But like the long and short of it is, in
about three months, I lost like forty four pounds or
something like that. Probably I was I was on the
verge of doing it in a super unhealthy.

It did feel a lot better. Is like man like
pants fit. You don't have like difficulty with a lot
of things that you know, I was just a lot fitter.
But basically it was just I I didn't know anything
about dieting, but I was aware that like, you know,
most foods, fried foods and things like that, you know,
French fries, carbohydrates, sugars, you know, that's not great. So

I basically just just eating a lot of like salad, greens,
some fruit, not a lot of fruit, but like a
lot of vegetables, and then also like meat and cheeses.
But I was also running three miles a day, oh
and some days twice a day. And after the first
two or three weeks, it was like, oh, this feels
pretty good. Like you get like half a mile and

you're like, wow, I feel I actually feel good. And
it's a very strange situation to be it. But we'll
talk about that.

know a lot of people do spring cleaning and then
they go and diets right after New Year's. Yeah, my
family and myself we do everything in the fall.

Anyway, here's being able to do math? So where was I? I? Okay,
So here's the thing I was trying. I was like,
my budget is getting pretty tight, like things are getting expensive.
And I was up for my annual renewal of car
and homeowner's insurance and the renewal came back and I

was like, that's like eight hundred dollars more than it
was last year, which doesn't sound like a lot, but
like if it goes up eight hundred bucks a year,
it doesn't take long before it's quite expensive. So I
was like, I'm gonna shop around. I will find something.
There are many options, and I was like, I'll check out. Well,
actually I don't even know if I should name the
company that I went through, but I went through one

of those aggregators that you get online. They have a
lot of commercials, and I was like, I'll check them out.
I've always just called insurance companies and like looked for
my own rates, but supposedly the aggregators are able to
shop around and find me the best rate, and I
think they did and there's a reason for it. So
essentially what happened was I went to the aggregator, typed

in all my information and they said, okay, we'll have
somebody call you. And I was not expecting that. I expected, like, hey,
here's the rate we found you, because I would think
these things are supposed to be automated, that's the whole
point of the website, right, But it was like, no, Basically,
you have to schedule an appointment talk to an agent.
And I was like, okay, well I'll talk to an agent,
which I'm actually okay with's because you know, very soon

we won't be able to talk to people in general
at all. It'll all be talking to ais and sometimes
that'll be a blessing, but I don't know, a lot
of times I feel like we're gonna be like I
just you know, I would rather talk to a person
in any case. So I use this aggregator set up
the appointment. The person calls me and he just kind
of goes through the basic information that I had provided,
but also like asked a few more questions, like what

you know, do you have any detached structures that sort
of thing, what's the age of the roof and all this.
And I had told him, well, you have to keep
in mind I am actively working on the house. I
was like, the whole outside needs to be redone. I said,
I am redoing the siding this year. Later this year.
I wanted to do it in the fall, and I
said next year, I'm going to redo the roof, probably
going to get new gutters in here sometime this year,

just because like it's old. But I didn't want to
I didn't want to go about it halfway. I don't like,
I don't want to just swap out a little bit.
So anyway, he said, oh, okay, well i'll make a
note in the file. That'll be good. He's like, as
long as you have a plan for it, that should
be fine. So they found me this company and it's
a subsidiary of one of the big companies. I'm not
going to say any of who this is, but there's

a lot of weird things about this. And it was
like way cheaper. It was like thirteen hundred dollars cheaper.
Than my renewal. And I was like and I was like,
it's all the same because I literally sent them the
declaration pages. So they took all the same coverages and
just copied it basically. And he said, so we went
through it and he's like, yeah, basically all the same coverages.
And I was like, okay, let's do it. That's awesome,

let's do it. So I signed up, got a great deal,
got everything set up, and he said they may send
somebody by to look at the house. But he said,
I'll put I'll put in the notes that the house
is being worked on and that you've got a plan
to fix up the outside. And I said, okay, not
a month goes by. This is like, you know, this
is a late summer. I guess. Not a month goes
(08:37):
by and I get an email saying, oh, here's the
report from the guy we sent by your house. And
let me tell you, I guess. This guy wasn't afraid
of anything. He wandered all he went all the way
around the back of the house. He was like peeking
in the back door and stuff. I wasn't there, but
he got up on the roof while I wasn't there
and it's like wandering around my roof because I could

see in the photos that he took where he went,
and I could also tell when it was because, like
I said, I've been working on the house. I have
heating oil. I have a heating oil tank that's rusty
on the outside. So I spent a weekend sanding down
the heating oil tank and painting it with rustolium. I
didn't do the best job, but I'm planning on replacing
the heating at ac in a year or two. Anyway,

I just needed the thing to not come to pieces. Well.
The photos were from when it was rusty, and I
received this email after I had already taken care of that,
so I know approximately when he was there. I don't
know what day, but anyway, he was up on my roof.
He was like all over my house. He went all
the way to the back of my yard and got
into my detached structure shed, and I'm like, what is

going on? Like this seems a little much, but I guess.
I mean, so far as I could tell, nothing was
taken or anything, and he was legitially just doing a
check on the property to make sure that it's in
okay shape, and so his report was like, oh, this
is all bad. The roof needs to be replaced, the
siding is rotting, the soffits need to be replace, and
so they said you have Initially the email that they

sent me, they said you have until this date to
take care of these things and send proof of addressing
these issues and taking care of them. And it was
a week away, and I was like, so I replied
to the email and I said, this seems a little
bit unrealistic. So like you're saying, I've got to do
something about the roof, I've got to do something about
(10:24):
the sofits, I've got to do something about it the siding.
I was like, I have a plan for these things.
I notified the agent at the aggregator that these were
on the list of things to take care of. I
was like, a week is unrealistic. And they sent back
and think, oh, yeah, sorry, that was a typo. It's
actually thirty days. And I sent back another email saying
that's still fairly unrealistic. I was like, I had told

you that I'm planning on replacing the roof next year,
and I'm replacing the siding in the fall this year,
and I'm probably gonna do the gutters somewhere in here
as well, and they were like, well thirty and I
was like okay. I was like, well all this needed
to be done anyway. I was like, it's a bomber,
but I guess I'll just I'll hire somebody to do
the roof because I didn't want to do the roof anyway.

It's a huge pain. I can do the roof, but
it's a huge pain, a lot of cleanup. And I
was like, I was just gonna get somebody else to
do it next year. I'll just borrow the money and
do it this year. And I borrowed it on a
zero percent interest thing because I'm a person who does that.
So anyway, I got the roof done by a guy
that I know and trust, and he did a great job.

His gutter guy still hasn't come out, and I'm confused
about that. I need to send him a message and
ask what's going on. But I started working on the siding,
and my initial plan was I'll just pull off the
rotted because some of my siding was aluminum. Some of
my siding was like pine panels, and those were starting
to rot in a couple of spots, and I was like,
I'll just pull off those rotting pine panels put up
(11:52):
new pine panels. I went to the store with my
brother because he has a truck. I don't have a truck.
And I stood there, we literally had the pine panels
on the flatbed in the store to go buy them,
and I was I just kept looking at them, and
I kept looking at the price, and I said, Jeff,
I just don't think I can justify spend in one
(12:14):
hundred bucks plus time, plus painting and all this to
replace something that I know I'm gonna rip off in
two months. And Redo, I was like, I know it's
much more expensive, but why don't we just go to
the other store and order the siding that I need?
And he said okay, So we put those back on
(12:34):
the stack, went to the other store order the siding
that I need. It's a store that gives you the
eleven percent rebate, so that's nice.

Okay, because sometimes you know they do sometimes sometimes Yeah,
you know, it's when I redid my floors. We just
so happened to do it during the tax free week
and then when we had to go get more boards.
It wasn't, and it was like, what more expensive?

All right, go ahead, but you're already in it. Yeah.
I actually had that come up with the PVC trim,
because that's part of the reason why I was going
to park this out is because I don't want to
do it halfway. I want to replace all of my
trim with PVC, which will not rot. I want to
do it right. They were just saying, oh, yeah, you
got chipping paint and some of it might be starting
to rot. Just take care of that. They were expecting

me to like literally just cut out little sections and
patch it, which I could do, but I didn't want
to do it. The reason why it's lasted this long
is because I was trying to get to the point
where I could do the thing right. So I decided
to do it right. I cut the thing about the
tax freeze. I got the quote for the PVC the
one week and I was like, man, that's actually a
pretty good deal. So like like four hundred and eighty
(13:49):
dollars for all the PVC trim I need for the
whole house. I was like, all right, cool, but I
didn't have anyone available to help me pick it up
because these pieces show up in eighteen foot sections. So
we go down there the next week and it's almost
twice as much and I was like, what's going on?
And then she was like, well it was a tax
free and the prices went up and I was like, awesome, wow,

good deal. So anyway, I spent a month working on
the house. This just recently happened, so I wasn't done,
but the roof was brand new, Like they literally ripped
off the roof. They went all the way down and
did brand new. It wasn't tar paper. They did the
really nice underlayment. They did new ice guard, new flashing,
(14:33):
new boots where the where the events come through and everything.
They did a great job. And I had already replaced
a significant portion of the siding. So what ended up
happening was I was like, Okay, we're nearing, like it's
about a week out before my policy's gonna cancel. I
(14:55):
was like, I better let at least let them know
here's where I'm at. Can I get a little bit
more time?

So I took photos, photos of the brand new roof,
photos of the It was basically three three parts of
the house that were completely done in terms of siding,
I had three parts left, so it's basically halfway done
with the siding. The soffits. I had scraped all the
loose paint, and I had already already decided that I
was going to do stained softs So I'm going to
get bed bored and put that up. That's on the
(15:22):
list to do next. So I sent them photos saying, hey,
here's where I'm at. You know, I shelled out for
the new roof. Here's the contract that I had with
the guy to do the new roofs. You know, I'm serious,
Like this is legit. This is a legit roof with
a legit contractor. And here's my order of the siding,
and here's some photos of the siding and the roof.

And I checked my email the next day to see
what they said, and they said nothing because it came
back mail undeliverable because of a full mailbox to the
email address at this insurance company that I was told
to send the proof of these things too that they
emailed me. And I was like, what kind of what

what is this? Like? What kind of insurance company has
a mailbox that can be full?

Like? How is that a possibility? And like, we're not
talking about a small name company. This company is owned
by one of the big the big names. You'd recognize
the name right away. Everyone who's listening would know the name.
And I was like, okay, well, I don't even trust
this now, because like what if I have a claim,
you know, if if my house burns down, if I
have a claim, you know, who do I talk to?

Do I get undeliverable mail? And all this stuff? Like
it's just I cannot imagine this being an actual circumstance
that people run into. So I went ahead in contacted
the aggregator the website that I initially used to get
this whole thing set up in the first place, and
they said, oh, okay, well we'll contact him and figure
it out for you, which it was not much more reassuring.

So I hear back from them a little bit later
that I think it was like two or three days later.
They were like, oh yeah, we were able to get
in touch with them, and they said no extension. And
I was just like okay, And I was like, I
guess now I have to pause. You know. Meanwhile, I'm
working ten hour days. That's what our company does. We

work ten hour days, and then I come home and
I would work for four hours in the late summer heat,
in the humidity to work on the house. And then
on the weekends, it's basically fourteen hour days just working
on the house. And I was getting a lot done,
but I was taking my time to do it because
I want it done right, like I was saying. So
I was like, I guess I just have to pause
(17:35):
working on this in order to find a new insurance
setup because I'm not going to finish on their time schedule,
because I'm not going to do a you know, a
mediocre job. I'm going to live in this house for
a while or I'm gonna sell it, and whoever I
sell it to is gonna pay me good money because
it's gonna be a great deal because it's all done correctly.

So I was like, I guess I just have to
pause and find a new insurance company. Meanwhile, I had
not even heard anything from this insurance company. I had
to go through the aggregator to get it, and in
any case, I so I ended up like I went
back to the aggregator and they said, well, because of
what the underwriters are saying with this other thing, we

are not legally allowed to help you shop around for
an alternative insurance. I was like, okay, so like I
can't even find alternative insurance.

It's like all right fine, And I was like, you
know what, I've had enough of this stuff. There's an
agency literally like four blocks away from me, just down
the street, where I can go talk to a guy
in person, and I could say, Hey, why don't you
come up the hill and take a look at my
house and you can see the kind of work that
I've been doing, and I want you to vouch for
me that I'm doing a good job of this. I
just need some time to do it correctly. And you're
(18:50):
not gonna have a claim because I'm letting the house
fall apart while I'm working on the house. You know,
I'm spending you know, I'm in five figures easily on
this on this renovation, even when I'm doing the work,
a lot of the work myself. So that's what I did.
I contacted that insurance company. I did not go down
there and talk to the guy. I told the guy, Hey,
(19:10):
this is my address and he was like, oh yeah,
that's like right there. And I was like, yeah, if
I was like, if you want to see what the
state of the house is, you can come by anytime.
And he said, oh, that's not necessary. He said, oh,
I'll set you up, and he set me up with
a plan and it was it was only about six
hundred dollars more than the initial plan I was trying
to avoid, so he saved I still say it, I
saved about three hundred dollars in the end by spending

five figures. But at the same time, and my brothers
remind me of this all the time, like it's all
work that I was planning on doing that needed to
be done. It's going to be a better house. I'll
get a better price if I sell a house up
the street or like right across the street from me,
just recently went up for sale and they listed it
for a number, then I'm like, that seems a bit nuts.

But if it goes for anything close to that, it's
going to be tempting to like, Okay, maybe I'll sell
and see what happens. Because you know, Ryan, that I
bought this house during the two thousand and nine ten
market crash. I bought at the bottom of the market.
That's the only way I could afford a house rent
with what I made at.

The time, and that is what that's what we did
as well. Yeah, so we we got a hud home.

Well honestly, it was broken into twice before we bought it,
and there was some concern because we weren't allowed to

you're gonna buy it or not kind of thing, because

We couldn't they couldn't turn the water on, Like the
house was win arized, right, so we you know, when
you turn that water on for the first time, you're like, yeah,
please worried just work anything, just anything in this housework water, heater.
I mean, there's a lot of things you have to consider,
the air condition obviously, the HVAC. But uh yeah, everything
worked down, the copper worked out.

Did you go through FHA for your loans? Were they
the ones making you turn on the water?

Maybe because I went through.

FAHA and HUD Just for people who don't know, that's
two completely different government agencies. And HUD was telling me,
I think it was either the water or the electric,
but one of them. They were like, you are not
allowed to turn that on. I think it was electric.
Actually not that I think about it.

No, No, we weren't allowed to turn it on until
we bought it.

Right, that's what That's what HUDD was saying. O. HUD
was saying, you cannot turn on the electric. But FHA,
whoever was in charge of my FHA loan, was saying,
I am not signing off on this loan until I
get a certificate from an electrician that the electric is good.
But electric electric And but HUD was saying, you cannot
turn that on until you own don't.

Know about I know for a fact the water because.

I signed up myself, not owning the house, with the
local electric company to say, oh, yeah, I just bought
this house. Can you turn on the electric? And they
turned it on and then I canceled the plan like
the next day. I think I paid a bill of
like one hundred and eighty dollars just because of the
people who had to come out and turn it on,

shut it off, that sort of thing. But it was
like I wasn't legally allowed. Well, I guess legally is
a big question mark. According to hud, I wasn't allowed
to do that. According to Faha, I had to do that,
And that's a great example of the government being just demented.
But at least, you know, we both ended up in houses,
and I, you know, I bought for a really good rate,
a really good price.

Yeah, yeah, ours was, uh I think it was sixty thousand.

they listed it for two fifty five and it's not
as nice as mine right now. The only thing that
I need to do is I need to replace the
heating and AC system. That's why I'm like, Man, if it.

Goes for like two forty, that's crazy. Yeah, I know
it's wild, but like, okay, so I have a problem
with that, just because we have some friends that moved
to Florida recently and they did it post COVID, right,
so prices were exorbitant as far as the nuts down,
but they paid. They got this house like almost brand

new for like one fifty, but then they sold it
for like two fifty. Wow, and they were like, you know,
cheer in cheering out the window on the down to Florida.

Yeah, yeah, they they didn't have very long at all.

Because the think it is, if you only have it
for a year as a primary residence, you're still paying
capital gains on that.

It's Florida has some appeal. It's not the sort of
place I would want to live that the weather would
kill me. But yeah, but anyway, so I found this
new plan, get sign up with a new plan. I
sent the guy photos and he sends back an email

saying well, He's like, yeah, you told me you're working
on it. He's like it looks good, but he's like,
I'm not going to put these in the file. He said,
just send me photos when you're done. He's like, when
you think it'll be done. I was like, I don't know.
It's like November, something like that, November, early December. He said, Okay,
we'll check back in late November see how you're doing.

And I haven't. I haven't. So here's the best part.

I contact. Well, so here's the thing. I also changed
over my home own or my auto because I was like,
I want the bundle deal. But I also I don't
trust this company because they had a full mailbox, yeah,

and said, okay, you need to cancel these plans so
that so that we're good. And then a couple of

days later, I get an email from the insurance company
that was that was trying to cancel on me at
the initial time, saying I had to provide proof of
different insurance or they couldn't cancel my plan. Really, and
I was like, what is I was like, you were
threatening to cancel my plan regardless of what I did.
It's like, I don't know what's going on. So I

called them back and I was like, here's here's the proof. Whatever,
cancel the plan. I haven't seen a refund yet, but
I'm keeping a close eye on it. So there is
there is something interesting. Well, I don't know if you'll
consider it interesting. I found it fun that happened while
I was working in the house. Ryan knows that I
have deer that come to my backyard. My backyard is
a haven for some deer. It was a birthplace for

some deer this year.

Yeah, And you know I leave pairs out there in
the in the heat of the summer. I will like
put fresh water in buckets out there a couple of
times a week, particularly on the three figure degree days,
and I expected, you know, I'm working in the house
and making all kinds of noise, ripping this house apart

on the outside, and redoing stuff. I was like, I'm
gonna scare the deer off, and they're just not gonna
come back. And that's fine. You know, they probably shouldn't
be approaching people anyway. They got super interested in what
I was doing. They just assumed that anything a human
being is touched touching might be edible. Like I would
throw down like pieces of aluminum siding and one of
the deer would walk right up to it, sniffet and

then look at me like, what are you doing? Wow.
So they actually got very used to me being back there.
