It was even humid outside, but inside our homes and
windows were kind of at least where I was, they
were kind of wasped wet, we had fog, we had
all kinds of things, but the inside of the house
really has dried out. I'm kind of right where you're
supposed to be, and we're just you know, we've been
getting down on low low forties and humidity in the

low low forties. That's all good, But once that temperature
starts diving below thirty two, so will your humidity. If
you don't have a humidifier. Pay attention to that because
it can get rather uncomfortable in your home when you
start getting your humidity levels down in the twenties, and
that's no good. Then when it's freezing outside, you really

want your humidity around thirty five percent. So if you
get a couple of humidity guide you can kind of
keep an eye on that from your living quarters to
the maybe the basement, and just kind of work on that.
Then you can do different things to add humidity. You
can do different things to you know, dehumidifier, which is

not normally a problem in the winter time, but just
kind of keep an eye on that, because you start
getting humidities inside your home very dry in the twenties,
that's going to make that seventy degree temperature in your
home feel a lot colder. In fact, a couple of
days ago, the USA Today had a article on heating
temperatures and homes and humidity levels. It was very good.

(03:07):
They had a lot of really good information, But what
would you think, what would you think that the every
joy of them? I'm trying to think how they worded it.
The optimum I guess temperature for a home is in
the winter time sixty eight degrees, and I really agree

(03:28):
with that. I think it was a really good number
and interesting. Another thing to do, as we're just trying
to bounce and be as comfortable as you can during
the winter months is see how accurate your thermostat is.
For instance, if you set it at seventy degrees and

(03:50):
it shows the temperature seventy degrees, and you're set at
seventy degrees, but you've got maybe a couple other indoor
thermometers and they're sitting at sixty eight degrees, your thermostat
could be off a little bit. So I always during
the course that you just double check make sure they
line up and make sure that thermostat is accurate, because

(04:12):
you know, if it's sixty eight on a couple other
thermostats or a couple other thermometers, and it's saying it's
seventy on the thermostat. You can probably figure that thermostats
just not as accurate as the thermometers throughout the home,
so you can make that adjustment that way and probably

(04:34):
keep your comfort and be saving money at the same time.

going on in your home. So if the firewood's stacked
and the firewood is split, and you're ready to go
because the holidays are here, decorations is here. I got
some safety tips I'll share with you today and things
will start moving. But the firewood A I saw it
happen this week, and I just I don't like it.

(05:58):
I don't like it if somebody's bringing all those firewood
in their garage. Not the place for it. Quite honestly,
it's not really a place for it right up against
the house either. Move it out into a little bit
in the yard. It doesn't have to be at the
back of the north forty or anything, but a little
bit way from the structure. Certainly not in the structure.

(06:20):
You can keep a tarp over the top of it,
of the firewood, but don't have that tarp all the
way down to the ground. You'll be catching all that
ground moisture. You'll be keeping it within that tarp, and
that firewood will just be wet. You'll come in, you'll
try to get a fire going, it'll be all smoky.
The wood'll be wet, you'll be accumulating kreosoap because it's

(06:42):
a slow burning wood. So keep it out, keep the
top road dry. But after that, let mother nature just
get to it. Eventually it will be on the top
and it will dry. But bringing it in if you
can bring it into a porch and you want to
bring maybe a day's worth, yeah, I'm all for that.
But to get a fire. This person had a firewood

(07:06):
rack which was probably about eight feet long, right down
the side of the inside of the garage, stacking it
in there, and it's like, I don't know, it sounds
like a buffetmia for termmates. To me, it certainly be handy,
but not necessarily for the health of the home, So

(07:28):
big no no on that. And again just trying to
keep it out where wind can blow through it, keep
it dry, and then keep that top dry with a tarp,
but not all the way down to the ground because
that will I don't make that wood wet more wet
than if you just left it out in the rain,
So just be cautious with that. And when you stack

(07:49):
it against the home, of course, that's a great place
for wildlife snakes dyed. You get leaves and twigs, and
you got to shade of stacked wood. Yeah, probably not,
probably not the best thing to do. And also I
talked a lot of this in late summer and early fall,

(08:11):
talking about you know, call your chimney sweep now because
they get really busy this time of the year, and
they are busy now. So if you haven't had that inspected,
and you haven't done that for about five years, I
wouldn't burn a fire until I had it inspected. And

Yes, I have a question concerning that foundation. I had
a foundation specialist check my house. The back of it,
he says, is like a sixteenth to an eighth of
an inch off, so he would just keep monitoring that. However,

the garage floor has sunk like maybe two or three inches.
It just gradually papers, and in order to fix it, it's
going to cost this four thousand dollars. He said that
I might start getting water in the back. I have
never had a problem with it, and I'm wondering how

(09:19):
urgent it is to have this lifted.

Well, for most people it's never urgenty you have water.
But that doesn't mean you can't be ahead of the game.
I mean in all honesty, Donna, I mean he was
out there inspecting it. He was kind of telling you
what he sees as he troubleshoots the foundation and areas
that could be a concern. And if you have this

(09:44):
area that is, you know, sloped and settling, he's basically
telling you this can become a problem. I can't tell
you when it's going to be a problem. Obviously, if
it's sloping and settling, eventually it probably will become a problem.
But in all honesty when I answer, I wasn't trying
to be you know, a smart alec about it. But really,

(10:06):
for most of us, when we're looking at a repair
four or five, six thousand dollars, it's not a problem
till it's broken, right, And so the question really falls
back to you, do you want to be proactive before
we start having those problems and maybe there's some more
damage that happens because of that, or do we want
to get in front of it and get that fixed

(10:28):
before it's a problem. Okay, So I mean, again, not
trying to be a wise guy. I'm right there with you.
I struggle with those same decisions. You know, nobody wants
to spend that on concrete. I'm just like you. But
eventually we'll catch up with you. So it's just a

(10:49):
question of when you want to do it.

Okay, Well, the house is could I say this, The
house is twenty five years old, but we've never had
a problem.

Yeah. Well I got a house that's twenty six years old,
and I've used concrete leveling on the patio twice and
on the sidewalk in front the door twice already. Okay,
And you know the earth is always changing. I always
say in the news, you always hear about sinkholes, right,
and we have them throughout the you know, certainly you

have them where you're at Louisville, Donna, you know. I
mean it's all that limestone that you know, horses love
but ouses don't.

let those dry out one time and it's it's toast.

Problem that can be a little bit of an issue

Well less you When I go to Louisville, so you're
talking to your your collar there from Louisville, it makes

I can read you were talking about firewood a couple
of things. Can I make a couple of comments about that? Absolutely,
for anybody's buying firewood, find the source of where it
came from. Buy local firewood. Don't buy firewood from another state,
even another part of the state.

Speaker 1 (17:35):
Why would we do that?

Speaker 4 (17:37):
I mean, because you know, people do cut it, split
it and then ship it out and people will buy
it and resell it again. But the problem is most
major issues of insect problems emerald ashboard, for instance, was
moved through the movement of firewood.

Speaker 1 (17:54):
Absolutely, don't they have to tell you or isn't there
laws to be able to move firewood. That's not say
it will never happen.

Speaker 4 (18:02):
I think it's state. I think it's state and county pending.
But they're you know, we're trying. You'll see billboards all
the time about don't and that's what it's all about. Right,
So if you're if you're camping or something, when you
get there by the firewood, don't take it with you.
But again, find your source. Uh so that we aren't
transmitting these insects around and it is a major issue

(18:23):
in a major way for them to move around. Secondly,
sometimes there are dead trees that are cut up and
used for firewood. You'll find bores in there. There's boars
that like dead wood, beetles like it. So when you
come out, don't panic. Most of the time it's just
a boar that likes the dead wood. They feed and
they they that's what they live in.

Speaker 1 (18:41):
So so they're two by fours, they're deadwood.

Speaker 4 (18:44):
Sometimes they'll come out of that as well. You're right. Third,
if you if your firewood has vines growing on the
outside of it, that's a good one, especially if they're
very hairy. Do not burn that. That's more than likely
could be poison ivy. You knew that what happens when
you burn it. It's not a good thing. You'll wind
up going to the hospital. I mean really yeah, from the smoke.

(19:06):
So be cautious with your firewood and again use local,
make sure that they are it's all a local source
rather than from outside of the state.

Great tip I got about ten seconds. Is that fly
a problem that lantern fly with firewood?

Speaker 4 (19:23):
Uh no, well yeah it could be because they can
have their eggs on the outside of the arcs to
look for that as well.

You know I'm trying to do uh you know You've
suggested so many times to just try to get your
house ready for a winter time.

Speaker 1 (22:52):
Uh huh.

Speaker 5 (22:53):
So I'm going around my house and I've come to
the garage store and I'm really not quite sure what
to do. I have my garage door is relatively new,
it's like five years old. It has a chain drive,
a Genie opener, okay, and it's now starting to make

(23:15):
some noises. So, I mean, I've read so many things
about you know, you grease the track. You don't grease
the track. You spray the rollers, You don't spray the rollers, right,
So can you give me a checklist?

Speaker 1 (23:30):
Sure? Sure, it's funny when you say don't grease the track.
Grease the track. There's different greases. There's low temperature greases,
there's fiber greases, but don't grease the track. We'll start
with the door opener. Or let's start with the door itself, Okay,
at five years old, and if there's not been any

(23:51):
maintenance done on it, it probably needs a little help.
And it does get a little loud without good lubrication.
So the first thing I would do is you can
get a cotton cloth something along those lines, put a
little mineral spirits on it and wipe down the track
because in a garage, if it's anything like mine, you know,

(24:13):
you got a lot of dust and dirt and grit
and it accumulates in that track and even from the
friction of the rollers, it accumulates in that track. So
we want to get that as clean as we can.
Folks that are listening that have used grease in that track,
you're going to have to probably work a little bit
harder because some of the old lubricant grease that comes

(24:35):
in a cork can is very thick. It's got fibers
in it, and it actually hardens over time plush. It
collects all the dust and it becomes like a pasty sandpaper.
So again the cotton cloth in the mineral spirits will
remove all that gunk. And looking at the rollers, yeah,

(24:57):
if there's noticeable collect of grease on air or dirt,
you can clean those also. After you've cleaned them. You know,
when people say don't lubricame or don't use oils in
different things, in a way, they're right. A real refined
oil should not be used, A three and one oil

(25:18):
should not be used. You can use I will say
there is a product that Blaster makes. It's called garage
door lubricant. That's fine, I mean it's perfect. You could
also use silicone or teflon, So that's what you would
be using in the tracks and on the rollers. And

(25:40):
after you spray it in there real good. You know,
you run the door up and down a few times,
and then you can take a look at your hinges
that are on the door and again probably not much
cleaning needed there. But take your silicon, your tefloon, your
blaster rodge door lubricant and just spray all the hinges.

(26:04):
So now we've done the tracks, we've done the rollers.
If it's a chain drive on the on the door opener,
you can spray the chain. Be mindful that your car
is gonna pull underneath it, so you might want to
run that a little bit before you pull the car
in to you know, work it in and not have

(26:24):
a drip on the roof of the car the hood
of the car. So you do that chain and then
if you got overhead springs, you would use the blaster
garage door lubricant on that also. That'll help with corrosion
and you know, kind of rejuvenate the oils in that
spring if you will, to a degree, so that that's

(26:47):
really what you want to concentrate on the last thing
you can take a look at is the seal at
the bottom of the door, because over time they become
brittle and compromised. And you know, if the garage floor
isn't a level, you know, that's like a welcome sign
for mice. So replacing that might be a good idea.

Well, I.

Listened to you a few a few weeks ago. People
were calling about critters getting into the house. But I
and I did. I checked the seal at the bottom
of the garage door, and that was fine. But uh uh,
when when you spray the rollers, do you actually spray

(27:31):
inside the rollers or.

Speaker 1 (27:33):
Just pray code them? Just code them. Basically, what we're
trying to do is just minimize the friction of metal
on metal. So there's probably those rollers. They could be nylon,
they could be steel, there's probably bearings in there. And
you know what I usually do is I don't fixate
on trying to get them up in the roller, but

(27:54):
I'll spray around where the axle goes into the roller
and then spray the track and then I'll run it
back and rollers will actually become lubricated by going over
the track. And then where I sprayed them, where the
axle goes into the roller, I'm kind of hitting the
ball bearings in there.

Speaker 5 (28:14):
Okay, how often do you do this?

Speaker 1 (28:16):
I always tell people do it twice a year, and
right now is a great time, and the next great
time will probably be June. You want to get them
right before we get extremes. If you get extreme temperatures seasonally,
you know, like extreme winter temperatures, possibly extreme summer temperatures.
I like to get them before the extremes happen. And

(28:39):
you know that first super super super cold day, maybe
it goes below zero in January, garage door people get
very very busy.

Speaker 5 (28:50):
Yeah, well, I'm up in northeast Ohio, so you never
know what the weather's gonna be.

Speaker 1 (28:55):
We never know what, but you know it's coming. It
is it, it's coming.

I have a question for you. It's very it's it's interesting.
It involves the falling of leaves on a new concrete
patio that has left black stains, deep, deep black stains.
So we've tried, you know, the washing and all that

don't work. So the first product we use, I don't
know if I should name it on there, if it's
good or not. We use the product that says it'll
clean anything off of new concrete. It did not work.

and using the instructions with muriatic acid on the stains

(31:16):
didn't quite work. So what I found was going pure
miureatic acid, which is very dangerous. You've got to use
all your precautions. That seems to get it away, but
it's a big patio and it seems to discolor bleach are.

Speaker 1 (31:34):
Yeah, it's etching that concrete.

Speaker 6 (31:38):
That's what it's doing. It's etching the concrete.

Speaker 1 (31:40):
Right, That's exactly what it's doing. And then you know,
using it straight that's that's very corrosive, and it's etching
into that concrete. It's bleaching it out. And what it
is the stains are tannins from the leaves, and tannins
are difficult to remove. I don't know if that concrete

(32:01):
was that ever sealed at all.

Speaker 6 (32:04):
No, not to our knowledge.

Speaker 1 (32:06):
Yeah, So by sealing it, it helps because it minimizes
the stains from penetrating down into the capillaries of the concrete.
All right, so it goes deeper into the concrete. Concrete's hard,
but it's very parse, and you know, especially wallets, there's

(32:26):
a lot of tannins in walnut, and you know, they're
just very difficult to remove. I usually eventually they fade.
And I know that's not a good answer, but I'll
usually not use moratic acid because it's corrosive properties and
what it does to the concrete. I would use a

(32:47):
very strong mixture of trisodium phosphate and I would and
I would.

Speaker 6 (32:57):
Shit, or do you work it in? Or you just yeah,
how does that work?

Speaker 1 (33:02):
So you would make the mixture and you would pour
it on, and I would let it sit for a while,
you know, ten minutes, fifteen minutes. Then I'd pour some
more on and then a wood it's called powmyra, the
wood scrub brushes. It's the dark brown, woody type scrub brush,
not the nylon or a powmyra street broom, and I'd

(33:24):
agitate the heck out of it, really scrub it with
that and if you've got a pressure washer, use that
to rinse. And I'm not going to guarantee you that's
going to take it all out right away, but if
you did that a couple times and with mother nature,
you'll eventually clear that out because the meridic acid is
just going to be Do you want to live with

(33:45):
the brown tannin stains for a year or do you
want to live with etche concrete for a long time?

Speaker 6 (33:53):
Okay?

Speaker 7 (33:53):
I guess a secondary question concern. As you said, amerriadic
acid is tough stuff. When we rinse the myriadic acid
is the lawn that it spills on to where the
patio is? Is that going to end up killing that grass?

Speaker 1 (34:12):
May? It depends. I mean if I would dilute that
the best you could, I don't know how long it's been,
but you know it would have a potential to do.
That is just a question how much went on there?

Speaker 6 (34:25):
Okay, if we get it clean, what would you suggest
as the seiler that we should apply to the concrete afterwards?

Speaker 1 (34:35):
Yeah, what you want is a sloxane based seiler, and
it's a breathable seiler. It can be put on with
a tank spray literally just moistening it. Don't let it puddle.
Use that about every three years. It penetrates in the concrete.
You can't even tell there's been a sealer put on it.
But what it does, it doesn't make it, you know,

(34:59):
such a that water could never you know, dampen the concrete.
It's not gonna look like a wax car and there's
no wax in it. But it will help seal, minimize
water penetration and those tannin stains from penetrating. Not to
say it'll never stain, but it'll be more at the
surface and it will be more easily removed. And you

(35:22):
know again it's a breathable, uh the silo say, which
is a silicone breathable. It allows water from underneath that
slab to exhaust and minimize his penetration of the water
going down into the concrete.

Speaker 6 (35:38):
Wow, excellent, excellent information. We're gonna go ahead and give

I live in US Central Ohio. I have a ranch
house and we're going through the processor looking and pricing roofing.
We have a shingle roof and looking at the warranties
and all that can be a little overwhelming. One of
the prices I've got includes an upgrade to a polymer
shingle now that is supposed to be more impact resistant

(39:08):
and possibly more durable. The roofer suggests that I just
stick maybe with the regular one, just because these are
kind of unproven or they're only been out for fifteen years.
I wondered, if he had any experience, whether that'd be
worth a three thousand dollars upgrade to that shingle.

Speaker 1 (39:25):
What's the warranty on that one?

Speaker 8 (39:26):
Just out of curiosity, Well, they all switched the step
of the thirty and forty years, they've all switched to
anything above the basic shingle, switched to these limited lifetime
warranties so limited.

Speaker 1 (39:38):
With eight thousand. You know, if you don't do this,
you don't do that. I don't know. That's like, you
know they've done well. Did he have a specific manufacturer
of that particular one?

Speaker 8 (39:55):
Both of them were a Landmark one is a Landmark Pro,
which is your regular I guess, a step up from
the regular grade. But yet the polymer based one was
a north Gate from Landmark as well.

Speaker 1 (40:07):
Yeah, I guess they don't have any real personal experience
with it. That's the only reason I'm not saying it
wouldn't be a good upgrade. But I'm just not real
familiar with it. I'm more familiar with some of the
Owens Corning line of shingles, and they're preferred brands, you know,
the dimensional shingles, I think, And they may be calling
them limited lifetime warranties. It used to be a thirty

(40:30):
year shingle. I guess I'd be looking, you know, I
don't know. Wind resistance always comes into place. Some of
your dimensional shingles now got a wind of rating as
high as one hundred and twenty moss per hour. Yeah,
how big? Is it?

Speaker 8 (40:48):
A real certain certainty? It's a big long long roof,
it's got a lot of shade in it, so the
algae is what I was trying to prevent as well.
But it's a certain team shingle, I guess is the
name of the manufacturer?

Speaker 1 (41:00):
Okay, yeah, yeah, Well they'd say, I'll tell you what
I would do, And this is my answer I've been
given for twenty years. So it's kind of a cheap answer,
but I think it's a very truthful answer. If you've
got a really good roofer, and you know he's good,
you know it came from he's been around in the
city for a long time and you know people that

(41:21):
have used him. If he's telling I'd be hesitant in
using that this is the one I would go with.
I would listen to him. And here's what I mean.
You know, a lot of times people always focus on
what brand of shingle should get, Should I get Owens Corning,
or should I get Certainty, And I always go, really,
what you want to do is you want to get
the best roofer you can. And I mean this wholeheartedly,

(41:45):
because a really good roofer that's been a rufer and
has great got great reviews and good service, and me
he's been around for a while. They're not going to
use a shingle that they don't trust that they know
will service your house the best, whereas I have not
used that polymer roofing, so I really don't know. I've

(42:07):
heard good things about it, but I don't really know.
And if he's saying i'd stay with this, I think
that's what I would do.

Speaker 8 (42:16):
Great, right, Yeah, it is a family owned business, been
around the town for over sixty years, and they said
anything happens in twenty years will be outfix that.

Speaker 1 (42:23):
No, I'd listen to him, I really would. I just
say I really would.

Speaker 8 (42:30):
Great, Great, I appreciate it. Anytime I could save three
thousand and still get a decent roof, I'm gonna.

Speaker 1 (42:35):
Be all there for you. Yeah. I think that's a
very fair answer. I do, because it's really all about

And how many times do I also say, and you know,
if you're into a bigger project right now or you're
thinking about one for next year. I've told the story

many times, but it bears repeating multiple go ahead, get
multiple estimates on it, and ask those questions to different roofers.
You will learn a lot. But even though in fact
I talk on behalf of a local roofer, he's excellent,

(43:19):
and I tell in the commercial, get a couple estimates,
find out what other people are thinking. But good roofers,
I guarantee won't recommend good shingles because that's how they
build their reputation. So keep that in mind. Eight hundred
