I've listened to you hundreds of times. I think I
can do everything I hear you talk about. So I
got two questions I want to ask.

Okay, you're always talking about ceramic towels in your bathroom. Well,
I put one by two ceramic towels in. They've been
up a year or two, and I'm now when I
used a dark gray but and I use the light
gray grout. Well, when I take a shower, the grout

changes colors from it from light to dark. I was
just wondering, I've never over the years, I've never heard
you say how often do you seal the grout in
your bathroom? How often I'm supposed to seal that?
Speaker 1 (02:46):
I never talked about. Yeah, the reason I never talked
about that rough. It really depends on the type of
ceiler you use. There are some ceilers out there, like
Aqua seal and miracle ceilings that'll last fifteen years. There's
other types that will last a couple of years. Obviously,
if it's changing colors, it's changing colors because there's an

absorption of water. But I also want to caution you
and say, once you seal the grout, you don't seal
it one hundred percent. You minimize the penetration of water
into that grout. Here's an example. If you put unsealed
grout down, the penetration of water and unsealed grout is
(03:32):
probably around three or four percent. If you seal that grout,
you'll still get water penetration into that grout, but at
a tune of about one percent, so it may still
change colors. But be assured that the water at one
(03:54):
percent certainly isn't penetrating very far into that grout, and
it's drying relatively fast, which will minimize mold and mildew growth.
Kind Of sound like a politician, don't I, Ralph?

Yeah, well, you know what when I bought the when
I bought the grouse saler, I bought a big old
container of it, so I got enough to last before
a while.

Okay, all right, Well you know when you seal grout too, Ralph,
if you want to try h and seal some if
you're feeling like it's not as sealed as good as
you want to, just trying to back corner of the
you know, shower area and see if that grout soaks

into or the grout sealer soaks into the groud. The
only way you can get in trouble is if it
lays on the surface. So if it soaks into the
grout and you want to use more, go ahead, I mean,
go right ahead.

My second question is I bought a commercial grade front
load thirty five pounds washing machine. And when I bought it,
they gave me a steel pad to mount it on.
It's like a six inch street channel steel pad. I
got one hundred year old building that I want to
put this washing machine in. I want your thought about,

should I take that concrete floor up out of the
basement and put new concrete down, or drill holes down
to and mount this pad and try to put some
kind of lead anchor boats into the original concrete, or
just take out all the concrete floor where this machine
(05:53):
is gonna go and pour a new concrete pad in
that spot.

Well, I guess the first question I would ask you said,
one hundred years old, do you know how thick that
concrete is?
Speaker 3 (06:05):
I measured the drain floor drain for the washing machine drain,
and it measured ten inches from the top down to
the bottom of that drain, so I know it should
be at least ten inches.
Speaker 1 (06:21):
I would just leave the concrete there. The only reason
I would be concerned is if you and we certainly
have built a lot of houses back in the day
where we didn't even put concrete floors in, and then
you know, after we have a new owner and the
new owner and the new owner somebody says, well, let's
pour a floor, and they pour like a one inch
thick concrete floor. If that were the case, I would say, yeah,

I'd be a little, you know, skeptical of how that's
just all going to work out. To be honest with you,
I think you know, what is the purpose of that
steel pad under? Is it to keep it level? To
mount a washer to it? Or how what's the purpose
of that pad? That steel pad?

Uh when you usually uh have to set the machine
up off of the floor, make it higher.
Speaker 1 (07:14):
Okay? And how thick is that piece of steel?
Speaker 3 (07:18):
It's a six inch sea channel?
Speaker 1 (07:20):
Oh okay? You said how heavy is it? Is it
real heavy? Or you said thirty five pounds?

Yeah?

Yeah, it's kind of heavy. It's a thirty five pound
commercial machine.

Yeah, you know, to give you an example, four inches
a concrete poured at a minimum is probably three thousand,
five hundred PSI pounds per square inch. So you're not
going to hurt the floor. And and I'm and and
you know you're not going to hurt the floor unless
it's an inch or something like that. But and or
(07:53):
it's really you know, decaying or something. So you can
do you feel like you got to bolt that steel in.
You think that steel will move?

Uh?
Speaker 3 (08:03):
Yeah, because of those front load machines, they stand at
a really hot RP. Okay, well they gotta be bolted.
It's like a commercial grade machine. It came out of
a line.
Speaker 1 (08:15):
And that yeap, oh okay, all right. I would guess
your lead anchor rather than a tapcon would be the
best way to do it.

Then about a half inch lead anchor.
Speaker 1 (08:28):
Uh yeah, half inch let anchor U s a leg
screw right into that. I think that would be substantial enough.

The last thing I wanted to do was go through
piping this end, putting the water lines in, putting the
waist lines in, and then the concrete starts breaking up.

I understand machine based on what you're telling me.

Concrete floor, Yeah, there's no cracks in this concrete floor
at all. So it's it's still in good shape at
one hundred years old. And one other questions, if I may,
sure you talk about this nine slip. I have painted
my basement floor before. But when I get everything done,

do you have a coating I can put over paint
if the floor basement floor has been painted that Great
Battleship gray. But I want something? Can I put something
over that to keep the basement floor from being slippery
in case water or something is on the floor.

Sure? Sure? So you know usually if you were going
to use a paint, you could use like a silica
sand in the paint to create traction. Too late for that,
But I talked about a clear seiler called track safe.

Yes, I have a sliding I think they call it
a pocket door. The slides within the wall and it's
got a rail, aluminum rail on top, and there's rollers
that hook to the door so it can slide back
and forth. Those rollers got damaged, so there's nothing there
and it's probably been for quite a while. I mean
over forty fifty years. Am I still able to purchase

replacement rollers to repair that door?

Well, first, I'd probably tell you. I'd probably tell you

is going to be bigger anybody that really does a

but that would be one place I would check. Okay,

I don't even know. I'm assuming there's even different sizes.

You know it's a thirty inch store.

Yeah, pocket door. So now, if I ever wanted to
change that door to a hinge door, I'd have to
rebuild a jam so that.

it would be a remodel. I mean, there's other things
you could do. I mean, you could put like a
barn door in front of that if you want to
just leave it. I mean that's another option. You know,
that's kind of trendy, kind of going out of trendy.

many they actually have. I mean you can have them
where there's four wheels, they can have three. They can
have too. There's also a weight setting on them. I'd
get it depends you got any idea how much that
thing would weigh.

if it's is it a totally round roller? Can you

they've got you know, all different types of nylon rollers
and mainly there are sets of four. But the size
of the door is going to matter, so make sure
you measure that track where there's where that assembly can

fit in. I mean they go from probably five a
seven ace inch and a quarter, which is probably really
big for what you're going to need. My guess is
it's probably going to be the smaller size.

You're propping about the diameter of the roller, right. Oh,
I can measure the track because you.

Can measure the track, right, So I say smaller rollers
are usually less than an inch?

Yeah, I see, I see. You know you say I
could put like a bard door on there. I have
to rebuild a jam so I can hinge it right.

Well, now you're kind of changing the subject. If you're
going to take out that, If you're going to eliminate
that pocket door, yeah, you're going to have to rebuild
that whole opening.

Oh yeah, I see, Yeah, I have to rebuild the wall.
I have to break it out of them, the pocket
and that's a big job. I'm not looking for that now.
I just fixed that.

If you can fix the rollers, that's going to be
your easiest way to go. If you can determine the
size of rollers, or you might have to get a
couple of sizes and see which one fit, and after
you install them, make sure you lubricate them, get a
little can of silicon spray and spray that. Make sure
there's no impediments there to make sure it's nice, easy

smooth rolling action.

Yes, yeah, okay, Oh a fast question. One of my
outside doors I lost the striker plate. It's got swept
away or something. And can you buy that without buying
and replacing the whole?

any hardware store. I have some striker plates.

they're kind of mort stin. Make sure it fits in there.

I read a lot of different articles, you know, whether
it's preparing your home for cold weather or maintenance and
you know, et cetera. But one of the ones I
picked up this week it kind of cracked me up.
I don't know, kind of get your input on this.
The title of this article by a place called My

and the title of is what are the best paying
colors for a bedroom? Okay, I thought, okay, well, I'll
take a look at it. I scan it. I don't
read it first, and I scan it and it's like

it's got every color in the book. And Danny and
I we were just chatting about because I'd printed out
the article and I was looking at and we did
figure out that orange wasn't in there, red wasn't in there,
and brown wasn't in there. So what is a good color?
I always heard pink was a very rustful color, But

in this article, like I said, it just about addressed
every color imaginable that you could paint your bedroom peaceful blues. No,
I don't know. That's different than I'm probably a navy blue.
I'm thinking a peaceful blue would be uh, like an
ocean or something. Yeah, yeah, yeah, something along nose lines.

There are may be a blueish teal something along nose
lines that would be a peaceful blue. And that talks
about a dusty pink. I've never had a dusty pink bedroom.
I've probably had a peaceful blue at some point in
my life. A yellow, now, say, I get in trouble

when I start off from my opinions on this kind.
I'm not allowed to have these opinions of my own house.
I don't know why I'm allowed now. But a yellow
your show compared to your home, Well, that's yeah, that's
probably true. Yes, and this is I don't know, give
me your thoughts on it. Pairing yellow in white pink
can create a delightful blend that brings energetic atmosphere. Considering

consider setting a sunny statement wall with wood paneling against
the white backdrop. You getting way too fancy for me.
Yellow is a color that can bring warmth and brightness
to your bedroom. So it's not really peaceful, brings warm brightness.
I've never had a yellow bedroom, had a yellow kitchen.

Warm beige. What is warm beige? Is that kind of
like the color of the year twenty twenty five was
a chocolate moose, and I could see like a chocolate
moose color and a warm beige in a bedroom, A
delicate shade of beige, A wide spectrum of colors with

crisp white accents. I like this, I do. I do
like this. White beddings, curtains, furniture looks stunning against beige
toned walls. I've had beige walls. In fact, about two
years ago we got into we didn't have a lot
of really pastel colors in our home. We did have

a a highlighted wall in the family room which was
a darker red with a gray glaze over it, which
was very pretty. It was actually two walls. We've reduced
that to one wall, just above some cabinetry and we
still use it as a feature wall. I like that,

but we didn't have many pastels or bright colors like
some homes have. We had a couple very warm colors
in our home, and a lot of it's lighter with
whites and warm beiges, I guess you would say, but
not the bedroom. A layered lilac using soft shades of
(26:39):
purple and lavender, tied together with gray furniture and flooring,
a beautiful blend of blue and purple. So they kind
of touch on. That's kind of the touch on reds, right,
A sense of balance and harmony. Here you go, Danny,
used in a bedroom, it can improve your mood. Now,

your mood doesn't need improving mine ken on a casion,
Mike Ken on occasion, your mood, well being, I'm not grumpy.

my sister's bedroom when we were grown up, I think
her bedroom was lilac. But I've not had a lilac
bedroom either. There was just a couple more. I hope
this isn't boring. I think it's interesting because colors do
create moods. When we repainted our whole home to lighter colors,

we took down a lot of a wall coverings. You've
heard me talk on this show before about a lure shades.
We've got a lure shades in the house. We've had
them probably for about eight years, and we've highlighted them
because they are very, very attract and we've eliminated a
lot of the We didn't have too many heavy draperies,

but we've eliminated cornices and some drapes are just hanging
down the side, so we got a lot more light in.
So when I talk about darker colors, we do have them,
and a couple. One of them is my office. It's
more of a sagey dark, not like an emerald green
(28:27):
or a or a jewel type green. It's more of
a dusty, sagey green, a natural gray. And look what's next.
Earthy greens, soft sage, deep forest green, earthy moss will
allow you to feel inspired by nature, melting away stress.

And they're talking about a bedroom, and that was the
one room we did not repaint because our bedroom was
an earthy green. In fact, it was done in three
different shades of earthy green. So you know, when you
go to the paint store, you see a gradual change
(29:10):
in the color. In other words, those colors are usually
five or six. You know, you pick up the little
color card, they're like five or six. It's the same color,
it's just lighter, starts at the top real light and
goes down to the bottom real dark. Well, what we
did in our bedroom, it is an earthy green, there's
no question about it. And it is relaxing. And you know,
(29:33):
on the quilt, we have more of a whitish, we've accented,
we've got white woodwork. We have a tray ceiling with
some corner with some crown molding in there, which is
painted a white enamel. It's very attractive. So the ceiling
we went with a fairly dark sage green, and then
(29:55):
there was a little cornice that ran around and there
was molding on the top and the lot of that,
and that's kind of the medium sage green. And then
the bottom part, the body of the room is more
of a lighter sage. So I like my earthy greens.
So I like that suggestion. Then the less two colors
(30:20):
like gray. Of course, we have to have gray in
our house somewhere, But and I like gray. I'm not
it's just gets so much press I'm kind of tired
of talking about it. Calming serene atmosphere. Gray bedroom soft
gray pairs perfectly with a range of decre I agree
with that also, But the last one, you know, you
(30:45):
see it on the outside of homes and I love it.
I see it on windows now, I love it. I
see it on railings, on interiors of homes where it
used to be golden oak, and I love it. I
love it on brick, I love it on trim on
the exterior. I don't know about a bedroom and the
(31:10):
color is black. Find it a little too intimidating. So
if you're going to do that, maybe you kind of
flip things around. This is my idea, not the decorators.
I don't want a black bedroom, sorry, but maybe you
flip things around, and maybe you go with very very
(31:33):
light walls and you do black trim around doorcasings, around
the doors themselves. So anyway, it was interesting when I
looked at this and I saw the headline. Then I
started going through it and I had a big chuckle
because every color but brown, orange and red was listed.

to bring this up. You got Granted countertops, Be careful
what you're using to clean those countertops up. Like I said,
we'll be doing a lot of cleaning for Granted and
some of the Quartz countertops. Kind of avoid products like

bleach or any citric acid. I'm always talking about pH
balanced products with the Jaws products are and those are
very very safe for Granted, Quartz, any of those types

you're going to do some outdoor lighting and you're going
to do it, I can't encourage you enough to be

extra safe on the ladder. Look at the ladder, make
sure it's in good shape. There's a weight limit sticker
on that ladder. Pay attention to it. There's a type one,
a Type two, a type three. It's two hundred pounds
to twenty five and two fifty. If you're a big
person and you've got an inexpensive type one aluminum ladder,

pay attention to weight limit. A lot of people do
not pay attention to it. I think it's for accidents.
One of the number one accidents that occur or emergency
room doctors see you about and it's the ladder, So
be careful if you're climbing and stalling the lights. Also,
make sure that the lights are in good working order.

If you've had them in the closet, you're probably okay.
In the basement, you're probably okay. If they've been in
the attic, I want you to do an extra good
job of really inspecting them, looking for cracked wires, looking
for cracked sockets. If you put them along the gutters,
don't just loop them and put a little sh cup there.
(38:14):
During heavy winds, those lights just beat on those aluminum
gutters or steel gutters. And those lights, you know by
the price that you're paying for them, they're not commercial lighting.
I mean it's not up there forever, and you put
it in a big, old hot attic, they become brittle.
(38:37):
So if you are going to do those, make sure
you get actual light hangers for gutters. It's individual bulbs.
And if you look at lights that professionals do decorating
on homes. Many people have that service. You can see
where each individual light is anchored, and that's really important.
(38:59):
Make sure you use those secure clips. They usually just
snap right in underneath the gutter and then hold the ladder.
If you run extension cords, don't run them under door mats.
Don't run them around the inside part of a door
jam where the door could pinch them. And probably the
(39:21):
most important thing is how you hang them, maybe not
so much on a house, but on the bushes. And
what I mean by that is keep them off the ground.
And you might be thinking, well, why would I put
lights on the ground. I don't know. Maybe you get
from one bush to the next bush. But if you're
(39:43):
not going to do that, I'm not just talking about lights,
I'm talking about extension cords too. Make sure those extension
cords are outdoor rated. Make sure they're up off the ground.
You can even make little steaks and use insulated nails
or tape to tape the extension cord. Not the sockets,

but these the cord itself. Get it off the ground
because squirrels and rabbits they'll chewt through those wires. And
I've had it happen to myself so get them off
the ground and don't wrap the connections with a tape.
If you want to protect them, a little bit saran
wrap is fine. And if you protect them, and you

should with a ground fault circuit interrupter, either you have
them at your house, or you can buy a ground
fault circuit interrupter and an extension cord all in one.
It looks for stray electricity caused by moisture and shuts
the whole thing down. That doesn't mean that the and
(40:49):
then you got that's the one with a little circuit
breaker in the middle of the black and red button.
It pops out and you reset it. If it doesn't reset,
you have a moisture problem somewhere, either at that receptacle
or throughout your display. It is a protective device. Don't
remove it. Don't screw in a plug body and take

out the light in your porch lamp and plug the
cord in there there there there's no protection there. So
I wanted to pass that along because a few of

some kind of a not like it's that metal metal
what do you call those little one by one metal
things you run along the top of the ridge, yes,
for not you know, for the bath, don't get in there, right,
put that down first, and then put that continuous ridge

vent in because I wish I would have done it,
but I can't. I'm too old to do it, all right,
But I really do believe I've never had a bat until.

Is that right? Well, I'll tell you what, Fred, You
bring up a good point, because I don't know about bats,
but I'm guessing it's the same. One of the major
entryways for wildlife into our attic, and I talk about
this a lot. The major way is through the ridge
event and especially squirrels and raccoons, they can get there
(42:51):
with their claws and they can leverage that and get
into the attic and take up residents. So I agree
that is in there to be concerned and to watch.
Ron Krueger, who we have on, is our wildlife expert.
He always talks about especially well, not especially an a
(43:11):
given season, any season. If you see a lot of
activity from trees to your roof to the top, and
a lot of activities on that ridge, event, you better
get somebody out there to inspect it before they get
inside the attic because they're going to eventually win. So
you bring up a good point. You might want to
(43:31):
talk to your roofer about doing that, making a little
bit more protective for wildlife doesn't get in. And also
the next area, and I've talked about this underneath the gutters,
the soppag board itself, where it's miter at you know,
ninety degree angle, gutter spillover gets wet, it starts getting
(43:53):
expansion and contraction, and that seems separates again raccoon squirrels
they get they can open that board a little so,
you know, nail it down, get some cocking in there
