Speaker 1 (00:00):
This is Grow Omaha, the only radio show that talks
about economic development, construction, business expansion, and all of those
things that make Omaha a great place to live or visit.
Grow Omaha on News Radio eleven ten k bab.

Speaker 2 (00:15):
Well, Good morning, and welcome to the show. Jeff Beal's
here at your service. Thank you to our sponsors Dingman's
Collision Center and Cheer Athletics for making this possible. Glad
you've joined us. This is the only show in the
Omaha area that talks about real estate, development, construction, really
anything related to your favorite city becoming bigger, more vibrant,

(00:38):
and more prosperous. Well, without any further ado, it's time
to bring on my co host, a man who is
a legendary real estate deal maker and one day past
his birthday, seemingly in pretty good shape given the circumstances.
Trenton Maggot, Good morning. I want to turn on your
micro friery. Go now say it again own everyone. Good morning,

(01:01):
Jeff Well, Good morning, Trenton, Morning Bill. You know, at
age fifties, people are probably wondering who the Hell's Bill?
That's our producer who'd enter on my mic? But people
are probably wondering at you know, at age fifty six,
you probably don't stay out late partying on your birthday.

Speaker 3 (01:15):
On Friday night, it was actually pretty mellow, and we'll
probably celebrate tonight more than we did last night.

Speaker 2 (01:20):
Well, we've got some pretty good news that we're celebrating
at our office in AI NP Dodge. We announced this
week our merger with First Management, Inc. So NAI NP
Dodge is the commercial real estate arm of NP Dodge,
which is, you know, the Nebraska's largest full service, integrated

(01:42):
real estate company, been around since eighteen fifty five, one
hundred and seventy years for the mathematically challenged at any rate,
we're always looking to grow and develop and serve our
clients even better, and so we worked with Eric and
Randy Wiessler and their partners from First Management. This is
is a commercial real estate firm that does a lot

(02:03):
of different real estate, but they're really well known for
retail space, have one point six million square feet, been
around for six years. We've joined forces, so the First
Management folks have moved into our NAI NP Dodge offices
and our MP Dodge Management Company offices, and we're all
going to be working together for one as one big

(02:25):
real estate company and we're going to make an even
bigger dent in the Omaha market.

Speaker 3 (02:29):
Yeah, very exciting. Led on our side by our fearless leader,
Deb Grave, who was is a fabulous job president of
an AIMP Dodge and Jeff helped as well as well
as Vert the folks from First Management Inc.

Speaker 4 (02:45):
You may know them as Management Inc. From way back when.

Speaker 3 (02:49):
They traced their roots back to collaboration with John Weebe,
who not only worked on the Onola Gay as a
self taught engineer.

Speaker 4 (02:58):
I got to meet him a couple of times.

Speaker 3 (03:00):
His name's on a lot of things as a philanthropist,
donated a ton of land, a ton of money to
children's charities as an orphan himself. And he built a
couple of things, or he built a lot of things.
But he built the Center Mall, the fabulous looking property
that's more of an office building now. It had an
anchor of brand Eyes than he built West Roads may

(03:23):
have heard of it, and yeah, absolutely, And he had
a lot of strong relationship with a gentleman by the
name of Ed Schoning who is up there in years
but still has a foothold in Omaha and built a
lot of properties. So we are delighted. For three decades
I've worked with Randy and Eric Weiler, and on the

(03:49):
property side is Tom Adams who recently retired, and then
his son Nick, who does the property management. So we're
excited to have them in the fold and collaborate with them,
and so we're excited to see NPDD grow by about
one point six million square feet of retail and office
property management as well.

Speaker 2 (04:10):
Well, we don't have a commercial. I'm sorry, we don't
have a Grohamha EAT's restaurant column. It's an off week.
We do those every two weeks. Those are written by
Chris Corey and sponsored by all Mes Office Equipment. But
fear not, you can read any of our reviews by
going to grohamha dot com and clicking on reviews in
the navigation bar. But let's get into our News of
the week, which is brought to you by Eagle Mortgage

(04:32):
Eagle Mortgage Company dot com. If you want to stop
by the office one hundred and fourteenth and Davenport, just
south of Dodge. They are in the business of helping
you get your piece of the American dream. And we
are now officially in late winter. In fact, March first
is the first day of meteorological spring, even if it's

(04:53):
not official seasonal spring meteorological spring which means house hunting season.
Before you go out there, you want to talk with
Holly Win or one of her team members and figure
out what the best lending solution is for you.

Speaker 3 (05:05):
Remember, they're not a bank.

Speaker 2 (05:07):
They shop the banks and find the best lending solution
for you. Eagle Mortgage Company dot com, Well Trent. First
up on the docket, Bellevue Bay water Park, which we
are eagerly anticipating, is going to have its groundbreaking March twentieth,
not that far away.

Speaker 3 (05:26):
This is going to.

Speaker 2 (05:27):
Be one of the four largest water parks in the
United States of America. One hundred thousand square foot building
with a retractable roof, plus a major outdoor area will
open in twenty twenty seven. Sixty million dollar project will
be located at the interchange of Kennedy Freeway aka US

(05:48):
Highway seventy five and US Highway thirty four, south side
of Bellevue.

Speaker 3 (05:54):
It is a very exciting project. Kudos to the City
of Bellevue of how they've put this together. It's a
very large project and I hope it's incredibly successful. This
is one of the Good Life Transformation Act projects that

(06:14):
the state legislature put together, and I hope it does well.
It's going to be out of side, out of mind
for a lot of people, but I'm sure that social
media and advertising and word of mouth is going to
be a paramount to the success of this well.

Speaker 2 (06:30):
And location on that one is not critically important because
it's about a it's going to be a three to
five hundred mile draw and so it'll be one of
those places that people seek out. And of course it's
going to be located along a freeway. Also, as the
next several weeks and months go by, we're going to
have more and more details about what's going to be

(06:51):
built around that project, because it's gonna be part of
a massive complex, as Trenton said, will be part of
the Good Life District program. Peter bild of Allha is
building a truck sales and service center in Gretna. It's
right along Interstate eighty. The address is one fifteen oh
two Wickersham Boulevard. But if you can picture southwest of

(07:13):
the Interstate eighty Highway three seventy interchange, there's a Walmart
supercenter just beyond that Walmart Supercenter. Steel has gone vertical
on that building, and also as part of that project,
a new frontage road has been completed which links that
area to the west all the way over to one
hundred and sixty eighth Street.

Speaker 4 (07:33):
That project has been in the works probably for seven years.

Speaker 2 (07:37):
January passenger traffic at Omaha's Epley Airfield was up one
and a half percentage points in January twenty twenty four.
So that's an encouraging sign, especially since twenty twenty four
overall was the number one record breaking year for passenger
traffic and Epley history. In January, three hundred and sixty
four thousand, five hundred and thirty eight people went through

(07:59):
the terminal. And while we're talking about the airport, I
thought it was a perfect opportunity for a stump the
Trenton moment.

Speaker 3 (08:07):
Trenton, are you ready? I am ready.

Speaker 2 (08:09):
Let's see if you are stumped or if you are
not stumped, what airline has the greatest market share when
it comes to number of passengers going through Eppley Airfield?
What airline has the greatest market share in Omaha?

Speaker 3 (08:26):
I am going to go with Southwest ding Ding Ding
Ding Ding.

Speaker 2 (08:29):
We failed to stump the Trenton. He got it right,
But I don't give up very easily. I didn't know,
but I was my guess.

Speaker 3 (08:35):
I figured that because of the direct connections and people
seem to get on there.

Speaker 2 (08:42):
Actually they have it by a large margin. They have
thirty five point three percent market share in Omaha. Southwest
Airlines really dominating. With the money, they could put some
USB chargers on their chairs. There, you have it, but
I'm going to I don't give up easily. I'm going
to stump you, Trenton. What here is the number two
airline for market share in Omaha.

Speaker 3 (09:03):
That's easy, that's American. Damn.

Speaker 2 (09:05):
You got it right. Okay, I'm gonna get you on
this one. Number three, number three. You want me to
say United, It's probably United, So I'll say United. Oh gosh,
you're right when you were saying. When you were saying
that it's you want me to say United is probably United.
But I'm gonna go ahead and say Delta. I was
ready to go eh, but unfortunately.

Speaker 3 (09:27):
You said United and you got it right. You're good.

Speaker 2 (09:28):
You cannot stump the Trenton. So don't even try, folks.
We probably, in fact, I probably won't do a stump
to Trenton for several months now because I'm rather deflated
because he got all three of those questions.

Speaker 4 (09:39):
I was coming in cold too. Yeah, it truly was.

Speaker 2 (09:42):
It truly was a cold stumping that failed, that failed
to stump, oh cold. The long awaited pickleball courts planned
for Lewis and Clark Landing on the river Front are
still in the permitting process with the US Army Corps
of Engineers. Bid packages have been issued and construction is
expected to begin this This was the last lingering part

(10:03):
of the overall riverfront project. It is if you can
picture the Keywit Luminarium, there's a little bit area, a
little area just to the northwest of it, where there's
still construction, fence and weeds.

Speaker 3 (10:14):
That's supposed to be the pickleball court.

Speaker 2 (10:16):
For some reason, it was not in the first phase
of the project, and apparently if anything is done in
that area a proximity to the river, the US Army
Corps of Engineers has to give it its government bureaucratic
stamp or whatever is involved.

Speaker 3 (10:31):
But we should be getting those pickleball courts. Thank god. Trenton.
You can get out there and play a little pickleball
se You know, we are due for a major overhaul
of the city's master plan. It's been like thirty years.
And I was talking to my friend Ryan Blumkin, who
said he's been playing pick a ball for like twenty
five years, so he's like one of the ogs of
pickleball at Omaha. Yeah, and with this new master plan,

(10:52):
I wonder if they're going to put things in for
office and retail industrial that if you have so many
employees or somebody square foot, you have to have pick
a ball, either indoor or outdoor. And I think we're
getting pickleballed out. But there's a big one going to
be opening up Omaha. Pickleball or something getting to be
opened up pretty soon Southwest.

Speaker 2 (11:13):
Okay, that's a lot to follow there. But anytime you
have a conversation with pickleball, master planning, and Ryan Blumkin
all in one paragraph, you consider it a pretty good day.
Recent Census Bureau data shows that brain drain in Nebraska
is trending down.

Speaker 3 (11:30):
That's a good thing.

Speaker 2 (11:32):
In fact, get a load of this Omaha employment since
the pandemic has added a net of sixty seven thousand jobs.

Speaker 3 (11:39):
Excellent, that's not bad. Okay, So we're settling for smaller brains.

Speaker 2 (11:44):
Construction is just getting started on a Club car Wash
at one hundred and eighty third and Maple that is
immediately west of an existing Burger Detour restaurant. Club car Wash,
based in Columbia, Missouri, has nine existing Omaha are locations.
We bring this up for one reason and one reason only.
We have probably been asked twenty nine times in the

(12:07):
last month, what's going in next to Burger d Twour
on Maple. Now, you know Club car Wash.

Speaker 3 (12:14):
They've been pretty prolific. There's been some shakeout of some
of the car wash brands. I would say my favorite
is Tommy's Express, and I've done a bunch of those
and I use them and I think they do a
good job. But I would say Club car Wash is
a survivors. They're on a hold with Tied a Way

(12:35):
of car Wash. Rocket seems to plan a lot, but
they don't build a lot. And a few International car
Wash Group, which is one of the biggest, has tried
to come into the market and they've pulled out. I
think they've sold some of theirs to Club Wash, and so,
like a lot of cities, I think Mexican restaurants are next,
because we have announcements on our news feed about more

(12:58):
and more Mexican restaurants coming to Omaha and car washes.

Speaker 2 (13:03):
Okay, so we finished this morning's news segment with a
bit of infrastructure news. Holy cow, you can tear down
a bridge pretty fast. Last night, at nine o'clock PM,
the Harney Street bridge over Interstate four eighty was scheduled
to be torn down. They were going to start at
nine pm last night. They did at eight o'clock am

(13:26):
this morning, the bridge was mostly gone. In fact, if
you want to see what it looks like, just go
to grow Omaha dot com. It's right there on our
top of our homepage. But if you click on that picture,
there's a little bit of detail about it. I actually
went down there this morning, and I'll be honest, I'm
I took the photograph. I'm no Brad Williams, but forgive

(13:48):
me when you see the photogra it's not bad. But
I took this thing. I was standing on the Farnham
Street bridge sticking my cell phone camera through the little
spaces of the cyclone fence to try and get this
under the circumstance as well. No Brad Williams photo. I
think I did a pretty good shing. It looks really
well and that it smells like a fresh picture too.
And anyway, you'll be fascinating when you see this four

(14:08):
to eighty is being diverted for the weekend. It's supposed
to be open for traffic by Monday morning rush hour.
I think it will be. I mean got to give
Hawkins Construction credit for this.

Speaker 3 (14:19):
They have.

Speaker 2 (14:21):
They have brought this bridge down pretty fast. Now the
bridge is then going to be reconstructed. The new Harney
Street bridge will take a lot longer to build than
the old one came down. It'll be late this year,
and then next year we do the same thing to
the Farnham Street Bridge.

Speaker 3 (14:37):
Can I tell you about the four thousand square foot
building at twenty nine oh nine Farnham Street or Harney
Street that I have for sale? Which time? Twenty nine
o nine Harney Street, right next to the sure you said,
did you tell me? Say so much time? Are you
telling me? I'm telling you twice? Right? Okay, go ahead
say many times. I already did, thank you, Okay. So
Trenton has a listing really close to the soon to

(14:57):
be reconstructed Harney Street Bridge, and you can get a
hold of it him by sending a note to Trenton
dot maggot at NP dodge dot com. Yeah, artists, google
Trenton Omaha and I will be there. I've always said
you're one of those people that's like share.

Speaker 2 (15:12):
You just use your first name and everyone knows who
I'm talking about in a good way. And that's your
news of the week, brought to you by Eagle Mortgage
Eagle Mortgage Company dot com. Well, speaking of Eagle Mortgage,
we've got the head of that company with us right
now this morning. Her name is Holly Schneidwin, good friend
of ours, good friend of gro Omaha's. And because we
are going into the beginning of meteorological spring on March first,

(15:36):
we're going to talk about an update with home financing
because we know a lot of you are thinking about moving.
That's the spring thing to do in America. So stay
with us. You're going to love this conversation with Holly. That,
of course, and many other things yet to come in
the hour you're listening to Jeff and Trenton on grow Omaha.

Speaker 3 (15:53):
We're brought to you by.

Speaker 2 (15:54):
Dingman's Collision Center along with Cheer Athletics and we'll be
back in a moment on news radio eleven ten AFAB
and welcome back to the show, Jeff Beils and Trenton Maggot.
Here in the KFAB studio, we're brought to you by
Dingman's Collision Center. Along with Cheer Athletics. They are the
nation's number one all Star cheer Jim. If you count

(16:14):
all of the Cheer Athletics locations currently in operation and
coming soon, it's about fifteen of them. One of them
is even in the United Kingdom, which is pretty cool.
They started in Dallas, Almah is very fortunate to have
one of them. These things are the Cadillac of the
All Star chair business. And when I say all Star
Chair is big deal, I mean it's going to be
an Olympic sport in twenty twenty eight and generally considered

(16:37):
one of the highest levels, if not the highest level
of cheering as competition. Great place for your kids or
grand kiddos to get involved and to really learn a
lot of life lessons. You can find out more at
ca ca IS and Cheer Athletics Caomaha dot com. Well,
we have Holly Schneidewin with us. She is the owner

(16:58):
of Eagle Mortgage. As sometimes I say, on Kfab, e
go mortgage. Ever know us on the morning show, Holly,
they'll say, sometimes e go mortgage.

Speaker 5 (17:08):
No, But is that Scott that does that?

Speaker 3 (17:10):
Scott? Yeah, sometimes I say, e go mortgage.

Speaker 5 (17:14):
Uh maybe, well call us whatever you want, just call us.

Speaker 3 (17:17):
Yeah.

Speaker 2 (17:18):
And so you've been you guys have been around for
thirty some years now doing the mortgage business.

Speaker 6 (17:25):
People asking them like hold on, hold on, I got
to count on my hands, fingers toes.

Speaker 3 (17:29):
You run out.

Speaker 4 (17:30):
You don't have any didget.

Speaker 5 (17:31):
I don't know. So I think there's I don't know.
You guys do the math.

Speaker 6 (17:34):
So Eagle started in nineteen ninety one and I joined
in nineteen ninety three.

Speaker 3 (17:40):
Okay, so you've been around for thirty two years and
the company for thirty five years.

Speaker 5 (17:46):
Yup. We're going on.

Speaker 3 (17:47):
And as everyone says, you started when you're.

Speaker 6 (17:49):
Twelve, right, Yes, that's where all these wrinkles come from.

Speaker 2 (17:53):
You don't have any wrinkles, holl looks great, But Holly,
let's talk a little bit about the market. You know,
we are getting so close to spring, and there's just
something about you know, when the weather turns, I mean tomorrow,
it's going to be real nice. All next week's going
to be real nice. Are probably maybe a lot of
people looking at houses. What do they do to get started?

Speaker 3 (18:13):
And what do you need them to do if they're
going to get a loan through Ego Mortgage.

Speaker 6 (18:18):
So first of all, everybody needs to get out of
their heads that rates rates might come down. But you
know what, I've got some people that are like, we're
waiting on the sidelines, We're waiting for prices to come down,
a race to come down.

Speaker 5 (18:30):
Well, let's not count on it. So yes, what do
we need.

Speaker 6 (18:34):
Need to do to get started, Let's get an application,
Let's have a conversation, Let's figure out where do you
want to be, what do the numbers do?

Speaker 5 (18:43):
Have you budgeted? What do you want to spend?

Speaker 6 (18:45):
And then let's figure out what does that back into
for a price or cash to close.

Speaker 5 (18:51):
And we just have a conversation.

Speaker 3 (18:52):
And even if they think they're going to wait or
the rates you're going to come down, or price aren
come down, or the inventory is going to go up,
by going to Egle Mortgage, I assume you can kind
of put them on the right track. You're gonna be
here today tomorrow, ten years, twenty years, So why not
figure out what they can spend and if they want more,
figure out what they have to get between now and

(19:14):
then exactly. I could work at egle Mores.

Speaker 5 (19:17):
You could.

Speaker 3 (19:18):
Yeah, it's a hard test, but.

Speaker 2 (19:20):
You passed, And Holly, I guess I'm gonna latch onto
something you said there just a moment ago, you said
some people sit on the sidelines waiting for prices to
come down. I could see how people would hope that
maybe interest rates might come down a bit, but prices
of houses generally not really.

Speaker 6 (19:37):
I mean, you know, we're not post code and I
hate to even say that word anymore. We're not past
pandemic where prices and people were offering way above and
purchase price. You know, they were offering gap praisal gaps
and paying cash and it's not happening that way right now.
But our inventory, which that's my friends at say MP

(19:57):
Dodge or any of the realtors can tell you is
the inventory is not crazy up there, so prices aren't
coming down. I think they're selling for pretty close to
list price now, so it's not as competitive.

Speaker 5 (20:13):
It's not as competitive.

Speaker 6 (20:14):
You know, you're still seeing some seller credits being paid
right now, so you don't normally see that sometimes in
the really competitive market.

Speaker 3 (20:21):
I pulled up a we'll call it a mean but
at the back of Michael Stainberg's company card. Michael Steinberg
is a very successful developer, built a lot of Walmart
properties and things like that, did a lot in Omaha
as well. From Omaha, and it's an old man with
a cane, and it says the young man who waited
for the price of real estate to come down.

Speaker 5 (20:43):
And he's no longer young.

Speaker 3 (20:45):
He's no longer young. And I get it when by
now you hear about the in Miami and the waterfront
properties where the billionaires are knocking out one hundred millionaires.
That's not Omaha. But I can understand when when people
are concerned, when when real estate's at an all time high,
and you know, the rates have been pretty steady for

(21:06):
the last couple of years, and even though if they're
on seven percent, we'll get into that, it's still affordable.
I remember my first house ninety four was eight point
five percent. So and people that are older.

Speaker 4 (21:18):
Than me a matter of perspective, nighty two.

Speaker 3 (21:20):
Percent, right. But at the same time, should people be
concerned if they're buying at the top of the market,
what's the odds that it's going to go up versus
go down? And I know you don't have the crystal.

Speaker 5 (21:33):
Ball rates or property values.

Speaker 3 (21:35):
Property values.

Speaker 6 (21:36):
Let's say, oh, property values are not going down in
the last what fifty years? We've seen what seven years
that have actually been zero or negative in fifty years
of history of real estate. So odds are chances are
your property value is not going to go down. So
I had somebody in my office yesterday and we were

(21:58):
kind of doing.

Speaker 5 (21:58):
The prequelity approval. So we.

Speaker 6 (22:05):
Went through and he's like, well, he wants to payment
a certain amount. Well, I tried to explain to him,
you might not get your payment exactly where you want
to go. You still qualify, but just remember when you
make your payment. Part of that's principal paydown. You are
paying towards your your wealth, your assets. The other piece
would be you get the appreciation in the property versus
renting your landlord. You're paying your landlord to own that

(22:29):
property and get that appreciation.

Speaker 2 (22:31):
So we're talking with Holly Schneidwin, owner of Eagle Mortgage,
and Holly, when the interest rates did go up. We
saw a big drop in refinancing. Are we seeing any
refinance work coming back.

Speaker 5 (22:45):
Yes, So we're helping people.

Speaker 6 (22:48):
You know, maybe it's not exactly a circumstance where we're
dropping interest rates, but we are dropping monthly cash flow
out going. So we are deck and solidating, you know.
I mean it's just this time of year where people
have now lived off. So maybe some credit cards.

Speaker 4 (23:05):
They're having a little eighteen percent or more.

Speaker 5 (23:07):
Yeah, that's not good.

Speaker 6 (23:08):
So you know what, we're trying to help them manage
their debt.

Speaker 5 (23:12):
I mean, that's what we do.

Speaker 6 (23:13):
You've got a property, the asset managers manage the assets,
we manage the liability, and that way it can help
build those assets.

Speaker 2 (23:20):
You know, we have a lot of boomer and Silent
generation listeners, and we hear a lot about reverse mortgages.
What's what's going on with with reverse mortgages? How common
are those and what do people usually consider before they
decide to go, Yeah, I'm going to have a reverse mortgage.

Speaker 4 (23:39):
We'll take those calls from the silent generation.

Speaker 6 (23:41):
From the silent generation, So you know, a reverse mortgage
is I'm getting more and more questions asked about it
because we've got it sixty two and older.

Speaker 5 (23:53):
It doesn't fit everybody, but it's.

Speaker 6 (23:56):
Worth a conversation. They're not the devil. I don't know
how else to say. You know, people hear all kinds
of bad things about reverse mortgage, and it's it's not
as bad as what people say it is. They don't
want your house. They're not gonna take your house. It's
still a mortgage. It's just a different type of mortgage.
So we're utilizing their asset to help them either get

(24:17):
by take us.

Speaker 5 (24:19):
Yeah.

Speaker 3 (24:19):
Has that increased over the years? Reverse mortgage is increased
as time of Selic does.

Speaker 5 (24:24):
His job, don't go to Tom Selleck. Have they increased? Yes,
I've got a couple in the works right now.

Speaker 2 (24:30):
So yeah, okay, how you want to stick around a
little bit after the break, we might ask you another
question or two. All right, all right, we're gonna we're
gonna keep Holly schneidewin here in the studio and maybe
ask her a question or two when we come back
from the So stay with us. We also have our
commercial real Estate Development Spotlight of the Week coming up.
You're listening to grow Omaha, brought to you by Dingman's

(24:52):
Collision Center and Share Athletics on news Radio eleven ten
kfab and welcome back to the show, Jeff Bils and
Trenton Maggot. At your service were brought to you by
Cheer Athletics along with Dingman's Collision Center for metropolitan area
locations Northwest oh near one hundred and twentieth in Maple
I have another one one hundred and forty fourth in
Industrial Road, Downtown, Papilion, Midtown along Saddle Creek Road. They

(25:15):
all do a fantastic job. And when you go there,
tell them that grow Omaha sent you. I don't know
why you should tell them that, but I've always wanted
to say that. Tell them that grow Omaha sent you.
At any rate, we think Dingman's are being part of
the show. It's time for your commercial real estate development
Spotlight of the Week, which is brought to you by
not All Companies. This is when we talk about projects

(25:38):
and developments and news and activity happening in or around
one of not Ale companies. Many local projects, and when
I say many, I'm not kidding.

Speaker 3 (25:47):
They do a lot.

Speaker 2 (25:48):
Probably the most prolific developer around when you consider all
the projects they've done over all the years, and not
just in Omaha, but in other parts of the country
as well. They are under the steady leadership of Nodel,
who is also a community servant working on the as
head of the streetcar committee right now, and so many
other things. But we're proud to have Nodel Companies as

(26:09):
part of the project and you can learn more about
them by going to Nodelcompanies dot com. Well, what are
we going to talk about today for the Nodel Companies project.

Speaker 3 (26:19):
Two things. They both involve Xarbon Village. The first one is.

Speaker 2 (26:24):
That the twentieth Annual Omaha Film Festival is going to
be taking place on March March eleventh through sixteenth at
ACX Cinemas in x Sarbon Village.

Speaker 3 (26:36):
This is going to be really cool.

Speaker 2 (26:37):
Information is available about it on the x Sarbon Village
Facebook page. I guess you could probably learn about it
by going to ACX Cinemas as well. Also near Xsarbon Village,
more of a growth and development topic, we've really seen
a ton of progress on the apartments under construction at

(26:58):
seventy first and Mercy, so just west southwest of Xarbon
Village proper if you will, this is a heck of
a project is a four story building, two hundred units.
One of the things that's quite unique about it is
they built the project in such a way that has
its own parking garage. The parking garage is already done
right now. They're framing out the apartments. But we've had

(27:19):
a lot of people say, what are they building? You know,
just east of seventy second and Mercy. That's what it is,
four story, two hundred unit apartment building. And it's if
you want a picture where this is just north of
the think healthcare office building.

Speaker 3 (27:32):
They tore down another office building for it.

Speaker 2 (27:35):
Yeah, that was an old uh that was It was
an old uh I think six nineteen sixties era building
if I remember correctly.

Speaker 3 (27:41):
Built by John Madden, not the one that most people know,
but a prolific develpera that was from Omaha, then moved
to Denver and actually Jane Nodel used to work for
him in Denver and was very successful.

Speaker 2 (27:52):
It was a building that it was very nondescript though
there like it didn't have a ton of windows and
the area was built. Yeah, yeah, I remember at one
time the Social Security office was in there, and when
we got married, we went in there. To change my
wife's name. We wanted to do that real fast before
she changed her mind. What was she before Stephanie Winter?
Stephanie Winter, you knew that. I think you're taling about

(28:13):
her first name?

Speaker 3 (28:14):
Okay? Was there another apartment complex that's going to be
built to share this parking garage?

Speaker 2 (28:20):
Not that I know, We'll see, okay, maybe, Well, we
have Holly schneidewin with us. She is head of Eagle
Mortgage and one of our longtime sponsors. And hollywell, I
wanted to ask you just a couple more questions before
we let you start your weekend. The first one is
home improvement loans. You know, there are always that group
of people out there who are thinking they want to move,

(28:42):
and then at some point they say, you know what,
let's just fix up the place we have. So what's
the what's the latest with or the latest trends if
you will, with home improvement loans?

Speaker 6 (28:51):
So I think people are staying in their homes knowing
that we have three percent interest rate, three and a
half percent interest rate. So yeah, people are calling asking
we can do several different things. You can do a
home equity line of credit basically pulling equity out if
you need it to do some work, you can do
a home equity loan. Maybe you could just re do

(29:13):
the whole loan and what we call a renovation loan.
So we do have those available too, And actually you
talk about people already in their houses, that doesn't mean
we can't also use those for people purchasing a house
that needs some work. So we see a lot of
nineteen houses stuck what in the nineteen seventies that people
are buying. I just saw one that still had the
orange carpet. Now this one had orange or the walls.

Speaker 3 (29:36):
Now you just said three and a half percent. People
are heads, their ears are perking up. What do you
mean by three and a half percent.

Speaker 6 (29:42):
Versus interest rate? We do not currently. Yeah, so let's
just say I currently have a three and a half
percent interest rate on my home current currently. So that's
what's causing the shortage of houses on the market, right,
because why do you want to move or people move
when current rates which you mentioned, what are rates doing?

Speaker 5 (29:59):
Now?

Speaker 6 (30:00):
I hear that all the time. What are the interest rates?
That just depends. There's so many factors that go into
an interest rate. But why would somebody want to move
when rates could be around seven percent now, so why
would you double your rate? But I'll tell you what people.
Circumstances happen. Families grow, families downsize. Circumstances require people to

(30:22):
either refinance, purchase, move, move around and guess what, you
still have the house? What do you marry the house,
date the rate and d rate. So eventually, when rates
do come down, which we're anticipating, they are going to
just a matter of when.

Speaker 3 (30:38):
Okay, let's say that somebody has a three percent or
four percent whatever their rate is, they want to keep
that rate, but they want to they want to put
twenty percent of their home value in remodeling.

Speaker 4 (30:50):
Can you do a second yes, at a seven.

Speaker 3 (30:52):
Percent or whatever it is, whatever the current rate is,
and they can keep their first rate, and so it's
a blended rate.

Speaker 4 (31:00):
Yeah.

Speaker 3 (31:00):
Okay, yep, I think's one of the figure a lot
of business this week, Eagle Mortgage. Tell them Trenton, say.

Speaker 2 (31:06):
You and uh and with that, Holly were We're we're
gonna go ahead and wrap up. But thanks for joining
us this morning, and we also appreciate your sponsorship of Groma.

Speaker 6 (31:15):
Yeah, so thanks for having me on. It was great
and yeah, now I get to start my weekend.

Speaker 2 (31:19):
Alli Schneidewen, let's start, owner of Eagle Mortgage Eagle Mortgage
Company dot Com. Gonna take our final break of the hour,
and when we come back, we'll have our Perkins Chritzer
Construction Lightning Round. So many things to talk about in
a very short period of time.

Speaker 3 (31:34):
Stay with us.

Speaker 2 (31:34):
You're listening to grow Omahap brought to you by Dingman's
Collision Center along with Cheer Athletics on News Radio eleven
ten KFAB and welcome back to the show, Jeff Biel's
and Trenton Maggot. At your service. It is time for
your Perkins Kretser Construction Lightning Round, in which we talk
about a lot of things very fast, and it is
brought to you by Perkins Chritser Construction. They are a

(31:58):
full service general contractor that has a great deal of
experience building all types of buildings. It doesn't matter whether
you're talking about a from the ground up office building, church,
retail building, or anything else, or if you're talking about
building out and renovating spaces inside an existing building.

Speaker 3 (32:19):
They do all of that.

Speaker 2 (32:20):
They stretch from Grand Island and North Platte all the
way east into Iowa up to Sioux City, and of
course they're big time here in the metro area. Dave
Kreutzer is the owner. We know Dave very well and
can personally vouch for his talent, his work ethic, and
his integrity. So Perkins Chritzer Construction use them if you

(32:43):
are looking for a project contractor and find them at
PC construction dot com. Well a few things that we
have to go over today, so many of them. Prairie
Flower Casino recently unveiled its expansion. They went from seven
thousand square feet to seventy thousand square feet.

Speaker 4 (33:04):
I just for the smoking section.

Speaker 3 (33:06):
It may have been.

Speaker 2 (33:07):
Maza Middle Eastern Cuisine plans to open early this summer
in the former Sofa A Kitchen space, and that is
at twenty or basically two twenty South thirty First Avenue
in midtown crossing Tipico. A Lato, a Mexican ice cream concept,
plans to open its fourth location later this year. It's

(33:27):
going to be in the old Market Trent and this
is in the former Niche space and just to the
west of that. We announced a couple months ago that
a Korean restaurant is going in so A nice little
bit of rejuvenation for that part of the old market.

Speaker 3 (33:41):
Excellent.

Speaker 2 (33:41):
The runs A restaurant at nine to six five South
seventy second Street has reopened for business. They tore it
down late last summer. It had been for you old
timers a Broncos. In fact, I'm so old I remember
when that Broncos was built. At any rate, it became
a runs A restaurant many many years ago. They decided

(34:02):
they no longer wanted a Runza that looked like a
Broncos or tasted like one, and so they built a
new one. Looks real nice and it is open and
up and operating. Ever Bowl and Alsae and Superfood restaurant
is holding a grand opening March sixth. This is at
twenty nine thirteen South one hundred and sixty eighth Street,
so that's just a little bit southeast of one hundred

(34:24):
and sixty eighth in Center. Local owners Jill and TJ.
Isaacs planned to give away three hundred Ever Bowls between
five and eight pm on March sixth. This is a
California based chain with about one hundred locations nationwide.

Speaker 3 (34:39):
And you can wash it down with either Crumble Cookies
to your north or Nothing Bunt Cake to your south.

Speaker 2 (34:47):
Two more locations of Ever Bowl are planned for the
metro area, but those locations have not been announced. Red
Lotus Thai Express Red Lotus Thai Express had a ribbon
cutting this wee for its new restaurant in Papillion sugared
Ledge Bakery near It's a little bit northwest of two
hundred and fourth and Dodge. They have temporarily closed in

(35:10):
order to refresh the space and expand the menu. They
expect to be reopened sometime in March. Then we have
Bounce Culture Fitness Studio plans to open in early March
ninety seventh and Giles Road in La Vista. This is
a locally owned boutique fitness studio. Will offer many trampoline
workouts which sound pretty cool. Hard but sound pretty cool.

(35:35):
Got some closings Poke Boba House in the Old Market
closing February twenty eighth. The Hardy's Restaurant at eight eleven
North two hundred fifth Street, that's near two hundred fourth
and West Dodge Road. It closed, going to be replaced
with an Abelardo's restaurant and just up the street from

(35:55):
that a little bit to the west, Omaha bakery has
closed really close to the mark and some of that
stuff up there, I think it's Cumberland.

Speaker 3 (36:04):
Drive that that's on.

Speaker 2 (36:06):
And then speaking of closures, better watch out because more
than thirty Omaha businesses face potential closure because of unpaid
food and drink permits that according to Douglas County Health
Department's February nineteenth announcement. Hopefully, since then, that's three days ago,
some of these businesses have taken care of that little
demo demographic necessity. And let's see what else do we

(36:29):
have here. La Poblanita, a South Omaha Mexican restaurant that
abruptly closed last August, is doing to go orders today
from eleven am to five pm from a private kitchen.
The menu includes pasole blanco rojo with two chicken. I
don't think we need to get into these details, but
if you want to do it, you can go do

(36:51):
their Facebook page and learn all about it.

Speaker 3 (36:55):
And that was like I said, in South Omaha.

Speaker 2 (36:57):
And then speaking of South Omaha, we have a cool
complex going in at thirty sixth and just near the
It's Z Street, which is gonna be a cool commercial
use for that. So out of time that's it for
this week. I'm Jeff Beils and I'm Trenton Maggot. You've
been listening to Grow Omaha, brought to you by Perkins

(37:18):
Chreizer Construction, Cheer Athletics, and Dingman's Collision Center. We'll chat
with you next week at nine right here on News
Radio eleven ten kfab
