I have a driveway question. Okay, right now, it's a
fifty some year old stone driveway in pretty good shape actually,
but I would like to get that out of there
and put in either concrete or asphalt. I know they

both have their advantages and disadvantages, but my question is,
this is the first of October. The middle of October
is when we get our first frost or freeze. How
late in the year can I go with either of

those materials or would I be better off to wait
until spring.

Well, your asphalt plants will probably be closing. I don't
know when they close. I would maybe take a phone
call and you know, to somebody that does ask fhalt
and ask them they'll know. But I'm guessing November one,
middle of November, so you know, if that's the case,
I don't know if you'll be able to move that fast.

You'll probably have to check with them. As far as concrete,
you can, you can, you know, I mean, you can
put concrete down anytime. I've seen him put concrete with
putting anti freeze in it. But I don't know if
i'd want to do that again. Uh, why why don't
which way you think you're gonna go?

Ah see probably asphalt, yeah.

Or even gettes from both. Why don't we do this?
And and I'm not trying to make up your mind.
Ron you can uh, you know, put it on the
speed button and see if you can get it done

next four weeks of getting bids and you know, being

poised to jump first thing of spring. I think, I
think that's what I would recommend. So you call an
asphalt company, tell them what you want. Maybe you call
two asphalt companies, they come out and give you bids,
how they're going to do it, what happens the stone
that's there, et cetera, et cetera, And then call concrete
and two concrete companies and see, you know, then you

that'll help you make your mind which way you want
to go, we might be surprised, we might not, and
then you can get it lined up. You could probably
get them a down payment and bingo, maybe your first
one out of the gate in the springtime.

The concrete, if I would do that with mash en
or rebar, I might even be willing to do both.
Then wouldn't that be probably longer lasting than the asphalt?

I think if you did a metal mesh for a
residential driveway, you'd be that'd be more than adequate unless
you're driving big trucks on it or something along those lines.
But yeah, that it's going to your lifespan, and I
kind of chuckle.

I don't know. These are industry standard type things.

They say asphalt twenty years, I'd say probably twenty five.
I'd probably give that another five. They say concrete fifty years.
I'd say get fifty years out of concrete fifty years ago.
I don't know if you're going to get fifty years,
you might get forty. But it'll still outperform either way.

It's going to outperform in ninety percent of it is
the quality of the company you hire to do.

It too, right, and they're both going to require ceiling
concrete maybe a little more often that death lay a
lot easier.

Yeah, absolutely, And you know you can do concrete and
it's protecting from the corrosive salt and stuff like that
that you know, cold winters in the cold area of
the country keeps it from pitting. And you know, and
you do it every three years or so. Penetrating asphalt,

they got sealers out there. You wouldn't seal it for
two years, and they got sealers out there. Now they
go for ten years.

Question about a composite deck that's ten years old. All right,
it's made out of tricks type of material. It's not tricks,
but you know one of those.

Composite and.

Out here in Thevada we've just got brutal, brutal sun
and that deck has now started to oxidize where it's
got a white film all over it. Is that there
permanently or is there some super secret stuff that I
can put on to h you know, to bring it back.
Speaker 1 (06:22):
That's a good question.
Speaker 2 (06:25):
So when you say, I'll be honest with you, oxidized
in white, I'm not really familiar with that being a
big problem.

I know your your son's a little more intense than
where I am, and maybe it is. Do you do
you do you know the brand name?

Uh?

No, No, I don't. I know it's not trick because
it was kind of kind of built on the on
the cheap when it was there when we bought the house.
But I mean it's it's still still a good deck
and everything. It's just started to, like I said, oxidize white.

Does it have a cap on it? John? Or is
it just straight composite?

Straight composite?

Okay, So I'm just going to give you a lot
of information. I don't know if I'm going to be
able to just give you a straight answer. So in
that composite decking, and not all manufacturers, but in most manufacturers,
a true composite consists of plastic and wood flower that

is molded together. And that plastic certainly could be the
cause of the the the whitish film, the oxidation, et cetera.
Whether that can be removed. I don't know, but I
would try. What I would try is I would try
a very good, high quality oxygenated bleach. And I can

tell you a website where you can get some good stuff.
It's a Defy def Water Woodstain dot com. And there's
it's called wood cleaner or deck cleaner. That's a very good,
high quality cleaner. I would try that. I don't know

if it's gonna work, but you're gonna need that product anyway,
if I take you to the next level. Okay, the
next level would be on that same website. They have
a composite decking stain. Not everybody has that. I think
Cabot has one, DeFi has one. There's probably a couple

other ones, but those are the two I'm familiar with.
And you could stain that. I mean, that's an option.
I know you got people here composite and it's supposed
to be good forever. When I asked you if you
knew the name of it, because a lot of your
cap composits now, John they come with a fade resistant

warranty that's like twenty five years, which would include oxidation.
I'm sure that would It feels to me. That would
be like fading, right, So it's not capped. So I
don't know what the warranty is. I don't really know
what the oxidation is. My guess is it is the
plastic in the composite. I would try the cleaner. If

that doesn't remove it, you're probably going to restain it.

Okay, power now, be careful with that.

Be careful with that, because yeah, be careful with that.
What I would do is i'd use the oxygen a cleaner.
It's a powder. You mix it with water. Um you
would you know, if you have a cloudy day or
early in the day before it gets your hot, you're
coming up with cooler temperatures. You want to minimize evaporation.

Spray it on a section of the deck, not the
whole deck. Let's sit about ten minutes, respray, and then
you can use a powerwasher, but I want to use
it on the lowest setting with the widest nozzle. Or
you can take like a street broom and just agitate
it and rinse it off.

Okay, that's how you would use that.

Yeah, it's worth a trial. I'll ride on the steps first.

Yeah, yeah, and then when you're there, just take a
quick read on the on the composite stain that they
have and see if it teaches you anything or helps
identify a problem anymore. But that that could be that
could be the final, you know, solve of the problem.

And yeah, yeah, there's certainly that. On the other hand,
with two people, the energy savings I believe would be
you know, it'd be significant. The interesting thing is, whenever
I ask a manufacturer on that question, well, how much
money can I save going tankless versus tank their studies

basically show that people that have tankless water heaters use
more hot water. You're not going to run out, So
I guess to take long showers. I don't know, all right,
work question, sure.

Sure, okay, I'm getting ready to I'm not going to
replace it, but have some carpet replaced in a back
addition onto the house. It's about eighteen eighteen room. And anyway,
the last time they did it, and it's been about
ten years ago, and when they were taking the old
carpet up, there was tile under there.

They had and.

Evidently they had glued the carpet to the tiles. So
when they were pulling up the old carpet, some of
the tile pulled up. They were square, square tiles. They
didn't fill that in with anything. They just said, it'll
be all right, the carpet pit, it'll take care of that.
You know, Well, it really didn't, because I can tell
there are low spots where.

They're I was just going to ask you, so how
did that work out?
Speaker 10 (16:47):
So I'm just wondering what what do I do or
what do I look for? Now when the guy comes
in here and I say, you know, what are we
going to do about this.
Speaker 2 (16:57):
I'll tell you the first thing I'd do is I
would take a pic of it, because he may feel
the same way. And quite honestly, if you would ask me,
I probably would have told you, well, carpet will probably
hide it.

But it really.

Depends on the thickness of the pad, the plushness.
Speaker 1 (17:11):
Of the carpet.

But if you want to be sure, you can certainly
put a leveling compound in the place of where those
tiles are missing. So it's it's just like if you
want to use an analogy of patching drywall, it's like
a topping compound, only it's going to level that whole
area out, so you know it's another step.

And uh, I guess there aren't many. There aren't many
of them, you know, but you can tell those spots
where they were sure they pulled up.
Speaker 2 (17:39):
Yes, well, if you take the picture, or even when
you go up to pick out the carpet and say listen,
they put this over. There was some tiles missing. I'd
definitely like to make sure you apply a leveling compound
in those areas that are not level because I can
see it, and if you can see it on the
picture you took, you can show it and I think

you'll be it'll be easily remedied.

And carpet paddy. I know you recommended certain carpet pads
at one time.
Speaker 2 (18:09):
Yeah, one time we were talking a lot about there
was a for people with pets and things. There was
a deal rising carpet pad which was very good. But
really I would I don't have one to recommend right now.
I'm sure there's better ones. I would talk to them
when they're talking about their carpets. I think one thing

I used to always say, I'd rather buy a great
quality carpet pad and cheap carpet than by the other
way around, a cheap pad with really good carpet.

You know that's that's interesting. I am kind of surprised
at it a show. But if it's a small or
tight pile carpet, I could see where it would if
it's a thinner pad, I can kind of see where
it was, but leveling compound certainly can hide all that. Now,
when he said stuck to some towel, I was a
little concerned whether that tow would be asbestos and whether

Would be black and asbestos.

Yes, when I bought my house about ten years ago,
the previous owner put some stain on the concrete and
it looked real pretty.
Speaker 4 (23:18):
But now ten years gone by, it don't look so pretty,
and I want to make cover it again. And what
I'm worried about is I know from past experience in
the wood. First time around it it looks like stain.
The second time around it looks like paint. So I
(23:42):
don't want to get a gooey, ugly, you know, mixture
on there and have it look like a paint or peel.
So I know all the basics, you know, clean it
and everything else before you. So I can you recommend
the product?
Speaker 2 (24:02):
Well, yeah, stain is always very difficult because it's not coating,
it's soaking into the concrete. Well, they make a stain
that is coating. It's a solid colored concrete stain. But
a lot of acid stains or semi transparent stains aren't coatings.
They penetrate into the concrete, and there's different porosities of

the concrete and there's different colors, and they put it
on and then they put a clear seiler over it,
and ten years goes by, Terry calls Gary. Gary says,
is there still a sealer on that? We got to
make sure we got something that's going to penetrate it,
something that's going to, you know, work for you. So

I guess the question to you is what's it look like?

It looks faded?
Speaker 1 (24:58):
All right? Does it look shiny? It all.
Speaker 4 (25:01):
Faded and oxidized kind of?
Speaker 2 (25:06):
Was it a solid color stain or was it kind
of almost looked marbled?
Speaker 4 (25:12):
No, it was It wasn't a solid And I know
he did some where he didn't put stain, but his
roller went into that area. It looked just like your
typical stain that you put on a piece of wood.
Speaker 2 (25:32):
Okay, so it penetrated down into the concrete.
Speaker 4 (25:36):
Yeah, Or I was wondering too the other one. Did
they make a sealer I could put bring the luster back?
Speaker 1 (25:46):
Sure?
Speaker 2 (25:46):
Sure, that's kind of That's kind of where I was thinking.
You might want to go and see what that looks
like first, Well, so there's all kinds of seilers.
Speaker 1 (25:56):
Have you sealed it in the past at all?
Speaker 4 (26:01):
No?

Okay, So that sealer, if there was any there, it
was ten years ago, correct, Yeah, okay.
Speaker 4 (26:09):
And I've walked through some steelers. It seems that they're
all semi gloss or gloss and I really don't want
a shiny finish.
Speaker 1 (26:18):
Okay.
Speaker 2 (26:19):
Well, you can get a semi transparent or a penetrating
sealer as long as that sealer, whatever was used is gone.
And here's how we're going to test it, Terry, take
take a tablespoon of water or a spritzer bottle of
water and sprints it on there and see if it
(26:41):
soaks right into the concrete immediately, or does the water
lay on the surface and stay there for a minute.
If it's going to soak in there within thirty seconds,
it's ready for a sealer. And you can use a
semi you can use a penetrating concrete sealer. You don't
have to use a a semigloss or a gloss. In fact,
(27:07):
if there's a website, it's called masonry defender dot com.
They have a ceiler for sidewalks and driveways which is
a penetrating ceilant that is breathable. You can put it
on with a tank sprayer. You just don't want it
to puddle, and I mean that would work fine. And
(27:29):
if it's penetrating. The thing with a penetrating ceiler is
it may not change that color at all. But if
you did, like a semi gloss or a gloss seiler,
it probably will change that color. So here's another little test.
(27:51):
When you use that sprintzel bottle of water to see
how fast it soaks in when you spray that and
it's wet. See if it brings back that color just
when it's wet from water, Okay, And if it is,
you'd probably would probably be advantageous to put a semigloss
or a gloss seiler on there. And you're probably gonna
(28:14):
have to do it every two or three years, but
that'll bring the color back.

So you got a little figuring out to do. But
your walk walk being using water on it's going to
kind of give you the answer.

Yeah, that's great to hear. I do appreciate that. And
you'll get an extra year or so out of that,
depending on how much sun is beaten on it. But
it is got nanoparticles in it, so it's going to
resist a lot of UV rays.

about what to put on their deck. Definitely would recommend this.

Cabot deck stain that has I don't know how to
describe this. It's it's when you put this coating on there,

it doesn't get as hot as like. In other words,
if you have a deck facing the west, really really hot,
you got a you know, a canyon brown color and
you got to run across that deck if you're in
your bare feet. The Cabot has a property in there
where it doesn't hold the heat as well, And kind

of playing with that right now too, looking forward to

show every weekend, but we've never called before.

Someone related to the collar to two collars ago. We've
heard you recommend the masonry defender concrete seeler for the
driveway and the sidewalks, and we installed our concrete driveways
four years ago. So we're going to have it cleaned
the new Field. The guy who the company who put
(31:26):
the concrete in it's going to come and do the
power washing and that type of thing. So we had
two questions. Do you recommend a cleaner with some kind
of detergent when they clean the concrete and the sidewalk first,
you know, when they power washed that before they put
down the steeler.
Speaker 2 (31:45):
Well, there's a lot of good ones out there, but
the one I really like is a it's an oxygenated
bleach and so it's like oxy clean on steroids. Okay,
it's a powder. When I was just talking to the
fellow about the Defy wood stain on their website, they
(32:07):
have and sometimes most hardware stores will have it too,
but they have one on defiwoodstain dot com. They got
a really high grade. It's called a deck cleaner. In fact,
Masonry Defender has a masonry cleaner on their website. It
also is a very high grade oxygenated bleach, and it
(32:30):
is it's like oxyclean on steroids. It's a powder. You
mix with water, you put it on the surface, you
let it sit about ten minutes, you re wet, and
then you can take like a stiff street broom and
you can agitate it like a giant scrub brush, or
you can use a pressure washer. It does a great
job of cleaning driveways and sidewalks.
Speaker 11 (32:54):
Oh that's great. Now, how long really takes? As soon
as that has to dry before they can seal it.
Speaker 2 (33:04):
That's correct, that's correct. So depends on the sealer you choose.
If it's a solvent based sealer, I'd give it at
least a day. Read the directions. It may say two days,
it may say four hours. I don't really know for sure.
Speaker 11 (33:22):
Okay, that Mason redefend a concrete and sidewalk seeler, that
breathable flaccine, right right.
Speaker 2 (33:29):
And that is a solvent base, and solvent based are
usually a day. Sometimes the manufacturer asks for two days,
and since it's concrete and there's a lot of porosity,
they may say six hours. I just have to read
the directions on the can itself. It'll say clean it.
Wait six hours. But if it doesn't say anything, you
(33:52):
give it a day and you'll be fine.

It's been a busy day, a little slow in the beginning,
but after that we got a pretty dog on busy.
Yesterday also very busy, and I would say for the
next probably four weeks, if we're lucky with the weather
holding out in many parts of the country, we'll be
able to talk about kind of wrapping up the projects

we would usually do during warmer weather. But we we
would be remiss if we didn't look forward. It's hard
to motivate people, I think sometimes to do maintenance on
your home. I mean, people do get motivated when it
comes to painting a front door, painting a you know,
a kitchen. You might look at it for a long time,
(37:34):
but eventually you're like, all right, we're doing this.

We're doing it.
Speaker 2 (37:38):
With maintenance, you really in some cases you don't really
see it, or you see it and it's really easy
to ignore because you know, it's a peeling down at
the bottom of a door jam to a back door.
That's easy to ignore.

Right.

However, it's probably more important to take care of that
problem than it is to paint the kitchen, because usually
when you're painting the kitchen, it's it's a cosmetic thing.
You're you've looked at that color, you're sick of it.
You want to give it some uh some sprucing up,
if you will. And uh, but when you see peeling paint,
(38:17):
that means that film's failing. That means waters getting into
that wood, and you need to get on that. So
circling back a little bit, uh, you know, we'll be
looking at maintenance projects for the fall and uh, summertime
projects for the fall. It's the best time to do
those projects. But as I was just talking about a kitchen,
(38:43):
it's hard to believe this, but it won't be long.
We'll be in the holidays and maybe you've been looking
at that kitchen and going, man, I sure would like
a new kitchen. Well, if you're probably not going to
get one for the holidays, maybe you are. You can
start talking to folks, start seeing what they can offer you,
(39:06):
seeing what the prices are, or maybe the money's just
not there right now and you're looking for a less
expensive way to spruce it up.

And there are.

Ways, when you really think about it, if the floor
is okay, and if it's not, you could maybe do
a a laminate flooring to go over an old, dated
ceramicitle or vinyl floor. That's in inexpensive way. If it

doesn't need a floor. Maybe it's those for mica countertops
that man. I can't look at that pink for micah
countertop in my kitchen anymore. And I don't have five
thousand bucks nying around to put a granite countertop on.

It's okay.

Been talking about dice countertop coatings. They're not rejuvenators, they're coatings.
You can make it look like marble, you can make
it look like granted, you can make it look like choreon.
It is a job that can be tackled over a weekend.
Two hours here, two hours in the morning, two hours
in the evening, two hours in the morning, two hours

in the afternoon. Done, done, and easy to do. And
it looks good, In fact, it looks awesome, and it's
certainly something that you could turn around and and then
maybe the next step is the paint on the walls.

I mean, think about this. If you changed the paint
on the walls, put in new countertops, how much better
I mean how much better would your would would the
kitchen look? It looked pretty dramatic. And then if you

want to go another step, clean the cabinets, new knobs,
maybe a new light over the table. Okay, so I
mentioned maybe six or seven things, but I just talked
about doing something that's going to cost you under a
thousand bucks versus four or five thousand dollars for the countertop,
(41:31):
and think about that and you can get to work
on that in the next month and it'd be done
by the holidays. So you know, I always talk you know,
people talk about redoing kitchens and they're you know, thirty
forty thousand dollars and there's a place for that, but
(41:54):
there's also ways to do it a lot less expensive,
and you know, just with a little bit of extra effort. Heck,
if you didn't like the color of the cabinets after
you did the countertops, maybe that's a maybe you paint
the cabinets. But if you happen to be in a
(42:16):
house where you just you know, you got some really
nice cabinets there wood, they're just dull, they're kind of grimy.
That Millsick polish will clean that right up, and you know,
take those those inexpensive knobs off and maybe put something
that screams a little bit more, a little bit more fashionable. Man,
(42:40):
you can change the look of your kitchen. I'm not
gonna say real super easy, but you can get that
looking pretty good pretty fast, for not a tremendous amount
of money. But if you're also tackling a big project,
you know, a really good time to tackle it is
after the holidays. A lot of contractors get a little

slow as we get in a little ug of winter,
and uh, but you've got to do your work now,
so you got to start getting laying out what you want,
what your budget is, where you stand on things, and
uh that'll that'll kind of get you your answer, all right,
So something that consider a lot to consider, Danny boy,
