We've been talking about all kinds of things today and

one of them, of course, has been energy savings. The
other thing is a time of year, and we had
this question yesterday and it was about the fella asked,
is there anything we do to maintain drains? And that's
something we never used to ever hear about maintaining them.

(01:57):
But as you know, the world's changed in a lot
of areas, and certainly in our drains is one of them,
because especially and I'll say especially in the bathroom itself,
because everything we use in there, hair spray gels, toothpaste,
deodor and shaving creams oh I have a gel to them,
and that gel is sticky, and bacteria is attracted to it.

It grows, it slows down drains. And I'm not advocating
going out and getting a can of acid drain opener
and pouring it down there. In fact, I implore you
not to do that. But what I'd like to see
you use is an enzyme, an enzyme drain cleaner, or

(02:44):
you know, a vinegar and baking soda combination, maybe once
a month, just to kind of clean that out a
little bit and keep it free flowing. I always talk
about it in my drains in the vanity have the
same problem problems. I don't really use the enzymes, I
don't really use the vinegar and baking soda. But what

(03:08):
I do to use is a little it's called a
zip it strip, and I've seen it with little barbs
on it. It's about three feet long. I've seen it
with little brushes. That's kind of like a zip it strip,
and just slide it down between the stopper and I always,
I don't know, it might take three or four passes
with that and dog on and it cleans it out.

I'll start out and that fill that sink bowl up
with water and get the zip it strip it strip
down there and kind of wiggle it around, and I'll
always pull up a little something something usually hair, a
little a little goo, if you will, and then all
of a sudden it drains and it's good for another

(03:49):
three months. Don't let it get ahead of you, I
guess is my main message there. And if you want
to use an enzyme cleaner and do it on a
you know, monthly bases, that'll really help keep that whole
gel stuff in the drain under control and the bacteria
under control and keep things free flowing. And yesterday I

even said don't forget your outdoor drains either, and I'm
talking about the downspout drain that goes underground. If you
know where that exits the ground, and maybe you don't.
Maybe you can find out. I talked about yesterday and
said I haven't looked at I went out and looked
at it yesterday. And there's always, you know, gunk in there.

(04:33):
There's always leaves in there. Squirrels will pack acorns in
there sometimes and anyway, clean that out. And you want
to keep that free flowing as it's picking up water
around the foundation and exiting in that way. But if
it's clogged, it keeps it along the foundation, So you
want to make sure that's you know, open and clear flowing.

(04:55):
The other one is we had a bunch of rain
here the old some pump going and where does yours discharge?
I haven't made you know, given that any thought. Uh.
Usually it discharges into a pipe right outside the foundation.
Sometimes those pipes get cracked, sometimes they get miss the line.
Sometimes it's not discharging in the pipe. Had that happen

a few years ago? And then your some pumps becomes
a recirculating pump. It's pumping it out of the sump well,
it's putting it on the foundation, it's working its way
back in a while, it's pumping it out of the well.
So make sure those pipes are connected and taking that
water away from your foundation. Otherwise it's just going to

(05:40):
keep processing it all right. Our phone number, if you'd

we had a conversation as a you know, cold and

dry weather, and of course our homes are dry and
the humidities lows. I start getting calls about crown molding
pulling away from the ceiling, base boards pulling away from
the wall. I bring that up today because that process
is starting right now. Every year if you live in

(06:23):
cold weather climates, you're going to get drying of the
air with cold temperatures. Cold temperatures can't hold as much humidities.
Things dry out in our homes. Of wood pulls away
from the dry wall. Well, I bring that up because
last winter, when we were getting these calls, I would
tell people really ideally is when it's open, that's when

(06:46):
you want to calk them tight. So maybe they're not
open all the way, maybe they haven't started in your house,
but keep an eye on it. If you got some
crown molding and you probably already know where all the
problem areas are, what room they're in, or whether it's
the baseboard or it's the window trim. But when things

(07:08):
dry out, things move, things shrink and there's gaps, and
that doesn't always look real good. And so what you
can do is you get a good brand of acrylic
siliconized calking, and it's easy for an amateur to use

(07:29):
to do it yourself, or to use I marvel when
people install windows and they use that, they use it
so fast and put down such a great bead. But
you don't have to do it fast. You can still
put down a nice bead and you calk between the
crown molding and the ceiling or the baseboard in the wall,

(07:51):
then come back with some touch up paint. And the
acrylic siliconized calking has got silicone, it's got good adhesion,
it's got good fl flexibility. The bulk of it is acrylic,
which makes it paintable. Silicone straight silicone is not paintable.
They make a paintable silicone, but the average silicon you
got buy is not paintable and it's hard to apply

(08:14):
and it's sticky. So get the acrylic silkonized calcking, get
a good bead up against the ceiling between that and
the crown molding, and then a little ceiling white paint
and the calking is white. It comes in some colors too.
Maybe you won't need to paint it at all. If
you got a nice sage colored wall and you got

(08:34):
uh you know, stained woodwork and it's a gap, yeah,
you're probably gonna put a bead of that calcking down
and you're gonna come back and paint that. Uh so
it blends in. But you know, in another month or so,
or maybe right now, as things dry out inside our
homes and those gaps and the molding starts showing again
and kind of giving you that look that you're not

(08:56):
really looking for, you go ahead and cock those closed,
and you know you should get some good life out
of that. Also, even where there's calking and inspecting that
around your house. Uh in the winter time is usually
when you're gonna notice that adhesion breaking. And I'm talking

(09:16):
about maybe around the sink in a bathroom that's not
used much calked against the wall. Just check that out
if it's cracked in the middle or something you really
want to know again, it looks a little distasteful. But
not only that is if it's used a lot that
not being properly calked could allow splashed water to get

(09:40):
behind that and cast some problems. So in the winter time,
if you really pay attention to those areas, maybe on
the backsplash of the kitchen, that's another area you want
to check around the sink bowl in the kitchen, check
that anywhere. We're even the tub, though we don't have
that issue because of dryness much in the bathroom because

(10:05):
there's usually a lot of humidity, but check it. And
when those begin to fail, and especially in the bathroom,
if and when it fails, all things fail. Um you
need to remove that cocking and get some calking in there.
And probably the most important step is once you have

(10:27):
it removed, sanitizing that crevice where the new calking is
going to put in, and making sure it's very dry
and when you recock, filling that tub with water, because
there's a couple hundred pounds of water that pulls that
tub down that's connected into the inside of that wall.
In a lot of cases, not all tubs, but good

(10:49):
part of them. A lot of free standing tubs now,
so I got to qualify it. But get that cocked
good and tight. And this is the time of year
you want to take that project on? All right? Our

is create you know, too much heat and actually break
the liner or have the liner broken and then have
a chimney fire. And then you'd have bigger problems.

I had called a while ago, and my concern was
the fact that I have mold on the bathroom ceiling.
And what you pointed out to me was to look
at the outside vent and also consider what's behind the wall.
So I actually did pop my head up into the
ceiling with a flash lad on my head, and I

(16:50):
saw the vent and it's clear. Are you recommending that
I actually go up on the roof and walk over
the rafters, you know, and maybe inspect the tubing or something.

Speaker 1 (17:02):
Well, I think yeah. I don't recall the exact conversation,
but I will tell you it's if you're suspecting mold
and you got mold on the ceilings, it's either called
by the moisture in the bathroom and we're not adequately
removing that with the fan, or we're attically we're moving

(17:24):
that moist air up into the attic and where it's
vented from there. I don't know where it goes. A
lot of times we get up in the attic dairy
and we find that the duckwork or the hose that's
coming from the the fan is just laying on the
floor of the attic. And when that warm moist air

(17:46):
hits the cold air in the attic, it creates condensation,
and condensation wets the insulation, and the insulation gets moldy,
and it starts showing up on the ceiling in the bathroom.
So at the very least I would find out how
that's evented once it gets into the attic.

The other question is somebody said, take a piece of
tissue paper and put it up to the fans, and
if it sticks, that means your fan is doing its job.
But if it doesn't, well that's.

So there is what they call c fms UH, and
that's the cubic feet permitted of air movement. And you
know you can get You got to make sure you
got the right size fan for the right size room
to adequately move that air out. Okay, So that's all right,

So just give you an example quickly in a small
bath maybe fifty feet cfm would be about fifty to
eighty one hundred square feet. The cfm fan would be
eighty to one hundred and ten. And for a larger bathroom,

you know, one hundred square feet more about one hundred
and fifty cfm. So you want to make sure it's
size right, and you want to remove as much of
that exhaust as you can even after the shower. So
let it run for a half hour after the shower.

a bathroom that it drains, but it's slow. And you

I said, I wanted to talk a little bit, and
I talk a lot about fireplaces because, as somebody once
told me, you've got to make sure you've done your

(27:10):
maintenance and in your fireplace, because you're literally building a
fire in your house. And you know the point the
weak link. I don't know about a week link, but
your protection is that chimney. And if that chimney is

(27:32):
not maintained and cleaned on a fairly regular basis, depending
on how much would you burn. But if you're burned
a quart of wood, you definitely want to have that
done every year or two. And not only cleaning, what
they do is they inspect it, just like they would
with your furnace, only there's inspecting the liner, the damper,

(27:52):
the mortar, the flashing, the crown wash, and some of
those things are just maintenance issues. To keep the water
out of your house. That's good. Can't go wrong there
number one enemy. But inside that chimney is a liner.
And if you happen to have a chimney fire someday

(28:13):
because you somebody maybe wasn't you before you own the house,
never really cleaned it, never really had it inspected. A
lot of times you have a chimney fire, you don't
even know you have one because and what a chimney
fire is is it is the creas that's built up
on the inside of the chimney ignites and it burns,

(28:35):
and it burns hot and the liner gets cracked. And
then what happens then at that point is you have
you know, another two years go by, you don't have
it inspected, you have more creouso. You have a chimney fire,
and now your wall of protection is gone, and that

(28:57):
wall of protection is leaving your home very vulnerable. And
you do not ever want to get yourself in that
type of position. And because if you do, I mean
you run the You'll have more in a chimney fire,
You'll have a house fire. So those inspections and I

(29:21):
start talking about this in August, probably in July, about
having it done now where it's warm and there's not
a great demand for repair or cleaning. But never would
I ever expect that people would be that forward thinking.

(29:44):
And now here we are the holidays, and who doesn't
want a nice fire in the fireplace during the holidays.
And I feel like it's my responsibility to let you
know what you need to do to me maintain that chimney.
I always fear the people that bought homes this year

(30:05):
when they head to home inspected, the inspector probably said,
you might want to have a chimney inspector come in
and take a look at it and clean it. Uh,
just generally because they're not really going to get into
that now if it's missing brick or have a crack
in the crown wash, they're going to tell you about that,

(30:26):
but they're not going to do a real good internal inspection.
And in most cases, if you're dealing with a good
CSIA certified chimney sweep, they're going to inspect the inside
the chimney with a camera. They're going to do their
job of cleaning it, they're going to inspect it again,

(30:48):
and they're going to show you the difference of what
they cleaned. And if there is a problem with that liner,
which is an investment to get that repaired, they're going
to show you. And if somebody's clean your chimney just
throws out you need a liner and they haven't shown you.

(31:12):
You know, it's like saying I got a crack in
a heat exchanger in your furnace, but they don't show
you the crack. It'd be a little suspicious and it's
something you need to address. I get asked a lot,
do they still need to change, change or clean chimneys? Gary,
I mean, I've seen these chimney cleaning logs. They work,

(31:35):
they do, they really really do. The problem is those
chimney cleaning logs don't have eyeballs, so they really can't
see what's going on on the inside. They'll they'll they'll
greatly diminish the creisode build up if you use them regularly,
I recommend you do. You never want to get into

(31:58):
position where you get a lot creisode build up and
you have a chimney fire and potentially you crack the liner,
whether you have it repaired or quit using a fireplace.
But if you're just moving into a house, or you
moved into a house and you've never really done that,
don't build a don't build a fire this holiday season.

(32:20):
Until you do. I don't know what the odds are,
but I don't ever want to be on the bedside
of those odds. So just a warning. All right, uh again,

that log for the fireplace.

Uh huh Yes.

When we lived out West we heated solely with a woodstove,
and that was new to me. So the the area
the people I lived near said, you know, make sure
you keep that thing clean because I didn't know about it.
Jimmy Sleep. So we run two of those logs a week,
you know, usually Sunday and Wednesday or so wow, because

(36:02):
we were nervous it was and they were kind of
ricey but not terrible. They last pretty long and a burn. Well,
then we have the Chimney Sleep come you know, every
two years, like you say, and he basically said, there's
not much for me to do. Yeah, so there's a
that's a testimony to the fact that I don't know

(36:23):
what they do, but they walk because the Chimney Sleep
was impressed that would either do you and use this
but all the time. But it was clean, I.

Mean all but you know, just right right.

Speaker 7 (36:35):
Yeah, there was no build up and and I was
a nervous nancy you know, but.

I'd rather be overly nervous than underly nervous. The logs
are I've never ever said, you know that you shouldn't
use those. I mean, they're fantastic. I totally agree with you.
A lot of the koreisode build up. That accurse too
is the type of wood you're using. Also, how you

know seasoned that wood is. I mean, if you're using
a good hardwood and it's been seasoned well over a year,
you're gonna have minimal creosote anyway, and those logs are
going to do a great job. If somebody out there
that doesn't know much about wood and they got all
excited because they have a stove and they're buying a

(37:26):
they're burning soft wood and it's not seasoned so it's
not burning real hot, then you get on an accumulation
and maybe even and and maybe even using those logs.
Sometimes people just use them once a season, which probably
isn't it. And you were very prutent doing that, but

(37:49):
it's still.

Speaker 7 (37:52):
I'd never had anything. I had a file in the
house before and it was the only sort.

Speaker 1 (37:58):
Right. Well, it's that's awesome. I mean, you were doing
all the right things, and people should do that. And occasionally,
you know, if you're burning a quart of wood a year,
you may not have the chimney cleaned, but just to
have some eyes in there and just have it inspected.
Because I can't emphasize enough. A lot of people will

(38:18):
have chimney fires. The liners cracked and they have no
idea they had a chimney fire. That's why the inspection
is so And that's the only hand worries me a
little bit about the logs get. We get a feeling
that you know, you know, of comfort because you know,
every time we have it in expected to go, well,

(38:38):
this thing's really clean. But you know, the one time
we maybe burn soft wood and we start having a
collection of kreoso and we did have a chimney fire.
Without the inspection, we'd never know, and then your house
is vulnerable. But you did all the right things. I
appreciate it.

Speaker 7 (38:54):
Yeah, no, I mean, and they really do work for
anybody skeptical.

Speaker 1 (38:58):
Yep, they do.

They a lot of money. I'm glean in the chimneys
them very good. Yeah, it's a very very good product.

So I was wondering, it's the awesome works well for

Garbage, it would I you know, what what is the
issue right now? Is it a is it a smell issue?
Is it jammed up? Or what's the issue.

It's mainly just the grime.

Speaker 1 (39:44):
Yeah, yeah, it would I'm assuming it would work. I
have not used it on air. I mean, it's a wonderful,
wonderful product. I'm just wondering if we're uh, you know
over In other words, it's too good to use in
a garbage disposal. One of the things you might try
seriously is they have a disposal cleaner. It looks like

(40:06):
a big, giant pill. It's in a wrapper. Okay, it's
about the size of a hockey puck. And you put
that down there, you turn on the water. It foams,
It cleans the underside of the splash guard. It gets
rid of all the bacteria, all the food. It does
a great job. That's one thing I definitely would recommend.
Another one is cutting up a piece of citrus, like

(40:29):
a lemon or something, maybe three or four slices or
a quarter a lemon and put it down in quarters
and grinding that up there with that citric acid, and
then dump some ice cubes in there. That also will
do a real good job. The awesome is a wonderful product.
It's just that don't think you need anything that heavy duty.

Okay, And what's the hockey puck?

I forget the name of it. I thought you said it,
it's like a disposal. I think it's just maybe just
called disposal cleaner. It's very cool. You put the package
and everything down. You don't even have to take the
thing out of the package, You just put it all
down there. Well, it works very good. But even cutting

up a lemon will work good for you too. Thanks, thanks,

that's probably not a bad idea to do anyway, especially
with a holiday that we just passed and maybe the
one coming up. Just kind of cleaning the disposal and really,

I mean I talked about that disposal cleaner. Gosh, I
got one in the garage and the cabinet. I'm gonna
have to go out and look at what the name
of that is. It's so easy to do. You literally
turn on the water and toss that in a turn
the disposal and it foams up and it does a
great job. But if you don't have one, you don't

(42:00):
want to get one. Right now, we just had you know,
Thanksgiving and Christmas, and let's cut up a lemon and
let's you know, grind it up. I've already just taken
a lemon and come them in half literally put half
of it down, let it grind it up. Put the
other half down, let it grind up. Put in a

(42:23):
uh you know, ten ice cubes down there that even
kind of sharpens up the blake, grinds things up. It
gets rid of all that gunk. And then if the
splash guard that's that little rubber thing stuff food through,
if that is can be pulled out, most of them
you can. There's a couple you cannot. But if you

(42:43):
can pull that out and just scrub and clean the
bottom of that that's facing down into the disposal, because
a lot of bacteria gets splashed up on their food
particles get splashed up there and creates bacteria. You do
those three steps and you know, you get rid of
any gunk that's left over. Because we all kind of

(43:06):
have a tendency to abuse those disposals anyway, so maybe
we can be kind and cleaning up a little bit
after a lot of use, or if you're getting an
odor through it. The awesome product that we talked about
it is it can be used for drains, it can
be used for tubs, jetted tubs, spas, you know where

(43:29):
you get that black goop that starts showing up in
the water. That's biofilm. Bleach doesn't get rid of that.
If you're using a whole lot of chlorine in your spa,
it's probably the biofilm that's causing you to use a
lot of that chlorine. And that awesome product. It does

(43:50):
a great job of getting in there and breaking that down.
It's almost like a black jelly. It's grossip and stuff,
and so it works too, butrobably a little uh more
potent than what we need for a disposal. All right, well,
