Alabama's morning news. I'm jten joining us now from the
Birmingham Business Journal. Samuel Stenheimer is here, a commercial real
estate reporter with a Birmingham Business Journal. Sam, good to
see you get to see JT. So there's a lot
going on here, you know. And I love what's happening
on Interstate twenty two. I just love that road for
one big reason. It's not as crowded as sixty five.

(00:20):
Oh yeah, and it's a nice smooth ride going that way.
We used to go all the time when Michael my
Son was coaching over at Old miss and we go
over to Oxford, Mississippi, and get off and go up
that way. But apparently now twenty two is a big
hotbed for some development. What's going on?

Speaker 2 (00:35):
Absolutely yeah. It's been about ten years since I twenty
two was fully one hundred percent finished, and it's been
really interesting to see that growth. So we wanted to
take a look over the past ten years, specifically in
Walker County and what's happened there, because, like you mentioned,
it's a really nice drive. You go through all these
little rural towns and it's beautiful. But over that last

ten years, we've seen a lot of development, a lot
of projects, So over eight hundred million exactly, over eight
hundred million just for Walker County in different capital investments
going in. A lot of that's kind of travel focused things.
We've seen a lot of truck stops go in. You
pass a couple of Loves on that drive.

Speaker 1 (01:16):
There's one we stop at every time we go oh.

Speaker 2 (01:18):
Yeah, oh yeah, And so that brings in a lot
of a lot of travelers and that's the beginning of
a real long process of economic development.

Speaker 1 (01:26):
Is there any plans right now for more development that
you know of?

Speaker 2 (01:31):
Absolutely?

Speaker 1 (01:31):
Yeah.

Speaker 2 (01:32):
Off of Exit seventy eight, which is kind of close
to Dora, there's Heritage Landings, which is a commercial project
that is starting with a Love, So they're putting in
another truck stop there. But there's also a lot of
other parcels allocated to different commercial developments. So in the
end it will be very similar to what we see

(01:52):
on Exit sixty five right now, which is that Loves
with the mcdonald'sy subway and all that.

Speaker 1 (01:56):
Do you see the potential for residential growth as well
with the industry was putting places out that direction, similar
to what took place with trust Will and now Springvillot
the other direction. I would imagine a lot of people
wouldn't mind that driving to Birmingham on a nice road
that's not real crowded. If there were some residential areas
up there. I know, you know Dora and other exits
have some, but I'm talking about new residential developments.

Speaker 2 (02:19):
Absolutely, we haven't really seen those plans come out yet,
but we're definitely going to see them because new rous
follow new jobs, and in that past ten years we've
seen about a thousand new jobs come into these small towns.
For a place like Dora or Cordova, that's a lot.
We're seeing a lot of people migrate over and with that,

(02:41):
we're definitely going to see new roofs eventually.

Speaker 1 (02:43):
All Right, let's talk about where there is some growth
when it comes to homes and subdivisions Shelby County. What's
going on in this area.

Speaker 2 (02:50):
Yeah, Alabaster has a really interesting story, as well as
several other other Shelby County towns. So with Alabaster specifically,
we've seen a lot of commercial go in. So especially
with somewhere like District thirty one, which is the big
old commercial retail development going in there, we're seeing a
lot of potential for new jobs and with that, home

(03:12):
builders and residential developers are seeing that. So in Alabaster,
Newcastle Homes, which is a local home builder, has plans
for a nine hundred and sixty eight home subdivision. Wow,
that's going to be a big change. We have about
twelve thirteen thousand homes in ALABASTERA right now, so we're
going to be adding a lot.

Speaker 1 (03:30):
Well, those are becoming the next suburbs. You know, every year,
you know, the further out you go, more and more
development continues. In Alabaster is just a great splot for
you know, a great spot to live and you know,
love it down there, so good to see some good
growth going there. There's some other subdivisions going around the
area as well, are.

Speaker 2 (03:46):
You Oh yeah, there's a few newcastles also working on
a project in Leeds over by Grand River, a lot
of that single family. There's also some townhomes going in.
Vestavia Hills also has a big town home project going
in as well. But in terms of the single family stuff,
one big one that we're seeing is over by Red
Mountain off Lakeshore Parkway. Explans for Reading Ridge, which is

a nearly five hundred home subdivision going in there.
