system is just kind of blowing through in a lot

of storms, a lot of rain, got more on the way,
and it was interesting. We had a lovely, lovely week
of weather this past week. I mean it was just
outstanding and it's dry and many many parts of the country,
including our home in our surrounding area, and the other
day it was it was kind of interesting because my

wife was even noticing she was like that patio door
that goes out to the screen porch, I mean having
troubles locking it. And I said, well, there's a lot
going on right now with things drying out and things settling,
and we got a lot of clay soil. See, you know,
even sidewalks start tilting towards houses as a clay tracks

(02:00):
because it's so dry. And not to make this whole
thing weather related, you know, it happens periodically. And then
today we had we didn't have too much rain yet,
but we had a couple buckets full, and all of
a sudden things started leveling off again. So so it's
funny we couldn't open doors. Well, we could open the doors,

but they were difficult to lock. They closed fine, you
kind of they were suddling. You had to put a
little pressure in to just lock it. Try it this
morning's just like click click, no problem. So things do
move around our homes and we have to adjust accordingly,
and we always have to make sure our house is
nice and water tight. You've heard me preach at story

over the years. Water is your number one enemy, and
it can attack our homes in so many different ways,
from gutters that down spouts the bathtubs, to calking around
windows and doors, and those are the maintenance things you
really need to focus on. So let me give you

Hey, Gary, called you a few times. You always have

I hope you got it. This time we'll try.

I have a tanned concrete, patio stained concrete, and the
contractor dropped gray mortar on it, and I need to
get that mortar off of the concrete.

Speaker 1 (03:58):
Well so they yeah and yay, but oh oh, so
you know there there is mortar removing products, mortar and
grout removing products, and a lot of them moratic acid based,
which will dissolve the mortar. Now, having said that, the

(04:19):
mortar is on top of concrete, which is kind of
mortar and.

It is stained concrete to boom.

Speaker 1 (04:26):
Yeah, yeah, so you're going to you're going to have
some difficulty. You know. We can go ahead and we
can use an acid there. There's going to be some
consequences to using that over a stained concrete to what degree?
Who knows, you know. I mean, I don't know how

(04:48):
much of that stain will be affected. It's not going
to take all the stain out, but it's probably gonna
lighten it. So if it were me, what I would do.
H First of all, if you could, is it just
kind of a like a splash, or is it kind
of nuggets where it's it's built up a little bit.

Or it's it's looks like there was a like a
glob dropped on the swirls that are in the concrete,
and then it was kind of skim coated into a
joint between the patio and the wall, and it looks
like where the guy packed it into that joint, he
kind of drug it along the edge of the stained patio.

Speaker 1 (05:32):
He'll be, He'll be, it will be the challenge, but
I guess it's a little bit out of the way. Also,
is the stain on the patio is it a solid color? Stain,
masonry stain or is it more like an acid stain
where it's marbleized.

Speaker 2 (05:50):
Hmm, that's a good question. I want to say it's
I want to say it's marble. I I have a
picture I need to get a look at and hang
on here.

Speaker 1 (06:01):
Yeah, so the acid stains are usually marbleized. It looks
more of a natural you know, because there's different porosities
of that concrete, so it's gonna absorb different amounts of pigment.
It's not gonna be just like a code of pain
on there.

Speaker 3 (06:16):
Yeah.

Speaker 2 (06:17):
I kind of think, uh, I kind of think it's marbilized.

Speaker 1 (06:24):
So one of the things you could do, do you
have an area do you have an area where it's
a little bit out of you.

Speaker 2 (06:31):
Know, direct view, yes, absolutely.

Speaker 1 (06:35):
Okay, And do you have a little bit of that
stain left or no? No okay. So one of the
things I think I would do is, you know, again
with a putty knife or something like that, that big glop,
if we can chisel that down, scrape that down to
where there's more just of a film that's probably maybe
right in the high visible area, so we don't need

(06:58):
to work on that right away. I would work in
the area that's not real visible first, and I think
what I would do is get a you know, a
grout removing product, maybe even if we have to use
a little bit of a wire brush, So you're gonna
get in there and you're gonna you're gonna do a

(07:19):
little damage to that marbleized stained concrete, but we're gonna
get rid of the gray, all right, And then I
would then we gotta patch it, or we got to
clean it up. We gotta make it look like it was.
And the only way I would really know is if
we could get some more acid stain and just try

(07:41):
to do that area. When you remove the grouting or
the cementatious material on the surface, you're going to open
up the pores of that concrete. You're gonna take a
little bit of the color out. So when we reintroduce
color into it, it will it will accept it because
those pores of that concrete are open. Now, whether they

(08:04):
absorb it, it's kind of like, you know, it's stained,
so it's penetrating, So we don't know what that absorption
rate's gonna be versus the other absorption rates. And you know,
you can't match penetrating stains in concrete or wood. You
can come close. You're in the family of colors, but
it may not look exact, and you're just gonna have

(08:24):
to just see how that looks. Another thing, I just
want to end this one little thing. Another thing you
might do is rather than take any of that growling
off or that concrete off, can we just restain that?

Speaker 3 (08:41):
Oh oh, I like that idea.

Speaker 1 (08:45):
Maybe you know, if it's gonna absorb it. It's an
acid stain. That's what penetrating stains are in concrete. So
it kind of burns that in or opens that concrete
up and allows that pigmentation stain to go into the
capillaries of the concrete. So the same thing, whether it's
on the surface of the slab, it might be one

(09:06):
of those things where it's going maybe we can just
go over it. Maybe it's just the only reason it's
an annoyance is because it's unstained concrete and the rest
of it is stain concrete.

Speaker 2 (09:18):
Now, if this isn't an acid stain and it's the
other variety, what would be my options? Probably similar?

Speaker 1 (09:26):
Yeah, yeah, probably similar. So there's like a semi transparent
concrete stain, a solid color stain, and an acid stain.
So the difference is the solid color stain looks just
like paint. You wouldn't be able to make say, oh
that's different. It looks just like paint. The semi transparent stain,

it kind of looks like a solid paint, but it's
a little more opaque, if you will. And then an
acid stain is more like what a coffee stain on
a white shirt with look like you can see kind
of still see the white shirt. And since it's concrete,
it's marbleized, it looks very natural. A lot of people

don't like it.

Speaker 2 (10:15):
Well, I'm going to find out what kind of stain
this was, and I think we're just going to try
and stain over the top of the.

Speaker 4 (10:20):
Uh yeah, the mortar.

Speaker 1 (10:22):
Yeah, is there any machine to that at all?

No, it does not look like it's shiny.

Speaker 1 (10:28):
Okay, cool. Yeah, I think that's what I do. Do
it in the corner and see what it looks like.

I have a I have.

A chimney that's got the mold grown on top of it,
and the electric service comes into that chimney, and I
wanted a pressure washer, but I don't want to get shocked.

Yeah, I don't think that's a yeah. Well, whenever there's wires,
you know, you run that risk. I don't think i'd
use a pressure washer. I think what I would use
really is like the wet and forget product, where you
could you know, if you're going to take that, try
go ahead and spray it on, and you know you're

not using that pressure washed to get in there. So
when and forget exterior, it's a hose end connector and
in that case you'll probably be good because it's been

Well, you know what, whear's out your lawn mower too.
I mean, think about all the bad things. It's hard
to wear. Wears out your grass, sets your effort, you know,
it's wears out your moor. It really is a major
important And I told you this many times I had.
Somebody asked me one time they're writ an article. He said, look,
of all this stuff with your lawn, if there's only
one thing you could do to your lawn regularly to

keep and you know that that would have the most benefit,
what would that be? And I said, you know, assuming
I have the right grass plant that that's the key.
Assuming that I have that, it would be mowing and
mowing on a regular basis with a sharp mower blade.
Because I said, mowing is like the thing you know,

you can feed, you cannot feed, you can core a errate,
all lot of other stuff, and obviously if you got
into a real series drought be one thing. But proper
mowing at a proper height with a sharp and mow
you know, throwing a clipping spat that is key. And
mowing when it needs to be mowed, not when you
have time to mow it and in different directions. Well
all that, you know, everything has to do with mowing.

That's the one main thing. If I couldn't do anything
else to the lawn properly, be having the right grass
in the right place, and that would be the molling practices. Right,
It's it's ultimate.

So I agree. I agree. You know another thing, we're
really dry last fall? Agree with me? I do agree
with you? Wow all the time?

Is the world coming to an end?

Speaker 1 (17:16):

Because usually, like we were together somewhere, you know, you
cut my mic off and argue with me and oh jez.

Oh my. One of the things I've been asked. I
think I know the answer to this, but you know
the answer to everything. No, I don't pretty much. You know,
we have to come out. Yeah, the soil all kind
of settled because the amount of clay. I'm starting to
see lines where there's you know, underground French strains, the

little swale, starting to see tree roots kind of above
the surface of the lawn. I guess looking for the
morning dew and some fertilizers. People should they throw dirt
on top of it or just let it be? It's
be okay?

Well, which one are we addressing?

Speaker 1 (18:05):
The different The French drain of them is the same,
but maybe not.

Speaker 7 (18:08):
If the soil has settled because of a French drain
or and you know, French drains can settle all the time. Right,
you dig a ditch and you fill it back up.
It always settles because the soil has to compact itself
back down again. And there are processes to go through
if anybody wants to take the time to make it
so it doesn't settle when it's all said and done.
But a lot of times we don't take the time
to do that.

Speaker 1 (18:29):
And this might even be like half an.

Speaker 7 (18:31):
Inch, right, and just enough that it's just you know,
you feel it when you mow right, and it also
holds water when it rains. And the kicker and the
kicker is when it holds water when it rains.

Speaker 1 (18:44):
That's a problem.

Speaker 7 (18:44):
That's a problem because it makes it more compact and
eventually makes the soil so bad that the grass starts
to thin and guess what pops up like nutsedge and
things like that. So you know, in some cases where
it's only half an inch, yeah, you can come in
with some nice good use native soil, shredded top soil,
not bagged product soil or whatever, and just lightly top

(19:07):
dress that, you know, and you can do it over
a couple of stages, or just do it. Put it
in there, you know, water down really well, maybe even
step on it to kind of help, yeah, compact it
and then sow some seed on top or sought it
and you know move forward. So yes, you can't do that,
but never cover over those tree roots with top soil.
It's a band aid, fixed fix. You can only do
it one time and it's not worth doing it.

Feeding the tree would help.

Just quick question. I had a leak issue under my
kitchen sink. I got that fixed, but at the time
I unplugged my garbage's bosal just to get the cord
out of the way. I plug it back in now,
and the thing won't shut off. It just runs. It's
like the switch doesn't work anymore. And I was messing

with the reset button underneath. It doesn't seem to fix it.

Speaker 1 (23:22):
Now the reset button would be you know, you would
depress that when it's not working, it would it would
be the opposite, right, So okay, you know you might
You might have hit it on the spot is maybe
the switch is bad. Do you get a little tester
to see if you're getting juiced there or check the

outlet or anything along those lines.

Well, there's definitely power to the outlet because I plug
it back in and it's working. I'm just gonna check
the switch today. But it's a new unit I put
in less than a year ago. I haven't had any trouble,
and all of a sudden, just because just based on
the fact I unplugged it and plugged it back in
now it's won't shut off. So could I have blown
the switch? Chance?

Well, it could have, sure, I don't know what else
it would be. You got power in the outlet, you
got power in the disposal, and it's not turning off.
It would be there would be more things to check
if it wouldn't turn on, you know, then you could
reset the motor and things like that. So I would
have to say it is the switch. What you might
do is just go down there and make sure that

circuit break. Well, no, the outlet's working.

So yeah, I got power there.

Yeah.

Yeah, So it's got to be the switch or that
would be my first guest for sure, because like I said,
if it's not going to start, there's more things to check.
There's things to reset and things like that. But to
turn it off, I'd say switch, all right, I'll check
it out.

I'm welcome, Yes, thank you, Chimney Crown. My parents just
had their roof redone and it's all intact. It's kind
of cracked, but it's all intact. And there's some mold
on it or green stuff wet and forget on top,

(25:21):
and then what do I And then I wait a
week or two and then what do I code it with?

Speaker 1 (25:26):
Well, you got a couple of things. Number one, weddn't
forget when you spray it on there it'll take four
to six weeks. So if you want to get up
there with you know, you know, an oxygenated bleach, which
is a crystal, you mix it with water, put it on,
let's sait about ten minutes, scrub and rinse. Then you're

ready to go, you know, within a day of it
drying out, so you know, the wedding forget. You can
spray it on, but you're probably not going to make
that repair until in the end of April beginning of May.

Speaker 4 (26:01):
Well in the ox will the auction oxygenated bleachs bothering
the roof any No?

Speaker 1 (26:08):
Okay, no, that's a good safe cleaner. When you want
immediate results, that's the way to go. Now. There there
are several categories when you get into crown wash repair,
you know, number one. You know, sometimes you have to
rebuild the crown. Sometimes you can coat the crown. Uh.

(26:29):
Sometimes you can fill the cracks in the crown. Sometimes
you fill the cracks and coat the crown. So it
really depends on you know, the state of you know,
disrepair that it's in. But there are some you can
use regular crack fillers for the cracks. And then there's
a company called Chimney r X and it's Chimney RX

(26:50):
dot com. They make a Crown wash repair and it's
an elastomeric coating. Uh so it's has some call it
a rubberized band aide. You're basically going to do that.
Get some duct tape, go at the top brick, about
halfway down the top brick, Put the duct tape all
the way around, so you've kind of created like a

(27:11):
little you know, baking pan, and then get this celestimeric
coating and just paint that whole surface after you've filled
the cracks, and then you calk around the flu let
it dry. And that is a rubberized waterproof surface coating. Now,

(27:32):
if it's you know, if it's bigger cracks and then
the concrete's a little soft up there, then you're kind
of looking at maybe getting a crown repair where they're
going to just replace the crown.

Speaker 4 (27:48):
Okay, all right, that sounds good. Is there anything that
I need to be worried about?

Speaker 11 (27:56):
Uh?

Just safety. It's a fairly straightforward project.

actually one of my tips I had put on my
sheet today in preparation of the show is paying attention
to that chimney. Once we're finished the fireplace adventure this winter,
you know, you start looking at the repair of chimney,
the inspection of chimneys, the ceiling of chimneys, and of

course at the top of the chimneys. Some things a
lot of people never look at. And then all of
a sudden water starts penetrating the house. It's because the
crown is damaged. Maybe even the liner is cracked. All right,
let's go to Jim. Jim.

listened to the guy about the garbage disposal, Sir that
it wasn't shutting off.

A lot of.

Times those outlets under the sink are split at either
the top or bottom or run by the switch, so that.

You're right washer in. Yeah.

That's a good thinking. That's a great idea. I think
human nature would have told me to just check that.
But you're right, sometimes that switch is controlling just one

I've got one on those split switches or split outlets

Andy Welcome, Hello Gary, Yes, sir.

Speaker 3 (34:41):
I have a quick question. I have an outside freeze
proof faucet and right above the handle behind it a
little bit is what looks like a cap and I'm
guessing it to be a backflow prevention device.

Speaker 1 (35:00):
Mm hmm.

Speaker 3 (35:00):
When I turn the water on, water comes out of there.
Can I like take that cap apart and replace it
with like a rubber washer is worn in there or something,
or do I have to replace the interior unit?

Speaker 1 (35:13):
Well, you can replace that cap. So there is a
there's a washer there, or a gasket that's actually inside
the faucet that can cause that water to shoot out
of there. So what I would do is, you know,
shut off the water, take that cap off and see
exactly you know where that gasket is or uh when

(35:38):
that water can be or when that how that gas
can be pulled out and replaced. There's also a kit
where you can rebuild that whole mechanism, you know, so
you don't have to take out the whole thing. The
water is actually flowing out of the faucet properly, I
mean that's there's not a block eage in that correct.

Speaker 3 (35:59):
No, it's attached to a hose that has a nozzle
on the end. So sometimes I'll shut shut that off
and the.

Speaker 1 (36:09):
Hose will fill up with water, right right.

Speaker 3 (36:13):
But I mean so, I mean the water comes out
of the faucet itself. Fine, it's just that all the
time there's water leaking out of this cap.

Speaker 1 (36:22):
So when if you leave the hose on on and
you shut off the water as the nozzles engaged, does
it do it? Then?

Speaker 3 (36:31):
Yes, Eric always is doing it.

Speaker 1 (36:34):
Okay, No matter what you do, it's got pressure in
there and that's where it's blowing it out, right. Yeah.

Speaker 3 (36:41):
Well if it leaks faster when I've got the hose
and shut off and the hose is building up for pressure, right,
it leaks faster then, So it's thinking even when I'm
operating the hose.

Speaker 1 (36:52):
I got you. So it's leaking all the time, correct, Okay, Yeah,
I would replace that that cap or that gasket inside
that cap.

Speaker 3 (37:04):
Now you mentioned repair kit. Is that brand specific or
are they universal kind of type kit?

Speaker 1 (37:12):
Well, they're yeah, they're universal.

Speaker 3 (37:15):
It's like a central or whatever make it is.

Speaker 1 (37:18):
I don't know. Yeah, Yeah, it's probably a Mansfield would
be my guess. I would start with the cap really
and see if that whole thing needs to be rebuilt.
But it can. It could simply be the gasket underneath
that cap. So yeah, the only reason I bring up
the whole rebuild kit is if you shut off the

(37:39):
water and you actually take that bonnet off where they
handle is and things like that. There's a gasket in
there also, right, so you know, trying to pinpoint exactly
where that is. You know, if you're sure it's coming
out of that cap, there is a gasket.

Speaker 3 (37:57):
There's definitely, Yeah, it's definitely coming out of the cap.

Speaker 1 (38:01):
Okay, would I would start that, I'd shut off the
water and replace that gasket in.

Speaker 3 (38:05):

again and plumbing. You know, nothing's really ever all the same,
but on that gasket, if you shut the water off,
take that gasket out, bring that to the hardware store.
I think you'll find that replacement. I don't think you're

I just have a quick question.

I moved in a house that has a glass crystal
chandelier hanging in the bathroom, and it is so dusty
and dirty. I don't know how to go about cleaning
all of those crystals?

Speaker 14 (38:48):
Should I? I mean, do you have any recommendations?

Speaker 1 (38:52):
Well, I mean, how high up in the air is it?
Can you get up on a ladder?

Speaker 14 (38:57):
I can? But I didn't know what would be I mean,
I know it's you know, there's electricity run into it,
but you know, I didn't know if there's something I
could spray on it and wipe it down good, or if.

Speaker 15 (39:08):
I just needed to get want each one saturated and
clean it individual Well?

Speaker 1 (39:14):
Is there a way to disconnect the crystal from the
chandelier or would it look cumbersome to clean each crystal?

Speaker 14 (39:23):
Well, I couldn't take each one?

Speaker 1 (39:25):
All okay, all right, that's fine each.

Speaker 14 (39:27):
One, But I didn't know what to clean it with.

Speaker 1 (39:30):
I would just use the Jaws glass cleaner. First of all,
it's very pH neutral. You're not going to cause any
problems the glass or the crystal on the chandelier. That's
number one. It's very uh streak free. So it's going
to because it's pH neutral, there's no alcohol in it,
there's no silicones in it, so you should get a

(39:52):
really good clean with that. Use that with a microfiber towel,
and I think you'd be as good gold.

Speaker 14 (40:02):
That sounds good. So it's it's the Jaws glass cleaner.

Speaker 1 (40:06):

Speaker 11 (40:29):
Hey Gary. I've talked to two different contractors about coating
my garage floor that's attached to the house and I'm
having some areas near the doors at the top's popping.
That's why I want to do it. And uh, the
different both of them are using a polyspartic pop coat,
you know, putting down the flakes and putting that on top.
But each one is using a different coding to go

(40:52):
on the concrete itself. So one company is using a
polyr urea poly your thing primer and the other one
as using the epoxy, which they said the better vapor barrier.
So I'm kind of stuck with not knowing which, you know,
when it's when I see something differently, I don't know
what would be the better choice. Of course, both of
them said that theirs was the best, and I'm not

(41:15):
sure how to know. This top code sound the same,
you know, it's not the same descriptions, the same type
of product.

Speaker 1 (41:23):
But yeah, there's so many different types of coatings out
there now for garage floors. To be real honest with you.

Speaker 11 (41:34):
Is it brands? Can I tell you that or that don't?

Speaker 1 (41:37):
Yeah, I don't know if that's really going to tell me,
but go ahead tell me, is it?

Speaker 11 (41:40):
The one that's doing the polyuria on the concrete is
a Pentech Industrial Coatings, and the other one's called Garage
f X. That's the epoxy one mm. But I just
didn't know if there was one to be better ad
here to the concrete versus the other.

Speaker 1 (41:58):
I don't know. I could tell you another one that
I would recommend, but I don't know how it compares
to the ones that they're quoting. So and there is
so tell me again too, is the concrete surface popping
or is it just the existing coating?

Speaker 11 (42:16):
Uh No, there's no coating on the floor of the
floor is only four years old, but it's out near
the garage door. And I suspect, you know, they got
overtrial or something because from about six foot inside the
garage up that we have none of that issue there
trying at the garage openings.

Speaker 1 (42:31):
Yeah, it's starting to do it.

Speaker 11 (42:33):
Yeah, they both of them to come in and grind
the floor before they do it. They both told me
they're doing that.

Speaker 1 (42:38):
Okay, so they're gonna come in. They would grind that smooth.
And then were they using this patch that we're discussing
right on top of where they grind it.

Speaker 11 (42:48):
Uh No, they're gonna They're gonna, Yeah, they're gonna grind
the whole floor. Then they're gonna coat it with this.

Speaker 3 (42:53):
Uh.

Speaker 11 (42:54):
One's gonna either use the polyuria for the first coat,
like I guess you'd say, the prim and an. The
other one's gonna use epoxy and then the flakes that
they felt to the concrete.

Speaker 1 (43:05):
And there's different kinds of epoxy too, like I've recommended,
like the Dice coatings epoxy floor coating, and I don't
know the chemical names in it, but it is a
commercial coating and you know it's about two to three
times more expensive than the epoxy floor coating you're gonna
find in the stores. And there's a big difference in those.

(43:28):
But I couldn't tell you what the active ingredients are,
which is where I'm stumbling in when you say the
other one is an epoxy. But there's a lot of inexpensive,
cheap epoxies, and there's some really really good commercial boxies,
and that's where and I was gonna say, then to
compare it to a poly urea coating, I don't know,

(43:51):
are they what's their warranty that on those four finishes?

Speaker 11 (43:54):
Okay, the polyuria one, they're telling me fifteen years. In
the epoxy it's ten.

Speaker 1 (44:02):
Yeah.

Speaker 11 (44:03):
Yeah, and there's also a fifteen hundred dollars price different.
That's why I was sitting there and thinking, wow, there's
so much different. So that's because of the warranty.

Speaker 1 (44:10):
Well, probably the warranty. Yeah. Yeah. You can go on
the Dice Coatings dot com take a look at their
particular product called rock Patch and you could see what
that coating is. That's an excellent, excellent coating. I've seen
that in use, and if it compares with one of those,

(44:32):
