Rates are about to say as they were last week
six eight seven five on a thirty and we're six
in the quarter out of fifteen, and you know, closing costs.
We talked about that a little bit last week him
this this the bomb market has been a little volatile
this week. Everybody's kind of, I guess, in flux, waiting
to see how these tariffs are gonna come to work

out for us or or against us. And I believe
in them. I think if we get in time, we're
going to be okay. And I'm willing to ride it
out for the benefit of the long haul, for the
country and my kids and yours. So we'll see what
happens and we'll go from there. But tim the bomb
market has been a little in flux. I know, you
get up and watch the Asian market and then convert
over to this one when you get your day started.

So what what what what are you seeing?

Speaker 3 (01:34):
Well, I mean at the closing bell on Thursday, you
know it was it was right where it has been.
Then overnight on Friday or Thursday night and into Friday
morning it significantly went up. So that's all back to
the you know, the Fed, the Federal Reserve met this
week and they're on a wait and see approach. They're

still concerned about inflation, unemployment, and the prospects of tariffs
are fueling more inflation. So we all thought we might
be on the down side of inflation. But now the
Federal Reserve has has smalls for concern up and they
paused their action. So they're not going to cut rates,

uh or, And then what we're talking about is the
bed fun right, they're not.

Speaker 2 (02:23):
Willing to do there.

Speaker 3 (02:25):
They've dug their heels in the sand here. Even though
there's been some push from this administration.

Speaker 2 (02:29):
To lower mortgage rtion. That was one of the issues
he campaigned on.

Speaker 3 (02:34):
So there's a lot of push from other sources, but
in all reality, the Federal Reserve is.

Speaker 2 (02:42):
Calling the shops right.

Speaker 1 (02:45):
And you know, I'll listen to the conference with d
Pale and you know, I kept waiting for the question
about pairs to come in, and they you know, there
there's a lot of stuff that they're content with. They
don't know what's going to happen. They're just you know,
staying holding padded to time. But two percent, just above
two percent, is the inflationary figure. Everything's in better shape

today than it was a year ago. That's a fact,
but there's still some signs and some changes going on
that they're trying to hold. Pat On and Tim we
talk about, you know, these mortgage rates are dictated on
the ten year bond and the movement of it, and.

Speaker 2 (03:18):
A lot of people don't realize that it doesn't have prime.

Speaker 1 (03:22):
I mean, we're at six eight seven five on a
thirty year fixed and prime is what today seven and
a quarter and.

Speaker 2 (03:29):
A half seven and a half.

Speaker 1 (03:31):
Okay, So you know, I'm just that you know that
goes to but a lot of people are. It's funny
to watch when they're prime adjust.

Speaker 2 (03:38):
One way or the other.

Speaker 1 (03:39):
Listening to realtors, goh, you got to do something, which
you know, they give their people a call to action,
but it doesn't have anything to do with prime. You know,
it's the ten year bond that dictates those rates, and
it's a you know, just the way it's always been.
But we watch it, try to keep an eye. It's
just been so volatile. I do think that the news
that we're getting on jobs and so on and so

forth are fairly accurate. You know, we went for a
long time where we thought that there was millions of
jobs created, and then you know, last June about a
year ago. In the next couple of months, they finally
came out and said, hey, the Bureau Labor Statistics is
overworked and understaffed, and a lot of the numbers they
were given.

Speaker 2 (04:13):
Us were wrong. But I think we're getting that square away.
And it's kind of comicable, are you know?

Speaker 3 (04:20):
When I looked at our report last week said we
had added one hundred and eighty thousand jobs, but when
the employment had gone from three point four to four
point five.

Speaker 2 (04:31):
So I don't know how that translates.

Speaker 3 (04:34):
But if we gained one hundred and eighty eight thousand jobs,
must say lost one hundred and eighty eight thousand jobs.

Speaker 2 (04:39):
I don't know, you see what I mean?

Speaker 1 (04:41):
Yep, And a lot of people, you know, when we
hear these numbers and look through and we don't always
you know, if you really dissect them. And you know,
there was a time you know, when you know they
would come out and do adjustment.

Speaker 2 (04:52):
They would they would do a number and they would.

Speaker 1 (04:54):
Say, okay, you know it might be a seasonal adjustment
or they would come back and do an adjustment.

Speaker 2 (04:58):
I don't hear much of that more. You know what
I'm saying.

Speaker 1 (05:00):
They come out with it and it is what it is.
And so but anyway, I mean, you know, we're you know,
six eight seventy five on a thirty year fix. We're
still taking plenty of applications. We talked about that last week.
Let's see if I can find what we got going
on this month.

I saw.

So far this one because people people, we still need
to We're getting applications. We've got a lot of stuff
going on, and I don't want people to miss the
boat and have an opportunity to buy something. The more
people we get qualified, the more competition there is in
bidding on these houses.

And that's what you know, you and I talk about
that all the time.

Speaker 1 (05:35):
Marry the home, date the loan, you know, and uh,
if we get something now, we can refinance it. How
much the cost do a refinanced tim we were just
talking about the other day.

Speaker 3 (05:45):
Nine hundred and twenty five dollars. Yeah, we appraisal, title
recording fees.

Speaker 2 (05:52):
And doc prep.

Speaker 1 (05:54):
Yeah, so let's see and that and that's not bad
at all. I had a guy asked me yesterday, Chris Gillam,
who does financing here on these carlofts in town of
Buddy Mine?

Speaker 2 (06:05):
He said, I didn't mine for two fifty. I said, yes,
several years ago.

Speaker 1 (06:09):
Bit inflation, god, ess, I think it's around thousand bucks now,
he said, y'all got title insurance and now we don't
do title insurance. We service our own loans unconventional and
our in house man, we don't have to do title insurance.
That's your huge savings. But he knew, he knew the gigs,
you know, and it's a great opportunity. But uh uh,
you know, I just want people to realize, Paul, get

pre qualified. Get know what it is you can afford
with the rate today. If the rates go down, you
can buy them more. If they go up, we need
to look at it again. You accumulate any debt, we
need to look at it again. But you know, there's
still houses out here moving and shaking, Tim and you
know it as well as I do.

Absolutely, and he better get them now because if it
comes through in the past that rates still go down,
there's going to be.

Speaker 2 (06:55):
More competition out there, yep, and more bidders and so on.

Speaker 1 (07:00):
So just you know, give us a call eight five nine,

Get your pre qualified. You know, I was looking through
some of the emails, got something hit me up today
they're looking. You know, Ayla, we're looking thinking about buying
a rental house. What are the current rates right now?
I'd be putting down twenty percent or more. You know
there's I mean, that's an email I got just this morning.

Speaker 2 (07:28):
And I'll entering back and give him the stuff and you'll.

Speaker 1 (07:31):
Go from there. But stuff is moving and shaking. People
are still out here buying and if you are considering it.
And Tim, we've had this conversation many times and we
can I've had it with my daughter's friends and stuff
when I get to visit with them and they're like,
won't wait for these rates to come down before I
buy something.

Speaker 2 (07:47):
And what's going on While they're waiting for them rates
to come down?

Speaker 1 (07:49):
Those houses are going up in value.

Speaker 2 (07:53):
You know.

Speaker 1 (07:54):
I'm like that two hundred and fifty thousand dollars house
you're looking at air and it's gonna be about two
eighty five by the time you let their rate fall
far on us. So you know that's the that's the
skinny on it, and you just you just get what
you can get. Now we can refinance it. We don't
have any prepayment penalties on anything.

Speaker 2 (08:14):
So we're just you know, on standby, but uh, well,
when the rates come down, we'll redo it.

Speaker 3 (08:24):
That's right, I mean, that's that's the strategy. Would talk weekend,
we can't and uh, you know as good as all
that you can go some some of these online lenders
or uh you know, are going to charge you five
or six thousand dollars and you got to think twice
about that strategy. But with our low closing costs and
if some if some lender tells you that here's the

here's your loan estimate, no out of pocket red flag
automatically goes up for me.

Right, So.

Speaker 1 (08:58):
That's you know, keep looking, keep doing what we've got
to do to get people to get pre qualified, get
some applications in here.

I told my boss the.

Speaker 1 (09:06):
Other day, this app taking and dream making, that's all
we're doing down here. And we did good last month.
That a lot of all you've in going and looks
like we're going to get in I was trying to
find the numbers for this month, and I don't know
that I've gotten all accurate and in here yet. But
you know, the phone's ring, and you know stuff's going on,
and don't miss the boat. If there's something out here
that you're considering doing. Let us get your pre qualified

and if you're pre qualified and with the company and
you can still shop. You know, that's a misnomer out here,
I think, Tim, a lot of people think that if
they get a pre approval letter, pre qualification letter from somebody,
they're stuck with that one particular person and you and
I and Laurie and Alex and anybody else. Let me

(09:47):
give you a quote, shop around and see what else
is out there. You know, I'm not scared of what
I'm putting out. I'm giving you the best deal I've
got right off the jump. And Tim, you know how
that looks. Sometimes the last look gets the deal. But
I try to tell people all the time, if I
give you a quote and you've got one from someplace
else and then they come back and match it, why.

Didn't they give you that to begin with? Right?

Speaker 3 (10:09):
You know, you just went through that and happened to me.
So you know, we it's one size fits all for us, regardless.

Speaker 2 (10:19):
Of you know, we don't.

Speaker 3 (10:22):
One rate is what we typically are willing to offer someone,
and hopefully we've got the lowest rate and the lowest
closing costs.

Speaker 2 (10:30):
You know, we're going to be in the game with
rape and.

Speaker 1 (10:32):
Closing costs are generally going to be, you know, much
less than everybody else's and people just just got a
call and find out. You need to know what you
need to know. And you know, we we encourage people
to shop. Get you two or three different quotes, and
if it's something we can't do or do good at,
or somebody's got a better deal, I admit it.

Speaker 2 (10:48):
You admit it.

Speaker 1 (10:49):
I you know, I'd say it right in front of
my boss. You know, hey, this is a good deal,
take it, you know, and if we can't do anything
about it, and there's there sometimes that happens, you know,
and it doesn't have very often, But we just want
you to know that you're you know, capable of shopping.
Don't feel like you're locked in you have to do
one thing.

Speaker 2 (11:07):
And you know, the.

Realtors do know a lot of people that have a
lot of connections and they got a lot of friends
that can help them do this and do that. But
sometimes that ant was the best deal either. Just make
sure that you are you know that you're free to
the shop, look and.

Bargain for whatever deal you want on a mortgage.

Speaker 1 (11:24):
You are not locked into that pre commitment or that
pre qualified letter or whatever it is you've got, and
then make sure that you stay on top of what's
going on with the rates. That the rates go up,
You're right that your qualification is going to change. If
it goes down, you're going to qualify for more. And
a lot of people don't you know, really think about
that or analyze enough to see exactly how that's going.

To shake down. But it's it is part of.

gonna you're only gonna pay for a part of the
administrative costs.

And we even are able to cover some of that costs,
and it'll be seen on the closing statement as a
lender credit.

But you don't have to.

You shouldn't have to. You know, you can see it
right there. What you're going to have to pay to
close your loan with standing prepaids for scrows about property
taxes and insurance to pay that with your mortgage payment,
that's a whole different ball of ax, and these lenders,
some of these lenders make it very difficult to differentiate
which is which. Hey, but I want to take a

minute to say I held all my buddies down in
summer Set. If anybody's listening down there today, Summerset is
in our service area and so we can provide you
the same service as we can for our Lectington and

Yeah, and Wildcat slush was kind of the pre version
of what wound up being.

all come together periodically for the awards ceremony to induct
the new members.

They generally hold down a par three and take on

These conventional loans and to me, you know, that's the
unique thing of Guardian and you know we don't talk
about that enough, but servicing these loans is a benefit.
I had somebody call me this morning they needed a payoff.
A guy out of Winchester, said, Larry need to get
a payoff. I said, well, I mean, are you reefinancing.

Or you know what.

Sometimes they'll call and try to get it front attorney
for something or I said no. He said, I just
need to go up my balances today.

Speaker 2 (18:58):
So I said, here a call this number five one
three nine two three forty one hundred. They're going to
ask for the account number, your social Security number. They'll
find out that for you.

Speaker 1 (19:07):
And that's what we do. You know, we service these loans.
We've got that you know access, I don't. I couldn't
tell him what the payoff would be, but I can
guide him the right way. And a lot of people
don't realize that and the benefit of it. And you know,
that's that's why our closing costs are so low.

We can get it. We don't have to charge you.

Speaker 1 (19:24):
A ton of money and cost you any of your equity,
you or out of pocket expenses to get a loan
put together.

Speaker 2 (19:30):
We can give you a fair cost to close it
and then you're going to pay us. And the payback
is truly in the payback. And when things happen and
you have questions or needs or whatever is going on
give us a call.

We don't have all of it at our fingertips, but
we can guide in the right direction or ten.

Good, you know, competition is good for everybody. But our
claim to fame is just like I was saying, our servicing.
And about ninety eight percent of anybody else you deal
with is going to sell that.

Loan to somebody and you're gonna wind up paying.

PEG, yeah, or somebody down the line here. I mean,
like people call and they ask me questions, you, questions, Laurie,
Alex whoever, and we try to take care of them
and and sort out what it is.

That they're checking in or checking on and go them
from there.

And uh we appreciate that and just the referrals and
just staying in contact. And I love the fact that
you know when people I don't know Kim, and I
know you're the same way.

The Good Dolphin was the owner of the Dolphin owned
that horse, and they've been waiting a long time for
a Derby one and so you know that was big
for that stable to win the.

So it wasn't a complete bus for the day, right, No,

I mean we had we cashed and tickets and we
you know, had some other chances and you know, just
try to do the best you can. I think we

Out on top. I think we that broke even maybe
a little bit down. But I mean that was hell.
It's still a good day.

If you're a little round to win anything, you know,

some debt consolidation with stuff that you know you've accumulated

through this crazy economy, doing some cash out refinances. We
put some good loans together, saving people a lot of
money on an out and go and consolidating several bills
into one, and then using the mortgage in which it
depended on how you file your taxes.

Interests can be deducted on your taxes. And you know,
so if you've got some.

Speaker 1 (32:42):
High end credit card debt that's you know, costing you
a bunch of money and interest, let us put you
in something that you know as a tax deductible at
least and and and a lot of times. Ten I'll
tell you what I've done with some people's putting, you know,
on this adjustable rate mortgage percent which you get a
thirty or fixty to eighty seven. Five said, why would

(33:03):
you do a you know, a three one arm at
seven percent? Well, closing costs for one thing, no prepayment.

Speaker 2 (33:11):
Penalty for the other. And you know you can have
a cash out without getting.

Speaker 1 (33:16):
Killed in delivery fees. And we talked about this the
other day in the office. Tim Or people, no out
of pocket. I think we talked about last week too.
No out of pocket. You got a lot of landers
at Or tell you no out of pocket which you might,
you might owe two fifty.

Speaker 2 (33:30):
You're just gonna.

Speaker 1 (33:30):
Borrow two sixty five to do the loan with them,
So pay attention to that. We're talking about shopping around.
I meant to mention that earlier, and Tim you've seen
it too. That's the Hey, we don't have any out
of pocket to do a refinance for you. Okay, if
you're just gonna have to borrow twelve thousand enclosing costs,
you know you don't have any out of pocket, So
pay attention to that. You know we're gonna give you
a good, clean quote. You're gonna know what's going on.

(33:51):
You can use your equity on a reefinance.

Speaker 2 (33:52):
If you've got.

Speaker 1 (33:53):
Construction loan, you own the lot or whatever. That's considered
equity as well. So there's you know, we got that's
good a programs as there are. Our rates are good,
closing costs are great, and we're going to service your oone.
We don't have any prepaid penalties on most of our
stuff either. So I think commercial stuff.

Speaker 2 (34:09):
We do and that's about it.

Speaker 1 (34:10):
Then I don't think that you know, it comes into
play very often, but is what it is. But just
keep on moving on. So what's your pipeline? Looking at tim,
we got about a minute or so left.

Speaker 3 (34:23):
Well, I mean there's still got a few construction deals
are in, you know, in construction, so uh, these things builders.
You know, the weather has held us up a little
bit when these houses are going to be finished and
when we can go ahead and close on permanent financing.

Speaker 2 (34:41):
But that we you know, we do a great job
of that.

Speaker 3 (34:44):
You're under construction right now on a construction loan and
you're looking to get the house finished, and you've got
to pay your builder off call us and that's called
a construction to permanent, to get your permanent financial in place,
and we're gonna be just super strong and you know
do doing that for you.

Speaker 2 (35:01):
And the closing costs are just you know, if you've
got good equity position.

Speaker 3 (35:05):
You've got a seven eight credit score, nine hundred and
twenty five dollars in total closing costs, but that does
not include scrows or property taxes and insurance. We don't
require them if you have twenty percent equity in your purchase.
All right, at the end of a construction loan, most
of our borrowers have, you know, more than twenty twenty

(35:26):
five percent equity. When it's all said and done, some
of them put down pretty healthy earnest money funds with
the builder. But if you're under construction right now and
set to be finished sometime later this spring or early summer.
