Welcome back to Alabama's morning news. I'm John Mounts, filling
in for JT for one more day. He returns on Monday.
Joining me in studio right now for a little preview.
Gusty Goulis of the Gusty Goulis Group. They sell houses
if you didn't know. And I say a preview because
you've got your show coming up on Sunday, bard and
sold right on this radio. Still I can't say this
on w ERC and Birmingham. We're on five radio stations.

That's right in Birmingham, w RC, You're coming up at
seven thirty eight eight, that's right, we come on.

I should know this because I was when I moved
to day to o'clock.

Speaker 2 (00:31):
Yeah, man, we're excited. Thanks for having me on. And
I know you're you're doing some heavy lifting. Having doing
everything for JT a little.

Speaker 1 (00:39):
Bit little bit. We're we're pushing through it. So you're
doing some heavy lifting too, because the market is still
very much on fire, even though I know they say
spring is the big sales time, but you know, summer,
I think everyone's kind of in that. Hey, we we
got to find a place because you know, school's going
to start back.

Speaker 2 (00:54):
That's right. Schools. School is going to start back like
before we know it. It's kind of crazy how fast
the summertime has moved. But you know what we've got.
I was telling some folks earlier, we've got about twenty
four homes that are going to be closing by the
end of this month, and so we'll end up with
closing about thirty homes. And the market's still moving. You know,
we might not see as many multiple offer situations as

(01:18):
we have over the spring because typically when people are
you know, in the summertime, they're going in and out
of town because of vacations, and so we might not
have the full amount of folks kind of you know,
in town taking a look at all the opportunities. So
typically we're not going to see as many offers in
the summertime. We're not going to see as much interest,
But that doesn't mean that a house is not going

(01:39):
to sell. We're typically seeing days on market right now
in the mid to high thirties, say thirty five to
forty days on the market.

Speaker 1 (01:46):
Is good or bad, I don't know is that good
or bad.

Speaker 2 (01:48):
So it's a little bit higher than it was than
last year, and I would say it was depending on
the area. It's really more of a balanced market in
my opinion. There's some areas that are considered sellers markets,
there's some areas that are considered buyers markets. That really
depends on the supply and demand. You know, a lot
of our over the Mountain listeners, I would say that

(02:09):
they're still in a seller's market, and some of our
you know, suburbs, depending on where it's at and the
price range, they might be in a little bit of
a buyer's market. So you know, when you're when you're
talking with your agent and you know, getting a game
plan together to sell your house, you need to take
in consideration like how long you kind of want to
have you know, being on the market and pricing really

(02:30):
does make a huge difference when you are releasing your
house to the market.

Speaker 1 (02:34):
And also getting it sale ready right, because if you're
if your house looks well, not its best, it's going
to take longer for to sell.

Speaker 2 (02:41):
I was I was showing some houses this past week
and it was almost embarrassing at some of the preparation
and presentation of some of the houses that were out there.
I will literally was walking in and and and like cobwebs,
Like I literally walked into cobwebs. And you know, if
you're trying to sell something, I mean, you've got to
be like spick and Span super clean. You know, you've

(03:05):
got to have you know, repairs completed. I mean, you've
got to If you want top dollar for something, you've
got to present it in a top dollar fashion.

Speaker 1 (03:13):
And it doesn't take much a fresh coat of paint.
You get, like you said, cob webs off because I'm
a buyer, I'm walking into that. I'm thinking I'm going
to be able to walk away with this place because
no one else is going to want it, so I'm
going to low ball the offer.

Speaker 2 (03:23):
Yeah, yeah, I mean, and it will definitely impact any
offers that you get. But it's also going to turn
people off because if you if you're not preparing it
for market, then there sometimes people will like we'll think,
oh my gosh, well they haven't taken care of this
house in so many years. So it really makes a
big difference doing all your preparation getting the house ready

(03:46):
for market, and if you want to have a great experience,
it will make a huge difference.

Speaker 1 (03:52):
And sometimes it's not about what you like, I know,
it's your house and you you loved it when you
were living in it, but when you're selling it, you
got to make it what they would like. The house
I currently live in now, when we actually saw it,
and when we saw it it was it was red.
The whole house was read the X everything was red
as red Coulbee. We turned our nose up at it,
and uh now we had to buy it on the

(04:12):
back end because basically they ran out of houses and
we ended up buying it anyway. But it's not read anymore.

Speaker 2 (04:18):
It's amazing what paint can do. I mean, it could
completely change a house and its character. So, you know,
I think presenting, especially paint colors, I think makes a
huge difference. You want to depersonalize it, so take all
your pictures down those kind of things. So staging it
makes a big difference. You know, putting out a new

(04:39):
fresh layer of pine strawl out front makes a big difference.
Curbapill is huge. So think of it like this and
I kind of laugh because you know, when my wife
is throwing a party at our house, I feel like
this is her time to get any kind of honeydo
list things going, So you know it think about it
that you're to invite a bunch of people to your house,

and the way you want it to look is the
way you want to present it to the market.
