had several of you right in worried about his health
and safety. But he's fine. He's back and his name
is Trenton Maggot all Rigatto Bilsan. So are you telling
me you were in Japan?

Yes, Canuchuwa everyone, Trenton and Amy went to Japan and
we were going for seventeen days and it was all
in the name of research for grow Omaha and how
we can make Omaha a more vibrant and.

Be like Japan.

Speaker 2 (01:30):
So the only thing we have to do is get
thirty six million people to be here and then we
can be just like Tokyo.

Speaker 3 (01:37):
Yeah, it was about thirty seven million. There's more since
you counted last and we had Tokyo and it is
such a well run city the if ever there was. Obviously,
Omaha doesn't have one hundred and twenty five million people
or three seven million people in one city, such a
well run intermodal trains, buses, taxis. They even have Uber

and you took the bullet train the chickens. The chickensend
throughout Japan as well, and they already have the technology
they're gonna have the fastest. It's called mag Lev, which
you should see it online, ladies and gentlemen. It actually
goes three hundred and seventy five miles an hour. And
they're building more of them, and it's faster than anything

in China, five miles an hour and it actually levitates
about four feet above the ground, so there's no friction
when it gets going.

Speaker 2 (02:32):
We need that for the new street car. Go from
tenth and Hardy to the Med Center in three point
two seconds.

Speaker 3 (02:38):
Before you leave that. That's about what it is. And
you see this thing. But even the trains now they
go a couple hundred miles an hour. We got around
and we hit the sites. We even got to go
to the World Expo, which, if people that are in
the know here believe it or not, in eighteen ninety
eight the Trans Mississippi Exposition had two and a half
million people in Omaha, Nebraska. Where are they slept in

tents or covered wagons or what?

Airbnb? Pretty much?

Speaker 3 (03:04):
And what are the four was for that, but basically
we ended up in outside of Osaka for a day
and at one point six billion dollars, they built a
two hundred and thirty million dollar grand ring and looks
like a giant Jenga set. Check it out. It's going
on now if you can go through October thirteenth. I
believed for six months they spent one point six billion dollars.

Some of it will stay, someone will go. But I
highly recommend Japan. It's a beautiful country, it's a great
culture and wonderful people.

Yeah, and I didn't realize that the Drover now has
Carolyn's cheesecake and that is delicious. I know they've had
it at like Bazia and other restaurants, but Carolyn's is
the most unique and excellent cheesecake. And thank you for
those beautiful pictures. Chris, great review.

So, of course, the Drover is located not far from
seventy second and Mercy Street, been there forever, And according

accessory dwelling units and our third segment today about a
cool model version of that. You'll be able to see
downtown pretty soon. Well, so right up on the news docket.
First thing, Creighton University has announced that it will very
soon break ground on its new campus quadrangle. If you've

been by campus at any time recently, you know there's
a great deal of construction going over there. And one
of the things they're going to do is vacate Bert Street.
They're going to take the baseball practice facility that is
currently there and they're going to move it to the
east and that whole area is going to become a

(07:22):
quad This is a almost twenty five million dollar project.
It's going to be five point seven acres and it
looks like ground is going to be broken here very
very soon, and the completion date is Fall of twenty six,
so it'll only be about a one year project. But
this is an addition to their new softball stadium, which

(07:44):
is coming along nicely, their sophomore residence hall, they're soon
to break ground new baseball practice facility which will be
used also by CWS teams. And they're building a new
shop and warehouse for all of the behind the scenes work.
That'll be just a little bit north of Cumming Street.
So Creyton continues to really ramp up quite dramatically.

Speaker 3 (08:07):
It's amazing what Creyton has done with Cumming Street and
north and south of that, and unbelievable support that they
get from the community, and it really made a difference.

Speaker 2 (08:19):
And while we're on the academic front, Clarkson College at
forty second to Dodge a place where I actually used
to work in a previous life. I was actually Dina
student affairs until I rescued you at Clarkson College, until
Tritton rescued me into the commercial real estate profession. At
any rate, very excited. Clarkson is going to hold a
groundbreaking ceremony here pretty soon for a bunch of construction projects,

(08:43):
and we'll actually have the president of the college on
in a couple of months to talk about that. But
today I want to mention one specific part of that project,
and that is Clarkson is going to be constructing a
huge digital reader board sign screen on the north west
corner of its buildings, so the southeast corner of forty

(09:05):
second and Dodge. So if you can picture that big
video board on the new Children's hospital, there'll be something
similar and they'll use it to kind of promote healthcare
as a career. It'll be part of a big four
story display on the side that'll also have the logo.
You'll be able to see through a lot of it
if you're in the building, but on the outside it'll
look like kind of a wall they called a scrim

(09:27):
or kind of like a screen, and then on top
of that will be the logo, and then it's very
large vertical digital board that'll wrap around the corner of
the building.

Speaker 4 (09:34):
Corner officeholders will be able to see through it.

Speaker 2 (09:37):
They'll be able to see through the scrim but the
part where the actual video screen is, they won't be
able to see through that. My guess is that corner
office might not be quite as desirable as it was
before the board was put up. But actually, if I know,
if I remember correctly from a tour, I took a
couple of weeks ago. That's actually a classroom right there,

(09:57):
so maybe it'd be good. Students will focus on class
instead of looking out the window. They did not. I
kept waiting for the offer, but it did not happen.
I'm sure it's just a matter of just a matter
of time. Well, the earth shook a little bit a
few hours after last week's show, because that's when Warren
Buffett announced that he is retiring and giving up the

(10:20):
cele CEO role, turning it over to his right hand man,
Greg Abel, who will become CEO by the end of
the year. But Berkshire did confirm on Sunday at the
regular board meeting that Warren will stay on as Chairman
of the board, but all of the CEO responsibilities by

(10:42):
the end of the year will move over to greg Abel. Trenton.
Did you feel the earth shake all the way over
in Japan?

Speaker 3 (10:48):
Absolutely, they were talking about it. And Warren Buffett is
so well known and not just financial communities but in
pop culture, and you hear his name everywhere and he
has done more for all and a lot of people think,
you know, well, just does he give a lot of money? Well,
he's made so much money for people who made billionaires
and a hundred millionaires and whatever. Those people have given

(11:10):
a ton of money as well. So thank you, mister Buffett.
And very impressive.

Speaker 2 (11:14):
Yeah yeah, And we we wish a Warren Buffett many
many many more years on this planet. Even though he's
almost ninety five. We feel that I I just got
an inkling he's going to keep on going, and we
hope he is chairman of Berkshire Hathway for many more years.

Speaker 3 (11:32):
And he's also doing it in style and probably the
most disruptive way he could do it, because I could
you imagine it. For whatever reason he did he was
incapacitated or whatever, it would be very ugly on the
stock market and everything else.

Speaker 4 (11:46):
But now they're doing it a controlled manner.

Speaker 2 (11:48):
Yeah, face it, and so brilliant, like pretty much everything
else that the Oracle of Omaha has done over the
course of his career.

Speaker 4 (11:54):
Did you do any of the festivities?

Speaker 2 (11:56):
I did not. I did not. Some years I do,
but not this I kind of regret not going down
there because normally I don't. I'm not a shareholder, but
normally I can scare up a pass from a friend
or something like that, and this year I just didn't
even think to look for one. Too bad. I would
have loved to have been there for the big announcement.
You're wait until next year, right, The Omaha City Council

(12:16):
is reviewing an ordinance to enter into a purchase agreement
with Milwork Land Company, LLC, and that will be to
facilitate the development of the Millwork Commons parking garage. This
is something that we're eagerly anticipating because Millwork Commons, which
is the area north of Charles schwab Field that has
been converting very impressively over the last several years. That

(12:39):
area is going to really accelerate once this parking garage happens.
And all estimates are that this thing will be complete
by the fall of twenty six, so a little over
a year. They're going to start working on it this summer.
All this stuff has been worked out. You have to
play around a little bit with some of the little
parcel ownerships and this sort of thing, but this parking

(13:01):
lot will be I'm trying to think the exact the
exact address. Yeah, this parking garage, let's say tenth and Nicholas,
so it'll be northwest of tenth and Nicholas, so it's
a very underwhelming site right now. There's a couple of
scraggly looking buildings that a lot of people are not

(13:23):
going to miss. They might they might kind of have
eye sore status, But this is getting close and you
should start to see some ground being broken and some
demolition happening there pretty soon. Also, keep in mind at
Milwork Commons you have two apartment buildings that are early
on in the construction process, the Dizzy Mule apartment complex

(13:47):
which is pretty much done or close to it, and
then the future Radford Hotel, which is a renovation of
an historic building, which should be starting here I think
any day now.

You got other projects there too.

Speaker 2 (14:00):
Yeah, it's it's a really dynamic area where a lot
of things are happening. We're going to wrap up our

I probably should have thought of it earlier, but I
would echo what you just said. Happy Mother's Day to

you start by giving us the thirty thousand foot view
of Title Core?

Speaker 4 (15:38):
Thanks Jeff. So.

Speaker 5 (15:39):
Title Core is a title in settlement services company, so
think just like you would think a normal title company.
We handle title insurance and settlement services for residential or
commercial transactions. We're based locally here in Omaha, so our
kind of bread basket, our normal and most of our
business comes from there in Iowa, but we can handle

(16:02):
or help place transactions all across the country. And in
addition to do and kind of title and settlement services
for residential and commercial transactions, we also have a ten
thirty one exchange company in house, so we're able to
handle ten thirty one exchanges that occur on our commercial
transactions as well.

Speaker 3 (16:18):
Well. Thanks for you on the show today. Oh we're
still going, so tell us what is title insurance?

Speaker 4 (16:26):
For those that don't know?

Speaker 5 (16:27):
Oh, thanks, thank you for that question, Trenton, and for
anyone who maybe doesn't know. Trent and Jeff did not
prep me at all for this so that they have
no idea what I'm going to say here. I mean
so we like I was going to say, this is
live in every sense of the word live. So I
appreciate that question. Title insurance is an insurance product. We're
regulated by the Nebraska Department of Insurance and what we

ensure as marketable title for the buyer. We also issue
a product to lenders and transactions to ensure that they
have a foreclosable security interest in the property and that
they're in the position that they want to be in.

Speaker 4 (17:01):
And in order to.

Speaker 5 (17:01):
Do that, we have to search the public records, various
sources of public records to determine both the status of
ownership of the property and then also if there are any
leans or encumbrances or other things that might affect your
ownership of the property, including easements. And then we issue
a report to everyone in the transaction that says, this

(17:23):
is who owns the property, this is what property we
think you're talking about, and these are all the things
that affect it. And that way everyone can have you know,
it's a high degree of confidence in the transaction that
they know what they're getting and that they're at the
end of the day, the buyer is going to get
exactly what they thought they were going to get. And
then you know, obviously, in addition to doing all that
research and issue and that report so that everyone knows

(17:44):
what's going on, we kind of back it up with
an insurance product. So if we're wrong or the buyer
doesn't get what they thought they were getting, then we
have a claims process so they can get paid out
and made a whole.

Speaker 3 (17:56):
So it's very important. Even if you have the cash,
you want to go through the title company make sure
that you have what they call a clean title, right, correct.

Speaker 5 (18:06):
Yeah, that's we're always using that term clean title. We
want to make sure that the title that the seller
is offering to the buyer. Again, I think maybe the
industry term is marketable, but but colloquially that's a hard
word to say on the radio. Colloquially we call that
a clean title, so that you're getting what you think
you got without any leans or incumbrances.

Speaker 3 (18:26):
And for those listeners that are still here, I mean,
title insurance isn't exciting.

Speaker 5 (18:32):
Uh yeah, I was surprised at the offer to be
on the radio to talk about title insurance. So I
appreciate the opportunity, but I hope your listeners survive.

Speaker 4 (18:40):
So I'll tell you what.

Speaker 3 (18:41):
Sam is the go to guy, and he's also an attorney,
and he's gotten us out a lot of difficult situations
and cleared up a lot of issues that.

Speaker 4 (18:52):
You get yourself in a lot of interesting that's true.

Speaker 3 (18:54):
That is true, and most of the charges never stuck.
But anyway, Title Court does a great job, and I
do a ton of business with them, and I do
a lot of transactions. And you've got great people, and
I've known Janet Clark and Beth Bucklin and you and
your father, who's also a Sam Cooper.

Speaker 5 (19:12):
Also a Sam Peoper also president of the company.

Speaker 3 (19:15):
For a long time, and so thank you for doing
such a great job.

Speaker 5 (19:20):
Well, we loved, I mean, we love doing it. I
know that it probably is, you know, to your point,
a little boring, a little bit in the weeds of
the real estate transaction. But for those of us involved
in it, and those of us at our company, I
can tell you we really really really love doing.

Speaker 2 (19:32):
What we do.

Speaker 5 (19:33):
And we got a lot a lot of long time
people that have been there doing it forever, and they
do it frankly at this point, particularly when you talk
about some of the people that you just met here
fifty years. Yeah, some of them been doing it a
long time. And I the only reason they're still doing
it is because they love it, and we love We
love doing what we do. They love getting in there
and helping out our clients.

Speaker 3 (19:49):
There's some weird things where you'll be closing on a
property or trying to close a property, and then you'll
find out there's a little piece of property that is
owned by someplace someone down a Mississippi or something, and
you got to get a quick claim deed or you
got to you got to solve these issues before you
can close a property. And so sometimes it's up to
the minute to close a property. Well, yeah, that's exciting.

(20:11):
That's a good point, though. You know, we try to
avoid that. We try to make them as smooth, We
try not to slide into home as best we can,
but sometimes you do. And I always say, you know,
when that kind of point is brought up, you know,
you don't really need know you need a good title
guy until you need a good title guy, and at
that point you want to be using the best.

Speaker 4 (20:27):
And that's what we always.

Speaker 5 (20:28):
Say is you know, you're never gonna know on that
deal until the report comes back whether it's clean or not.

Speaker 4 (20:32):
And if it comes.

Speaker 5 (20:33):
Back dirty, you need a good title guy to make
sure that your deal closes on time. And I think
that that's kind of what we bring to the transaction.
That's the value we bring.

Speaker 2 (20:42):
We're talking about Sam Cooper from Title Core Nationals, sometimes
referred to just by the initials tc N. But Sam,
you know, when when Trenton is talking to you about
Title Core, he's thinking it from a commercial real estate perspective,
since that's what he does. A lot of our listeners, though,
their interaction with title companies is when they buy a house,

and so some people might just think, hey, you know,
I don't know. The title company just appears because the
realtor suggests one. But talk to us a little bit
about how people can choose a title company when they're
buying a house and why they should choose TCN for
a residential transaction.

Speaker 5 (21:22):
This is such a great question. Thank you so much
for asking it. I didn't even know you're going to
ask this question, but I was hoping you were this question,
so thank you. Yeah, it's probably one of the larger
things we fight on the residential side is the perception
that and I guess the kind of commoditization of our industry.
You know, people just think, oh, the title company is

(21:43):
the title company. They're all the same regula. You kind
of draw one out of the hat and that's it,
but it's not. I think what's important to remember is
that there is a difference and you do have a choice.
So you want to make sure that your title company
is one that's got a long history in the community.
Title Core in one form or another has been around
since eighteen seventy eight, so long long history locally in

(22:04):
this community. You want to make sure that they've been around,
that they know what they're doing, and you want to
make sure they're going to keep your transaction safe and secure.
In addition to obviously the title part of it, we
handle a lot of money. Have we provide escro services,
and on the residential side, that might be the biggest
check someone ever writes in their whole life. So we

(22:25):
want to make sure that we're handling that with all
the professionalism that it deserves. So you do want to
make sure that when you're choosing a title company, you
pick and go with one that will meet your needs
as best you can.

Speaker 3 (22:38):
When it comes to title insurance, I'm pro choice too.
So the industry is regulated correct. And I'm buying a house,
and I may want who should reach out to? Who
should I talk to when I want to find tattle

proud of the state of Nebraska, because we got some
good affirmation. We get a lot of good affirmation lately.

(27:06):
It seems like we're so often ranked as the best this,
or the best that, or the top ten and another thing. Well,
just this week Giralmaha reported that Omaha is the fourth
best mid sized metro area in America for working moms
in twenty twenty five. This is according to co Working Cafe.
The rankings were developed using fifteen metrics such as share

(27:31):
of employed moms, childcare accessibility and affordability, work from home
and self employment rates, access to pediatricians, income, many more.
So congratulations Omaha, you are a great place for working moms.

Speaker 4 (27:44):
Just ten time for Mother's Day.

Speaker 2 (27:46):
And then Nebraska is number five on US News and
World Reports annual Best States ranking. The twenty twenty five
rankings just were released. I think it was Tuesday or
Wednesday of this week. The twenty twenty five ranks evaluated
all fifty states to capture how they best served their
citizens across a range of categories. So here are the

(28:08):
best states to be in in twenty twenty five. Number
one Utah, Utah won that for the third year in
a row. Interesting, Number two New Hampshire, Number three, Idaho,
number four, Minnesota, number five, co Huskers, number six, Florida,
number seven, Vermont, number eight South Dakota, our neighbors to

(28:28):
the north, Number nine Massachusetts, and number ten Washington. Nebraska
did find itself ranked number one in one of the subcategories,
Nebraska number one in the infrastructure subcategory. Yeah, so we
have the best infrastructure in America. That US News report
is very influential. And you know, this comes not too

(28:52):
long after Forbes ranked Omaha as the number one city
to move to in twenty twenty four. So these are
some heavy hitting recognition pieces that we see Omaha coming
up with lately.

Speaker 3 (29:06):
There's a lot of road construction, there's a lot of
technology that's coming into Omaha and the streetcar, and we're
always innovating, which I think is important.

Speaker 2 (29:14):
Yeah, quality of life remains high, and we do know
a lot of people have moved here because in addition,
Omaha earlier this year was named the number one hottest
housing market. And I remember when I saw that, I
fell over because you know, Trent and I were both natives,
and you know, we're happy to live here, chose to
come back here. We both moved away for a while

(29:35):
and came back. But to see Omaha, our hometown, a
number one hottest housing market was kind of crazy and
a little bit a little bit hard to believe. Another
thing that came out in March, Google released in a
press release, and they released this in late March and
I just found out about it this week. But there's

(29:56):
a thing called Google Flights fl ighd flights as in
airplanes and all that. I didn't even know that existed.
But they released a report about the top ten summer
destinations in twenty twenty five that were searched for on
Google for this summer, and this was they considered US

(30:16):
locations that would be visited with departures from other US airports. Okay,
Omaha was seventh, You're kidding me, number seven? First, how
much of that is for a College World Series? I wondered,
because when I first thought it, when I saw it, rather,
I thought, okay, a good chunk of that has got
to be College World Series. But that's just ten days.

(30:37):
And this was for travel between June first and the
end of August. And so I'm wondering.

Speaker 4 (30:43):
People like Baby Elephants, is it.

Speaker 2 (30:46):
The zoo could be part of that, but as part
of it, maybe all of these rankings, some people say, hey,
let's go to that place. Is it a fluke?

Speaker 3 (30:54):
Ever since the Omaha football call and just getting our
name out there is a wonderful thing in Warren Buffett
and Berkshire. Hathaway does a ton of that, and I
think people talk about us and it's highly positive.

Speaker 2 (31:07):
Yeah, it was really cool, but abit, albeit a nice surprise.
And then finally Trenton mentioned this earlier accessory dwelling units.
We have their ADUs. Basically, the city recently passed Nordon
saying that it is now permissible to build an adu,
which is like a little smaller house a cottage in

(31:28):
your backyard. Now, for those of you that live in
newer neighborhoods, be careful with your homeowners Association, even.

Speaker 3 (31:34):
Older neighborhoods like mine, that they will have ohs. And yeah,
we reneed a covenant, so I don't know, I'd be
surprised if the city stuff controlled.

Speaker 2 (31:45):
At any rate. It is now is now permitted in
the city, assuming it doesn't interfere with your your hoa
or something like that. But the whole idea behind this
was to make housing more affordable because you would have
one piece of land and oftentimes easier. Called the mud
in law cottage, you know, it's a it's people build.
They don't last as long as mothers in law generally,

(32:07):
but this, you know, for aging parents adult children or whatever,
and it's it's really a great way that some cities
have helped with housing affordability, and Omaha now is allowing
it to Uh. There is a very cool display being
constructed right on the entry plaza of Heartland of America

(32:29):
Park as you're coming from gene Leahy Mall. It is
under construction. It will be done pretty quick. They're moving
to south and correct and it will be on display
all the way to October. So check that out. It
will be kind of a cool little third and maybe
maybe you could have an ad U in your yard
if you don't have an h AA prohibiting it. So

(32:49):

Cool. I am excited to go see what the new
location looks like. Dodge on the west side. So Baker
Supermarket has announced something that has been rumbling around as
a rumor for the last couple of years, and that
is they are indeed going to build a grocery store
northwest of two hundred and fourth in Q Street. It'll
be a forty million dollar project and at one hundred

(34:33):
and twenty three thousand square feet, it will be about
fifty five thousand square feet larger than the traditional Baker
stores in town. It's going to be called Baker's market
Place because I wonder if they're trying to be kind
of like the world's greatest high v and indoor amusement
park in Gretna with all of that. Groundbreaking will occur

(34:53):
the summer. Completion is scheduled for twenty twenty six.

Speaker 3 (34:57):
There's a lot of pat sites around there too, so
it'll be interesting to see how how that grows up
over there. But I think it's been like twenty five
years since they built. A lot of people think that
one hundred and thirty second was the last Crow supermarket
for Bakers, but I think it was.

Speaker 4 (35:13):
Lakeside.

Speaker 2 (35:14):
Yeah, it's it's been quite a while. So good to
have Kroger slash Bakers building again in Omaha. West Roads
Mall will see some big changes. According to final PLAT
documents reviewed by the Omaha Planning Board earlier this week,
the one hundred and seventy four thousand square foot West
Anchor Store, which was previously a Yonkers department store, is
getting a thirty two thousand square foot two story addition

(35:38):
put onto it. According to the PLAT documents, the former
Granite City building will be demolished because they need more
parking for the store that is going to be replacing
the Yonkers. There has been no announcement as to which
department store will be replacing Yonkers. Nothing is official, but
we're pretty sure it rhymes with Billiards. Moving right along,

(36:02):
we have a bath, a big d The Stamina Bar.
The Stamina Bar, Omaha's first video game themed energy bar,
will open at eighty seven thirteen Shamrock Road and Countryside Village.
I didn't even know there was such a thing as
a video game energy bar.

Speaker 4 (36:18):
I thought the games just gave everybody the energy. Tentative
opening date is set for September. First.

Speaker 2 (36:24):
Big Grove Brewery is just weeks away from opening its
first Nebraska tap room inside the recently completed Catalyst Building
on the University of Nebraska Medical.

Speaker 4 (36:35):
Side really cool and we've been through that building.

Speaker 2 (36:37):
It's part of the Edge District, which is west of
Saddle Creek Road, and the catalyst is what is the
is known now as that former Omaha Steelworks plant, the
old steel Mill.

Speaker 4 (36:47):
This is a big deal.

Speaker 2 (36:48):
Big Grove started in twenty thirteen near Iowa City, Iowa,
and now has locations in Cedar, Rapids and Des Moines, Iowa.
Signage has been installed in some of the interior build
out work has been completed for Tracks Lounge West.

Speaker 4 (37:04):
Have you been to the other one? The original?

Speaker 2 (37:06):
Have I been there? I am crazy about fried chicken.

The new one will be within walking distance of my house,

I get there. Mouth of the South, the local Southern
and Cajun inspired restaurant, is now fully back under the

ownership of its founder, Ryan Ernst. They had a twenty
seventeen fire at their original location up in Florence. They
moved around a bit, and so the original guy now
owns it, and it is, according to him, returned to
the concept that started it all. They have one location
located in Lakeside Hills near one hundred and sixty ninth

(37:50):
in Westerner Roads. I live very close to You could
walk to mouth of the Second Walk downtown, but I'm
not going to do it. Yeah, theoretically, I mean you
could walk across town. Let's do it, all right. The
