Speaker 1 (00:00):
This is Grow Omaha, the only radio show that talks
about economic development, construction, business expansion, and all of those
things that make Omaha a great place to live or visit.
Grow Omaha on News Radio eleven ten.

Speaker 2 (00:13):
Ka Baby, Well, good morning, and welcome to the show.
Jeff Beal's here at your service. We're brought to you
by Dingman's Collision Center along with Cheer Athletics and nations
number one All Star Cheer Jim. We are the only
show in the metro area that focuses on the growth
and development of said metro area. And very excited today

(00:34):
because we're actually live on location at Nebraska Crossing Interstate
eighty Highway thirty one in Gretna in celebration of the
brand new Legas store Lego, the first Lego store in
the state of Nebraska. And before we go any further,
it's time to bring on my co host, a legendary
real estate deal making machine and all around intriguing fellow,

(00:56):
Trenton Maggot.

Speaker 3 (00:57):
Good morning, ladies and gentlemen. This place is jump I.

Speaker 2 (01:00):
Know it's exciting because Lego is one of those brands
that is so popular it just kind of transcends the
culture if you will. And already it store opens at
nine o'clock. You got a bunch of people that are
queuing in line because they want to be the first
ones in. I'm sorry, it opens at ten o'clock and
they want to be the first ones when the door opens.

Speaker 4 (01:21):
And it's pretty cool to see.

Speaker 3 (01:22):
It, and there's plenty of room and I think you're
going to get in. So although there's a big line
and there's everyone from strollers to canes, Lego's attracts all kinds.

Speaker 2 (01:35):
Well, let's bring on our friend Rod Yates, who is
the developer and owner of Nebraska Crossing, and Johanna Boston
with Nebraska Crossing and just Data.

Speaker 4 (01:47):
Rod and Johanna, Good morning.

Speaker 5 (01:48):
Yeah, welcome Jeff and Tretton. Great to have you back
out again.

Speaker 2 (01:51):
Well, congratulations on the Lego opening. Yesterday was the official
opening day, but you would think it's today because people
are still buzzing and and excited to get in before
the door's open.

Speaker 1 (02:02):
Yeah.

Speaker 6 (02:02):
I think we, Jeff, I think we easily had two
thousand people in line yesterday and I think they started
around midnight on Thursday.

Speaker 5 (02:09):
They'd be the first in the store.

Speaker 6 (02:11):
So you're in line, a good ten hours yesterday wait
for that store to open. And what we love about
Lego is, you know, you can be eighty five to
five years old and you're a Lego customer.

Speaker 5 (02:21):
Really do you have a brand that attracts that demographic.

Speaker 6 (02:23):
So we're pretty happy to have Lego here and I
think they're going to do really, really well for us.

Speaker 3 (02:28):
Johannah, how unique is this?

Speaker 7 (02:31):
Oh, it's so unique.

Speaker 8 (02:33):
This is one of the brands that people have been
asking for since we opened. You know, toy stores don't
exist anymore, and it's not just toys for kids, right,
it's for adults.

Speaker 7 (02:43):
They have a huge following.

Speaker 8 (02:44):
Like Rod said, the demographic is all over the map,
whether you're a grandparent or you're a little kid growing up.
They really appeal to so many people. With all the
collaborations that they do with Star Wars, et cetera, you know,
they keep people engaged and really community minded.

Speaker 2 (03:01):
Well, we're gonna talk more about Lego and some of
the other happenings out here in Nebraska Crossing, but first
it's time for us to go into our News of
the week, which is brought to you by Eagle Mortgage
Eagle Mortgage Company dot Com. If you want to find
them online one hundred and fourteenth in Davenport, if you
want to find them in person. But Eagle Mortgage is
the Cadillac and the standard, if you will, in the

(03:25):
mortgage brokerage industry, and I say mortgage brokerage. That's important
because they're not a bank, they're not beholden to a bank,
and so if you work with them, they will shop
the market and find the best bank, find the best
lending solution for you and your situation. It's September and
some people think I can't buy a house in the fall.

Speaker 4 (03:43):
Wrong.

Speaker 2 (03:44):
It's actually a good time to buy a house. And
before you get started, to talk to the folks at
Eagle Mortgage, get your pre approval letter Eagle Mortgage Company
dot com.

Speaker 4 (03:53):
Well, a couple of news items.

Speaker 2 (03:55):
First of all, we got some big news for those
of you who travel, even just a little bit, you're
going to be curious about this. The Omaha Airport Authority
approved a slate of concessionaire and retailer leases as part
of Eppley Airfield's one billion dollar terminal remodeling an expansion project.
And there's going to be some local favorites. Block sixteen

(04:19):
Fernando's runs a scooters pitch pizzeria, plus many others. Some
of the national brands that will be in there will
be Starbucks, Panda Express, Guy Fieri is going to have
a Chicken concept, and of course the normal airport retailers
like Hudson News and all that sort of thing.

Speaker 4 (04:37):
Trenton.

Speaker 2 (04:38):
The significant thing about this is the whole experience post
security is going to get a lot better. Right now,
the restaurant selection once you get through security Epley is
I mean, let's be honest, it sucks.

Speaker 4 (04:51):
It's absolutely terrible.

Speaker 2 (04:52):
And the reason for that was that terminal was designed
long before nine to eleven when all the security changed,
and it's divided into two satellite terminals currently, although that'll
change so they can't really get much else in there.
This will be a welcome, welcome.

Speaker 3 (05:08):
Show, so they'll be there'll be one security checkpoint correct
for all planes. We're gonna add a couple gates, and uh,
I think we're gonna pick up a lot of direct
connections to direct flights.

Speaker 2 (05:19):
Yeah, it's looking like there should be a minimum of
a handful more NonStop destinations, but probably a lot more
than that.

Speaker 3 (05:26):
But you also, uh, there's also a new concept new
concept Omaha, which is Plum Market.

Speaker 4 (05:32):
Yeah.

Speaker 2 (05:32):
In fact, it was kind of interesting because when this
news broke, I happened to be traveling home and I
was I was going to a connecting airport, and shortly
after I'd read the press release, I saw a Plumb Market,
So I went and took a few pictures of it.
It was in Detroit, and yeah, big, it's kind of
it's it's it's a cool concept because it's like an

(05:55):
upscale convenience store. But then they all put a bar
and it in a restaurant component than the Delhi and
coffee shop component, So I think that'll be a nice
addition there as well. And other news, Crighton University broke
ground on a new sophomore residence hall in the southeast
corner of twenty first and Coming Street, across the street
from the existing Dental College building. This residence hall will

(06:16):
be five stories, one hundred and fifty thousand square feet.
It will house four hundred students.

Speaker 3 (06:21):
Now.

Speaker 2 (06:21):
Creighton has been making significant changes to its North Downtown
campus in recent years. I mean earlier this year they
demolished a ten story residence hall building from the nineteen
sixties that was no longer needed, but this new and
they built a new Jesuit residence for the administrators and
the priests that are part of the Jesuit order that work.

Speaker 4 (06:41):
And run Creighton.

Speaker 2 (06:43):
And then this new Sophomore residence hall that I referred
to is expected to be complete in twenty twenty six.
Right to the east of it, very very impressive baseball
and softball facilities as well.

Speaker 3 (06:53):
And Creighton still has more land to develop. I mean,
there's some people that have donated a lot of land
around there and they're definitely on a and they've done
a great job with that area well.

Speaker 2 (07:02):
And finally, developers are moving forward with an apartment project
on the southeast corner of thirty eighth than Dodge. We
told you about this a couple of years ago. It
it requires the demolition of three or four single family houses.
Some people weren't too thrilled about it because they were very,
very cool brick houses right on Dodge. And then we
were wondering is that project still on because we hadn't

(07:24):
seen any movement. Well, it looks like it is. The
developers moving forward. They had to kind of work through
some things with the city, but it will be five
stories on top of two stories of parking, one hundred
and thirty two residential units, one hundred and twenty two
parking spaces. This is more of just all of the
heavy growth and development of the urban core, and it'll

(07:46):
essentially be on the north edge of the Blackstone District.

Speaker 3 (07:48):
And this is the iconic vet office that was their veterinarian.

Speaker 2 (07:52):
No you're thinking of that's a forty third dodge, Okay, good, Yeah, yeah,
this is a this is entirely different one. But that
one you mentioned is another big urban core project, at
least on the western edge of the urban core. And
that is your news for today, brought to you by
Eagle Mortgage Eagle Mortgage Company dot com. We are live
on location in Nebraska, Crossing celebrating grand opening weekend of Lego.

(08:16):
The iconic store has finally come to Nebraska and they've
come in a big way. Stores beautiful. We're gonna talk
more about that and some other happenings here at the
mall when we come back from this first break.

Speaker 4 (08:27):
You're listening to Jeff and Trenton on Grow Omaha.

Speaker 2 (08:29):
Brought to you by Dingman's Collision Center and Cheer Athletics
on News Radio eleven ten kfab and welcome back to
the show, Jeff Beial sitting next to Trenton Maggot. We
are live on location at Nebraska Crossing and Gretna celebrating
the open of the brand new Lego store. Lego opened
yesterday and today is day two, but you wouldn't know it.

(08:53):
You would think it was day one because there is
some excitement here, a lot of people queued up wanting
to be the first ones inside the doors when they
open at ten o'clock. So not that long from now.
We have with us Rod Yates, the owner of Nebraska Crossing,
along with Johanna Boston. Johannah, what do we call you
here other than the other than a Jane of all

(09:14):
trades and doer of everything?

Speaker 7 (09:16):
I don't know.

Speaker 3 (09:16):
That's good instigator.

Speaker 7 (09:19):
I've been called that.

Speaker 2 (09:22):
So so you guys, let's talk a little bit of
behind the scenes. What does it take to get you know,
these big international retailers.

Speaker 4 (09:30):
You've got a lot of them out here, Rod, But
give us a little lift the curtain a little.

Speaker 2 (09:34):
Bit and tell us what you can about how the
negotiations with ten It's like Lego.

Speaker 6 (09:39):
Happened well it was three years, just so you know that.
So that's that's a long lead time to get a
deal done. And I think the advantage we have Jeff
and Trenton and securing a deal like Lego is we.

Speaker 5 (09:51):
Use data as a leasing tool.

Speaker 6 (09:53):
And so with everything we've learned over the twelve year
history and Abrassa crossing, we've collected a massive amount of
data in the trade area. And so what we were
able to show Lego is that we had ninety thousand
customers in our ecosystem that had either shopped a Lego
store or shop Lego dot Com.

Speaker 5 (10:10):
And so that usually.

Speaker 6 (10:11):
Doesn't happen from a landlord perspective. So we really use
our data as a leasing tool. And I'll tell you what.
That's how we secured Lego and it'll be the only
Lego in the state.

Speaker 5 (10:22):
And I think that's a massive wind for us, and
we're going to draw from all over.

Speaker 3 (10:26):
How big is this store thirty five hundred square feet?
Is it big enough?

Speaker 5 (10:30):
Probably doubt it.

Speaker 3 (10:31):
What I like about something like a Lego store, whether
whether it's gift for kids or adults or whatever, you have,
there's something for everyone where it's not like you have
to spend five hundred dollars when you go into a
store like that, but you can. There's price points for everybody.

Speaker 7 (10:46):
Yeah, price points for everyone.

Speaker 8 (10:48):
And you know, again the appeal is from you know,
young kids to adults and you know, you'd be surprised
how many different people are out here that may have
never been here before. It brings a great demographic into Nebraska.

Speaker 6 (11:03):
I think Johanna as well as to Trenton and jest Point.
I mean that that store perform at ten million dollars,
that's a big number out of a three thousand and thirty.

Speaker 5 (11:13):
Five hundred square foot store. What's the average transaction Johanna
two hundred and fifty dollars.

Speaker 8 (11:17):
Yeah, and yesterday it was I think a lot higher
than that. There were a lot of big yellow bags.

Speaker 3 (11:22):
What unique about this store that people may not know
is there can you order like unique models or something
like that.

Speaker 8 (11:30):
You know, they have what they have in their retail stores.
They you know, I'm sure that if they don't have
an in stock, it can be shipped to you or
to the store.

Speaker 7 (11:38):
But it's all about experience.

Speaker 8 (11:40):
So they're going to have everything in this store that
they would have in any you know one of their
retail locations in one hundred and forty countries and eight
hundred retail locations that they do have.

Speaker 3 (11:50):
And if you come out today, there's a there's a
tent that is on the other side of the store
and they're making models and things like that. So there's
a lot of interactive area today.

Speaker 8 (12:00):
Yeah, we have a group out it's called low Lug
and they're from Lincoln and Omaha and they are brickheads
from our state and it's awesome. They have these great
models that you can come out and see. And then
we also have this huge life size actually bigger than
life size mural that is all based on Nebraska. It
was designed by the Lego Creative Group and it's a

(12:21):
mystery mural. We know what it looks like, but it
has all these things from across the state that are
important in Nebraska. And everybody can get a brick and
lay a brick in the actual mural and then we're
going to display this mural. It's what fifteen feet high
by maybe thirty feet long. It's going to be in
our center. So it's pretty cool.

Speaker 2 (12:39):
Okay, so very cool stuff. Grand opening Lego here in Nebraska,
Crossing Rod Yates. What are some other new tenants or
retailers or restaurants we might be seeing here in the
mall soon.

Speaker 6 (12:50):
Yeah, great question, Jeff. As you know Jeff and Trent
and the key to any great mall as you're constantly remrchandising,
and we every year one I always bringing in a
handful of new brands that are unique to the market.
I think that's always going to be our strength is
we're gonna look at for the market first, market.

Speaker 5 (13:07):
Only brands, I e. Like Lego.

Speaker 6 (13:10):
The next brand you're gonna see open is Paradise Bakery.
We partnered up with John to come in and really
take over our food and beverage at Nebraska Crossing and
be a big part of all the the anchor new
opportunities our anchors were bringing into the development.

Speaker 5 (13:26):
But food and beverage is going to be a big.

Speaker 6 (13:27):
Part of our deal here and we're really happy to
have Paradise s Baking.

Speaker 5 (13:31):
With a drive through coming in.

Speaker 6 (13:33):
I think John I'll have that open next month, so
that'll be a big new win for us. I know
Pandora Jewelry is going to come in and build in
our in our development. They should be open in the springtime,
and then the next brand after that'll be Ariat. If
you guys haven't seen that brand, that's phenomenal. They'll come
to Nebraska and build one store. The closest store I
think is Dallas Johanna maybe, but but that'll be a

(13:56):
great eight thousand square foot store that we'll bring into
the development and be very unique to the market. So
Offline by Area is coming in. They're starting construction here
fairly soon. That will be another new to market brand.
And then we've been the folks down in Carney, the
Buckle guys have been pursuing us pretty hard to get
a store in here, so we're trying to find them

(14:17):
a home in the development. Dennis Nelson's a great guy.
We'd love to have him in the development, so we're
working with them to be part of that.

Speaker 8 (14:24):
And since since we were on with you guys last
we opened the Croc store and we just opened Hey dude,
and then John Bajuice came in as well, so I
just wanted to kind of give them a shout out.

Speaker 3 (14:33):
You want to get a Croc furniture store? Have you
seen that?

Speaker 7 (14:36):
I have not, but I've checked. Do you have a
Crock couch.

Speaker 3 (14:39):
No, but they make individual chairs and got to cross something.
A lot of outdoor patio furniture. It's pretty wild.

Speaker 7 (14:45):
That's cool.

Speaker 3 (14:45):
If you're in the.

Speaker 8 (14:45):
Croc listen, I mean, if you walk around anywhere, whether
you're in an airport or out at our mall, you
look down, people are wearing Crocs, adults, kids, you name
with lego, right they do.

Speaker 2 (14:58):
All I know is that John that jam pajuice store
has got like a beacon. Because Trenton arrived here on
property today.

Speaker 7 (15:05):
He went right there.

Speaker 4 (15:06):
He made a beeline like.

Speaker 3 (15:08):
Yeah.

Speaker 2 (15:08):
I always say the quickest way between two points is
a straight line, and Trent.

Speaker 4 (15:13):
Yeah, it's how is it?

Speaker 3 (15:14):
I got the peanut butter mood and whatever you're see
in an airport or whatever, now I can do it
here and and get my jambon.

Speaker 2 (15:22):
So, Rod, you mentioned food and beverage, and you mentioned
the name John. We have with us, John Scracus and John.
Why don't you talk a little bit about what you're
going to be doing here out at to Nebraska Crossing
when it comes to food and beverage.

Speaker 9 (15:36):
Yeah, sure, Jeff, great to be on with you guys.
I'm excited to be out here as we all know,
food and beverage is huge in a development like this.
People come to shop obviously, but people need to eat
and we want to give them plenty of options to eat.
And there are plenty of options to eat here now.
But I think we can elevate what we're doing out here,

(15:57):
and that's why I came on board to work with
in Johanna and Jen.

Speaker 4 (16:02):
It's exciting.

Speaker 9 (16:03):
Paradise Bakery is a brand that's been around seventeen years
and it's popular. We only have one location and we're
gonna move it from Village Point to Nebraska Crossing and
it'll give people an option out here, a healthy option,
and we have great product and I think it'll do
well out here.

Speaker 4 (16:22):
So where in the mall will Paradise Bakery be opening.

Speaker 9 (16:26):
It's gonna be on the west end of the mall,
next across from Alta. Okay, it'll have a drive through.
It'll be it'll be a Paradise Bakery two point zero.
You know we're gonna Yeah, we're gonna just elevate the product,
same great product, but we're gonna add some bakery items,
great drinks, coffee obviously with the drive through, you know

(16:46):
that gives us another added benefit to having a drive
through out here.

Speaker 4 (16:51):
And when do we think that's gonna open?

Speaker 9 (16:52):
Hopefully next month or early November.

Speaker 2 (16:54):
Okay, early November now, John Rod Johanna, something in my
life has suddenly changed, because sitting in front of me
is a very colorful looking bowl of delicious treats from Jamba.

Speaker 4 (17:10):
What is this?

Speaker 7 (17:11):
That's an ASII bowl?

Speaker 4 (17:12):
So gosh, it looks great.

Speaker 7 (17:14):
Where have you been living that you haven't seen one
of these before?

Speaker 3 (17:17):
I've had as described as what type of fruit?

Speaker 7 (17:20):
So it's an a sie So it's a berry.

Speaker 3 (17:23):
Okay, and it's a superfood.

Speaker 4 (17:26):
There's a hell of a lot more in here than
just us.

Speaker 7 (17:28):
Yeah, yep, it's blended.

Speaker 8 (17:30):
It has some granola in it, you have huge blueberry strawberries,
some coconut cream on top, and then it looks like
almond butter all over it.

Speaker 7 (17:39):
So it's pretty tasty looking.

Speaker 8 (17:41):
I'm not going to try and eat and get seeds
in my teeth while we're we're on the radio this morning.

Speaker 4 (17:47):
Pretty impressive, Pretty impressive.

Speaker 7 (17:48):
They're great. They're great.

Speaker 2 (17:50):
So Rod, let's talk a little bit about because you've
been in the news a great deal the last year
or two talking about the whole concept of the Good
Life District, and there's been action in the Nebraska legislature.
When we hear about the Good Life District, we're hearing
big numbers, big numbers of acres, big numbers of dollars,
and you have mentioned some very impressive brands. So people

(18:15):
are quite curious about the Good Life District. We can
talk about that a little bit. Where are we with
it kind of? I guess maybe first give us kind
of a thirty thousand foot overview of what you envision
with this Good Life District. Then we'll get into how
it's coming along.

Speaker 6 (18:29):
Yeah, we as Let's just talk about real quick why
the Good Life District was created, and really what Senator
Lenahan and Governor Pillham were looking for with the Good
Life Bill was basically to do three things. Bring a
lot of new tourism into Nebraska, bring a lot of
new industry into Nebraska, and bring a lot of new

(18:50):
brands in Nebraska. New to market retail as an example,
or new to market industry, and so that was really
the purpose of it. So what we've done is we
really hit the road hard looking at what kind of
industries we could bring here. Who do we want to
anchor this development. Obviously we got eighty five great global
and national brands in the mall, but what industry can
we build around this? And we chose to go the

(19:13):
direction of U sports. If you guys have followed U sports,
it's a thirty billion dollar industry today, it's on its
way to be in a sixty billion dollar industry in
the next six years. And so what we've seen and
what we've seen is the opportunity is that we can
create in Nebraska the Disneyland version.

Speaker 3 (19:32):
Of U sports.

Speaker 6 (19:33):
And so to do that, we went around and started
talking a whole bunch of experts in U sports, a
whole bunch of industry in UTH sports. Actually, the largest
soccer team in the world, that's the Dallas Cowboys of
Soccer is building three sports academies in the United States
East Coast, West Coast, and Midwest.

Speaker 5 (19:50):
We're going to build them here.

Speaker 6 (19:51):
So we're going to have a big soccer academy be
part of this, and then we're complementing that with other
U sports. But if you're in Nebraska and you're really
looking to draw a lot of tourism, we don't have oceans,
we don't have mountains. We think youth sports is the
perfect opportunity for.

Speaker 5 (20:06):
Us to capitalize. So how's it all turned out over
the last year. We're up to forty five hundred acres
of demand.

Speaker 6 (20:12):
We actually have users for forty five hundred acres, Jeff,
to make this an iconic destination development that hits on
all Senator Lenahan and Governor Pillon's goals for this. I
think we're going to be over twenty million visitors a year,
probably two and a half being in retail sales. People
coming from all across the world. The once we announce
all the brands that are going to be part of

(20:32):
the Youth Sports it's going to be amazing.

Speaker 5 (20:34):
What's going on here?

Speaker 4 (20:36):
All right?

Speaker 2 (20:36):
Well, that is a good segue into a more detailed
conversation about where we're going with the Good Life District,
But we do have to break for the middle of
the show. News You're listening to Jeff and trenton live
on location at Nebraska Crossing celebrating Legos Grand opening weekend.
We're brought to you by Dingman's Collision Center along with

(20:56):
Cheer Athletics, and we'll be back in a moment on
News Radio eleven ten Okfab and welcome back to the show,
Jeff Bils and Trenton Maggot. We are part of grow Omaha,
which is the area's only economic development, commercial real estate,
business expansion talk show and we are brought to you
by Dingman's Collision Center and Cheer Athletics. It's time for

(21:18):
your novel company's commercial real Estate Development Spotlight of the Week,
in which we talk about happenings at one of the many,
many Nodel Companies projects in the metro area. Now not
all companies stuff nationwide, but we're really we really care
about what they.

Speaker 3 (21:35):
Do around here.

Speaker 2 (21:36):
And you know they're famous for Xsarbon Village and the
Builders District, Downtown and many many other developments. Nodel Companies
has constructed some of our coolest headquarters buildings. You know
Fortune one thousand company Valmont, one of the top ten
architecture and engineering firms HDR. They did all those headquarters
and very involved in the beauties and Nodel Companies does

(21:58):
a great job with every probab they do and are
very support of the community.

Speaker 4 (22:02):
Well this year this week.

Speaker 2 (22:03):
The Nodel's Company's project, they were the master developer for
River's Edge, which is on the Council Bluff side of
the Bob Kerrey Missouri River Bridge. Interestingly, last week are
Nodel Company's spotlight involved River's Edge because we were talking
about residential buildings under construction there and planned. Today, we
have big news for you Trenton. Construction has officially started

(22:27):
on the Mid American Energy Adventure Tower and Tree Top Walk.
We got a photograph that will run on Gramaha dot
com this weekend.

Speaker 4 (22:35):
Bulldozers and tractors getting that ready. That's gonna be.

Speaker 2 (22:39):
That's gonna be a monument that'll really stick up on
the riverfront when you're looking at it from downtown Omam.

Speaker 3 (22:43):
Yeah, and you're gonna be looking at it from Council Bluffs.
Now you can look at the Omahaskyland as well as
Council Bluffs. And they're gonna have like a synthetic synthetic
caves in there where you can go in there and
treasure hunt for the kids. And they're gonna have a
very unique ride which is like a steel structure kind
of a kind of like a zip line, but you're
on a steel rail. Yeah.

Speaker 4 (23:04):
Yeah, it really.

Speaker 3 (23:06):
Cool, but different towers of platforms.

Speaker 2 (23:08):
Yeah, and then it is underway, and and if you're
over there, you'll you'll notice a bunch of tractors doing
their work just north of the Bob Carey Missouri River Bridge.
And that is your non A company's commercial real estate
development Spotlight of the week. Well, we are live on
location here in Nebraska, crossing and beautiful Gretna. We are

(23:29):
celebrating the grand opening of Lego, the first and only
Lego store in Nebraska. They open the doors today in
nineteen minutes and there's a line of people counting those
nineteen minutes down because they want to be the first
ones in here for day two of the Lego Store.
Rod Yates, we were talking with you before the news

(23:53):
about the Good Life District and all of that, and
you kind of gave us an overview about what it
is and and how big it's getting. Where are we
in the Good Life District development progress? I mean, there's
a lot that needs to happen before this stuff's coming
out of the ground.

Speaker 6 (24:12):
Yeah, and I got to tell you we're very thankful
excuse me that we have some very community obsessed people
behind this project. Governor Pillen, Senator Lenihan, Mike Kilgers, Casey
bletz A, Casey director, the Economic Development Director. I mean,
they're just community obsessed, phenomenal people. That's the way you

(24:34):
make a project like this happen because it takes a
ton of work. And so our perspective is is that
we're going to focus a lot on youth sports, professional.

Speaker 5 (24:45):
Sports, and Olympic sports.

Speaker 6 (24:46):
That's going to be our kind of three anchors that
are going to hit all the goals that we set
for it. And so our goal here is to have
this all wrapped up and ready to go right at
the beginning of the new year, so we can start
finishing all our land acquisition, start working on our infrastructure,
and start getting brands open.

Speaker 5 (25:04):
In twenty twenty seven.

Speaker 6 (25:06):
So we're about two years away before you start seeing
the first brands that are opening here. A lot of
new to market, like we talked about, but sports is
going to be our leader here. We're going to drive
a lot of sports unique to Nebraska that's going to
make this the Disneyland of sports.

Speaker 3 (25:22):
What do you think the first phase of the new
stuff is coming U sports.

Speaker 6 (25:26):
It's gonna be youth sports for sure, that that can
move really really fast.

Speaker 3 (25:30):
Indoor outdoor fields both.

Speaker 6 (25:32):
We're gonna have both. I know, one thing we have
to do is build a four hundred thousand square foot
volleyball facility that's gonna be a big part of the development.
And then we've talked about Olympic volleyball that's a two
hundred and forty thousand square foot facility. We have our
follow up meeting with NHL coming up this fall where
we go there and announce how we're going to finance

(25:53):
a band dollar arena with them.

Speaker 5 (25:55):
So a lot of unique opportunity here, a lot of
just new.

Speaker 6 (26:00):
Market things are going to make Nebraska a very big
tourist industry.

Speaker 2 (26:03):
Here without getting, you know, too far into the weeds
on something that's probably quite complicated. How do you go
about financing a multi billion dollar project like this?

Speaker 6 (26:15):
Yeah, a lot of a lot of what we're doing here,
it's there's some kind of unique things you can do
to build. This is going to be a megaproject, is
what we kind of call it. And so we've got
some unique people that are helping us finance it. Some
of it'll be some of our own equity, some of
it be from an equity fund that's participating in the
development that's going to put several billion into it. We'll

(26:35):
do a little bit of traditional finance and then I
know we're financing the arena, the Bian Dollar Arena with
green bonds. So we have a really sophisticated financing group
that's doing all that for us. In total, we're up
to five being in costs JUFF and so it's no
one traditional platform to do a project like this, but
we figured that out about a year ago how to

(26:55):
do this, and it's all buttoned up and ready to go.

Speaker 3 (26:59):
And so when you're attracting tens of thousands of people
here every year, youth sports from all over, do you
have dorms set up, housing, hotels, resorts?

Speaker 4 (27:10):
How do you do all that?

Speaker 6 (27:12):
Yeah, So we'll have twenty different partners on the sports
piece here, and they all have their different ideas of
what we need. From hospitality standpoint is, I understand from
our meetings out in San Diego on Wednesday this week,
they need about forty five hundred hotel rooms in this
location to really meet the demand that they're going to

(27:32):
bring into Nebraska. So we'll have a bunch of hotels,
we'll have some high bred kind of dorm room stuff
when we do the academy because we're going to track
kids from all over to come and spend extended periods
of time to participate in the academy.

Speaker 5 (27:45):
But one of the things that's going.

Speaker 6 (27:48):
To really set this apart that really attracted a lot
of these different partners in the sports field that we're
going to rebrand the overall development to Big Ten Crossing.
So Johanna and I have been working with the Big
Ten Conference that what's attractive to all these youth sports
is recruiting, because the kids who come and participate in
our U sports is they want to know that they

(28:10):
have the potential to earn a Division one scholarship someday.
So one of the smart things that we did a
while back was we went we met with the Big
Ten executive team and we started talking about the process
to rebrand this whole forty five hundred acre development.

Speaker 2 (28:23):
And just to make sure when you say rebrand, this
will be called Big Ten Crossing and not Nebraska Crossing.

Speaker 3 (28:30):
Correct.

Speaker 6 (28:30):
We will move on from Nebraska Crossing and the whole
forty five hundred acres will be rebranded Big Ten Crossing.

Speaker 3 (28:36):
Wow.

Speaker 6 (28:37):
And there's some really really smart people there at the
Big Ten executive offices that we've had the fortune opportunity
to spend a lot of time with and we're really
thrilled to work on finishing that up and remaking.

Speaker 5 (28:49):
How we brand the overall development.

Speaker 4 (28:51):
When might that rebranding occur?

Speaker 5 (28:53):
Next thirty days?

Speaker 4 (28:54):
Holy col Okay, I'm.

Speaker 5 (28:55):
Going to repaint that water tower.

Speaker 4 (28:56):
Jeff, it's going to need a new logo.

Speaker 3 (28:59):
You've got some unique street names, I see. Can you
talk about those?

Speaker 5 (29:03):
Yeah, for sure.

Speaker 6 (29:04):
One of my fortunate trips that Johanna and I make
two times of years, we go to the Nike World
headquarters out in Beaverton, Oregon, and if you've ever had
a chance to see it, it's four hundred acres and
basically what they did they've got twelve thousand employees working there.
But what they did is they did a dedication to
the Nike athletes, whether it's Michael Jordan, Tiger Woods, Mike Schmid, etc.

(29:28):
All the great Nike athletes. What we're going to do
is we're working with Nike and we're going to do
a dedication to the Big Ten athlete and the Big
Ten coaches, and so we're gonna name streets. One of
the examples, we're gonna name one of the main thoroughfairs.

Speaker 5 (29:41):
Drew brees Way.

Speaker 6 (29:42):
We all know Drew you know NFL Hall of Fame
quarterback soon to be Hall of Fame, but also Predue
quarterback all Americans. So we're going to rename streets, buildings,
trails and different things. There's there's a creek that runs
through our development called Buffalo Creek. We want to rebrand
that Heisman Creek. We've got eighteen Heisman Trophy winners in

(30:03):
the Big Ten Conference that we want to do a
dedication to those Heisman winners. So we're gonna have roughly
thirty to forty miles of trails through the development that
we'll be able to do a dedication to those Heisman winners.

Speaker 2 (30:15):
All Right, we're going to take our final break of
the hour, and when we come back, we'll have our
Perkins Chritzer Construction Lightning round and we'll wrap up things
with Rod and Johanna briefly celebrating the brand new Lego
store first excuse me, first and only one in the
state of Nebraska, Grand opening weekend. You're listening to Jeff

(30:36):
Beal's and Trenton Maggot on Grow Omaha, brought to you
by Dingman's Collision Center along with Cheer Athletics. On News
Radio eleven ten kfab grow Omaha. We are live at
Nebraska Crossing. It's the grand opening weekend for Lego. The
first Lego store anywhere in the Strait of Nebraska opens
here in just a few minutes. For day number two,

(30:57):
it is time for our Perkins Kritzer Construction lightning round.
A lot of things on the list today and we
want to thank Perkins Chritzer Construction for making this possible.
And we have some Perkins Chritscher Construction news because they
are working with Boba Phi, which opened just a couple
days ago at thirty eight thirty eight North one hundred

(31:20):
and sixty eighth Street. That's in a retail strip near
the Walmart superstore northwest of one hundred and sixty eighth
in West Maple Road. The franchise sells bubble tea. It
is owned by Braintune Cafe, a franchise out of California
with also locations in Texas and New Jersey. But Perkins

(31:41):
Kretzer Construction built out that Boba Phi and last week
we told you that they're building out the new Hawaiian
Brothers restaurant in the former Boston Market and Miracle Hills.

Speaker 4 (31:51):
But guess what. They don't just do restaurants.

Speaker 2 (31:54):
You can hire them for your office building, your office,
build out, churches, you know it.

Speaker 4 (32:01):
They do it.

Speaker 2 (32:01):
Yeah, if it's a building, they'll build it. Perkins Chreutzer
Construction Dave Kreutzer leads the team. You can find them
mountainline at p dshcconstruction dot com. All right, a couple
quick things here. First watch, we'll open another Omaha location
October fourteenth, and Heartwood Preserve Bad Seed Coffee and Supply

(32:22):
has opened a second location at fiftieth in Dodge next
to Pelias Cat Cafe. The original shop in open in
twenty fourteen at twenty fourth and Harney. Dave's Hot Chicken
opening in the former Voodoo Taco former Jones Brothers shared
former Some Other Stuff building at one hundred and eightieth

(32:43):
and Center. Dave's Hot Chicken out of Los Angeles as
a Nashville Hot Chicken concept. Current Omaha location. First Omaha
location is at thirty is at thirty three to five North.

Speaker 4 (32:55):
Saddle Creek Road. We have.

Speaker 2 (33:00):
Beans Coffee planning to open in late October near one
hundred and ninety second and Harrison Street and Dog Gone Problems,
a dog training and play care facility, is set to
open September twentieth at one hundred and thirty fourth and.

Speaker 3 (33:15):
Western or Rest see what they did there.

Speaker 2 (33:17):
And another piece of retail news is Shampong Lanes and
Ghost Donkey opening next week. These are downtown in the
Mercantile District, the new Brickline building and more concepts from
Flagship Restaurant Group. And finally, Lego opened to Yes.

Speaker 7 (33:35):
You're correct, sir, Saving the best for last.

Speaker 4 (33:37):
Saving the best for last year.

Speaker 3 (33:39):
We are out here at Nebraska Crossing.

Speaker 4 (33:41):
So John scrat Us, we talked to you briefly earlier
in the show.

Speaker 2 (33:45):
You're the food and beverage guy here at Nebraska Crossing.
What types of restaurants might we expect to join the
lineup in the in the coming year or so?

Speaker 4 (33:54):
Yeah?

Speaker 3 (33:54):
For sure, Well for sure.

Speaker 9 (33:56):
We talked about Paradise Bakery and with the U Sports
that goes kind of hand in hand. Obviously, you want
healthy options for the parents and the kids. You know,
we're planning on opening up a Mediterranean style restaurant that
I'll be part of that Ron and I'll be part
of kind of like a traditional peta restaurant. We're excited
about that. But I think we're most excited. You named

(34:18):
a lot of brands that are coming to the area.
Small Sliders. We just signed a franchise agreement with them,
and we're going to bring them to the Big Ten
Crossing and through out Nebraska. We're super excited about them. Sliders, fries, shakes.
I mean, it's a great, great concept. You mentioned Drew
Brees earlier, he's a spokesperson, he's a franchise o holder.

(34:43):
It's exciting, it's really exciting.

Speaker 2 (34:45):
And Small Siders they're kind of a Southern concept.

Speaker 5 (34:49):
Yeah.

Speaker 9 (34:49):
They started down in New Orleans by a couple LSU
football players, and now they've taken they've ramped it up.
Now they brought in some really big, big time players
and and they've just regrouped and and they're growing like crazy,
and we're super excited to be part of Nebraska with them.

Speaker 6 (35:06):
Yeah, they're they'll have three hundred units open, Jeff by
this time next year.

Speaker 5 (35:11):
Small Slider as well.

Speaker 4 (35:12):
Really they're on fire. Where's the where's the closest right now?

Speaker 5 (35:15):
Uh?

Speaker 6 (35:16):
Shoot, New Orleans, I guess they've The ones that are
open are more east towards Atlanta.

Speaker 5 (35:21):
Yeah, and then they're coming north.

Speaker 4 (35:23):
Yeah.

Speaker 5 (35:23):
Okay, but as far as open, you have to go
to New Orleans. Yeah, bring it on.

Speaker 4 (35:27):
Yeah yeah, Trenton, you lived in New Orleans back then.

Speaker 2 (35:29):
Well, stopping grounds absolutely, Tulane University. Okay, so uh, the
Paradise Fakery and Cafe will be on the northwest corner
of the mall and we already talked about that opening
pretty soon. And and that gives you guys a nice,
you know, sit down concept, but that is also a
quick you know, it's.

Speaker 3 (35:48):
Also quick as well.

Speaker 4 (35:49):
For sure, Yeah, for sure.

Speaker 9 (35:50):
And you know we can give people they can come
in and have coffee, stay there all day, do their work.
If they want, they can come in and have a
quick bite. Obviously, we need to bring some sit down
restaurants in here to keep people here for a couple hours. Obviously,
that's our goal and we will work on that.

Speaker 8 (36:06):
Yeah, I forgot I need to give a shout out
to Kong Dog. I don't know, you know, I just
want to say wondred about that we actually open them.
If you haven't seen the Korean corn Dog, I mean
you can see people walking around me on a stick.

Speaker 2 (36:18):
YEP and it's it's I understand it's pretty good because
when I've been out here you see people walking around
with those things. Might have to give that a try
before I leave. Absolutely, music's playing, which means we are Finito, Rod,
Johanna John, thanks for joining.

Speaker 7 (36:31):
Us, Thank you, thanks for having us.

Speaker 2 (36:32):
Yeah, we appreciate you having out here. Lego open now
at Nebraska Crossing. That's it for this week. I'm Jeff
Bils and I'm Trenton Maggot. You've been listening to Grow Omaha,
