I can't wait to go down there. They've had some
good restaurant's done in the Town Crossing and love Pickleman's

Yeah, what's that?

Speaker 2 (02:13):
Yeah, it's Tracks Lounge West. They just opened on Wednesday
and I've already been there Tracks Lounge West. This is
southwest of one hundred and eightieth and Q Street. Of course,
the original is on sixtieth Street, just east of Ksarbon
still going and that's been there sixty years. Anyway, very
very good. It's a lot more open and well new,

newer than the old one, but same delicious fried chicken,
and i'd recommend it.

Speaker 3 (02:44):
Sounds like fried chicken is really it's never gone away,
but it's like gourmet fried chicken is a real popular thing.
I shouldn't say this because I'll never get a reservation.
But Finicky Franks, I think it's Saturday nights but over
near Ponka on I six' eighty Finicky Franks one night
a week does a fried chicken that's amazing.

of the week. There's been talk about the Veterans Hospital.
The building at forty second and Center is seventy five
years old now, which is hard to believe.

What did the private public partnership do. But a bunch
of Omahon's got together they built something big over the
last ten years.

Speaker 2 (04:28):
Let's get to that here in a moment, but I
do want to let everyone know that a replacement hospital
is now on the five year development plan. And what
that means is the VA is I don't think it's
quite like double secret probation in animal house, but it
means that we're really taking this seriously now. But it
probably is going to take a lot more than five years,

but basically.

I need it.

Speaker 2 (04:51):
According to Senator Deb Fisher from Nebraska, she said, this
is quote locked in now that you're on this plan now.
Her press release set about five to seven years for
the total process. I would guess it's probably going to
take more, but we'll see. It's one of eight vas
that were put on this list, along with Atlanta, MA Chester,

New Hampshire, New York City, Nashville, Philadelphia, Raley, Durham, and Washington,
d C. So there are a lot of them. But
my understanding is this would probably be about a one
and a half to two billion dollar project. So a
couple questions. One what you just asked that was little
was that medical office building? Yeah, and some support stuff

were related. They were, there were buildings. They were buildings
right to the north of the existing VA hospital. But
the question is, if you know, when this thing goes through,
do they build it on the same site, do they
build it elsewhere. And if they do build it elsewhere,
would they build it right next to, attached to, or
part of the Nebraska Medicine Hospital at U and MC,

because there had been talk about that in the past.

Speaker 3 (06:00):
And now that they have this beautiful other buildings that
were built, if they don't build it next door, that's
kind of strange too.

Speaker 2 (06:07):
Yeah, what would you do with those? And then and
if you did move it, what on earth would you
do with that hulking building that's right there. I mean,
you could probably, I don't know, you turned it into
a world's biggest retirement home, a nursing care facility. I
don't know. I mean, I'm actually kind of serious.

Speaker 3 (06:23):
Well I shouldn't say this because it's a historic shopping
center and we happen to manage the property for a
great client within MP Dodge.

Speaker 2 (06:33):
But the Center Mall has been there a long time.
I love the Center Mall. I have good memories of
when I was a kid there.

Speaker 3 (06:40):
Yes, but it's more of an office building and different
stuff right now. But I don't know if it gives
enough land for what they want to do. But that
could create a little node there to kind of expand
more medical it would be expensive to take it down,
and I apologize to the owner and.

Speaker 2 (06:57):
Well the managers, but if the price is right, someone
might be pretty happy.

Speaker 3 (07:01):
Yeah exactly, I mean yeah, I mean it's you know,
what do you do with old shopping centers? And that
John Weeby, who's a legend in commercial real estate but
also in other engineering and things like that, he built that.
And a lot of people consider that the first enclosed mall,
Brandize was the anchor. It didn't have two anchors, so

some people will say that that doesn't count as far
as the first enclosed mall in America.

Speaker 2 (07:29):
Well, Omaha ranks number three on the list of best
US cities for work life and mental health balance, according
to a study conducted by Coworking Cafe. This is their
third annual ranking of this. It analyzes one hundred major
cities across metrics like work hours, remote flexibility, commute times,
healthcare access, affordability, green space, and more. We performed very well.

(07:52):
Like I said, Omaha number three out of one hundred cities. Apparently,
if you really want to have good work and mental
health life balance, you should live in the frozen tundra
of Minnesota. Because Minneapolis was ranked number one, and next
door neighbor Saint Paul was ranked number two. But fear not,
Nebraska fared very well. In addition Omaha being three, Lincoln

came in at six, and other than Minnesota, we were
the only state to have two cities in the top ten.
So you're just fine living here, folks.

Speaker 3 (08:25):
I'm guessing as a publication based in the Twin Cities.

Speaker 2 (08:28):
I don't believe. So I think this is legit, straight up, honest, analytical,
non biased research.

Speaker 3 (08:35):
And they visited Minnesota in this summer, so.

Speaker 2 (08:39):
We had some things that really worked in our favor.
Commute times were big for us. We were the eighth
fastest city for getting to work out of the one
hundred largest cities in America. So when you're griping about traffic,
hate that West Dodge Expressway, darn that JFK Freeway, just
remember there are ninety two cities that would trade places

with you. Yeah.

Speaker 3 (09:02):
I think there's a lot of people in our country
that that they protest things, they don't have things to
compare them to. So we have great things here and
people say I don't like this, or right, my communes
too long, or this is that, but they really need
to go to those places and experience them for themselves,
so they have something to compare them to.

Speaker 2 (09:23):
Premiere Nebraska Volleyball's future training facility is framed and partially enclosed.
Construction come along nicely in the Gretna Landing development northwest
of one hundred and ninety second and Highway three seventy
in Sarpe County. Premiere Nebraska, which is one of the
highest ranked volleyball clubs in America, actually teaming up with
Los Angeles based League One Volleyball which has the love

Be Omaha Pro team, and so it's a cool thing.
Sixty six thousand square foot facility. The youth volleyball players
will train right alongside the professionals.

Speaker 3 (09:57):
How great is this for University of Nebraska create University
UNO have such great just a training ground.

Speaker 2 (10:06):
Like a recruiting pool.

Speaker 3 (10:07):
Yeah yeah, ink you better well.

Speaker 2 (10:10):
Workers have raised the tower crane at Mutual of Omaha's headquarters.
It's another eighty feet taller than it was when we
broadcast last week at this time. Actually raised it later
in the day last Saturday, and the Sheer Tower Corps,
the middle part that houses the elevators and all that
is now they're working on the fortieth story. I believe

(10:32):
they're going to pop it up another story today if
my sources are correct. So it's getting it's getting close.
It's going to be a forty four story building eventually,
so only a handful of stories left but yet. But
there's more link there, more height than you think to come.
Must be like maybe a crown on the top or

(10:52):
something like that, but eventually it'll be six hundred and
seventy seven feet tall.

Speaker 3 (10:57):
You guys, some serious story envy. My friend every day
in the office trying to hear about the crane going up.
You love that stuff. What are you gonna do when
they stop raising it? But think about that?

Speaker 2 (11:09):
Okay. Spencer Management plans to renovate a commercial building on
the northeast corner of thirty ninth and Ames Avenue. Just
a small building, but nice to see some good renovation
in North Omaha. It's eight hundred and forty five thousand
square foot project complete by next summer. And then Trent,

(11:30):
you're a huge golfer, right, yes, So I'm huge golf TRK.
It's it's it's one word golf and then capital TRK.
So I don't know if.

Speaker 3 (11:39):
That's track track, golfer, weekly.

Speaker 2 (11:41):
Golf trek, golf track, golf trick, whatever it is. They're
going to open in Elkhorn six oh six North two
hundred and tenth Street. Basically that's in one of the
new Flex buildings that were recently completed south of the
Union Bank Sports Complex. So call it like two hundred
and tenth in Dodge, north side of Dodge, thirty one
hundred square foot space. This is a business out of

Kansas City. Has two existing locations in Overland Park and Lenexa, Kansas,
suburbs of Kansas City. It's a membership deal, a premiere
indoor golf facility with trackmen and pole view bays available
to paid members. If you're a non member, you are
able to book golf lessons and custom club fittings there.

That'd be good for you. I didn't know they had Pullman.

Speaker 2 (12:24):
Base Centris Federal Credit Union broke ground today on a
full service branch on the northwest corner. Actually earlier this
week they broke ground full service branch on the northwest
corner of one hundred ninety second and Highway three seventy
in Gretna. Lately, it seems like half the things we
report are at one hundred and ninety second and Highway
three seventy in Gretna.

Speaker 3 (12:44):
The well that high V is there that if you've
got three hours and you really want to get your
groceries done, world's largest high ve. It'll be interesting to
see because Fleet Farm bought land a couple of years ago,
and I wouldn't be surprised if that's like a large
department store.

we we we do it all and have different you know,

Wellt's okay, So Cole, since we've got you on the
mic right now, you're you're in a priv it banking
What uh what is that all about? And what sorts
of clients are you helping every day? Yeah?

Speaker 5 (16:07):
So when I when I tell people what I do,
I tell them, you know, think kind of a little
bit more specialized. We do lots of creative financing, so aircraft's,
you know, vacation homes, yachts, that type of fun stuff.
But then you know, we also work you know, day
to day with obviously business owners, you know, professionals, uh, physicians,

you know, people who you know are looking kind of
for more tailored you know, banking experience. And you know,
the one thing that makes us, I think a little
bit unique on that is we don't we don't have
an eight hundred number, so you're never gonna call and
you know, get transferred to somebody different. You know, We've
got a team. I've got a team that is dedicated

(16:50):
to those that kind of work with with our group,
and so you're always gonna work with somebody local who
kind of sits you know here and and you know
knows Omaha. And we really are invested in getting to
know the customers that we work with.

Speaker 3 (17:02):
So I'm starting a sense of theme with Frontier Bank

And there are a lot of big banks that are
coming into this market now, and there's banks that have
grown in this market. For me, I like the sense

of knowing the bank officers, maybe knowing the head of
the bank. And I'm not getting in to the I'm

we'll see how this Gromaha thing turns out. Are you
getting an influx of people coming from the larger banks
that feel like they're a number, or feel like they

can't get a hold anywhere, or just don't recognize anybuddy anymore.

Yeah, I mean I would say that that is, you know,
kind of you know, one of our secret sauces is that,
you know, obviously we are a community bank. We're a
billion and a half, which doesn't mean a lot to
a lot of people that don't know banking, but that
puts us out a good size to be able to
work with a majority of you know, customers, especially you know,

(18:10):
corporate business people. And you know, the thing that is
beautiful as technology allows us to you know, work with individuals,
bank people, you know kind of really anywhere. You know,
one of my h you know, big clients is in Hawaii.
I've got people kind of spread all over so they
can bank from their phone. You know, We've got ability

(18:31):
to kind of tailor that to allow them to you know,
really have access to you know, whatever they need via technology.

Speaker 2 (18:37):
So we are living in interesting times here in twenty
twenty five. In some ways, the economy is great. In
some ways, the economy is the opposite. Rate it's it's
just kind of a it's a weird time. And you know,
we're starting to get used to what we consider higher
interest rates now compared to what they were five years
ago or what have you. But what are kind of

(18:59):
some of the interesting economic situations you're seeing as it
pertains to to banking and what what what circumstances are
unique right now given the economy.

Speaker 5 (19:10):
Yeah, I mean, obviously rates are our topic. You know,
they're there topics on people that are borrowing. You know,
we're obviously you know, coming after the p P p uh.
You know a lot of that money has left the
bank the banks, and so you know, businesses are talking
about you know, managing their you know, operating and you know,
talking about businesses, consumers are are you know, looking for

(19:34):
ways to say, tap equity or do something because they've
all got low mortgage rates that they don't want to touch.
And so you know, rates are a big topic. But
you know, with that comes rates on deposit accounts which
are high, you know, so that that has helped. So
you know, we're also helping you know, individuals manage and
corporations manage their you know, their business rates on on

cash and you know their other assets.

us for fourteen years. They started, we gave them their
first loan, and they opened their first deposit account with us.
They're in the construction industry and they have grown that
business over the past fourteen years. Now they have twelve
locations and excuse me, sixteen branches, twelve states, and over

two hundred employees. So they've built a multimillion dollar business
and we've been with them every step of the way,
working with whether it be our lenders or a deposit staff,
retail treasury, all of that.

Speaker 3 (24:34):
That's an industry where there's a lot of money involved
and sometimes they're waiting for their clients to pay or
the money's moving back and forth, and so you develop
a sense of trust. And it's interesting that I've learned
of my thirty two years of commercial real estate is
that I can get things done better the better I

(24:57):
treat people and the more I know somebody, It works
so much better than trying to make new relationships all
the time.

Absolutely, it's important to know who you're working with and
for them to understand your business and be able to
cater the services or the products to what your needs are.
Instead of going to a traditional bank and they're just
order takers, they're just fulfilling a need.

All right, Trenton. Flora Cafe opened last week at one
nine Farnham Street. That's tenth in Farnham, right across the
street from Jean Lahi mal So along the south side
of Jean Lahi Mall. It is in the former Matsui space.
Flora Cafe authentic Mexican brunch and Trenton. Can I make

(29:45):
a confession, Yes, sir, I've got another restaurant review. I
went to Flora Cafe for lunch yesterday. Loved it, loved it. Yeah,
highly recommend it. They advertised themselves as a Mexican brunch restaurant,
and I fai when I was downtown yesterday, Well, twelve
thirty is brunch time. I bet they have some lunch food.

(30:06):
I went in and not only did they have lunch food,
it was really really good.

Speaker 3 (30:10):
It's hard to stand out in the Mexican restaurant business,
just like in banks.

Speaker 2 (30:16):
They do though. Yeah, so I would definitely go back.
All right, let's get in some of our other items.
The Mill Coffee and Tea will open a shop in
the former Starbucks location at two two two South Fifteenth Street.
That is in the north tower of the Twin Towers
that are now known as the Duo. It's the southwest

(30:37):
corner of Fifteenth and Douglas Street. So the duo is
being developed by Todd Heatstand and his wife Mary. They
are the owners of New Style Development, which single handedly
has transformed Urbanoma over the last thirty years. The Duo
is coming along really nicely. In the south tower you

(30:58):
have Sullivan's Steakhouse, which which has been there, is there
and will continue to be there. The Starbucks left and
that is going to be the Mill Coffee and Tea.
The Mill is originally out of Lincoln, but a couple
of years ago they opened up very nice shop on
the Leavenworth Corridor at about thirty something. That's a really
good coffee shop.

Speaker 3 (31:17):
People talk about that. That's another crowded segment.

Speaker 2 (31:22):
Yeah, So at any rate, it'll be nice to see
the Mill coming to downtown Omaha. Vasa Fitness is opening
soon at nine oh nine Fort Crook Road in Bellevue
in the former No Frills Grocery store space. It's very
close to the South Roads. I don't know if we
still call it South Roads Mall or if we just
call it the south Roads.

Speaker 3 (31:42):
But this is an old Albertson space originally.

Speaker 2 (31:45):
Was oh was that Albertson's at one point they all
blend together. But yeah, Vasa Fitness. They are out of
Salt Lake City, Utah. They have an existing location in
West Omaha in a former shop. Go southwest corner of
one hundred and forty fourth in center. And from what
I hear and from what I notice when I look
at the cars in the parking lot, pretty popular.

Speaker 3 (32:07):
Place, Hofull, this will leave some of the parking there.

Speaker 2 (32:10):
Yeah, I don't know. It's a completely different part of
the metro area. So maybe it will, maybe it won't.

Speaker 3 (32:15):
I suse, you're probably always going to the kids indoor
player next door, so you want to get parking.

Speaker 2 (32:20):
Nice try No, I'm going to the McDonald's next to
it because I have an addiction to McDonald's iced tea,
and I go to all of the McDonald's for McDonald's
iced tea.

Speaker 3 (32:29):
I did learn that I'm more well received there when
I bring kids with me.

Speaker 2 (32:33):
Okay, So moving right along, Construction is progressing on a
future Hawaiian Brothers Island grill restaurant going into the former
Boston Market building in Miracle Hills. That's seven oh four
North one hundred and fourteenth Street now that Miracle Hill
shopping center there. It was renovated by Perkins Chritser Construction.

(32:53):
By the way, at any rate. Hawaiian Brothers first Nebraska
location opened a year and a half ago in Gretna,
southwest of Interstate eighty and Highway three seventy. Kansas City
based Hawaiian Brothers now has sixty five locations in twelve states.
We have a restaurant called Stella's. No, they don't serve
hamburgers on a napkin and are not famous for the

(33:15):
Stellin eight or that's down in Bellevue. This is Stella's
ice Cream, which is now open at four zero zero
two North two hundred and third Street in Elcorn. That's
a little bit northeast of two hundred and fourth and
West Maple Road, close to an existing Jimmy John's and
Little Caesars. Stella's ice Cream based in Idaho. It's a
chain that offers ice cream, baked goods, floats, and even

(33:38):
gluten and dairy free options.

Speaker 3 (33:40):
Jeff, I'd hate to cut in, but September eighth or sooner.
Dean Hodge, is the owner of Hawaiian Brothers, says that's
when the new new Miracle Hills location will open for
Hawaiian Brothers.

Speaker 2 (33:55):
Breaking news right here on Grolla MAHA's Lightning Round Perkins
Chreusler construction. Light Range Round, a noodle restaurant is planned
for a retail bay in the Whispering Ridge shopping center
along West Maple Road. They're early, just getting building permits
right now. It's a two thousand square foot space. Exact
addresses one hundred and seventy second and Evans Street, which

(34:17):
runs parallel south of Maple Nectar Juice Bar opened its
first Nebraska location this week in the former Phoenix Pool
and Spa space fourteen oh five South two hundred and
fourth Street that is between. It's kind of actually it's
really close to Elkhorn South High School, if that helps
you out a little bit. Nectar is an award winning

(34:39):
juice bar concept offering juices, smoothies, as i e. Bowls,
healthy snacks. They have two hundred restaurants nation wide and
we're only founded back in twenty twenty, so they're growing quickly.
And then we have Tasty How do you pronounce the
Vietnamese word in Gon? Is it non, negon non or something? Yeah,
I don't know. Tasty non called tasting non kitchen and bar.

Speaker 3 (35:02):
It looked like noggin to me.

Speaker 2 (35:04):
It opened the last month at twenty one to twelve
North thirtieth Street that is in the Highlander Dining Room.
The Highlanders a really cool urban renewal development right there
on that thirtieth Street corridor. They're in the same place
as Big Mama's, which is world famous. So they just
opened last month. Godfathers will hold a grand reopening celebration

(35:26):
tomorrow for its remodeled store at one hundred and eighth
and West Maple. A lot of times you think of
Godfather's is carry out. They actually have a party room
that can accommodate seventy guests.

Speaker 3 (35:37):
Not only that, but they've announced another location at Coventry
at two hundred and fourth and Q Southwest Corner. So
when's the last time you heard of a new ground
up Godfathers. I mean, we all grew up with it.
It's been a while. Thirty nine two I actually know
the old number at Rockbrook Village.

Speaker 2 (35:54):
It is under construction. Now got a couple of closings.
Bernie's Pizza Parlor at one hundred and thirty fifth and
Cottner in Old Millard permanently closed July sixteenth. They had
been located over on Q Street for forever, but they
moved a couple of years ago into this other space
not quite as visible as the old one, and unfortunately

(36:15):
they are now gone. And Voodoo Taco has unfortunately closed.
It's twenty five oh two Farnham Street location downtown, but
there are other locations in a sarbon village. The Old
Market and Nebraska Crossing remain open. All right. We have
Omaha Headshot Company has relocated to its own dedicated space

(36:38):
at one hundred and forty fourth in F Street. This
isn't a building that also has pizza Hut and signor
tequila restaurant. This is after they operated for seven years
in the shared studio oneh eight space near one hundred
and eighth and Q. They were founded in twenty six
as Lane Photographics. The business re branded in twenty nineteen

(37:01):
to specialize in headshot and commercial photography. And then we
have Hamrow Brands. An Asian grocery store, has moved to
sixty second in Ames Avenue. The building had long been
underutilized or vacant before Hamrow opened in March of this year,
but this year the city Council approved a liquor license

(37:21):
for that establishment. The store sells fresh, frozen and packaged food, seafood,
clothing and household good items, frozen clothing, frozen items, and
some clothing. Okay, okay, Well, the music is playing, which
means that we have to stop talking and wish everyone well.
