So keep those things in mind. And market had some
you know, been all kinds of news and all kinds

of meetings going on this week, but there's you know,
really not a whole lot of action in the bond
market that's helping us get these rates lower. But we're
we're fighting it. We're trying to see what's going on.

Still taking applications and making things happen. But we've been
taking applications, got a lot of stuff going on we're
just trying to keep moving forward with it. And we
you know, I tell Tim, we talk about all the time,
marry the home and date the loan. The lower of
these rates go, the more competition you're going to have
in trying to get a home bought. And you pointed

out last week ten that there's thirty three percent more
homes on the market and thirty percent less bills, so
you know, so that's going to supply and demand. You know,
so there's going to have some issues, you know with that.
So call us eight five nine, eight ninety nine one
nine three six, let us get your pre qualified, let
us take a look at it.

You know, we've got some other programs.

We've got FHA, ba USDA, we've got the Home Possible program,
and yeah, we've got good stuff. But we're six point
seventy five on a thirty year, fix six and three
eights on a twenty year and five eight seven five
on a fifteen. So get and call around to see
what other people are charge. We're going to be in
the game, and our closing costs are just really really
hard to beat when we service our conventional loans. I mean,

you know, I get I've talked to a couple of
people this week, and I've been working on insurance, you know,
claim we're doing with all the weather and all the
crazy stuff that's going on, and we you know, we
service these loans, so obviously the making sure the homes
get repaired back and everything's in shape, we're involved with that.
And I've learned a lot on that this week. And
one of the crazy things that I have, I don't

know if we talked about last week or not, but
it was the FEMA coverage and got the guy that's
got a claim and he's working on that. He bought
a little home down on the river, and obviously being
around the river, you might expect there might be a
problem every once in a while depending on what's going on.
But the policy he has, and I know there's different
levels of coverage on there, but it covers from the

floor joyce up and I was just as I learned that,
I was just like, wow, you know what I mean,
It's just the way the policy is. He couldn't have
got it any different way or any other way, but
anything below all the floora joyce he gets to take
care of. And you know, we were learning it together
and he's got to wear with all to get it done.
But I mean, and it's not like his regular home
insurance can step in and take over after the fact

that it's either a FEMA claim or a you know,
a liberty mutual claim or whoever.

But but back to that FEMA budget.
Speaker 3 (03:10):
How in the world is a budget for FEMA when
it's unknown budget? How many the FEMA budget what they
have set aside for you.
Speaker 1 (03:19):
Know, he's paying for his insurance. He's got floods over there.

But in general, how how does the government know how
much to appropriate for FEMA. Well, okay, we're going to
have ten hurricanes in you know, or around the country.
I mean, it's femas has as stretch. Stand my point.
Speaker 2 (03:36):
Well, I think that they're probably going to do away
with it anyway. Let it be stated in the state
operated or whatever. But it's I don't know what's going on.
But it's just that coverage himself was he could have
got it. I talked to the agent, you know, because
I'm learning, you know, this is all new to me,
handling these claims, and I said, he said, he couldn't
have got any other policy. And he said, I don't
care if he got it from Lloyd's of London, Mercury, Neptune, whoever.

He said, it's going to be the same coverage is
not much difference in price, but they're all the same.
And it's just, uh, you know, I'm learning on it.
But these insurance companies. I had guy that had insurance
that I was working with, they didn't send him a gesture.
So he takes a video of his house and pictures
of his house, sends us to his insurance company, and
then they tell him what they think it's going to

cost to fix it. I'm like, what, And that's a
well known that a SAFECode, you know. So so now
he's went in, you know, he's about fifteen thousand dollars
more than expenses for building his house back and just
to the same quality. He hadn't gone above board, ain't
done anything else. So now he's still got an open
claim and it's just, yeah, we're learning on it.
Speaker 3 (04:34):
But it's that offered him one eight thousand dollars for
a new AC system and.
Speaker 1 (04:41):
On this guy didn't have that problem.
Speaker 3 (04:42):
But really, now he should have been getting the twelve
thousand dollars HVAC they short changed on the claim.
Speaker 1 (04:51):
I remember you tell me about that. Yeah, well it's
because it's below gray.
Speaker 2 (04:55):
And then he's got to build back the code and
they don't cover him building back to because everything's changed
in his area. So, I mean, it's just crazy. The
other guy was one that sent his own video. They
didn't come and do any No, no adjuster showed up,
you know, just on his pictures and his videos is
how they tried to send him, you know. And he's
he's still got some open numbers and he'll get it
figured out anyway.

That's kind of that's complicated. Well, we're learning as we go.
Speaker 2 (05:19):
But uh, and then you know, we've just had crazy
weather and different things happen. So the main thing is
we've worked on the moral stories. We service these loans.
That's from our closing costs are as cheap as they are.
We're helping these people get through it. There's more going
on than usual, just based on the weather patterns that
we had nothing too awful bad and and you know
what this part of what we do, tim you know,

I mean, once they get in the family, we'll keep
him in here and take care of them, make stuff happen.

And I'm learning.

I just haven't I've had several different cases in here,
and and I tell all everybody that I'm working with, hey,
I'm I'm just learning. It's new to me, so I'm
just trying to put it together. And they understand and
they'll help me.

But wouldn't you agree we've had more than our share of.
Speaker 3 (06:05):
You know, acts of God around Well, sure, that's why
there's that's why what we had to start.
Speaker 2 (06:10):
Hearing it at this level, and that's why we had
to start doing at this level. I mean's there's just
so many different roof claims and and this, you know,
just just different stuff with crazy weather and but if
you want to deal with the local bank, be local
by local and stay local. And that's exactly what we
do here at guarding. I tell people all the time,
(06:30):
you know, that's that's kind of what you're getting in
our closing costs. You're gonna have a hard time beating them,
and we're here to help you and we'll help take
care of these things. So keep that in mind. We've
got a new loan officer on board with us, Richard Klaunch.
He's been around town doing blowns for quite a while
and he's set in with us for a second, and uh, well,
I just wanted to get him on here so that
if anybody's wondering what's going on where he may be

that Richard, We're glad to have you on board and
got some good stuff going on and hanging out. But
you know, let this if you want to say, you know,
people can reach out to you. I guess most people
have yourself on them, but like they do mine, you
know they do, they do. But thanks for having me in.

How many years have you actually been doing moltgages going
on thirty one? Wow, that's about almost many, Pinky, and I've.

He brought me under uh his wing, he did. Yeah, yeah,
now you got him under your wing. But we got
some a lot of experience in here, and we pride
ourselves on that. We talked about all the time. As
the market changes. You know, we've not lost anybody. Actually,
you're coming over here in a time when you know
rates are you we've all sold him at higher yeah,

and when they were low, they sold themselves. But I
mean we have have had about the same eight people
here in Lexington for a long time. We're proud of that.
We're glad to have you come and join us, and
you've been doing loans for quite a while. And Richard
just you know, uh, very very well attuned and in
tune with v A faha and a lot of those things.

And so we just we're not reinventing the wheel, like I.
Speaker 2 (09:06):
Say, you just got a new place to come in
and hang your hat and still do business.
Speaker 1 (09:12):

Yeah, well, Richard understood our business moodel. You know from
the get go how we are structured in the event
that we take the payments for Freddie Mack and we
are services so that you know, he knows better than
me that some people say, well, who's going to.
Speaker 1 (09:32):
Service with my loan? Yeh, yeah, I get it correct.
Speaker 2 (09:34):
We have about three and a half billion with a
B in servicing. So people make their payments to Guardian
and they can drop them off in the drive through
here at Guardian and we're trying to make things happen.
And like I said, we get phone calls about all
kinds of stuff. Right now, we're helping people with insurance,
but we have well, you know, whatever the circumstances may be.
Speaker 1 (09:55):
It could be you know, taxes.
Speaker 2 (09:58):
They might have a question about their taxes and Richard
Digger and call and say, hey, you know, I saw
all change here.
Speaker 1 (10:03):
My bills changed, and it's it's not the payment.
Speaker 2 (10:06):
You know, the rate and interests are still the same,
but it's your your taxes or your entrance have changed.
And people will call and and they'll reach out to you.
And that's what I like about it.
Speaker 1 (10:14):

It's just be local by a local and stay local,
and people can come into branch, they can make a
payment in here, and uh, you know we still you know,
it's I like it. And now I was telling you
the other day when we were chatting it. You know,
I'm doing loans for people's kids that I did loans
for I've been here long enought that.
Speaker 1 (10:31):
You know.
Speaker 2 (10:31):
The other kids are mine homes and they have enough
confidence in us and they bring us in and and
and it's a kind of a cycle of life, I guess.
You know, everything keeps going and they trust you and
they want to work with you just as you well know.
And that's what it's about, having some integrity and getting
things done you say.

And it's, uh, there's so much of a different process
in here than anyplace else.
Speaker 1 (10:56):
No, not at all just a matter of how it's
handled on the backside.
Speaker 4 (10:59):
And and and the rates and the closing costs.
Speaker 2 (11:03):
Yeah, and and are closing a lot of people, they
how do you do your closing costs? SOT, And you
got to have prepayment pilling. We don't have any prepayment penalties.
You don't have to have a check in or savings
county in here, although we offer all of those things.
And so you know, we just try to make sure
that we keep everything that we can conventionally and our
in house money, our adjustble rate mortgages we keep at
h A V A USDA Kentucky House and those are
(11:25):
loans that we don't service. So we'll take care of,
you know, about anything that we get from you. But
we do owner occupied non owner occupied farm loans. We've
got about all the products we can, but we don't
do boat loans, note loans, car loans or anything like that.

We just do our regular stuff.
Speaker 2 (11:45):
So once again, six point seventy five on a thirty
year fix, six point three seven five on a twenty
five eight seven five on a fifteen and you know

that we've got six point seven five on a thirty
year fix, six and three eighths on a twenty year,
six point three seven five, five point eight seventy five
on a fifteen year fix, So keep that in mind,
and closing costs are still in check.

We used to do two fifty four refinance.

Five hundred for a purchase, but now, tim what of
the nine fifty eight I think for all of a
sudden done the eighty dollars recording beed, So you're still
going to get a fair deal on closing costs. And
we service the loans. We talk about servicing the loans
and so on and so forth. So we're talking a
little bit about some of the different insurance stuff we
have going on, and we get to see a lot
of it. But now with all of the crazy weather
(13:35):
we've been having, we were dealing with a lot of
different claims, a lot of different amounts, and a lot
of different places, and we've taken on now handling more
of that here at the branch than we have. But
that's just out of necessity based on the current circumstances.
Speaker 1 (13:47):
And I like working with the.
Speaker 2 (13:51):
People and hanging out and I hate that I have
to deal with them under these circumstances. But I'm learning
and we see what's going on. But something else that
we were talking about last week and what we need
to be aware of is is credit. And a lot
of people. I talked to somebody this week and she goes, oh,
there's an application, and she said, well, so and so
(14:11):
has already pulled my credit.
Speaker 1 (14:12):
And I said that's fine.
Speaker 2 (14:13):
I said, you have a two week window where you
can have mortgage credit report pulled on you and it
won't affect your score. And it won't. That's really the
way it works. And so you know, I said, we
will pull one, but it's not going to hurt you,
and it didn't. So people, you know, don't be afraid
to get out in the shop and make sure you
(14:34):
know what's going on. I mean, I see some crazy
closing costs, and Tim, you and I talk about it,
and the claim to fame on her refinances of this
say no out of pocket, no out of pocket, but
you might borrow fifteen thousand dollars more than what you
owe to cover the closing costs. And that's not what
we're going to do in here, so you're losing equity
and that keeps people from wanting to do these things.
But for nine hundred and fifty eight bucks, you can
(14:55):
do a refinance in here, and you know, all things considered,
there are no delivery fees. But just for a standard refinance,
we can do that and that covers the appraisal, little
title work, everything, including an eight dollar recording fee for
the new mortgage. And so you don't have to have
a big rate drop to break even when you're spending
(15:16):
that type of money for a closing costs, plus you
got a couple of months without making a payment. We
structure it right. We've had some people coming in. We're
doing some consolidation. You don't putting them all into one mortgage,
and sometimes it's a rate increase to them and sometimes
it's not. But we've been creating some cash flow and
some other stuff. Richard, I appreciate you stopping in business

kind of still pitching it and hanging on to it,

You know, they never called me back. But we decided

we just go ahead and cut that and release that too.
So we've got we've got a couple of them that
are on uh to set to release, and I'm just
gonna put them out as I've got an album that
I'm redoing, it's coming out real soon. And these singles
that we're putting out. And then once, h once I
get a handful of singles that are uh ready to

go out, I'll just put them on a compilation CD
while we're working on another album. I'm just gonna put
some stuff out. We're just gonna be putting every direct direction. Man,
it's gonna be on the all kinds of platforms and
and uh get out here and rip and run and
run around the country and play these songs.

And when people when you look up Jay Edwards after
the show today and you find them on Spotify or whatever,
it's just Jay, not Jay, but it's just Jay Edwards.
And I know I've got all of these stuff marked
up on Spotify and we're and then you're just on
every music platform I guess, aren't you.

Oh yeah, yeah, nine nine point nine nine percent of
all of them. I don't know which which zero one percent?
We're not all, but all of them.

I got you how long you know? How long you
been writing music?
Speaker 2 (25:24):
I mean, what inspires your what's the you know, like
like me, and you know, like I like to write
a poem, and I don't know if they may could
ever put any music to them, But I mean, how
do you how do you get a good, good song
put together?
Speaker 5 (25:34):
Well, first of all, I've been writing since I was
about nine years old. I wrote the first of the
song with a little gospel song with my tep of
my mom. But when I was nine and uh, I
then writing my whole life. It comes from different places,
I used to, I think I when I first started writing,
I started or I guess writing in school when you
(25:56):
had to write stories and things and personal experiences. That
didn't ever really suit me because it seemed like somebody
was always laughing at my story. So I thought, well,
I'll tell you what I'll do. I'll write somebody else's story.
And that's why I do in my songwriting. I look
out there and I see somebody else going through something,
and I think, well, what would they be thinking? And
I write down that, that idea, that concept, and then
(26:21):
I just kind of go with that, And that's why
I try to treat my music and hopefully at the
end of the night, somebody walks up and says, hey,
that's what I was trying to say, and you know,
so we just sometimes it's a hook, sometimes it's a concept.
Sometimes it's a riff or a little little groove, and
I think, well that right there, just it feels like
(26:43):
it says there's a whole lot of nothing going on.
Something ain't right.
Speaker 1 (26:46):
So yep, he just flow with it.
Speaker 2 (26:49):
You play all over Nashville down there, and I know
you have been doing it for quite a while, so
people want to find you. I mean, you've got a
Facebook page, You've got all that, and uh yeah, your
philosophy in Nashville. The way I understood that what we
were talking earlier is is you play all your songs
and if somebody comes up, and and it's come up,
somebody comes says, I want you to play Bob Seeger.
(27:09):
I mean that's not that's not what you play your stuff.
Speaker 5 (27:12):
Yeah, I played mine. I say, hey, I got a
song that I wrote for Bob Seeger. And then I say,
he never called me back, but I wrote it for him.
And I play one of my songs. I've been doing
it for ten years, man or more than, on Broadway
and Second Avenue and all across Nashville, playing all originals.
They told me I couldn't do it hadn't been done
in thirty five years, and I just I said, well,
(27:33):
I think you're missing the mark. And I started playing
my originals and the tourists come to town and say, man,
it's the first original song I've heard since we've been
here for eight days.
Speaker 1 (27:43):
And were having a blast.
Speaker 5 (27:44):
I mean, it's it's crazy. We play places like the
food court up there on Fifth and Broadway, and that
that may look kind of funny on your resume, but
same time we're reaching you know, hundreds or thousands of
people and they're just sitting there listening to us. And
then they call say, hey, you want to come to Houston,
or you want to come to Michigan, Sure let's go.
Speaker 1 (28:06):
So it could be done, you know.
Speaker 5 (28:09):
I just it's right now. Nashville is just in this
deal with it's all the request lines and even if
I don't know your song, I'll learn it in thirty
seconds and I'll give you a crappy version of your
favorite song and you give me thirty dollars, you know,
And that's that's not the way I do things. And
I go in in tell them, say, I'll tell you
what we'll do If you don't like this, if you
(28:30):
don't think this sounds enough like a Chris Tableton song,
you just come down and get your tip by the
tip jar, and you know it's all fine by me,
and I play my own music.
Speaker 2 (28:41):
Yeah, And then you're gonna be one to four this
afternoon with Amanda Fruits Cocktails Bar and Grill, thirty ninety

thinking about what's holding cargo to build as many houses

because inventory is on the rise and the cost of
building with rates me and what they are is going
to over a period of time, is you know, going
to take its you know, take its tolls. So it
will help you if you just let us know what
it is, just good and we'll put a plan together.
If it can't do anything, now we'll know what we
got to do to get you there. And a lot
