuss Viagers. ‘Viager’ comes from the old French word ‘viage,’ which means 'duration of life.’ This is a unique way to buy and sell a property in France. The closest translation we have in English would be 'life annuity property'... It may sound a bit creepy, but you buy a property and wait for the person to die! Liste while we explain why it's not as creepy as it sounds!
