You know, there's a lot oftalk all the time. I get it
all the time. They tell mewhat the problem them is in their home
and how they fought acclaim and theywere denied, or this happened and that

happened, or their insurance companies aren'twhat they used to be, and quite
honestly, we're going to have anexpert who I've had on the show before
that's going to explain some of that. She is a broker and home insurance
broker and she'll explained and when sheexplains this and all the different little add

ons you can get and then youcan make the choice. It's all about
having a good broker and it's allabout doing maintenance in your home. And
then you're probably not going to haveany disagreements, but we'll be doing that

I want to know what I coulddo to prevent water from getting into

the house through the garage and thefamily room. I have a try level
and the lower level is right atground level, and the ride slopes down
toward the sliding door to the familyroom. So I haven't had problems yet,
but with the heavy rains this year, I just want to know what

I could do to protect, especiallyin the sliding door area. So have
you had the problem before? No? No, not yet. How long
have you been in the house?Forty years? Okay? Why concern now?
Just curious because it doesn't it's notright well with everything's slanting toward the

house and the heavy rains that we'vehad. The people across the street ever
since the houses were new, hadto put pumps underneath their homes to keep
if they built. The builders builtover kind of a swampy area. And
there's not a very high slope onmy garage up toward the house now.

The rest of the house is upthere stairs seven stairs too, so I
felt pretty safe that should there besome kind of heavy rains like we had
this winter, I've been concerned,especially with the family room, because how
could I secure flying to work.Yeah, well, you've got a couple

of things obviously. You know,again it's about water control more than waterproofing.
Do you have a some pump inthe house at all right now?
No? Okay, and so it'sthe good news is, as you've been
there forty years and we've had somemajor major rainstorms, especially in the last

fifteen years, that were you know, if it was gonna be a problem,
I think it probably would have showedup. Now. You got one
thing that's wrong, and that isthe soil sloping towards the house. But
you probably have a couple of thingsgoing for you, and that is probably
(04:26):
at the base of the or upagainst the foundation. My guess is you
probably have some drainage pipes that's catchinga lot of that water and moving it
away from the house, maybe notto us some pump or a well,
but maybe just taking it underground andgoing to where the ground goes over a
(04:48):
hill or has a place to youknow, drain that water too. So
my guess is there is some watercontrol already there. Now. The only
way we're going to know that isto have somebody really kind of take a
look at it. If you're concerned. A sump well would certainly be advantageous
(05:12):
to have, but I would haveyou know that area, you know,
him, take a look at it. I don't know if I would rush
into doing anything at this point unlesstheir talk is very convincing to you.
But you know, can the gradingbe changed so that you could change the
(05:34):
grating or you can't change the grating. I don't know if that would be
practical without seeing the house. Youcould put in underground French drain to pull
that water away from the house.If there happens to be standing water around
that house during those heavy rains,that would be advantageous. You could put
(05:54):
a sump well in and a pump, that would be advantageous. But yeah,
I'd probably haven't taken take a lookat but I wouldn't consider it with
the rains we've had in the lastten fifteen years. If you had a
really significant problem, I think itwas showed up already. Well. Now
the problem is that the plant ofthe backyard where the family room is,

it's not that steep. That thereis a patio or a very large patio
and a step down and that's theentrance to the family room. And I
had friends in San Diego really haveproblems with water and stop being wondering what
to do. Well, that's whyI said, you know every you know,

every area, even the density ofsoil comes into play. The only
way you're going to be able to. I gave you some ideas of things
I might consider, but the onlyway you're going to get, you know,
kind of a definitive outline is tohave you know, a good quality
waterproofing company come in and take alook and see if they have some suggestions

for you. All right, Andlike I said, the good news,
yeah, yeah, the good newsis, of course it's been there forty
years and you've never had the problem, and your friends in San Diego did.
But the topography around every house isdifferent, soils are different, the
whole thing's different. So you know, ever dry waterproofing in your area.

I think they've waterproofed twenty five tothirty thousand homes since they've been in business.
That would be who I would callwater every day waterproofing, ever dry,
ever dry. Correct. Well,thank you very much, you're quite

when you have a basement or ahome that leaks and there's a heavy rain
forecast, When there's a heavy rainforecast and you've been forty years dry.
I'm not saying that couldn't change tomorrow, because he can. And we've all

and take a look at it.Then you can decide what you want to
do. You can have a plumberput in a someth well if you want,

to solve that from the outside.He could do it from the inside.
But when you bolt those those sectionstogether. What they they bowled them together,
and they put a an unbelievably strongbead on the outside and the inside.

Apparently there must be a void somewhereon the outside. So but but

void on the inside as well.So he could solve it from the inside
instead of having to dig up,you know, the yard or the foundation

the fact that he didn't want todo any tear out on the outside or
the inside. One part where thatis was finished, another part was unfinished.

So he may have to tear outa little drywall, but it's not the

whatever product they used to adhere thatwhen they when they go to to join

welcome again that home with Gary Salvin. How you doing. I am doing
great, Gary, and it soundslike you're doing well. Also, I'm
hanging right in there, hanging rightin there. Good to be on,
good to be on the show,like talking with you and trying to maybe
help people out a little bit withtheir insurance. Sure, so when we
(22:53):
get the bill, I guess oneway to look at home insurance is every
time you get a bill, it'san opportunity to look into what you're paying
for, right. I think someof us we just go on autopilot and
we just pay it. Absolutely.Just like the stages of your life where
(23:15):
you go through and evaluate your finances, you need to evaluate what your insurance
goals are as well. One thingoff the top, A lot of people
believe that the appraisal through property taxthat you mentioned earlier is a direct reflection
on your insurance premium. It isnot the dwelling A coverage is replacement cost
(23:37):
of your dwelling, which means ifyou take your credit guard and you go
to the local store and you buyevery screw, every jayhook, every stick
of pipe, every length of wire, and then on top of that,
you pay the contractor to put everythingtogether for you. That's what's represented in
that dwelling a coverage. If you'vebeen updating your home, if you upgraded
(24:00):
bathroom, you put in a biggarden tub, maybe a double sink with
a built in vanity, two separateshowers, those are things that need to
be on your policy. What happenedis you just increase the value of your
home and it may not be reflectedwell. Right now, we're looking at
right hunt around two hundred and eightydollars a square foot. That's plus or

minus depending on if your home isbrick, if it's vinyl, if it's
a wooden siding. Those are variablesin there, but it's right around average
two hundred and eighty dollars a squarefoot. I like to go a little
higher than that because inflation, aswe all know, inflation has hit.
So that's the big one to lookat. Did you do anything to upgrade
(24:45):
around your house. If you didanything to increase the footprint of your house,
the square footage, definitely get thatin there because it's based on square
foot So if you increase by fivehundred feet square feet, that's a lot.
You want to make sure that's involvedon there. Does it say on
there the amount of square foot?Right? It does not stay on there.

However, if you call your agent, they have your information and they'll
be able to look at it andupdate it. Some people will update their
property taxes through the auditor's office andsome people won't. So to rely one
hundred percent on what is available onthe auditor's website, it's not always going
to be accurate. That's interesting.That's really interesting. And how do you
(25:37):
judge on contents right now? It'sas a rule of thumb, it's a
percentage right around anywhere from seventy toeighty percent of your dwelling a coverage.
If you've got a house that hasit that's going to cost five hundred thousand
dollars to rebuild it, you probablyhave a lot of stuff in there.
(25:59):
It's a big house to outfit,and it also includes your salt and pepper
shakers, your socks, your slippers, as well as everything else use your
refrigerator, your wash or your dryer. So it takes all of that into
consideration. And what was the percentabout seventy eight somewhere in there. Depending
(26:19):
on what carrier you have, thereare endorsements that you can purchase. One
would be a guaranteed replacement cost onpersonal possessions personal property also known pp personal
property that you can purchase and itwill be you will definitely be able to
cover all of your personal property towrite back to where it was before there
(26:44):
was a total loss. And that'swhat you're looking for, is for everything
to be replaced as if the lossnever happened. So you are an agent,
right, I mean you go todifferent insurance companies. Correct. I
am an independent insurance agent licensed inthe state of Ohio, and I work
(27:06):
for a broker, which means Ihave right now about seven carriers that I
can look at in one office.So people need and this isn't to knock
any particular insurance company, It's justyou have options. A broker is going
to reach out to seven, eightwhatever different insurance companies. Then we have
some companies that do not use brokers. Is that correct, they have their
(27:30):
own sales team. Correct, they'recalled a captive agent, and they can
only represent the insurance carrier that theywork with, so they don't they're not
able to branch out and talk toother carriers. They specialize in just one
insurance carrier. So then, asa homeowner, if you're with an agent
(27:53):
that just dealt with one firm andyou asked and you weren't really satisfied,
and you either have to go toanother insurance company with a captive agent or
find a broker to kind of putyour house out forbid if you will.
Is that correct? That is absolutelycorrect, and your insurance agents are always
(28:15):
happy to do that. I knowwhen I evaluate somebody that comes in from
their previous carrier, they're not happyabout something, or they're just looking.
I always ask what they're looking for. Sometimes it's an interesting it's interesting what
motivates people, and so when Iget that information, I know exactly how
(28:36):
to help somebody. Are they reallytruly looking based on premium? Are they
looking for a personal touch? Arethey looking for a carrier with longitivity and
a good financial base to it.So there's many reasons that people will ask
to be re quoted. I thinkyou should be re quoted every now and
then just to be re quoted.No, well, there's pluses in line
(29:02):
instance to that insurance carriers level longeitivity. That means you are somebody that's steady
and stable. So my personal recommendationis if you can stay with a carrier
about three years, that's what youshould do. It takes about three years
for it to change. But anymore than three years you look like an
insurance hopper. There could be verygood reasons for it, but then your
(29:26):
steadiness is not as good as ifyou were anywhere from three to five years.
On that three to five year margin. Three years for auto insurance is
the look back for any MVRs orat fault accidents on a home. It's
a five year look back on anyclaims. So if you have a claim,
you may want to wait till thatfive years is up before you start
(29:48):
shopping for any other insurance because itwill it will go with you. Yeah,
when I say you know, doit, I'm kind of in that
five year thing. Just let's makeeverybody, let's make sure everybody's being honest
here. Let's just look and seewhat's changes in the insurance agent. I
don't think I've changed but one timein the last forty years. And there's
(30:15):
not always a good reason to change. Sometimes there really isn't a good reason
to change. You want to staysomething familiar. They've got your property,
they know what's going on. Everycarrier likes to have it under one roof
because then there's no question when itcomes to any type of liability issue,
they know exactly what it is andwho's responsible for what. And in talking
(30:37):
about claims, this is something that'scome up. It's a hard market out
there, and all agents get notificationsfrom the different carriers they represent about what
is some things that they're looking atin your history. You, the homeowner,
the insured that you may be upfor non renewal if you have two
(31:03):
youthful drivers in your home and oneyouthful driver has a speed and perhaps you
have ran a stop sign and thensomebody else in your household had to not
at fault accidents. You may beup for non renewal if you take the
auto side of it, and thenyou add it to two home claims in
(31:26):
two years. You should call youragent. Everybody knows what claims they've submitted.
Call your agent, get a headsup, find out where you are
with your carrier if you need tobe looking in advanced. Once you get
a non renewal, I have todisclose that. So if you called me
up and say, hey, Ijust got a non renewal notice from my
(31:47):
insurance company that I've been with forten years, what can you do to
help me? It makes it harderbecause you've been non renewed. The only
way it kind of helps is ifyou're non renewed for one side or the
other, meaning you're non re nudebecause of your auto or non renewed because
of a home claim. So thoseare really big things, and I recommend
(32:07):
everybody look at your history and callyour agent so that you're not taken by
surprise. It's a real thing rightnow. This hard market has been hard
on people. Along with that hardmarket, if you have replaced your roof
within the last five years, makesure your insurance agent knows that. One
(32:28):
of the things that's starting to happenis that as the shingles will go with
asphalt shingles as they age out,there's a buyback on there, so then
you will if there's a claim andyour total roof is gone Let's just say
a tornado came and just picked yourroof off your house. If your roof
is twenty one years old, youmay not be getting full replacement costs because
(32:51):
it's gotten down to the end ofthe shingle life. You have to go
to each carrier for that. Ican't paint with broad strokes here and say
everybody does it, because they don't. But there are some that do,
and it could be something new.Perhaps five years ago your carrier didn't have
that, but now that it's ahard market, they're going to look for
(33:13):
ways to close that gap. Therehave been a billion dollar loss with the
insurance carriers every year for the pastfour years, with twenty twenty three being
the worst. That's been the hardesthit. And insurance carriers have insurance,
so they have to go into theirreinsurance. And now that's a claim against
(33:35):
an insurance carrier. So everything isconnected. There's nothing. No claim stands
alone. If you got a second, let's take a break, and when
we come back, let's talk aboutsome of the I don't know what you
call writers. I guess in aninsurance like mold mitigation and things like that.

homeowners insurance and uh, Beth,I guess you know the Do I need
earthquake insurance? Do I need?How many options? How many writers are
(36:59):
there of? Oh? There area lot. And just real quick,
I want to touch back the subjectbefore the break on the non renewals.
This isn't meant to be fear mongering. It's meant to be informational so that
you actually reach out to your agent. If you haven't done that, you
just need to as a general rule, and now in a hard market,
(37:19):
it's more important than ever to makesure you have that relationship with your agent.
So I would assume and you're myadvocate, right, yes, I
am your advocate. I will ifyou get a non renewal, I will
go right to the underwriter and gowhy what can be done if you increase
the if it's on the home side, if we increase the deductible to five
(37:42):
thousand dollars, will you reconsider thenon renewal. So there's things that can
be done on the auto side.Just remember, violations are usually the fault
of the driver, So if you'respeeding, you can't blame others. If
you're not wearing a seatbelt, youcan't blame others. But those violations will
impact your auto insurance. Yeah,we can go a lot on that.
(38:06):
I'm sure how many violations over whatcourse of time, but I get it.
You know, those types of violationswill certainly begin to sink the battleship,
for sure. They will because theydo affect your home, especially if
you have bundled policies and that multipolicy discount. Once you have to split
(38:27):
your home off from your auto,you can lose anywhere from fifteen to twenty
five percent of a credit on yourpolicy, which is huge. Ye ye,
all right, So the different writersand things, maybe just the top
five things we should consider that.So many people, I think, just
think their homeowners insurance is going tocover and it they're not. Earthquake is
(38:52):
one of them. Earth Unless youpurchase separate earthquake coverage, it is not
covered. So in any way,shape or form, however, purchasing an
earthquake endorsement will give you coverage.Those deductibles are higher, the premiums are
higher. Where I live here inthe middle of Ohio, there's been some
(39:15):
earthquakes and there have been people inthis area that have had damage. Does
everybody get it? Well? Know? But should you? Well? Maybe
maybe I look at it is doyou have a brick house, Is it
the true brick like the Three LittlePigs house? Or is it brick on
frame? And do you have alot of stucco? And is it real
(39:37):
stucco? Is it or is itstucco on frame? That is a much
larger dollar amount to rebuild than perhapsa wood frame home with some vital siding.
Those are things to consider in there. Another one that's not covered is
I live in Wayne County and WayneCounty is on the mine subsidence territory,
(39:59):
and there's quite a there's seven oreight counties in all of Ohio where there
were mines that were never mapped out. There are mine subsidence means if you
somehow were had built a home orit was built and you purchased it on
an old mine and it collapses dueto that mine. If you don't have
the mind subsidence, your home isnot covered. Mine subsidence is about five
(40:24):
dollars a year. That one.If you think you're in an area that
has an issue with that, forfive dollars a year, it's better to
have and not need it than tonot have it and need it. Read
an articles, Yeah, read anarticle about a house out in California on
the edge of a cliff slid downinto the ocean with all the rains.
(40:47):
So many insurance cover that or isthat a writer also out in California.
I don't know what the rules are, so I really have a hard time.
I really don't want to come inon that only because I don't know
what the I'm not licensed in California. If I were, I would know
what those rules are and what wascovered. But I just don't know that
(41:09):
for here another one. You broughtup mold mitigation, so people will add
a mold clause into a covered peril. It's not if you open up the
back wall and you because you're paintingor you're going to enlarge room and suddenly
there's mold. And as you sayall the time on your show, five
(41:31):
minute mold test kit, get areal expert in there. Just because it's
mold doesn't mean it is black mold, because as you said before, black
is a designation, not truly thecolor. So it's not going to cover
that. Now, let's say back, like say in twenty twenty two,
when the big storm came through andit knocked out your power, and when
(41:52):
it knocked out your power because thetree came down, it also puts a
hole in your roof, it startedraining and you it rained, the drywall
got wet, your room got wet, and you weren't able to get any
electricity for four days. Any moldthat grows within that timeframe could be considered
(42:14):
something as part of the claim andcovered. So the mold is from the
covered peril, it's not just showingup in your home like that. Do
they put themselves in jeopardy of gettingcanceled. Then well, yeah, I
mean it's like an act of God. But I get it, you know,
(42:36):
And it's why you have insurance.When something is that big, you
should do it. Most insurance agentsnever turn in a claim. Now never
is too strong of a word.Obviously, if I'm in an accident,
I'm going to turn in a claim. I have to protect the people I
may have hit, so things likethat. But short of a lot a
(42:58):
lot of money, I'm not goingto turning a homeowner's claim. I'll handle
it myself. The higher deductibles,some of the carriers are changing deductibles and
you'll no longer find the two hundredand fifty dollars five hundred home deductible.
It's kind of too low, andpeople use that as a way for maintenance
as opposed to protecting against the coloredkill. Is an average deductible in your
(43:22):
agent? Is an average deductible nowabout one thousand bucks. It's anywhere from
a thousand to two thousand. Alot of carriers will have a high deductible
credit available if you go as highas five thousand. Okay, Beth,
