Hello. Uh yeah, I havea couple of questions. Were the first
one. I have a house thatI bought a while ago, and it
was built in the nineteen thirties.And when I bought that, the basement
looked like a basement. I didn'tknow much about anything else. But then

I found out that I'd gotten aleak and part of the wall and the
basement washed away. And then Ifound out what I have is called the
Michigan Basement and it's uh, Idon't know if you're familiar with that.
It's it's a block from you know, they I guess, I don't know
if they build the first of blockand then dig the basement out and then

they cover the dirt with concrete belowthe block and then that's there's a lot
of them here. I live inOhio and right where. Yeah, and
uh so some of the where therushed out the uh my insurance made me

put spouting and it didn't have gutters, and when I bought it and they
made me put them up, anduh that's what happened to gutters. It
was overflowed or whatever and then washedsome of the cement down their way.
And I just didn't know if Ijust got to just put the cement back
up there patches there. I mean, it's been like that for a while.

Nothing's falling in. It's not,you know, totally unsupported a bit.
I just stop, George. Yeah, I made sure that I got
all the water away from it,and h but I also was going to
ask you that if you knew,you know, before it never had gutters

for almost eighty years, you know, and then when I put the gutters
up, you know before, itjust come down and go into the I
guess, well, no, itwent right along the foundation. And that's
the problem, you know. Imean, regular listeners will hear me preach
all the time. I call themthe killer g's. I've already mentioned them

once today and the killer g's fora basement is gutters. If you don't
have gutters, if your gutters areclogged, if you're not taking that water
away from the foundation six feet youryour basement's going to have some issues someday.
And the other one is groundwater.All that water that pours right on
that foundation and it's can't get awaybecause of the third killer g which is

grading. You know, the killerg's will give you a web basement eventually.
And it sounds like you corrected it. You didn't have gutters, Now
you have gutters, they're functioning gutters, and you know you're not having that
ground water. So you actually eliminatedtwo of the killer g's and the problem

in a lot lot of cases issolved. And you know you can always
start going back and making the repairs, but don't make the repairs until the
problem that's caused the issues has beenyou know, serviced and taken care of.

says it's got some wrinkles in it. He didn't know, he didn't think
anything was under it. He justwas wondering why his carpet was buckling.
Well, I was in a condoand suddenly my wood floors and almost on
slab. I had specially engineered flooringfor that. It was fabulous for over
ten years. Okay, suddenly itjust started looking uglier and uglier. And

it happened to be the upstairs condothat was leaking. But I wasn't seeing
any signs to that on the surfaceto speak of. And that's why I'm
thinking they may have a leak someplacethat they haven't seen. And what that
could be. I mean, yeah, for sure, Patricia. The number
one enemy of our home is certainlywater. And if there is, you

know, there's got to be somewood underneath it. Maybe, I mean,
we can kind of go on.There's so many causes for so many
things at home using your you know, analogy, like, you know,
maybe it's a leak from you know, in your case, it was a
condo from above. You say itwas a house, and let's say it
was a brick house, and let'ssay some of the mortar was missing,

and let's say the water gets inbehind that brick wall and it funnels all
the way down, and the littledrain holes at the bottom of that brick
wall are plugged mistakenly, and allof a sudden that water seeps in underneath
the base boards. What's the subfloor, The subfloor starts expanding, you know.
He was trying to tie it intolike I didn't have this problem until

(06:21):
my air conditioning went out. Thatwas two weeks ago. So yeah,
enough, it is water, butcertainly a possibility. Yeah, but but
the air conditioner would be helping keepthe humidity down, it would that was
there. Then That's what I hadgoing on that I didn't realize that the
time was my towels wouldn't dry.The towel hanging in the bathroom, the

towel hanging in the kitchen, theynever dried ever, unless I put a
heater underneath them, so they hadan airflow and some warmth. Otherwise,
I had a wet towel, right, twenty four hours a day, and
I didn't associate it with what wasgoing on with my floors. That was
just a high humanity excess water,right, right. We talk about humidity

a lot. In his case,it was in Louisville, Kentucky. It's
kind of a humid area, andyou know, but our springs, I
don't live far from there, maybeone hundred miles, and I'm like,
it's been pretty nice. We haven'thad real humidity, but we have had
a lot of rain, and yeah, well it's a possibility. It certainly

seems like it had to do withsomething expanding underneath that carpeting. And it
also also kind of tied into theair conditioning. I was just looking at
the humidity because of the air conditioner. But I kind of liked your idea
more of a leak, because well, you would, do you emanify to

a certain extent, to a certainextent, yes, But if you've got
a leak that's actually poorn water inah, it's probably not going to be a
combination. Yeah, oh yeah,it certainly could, but it could have
got worse when the sure went outno doubt, because my ceiling finally collapsed.

fact, I think that's one thingeverybody should have in their home, and

is. And believe me, it'snot going to be great. If your

windows are open, the air conditionerand isn't on, and you have a
delightful spring or summer day where it'sseventy degrees seventy five degrees and you know
thirty percent humidity, you're not goingto have humidity. But boy, if
you've got a regular summer in anarea that's usually humid, even with the
windows down the air conditioner running,you can still struggle to keep that humidity

got two showers upstairs, one downstairs. I've got an electric hot water heater.
The downstairs shower, which is probablythirty feints from the hot water heater.
I don't get any hot water,and I get plenty upstairs in that

shower. Is that through the spoutyou're not getting any hit hot water?
Yeah, yeah, through the showerhead, through the shower head, and
also in the sink and the sinkand the sink down But I get plenty
upstairs, and I've got one hotwater heater, okay, And you run
that, run that hot water heaterfor a good couple of minutes and you

still get nothing. That's correct.Humm. The only thing I could think
of it. And and do youget hot water out of the spout is
there is no spout. It's justit's just a shower out of the it's
a shower head, but also outof the faucet and on the laboratory,

I'm not getting you hot water.And when I bought it eight months ago,
I did have hot water down there. Now, that shower doesn't get
used very often, and so thispast week and was probably the second time
it's been used. So, youknow, until you incorporated that vanity in
on me, I thought I hadthe answer. And that was before I

didn't even know the shower wasn't usedthat often, and that was just the
calcification inside the shower faucets or theshower head. So if you had it
in the shower head and the spout, I would have to go right to
the cartriage in the shower handle assembly, which might be preventing it. But

then you kind of threw me whenyou talked about in the vanity. Also,
there is no device underneath that vanitythat looks like, you know,
like a timer or something about thesize of two fists where you could get
instant water to your shower, andmaybe a timer above the water here in

the basement that could be defective.Not that I've noticed that. I will
go and look when I go downthis afternoon, I'll look at that as
well. Okay, Yeah, Outsideof that, the only thing I would
have a suggestion on is it wouldbe really interesting to pull that pipe off
the valve underneath the vanity faucet onthe hot water side and see what you're

getting either no water, cold water, or what because we're gonna have to
trace it back to find out exactlywhat's going on, you know. So
one of those like grunfrow valves certainlycould be doing that. Cross mixing in
the faucets certainly could be causing that. A couple things could be causing,

so a little bit more information.Probably I'm probably gonna bring a plumber in
because that's outside the skill level ofan outdoor furnish self. Yeah, there's
gonna be a little hunting going on, and it may very well be traced
back to the cartridge in that Faucontoo, So it's got to be kind

of a hands on deck and starteliminating things that would be my taken on.
Let me know how you make outon that, though, I'd love
to hear. I think it probablyis the cartridge. One last thing,

about three years old to use car, and it was all dulled up and

of my units is empty. Thegentleman had a dog, a big dog,
and the dog was getting old.And anyways, when I pulled the
carpet up, there are a lotof dog you're in stains on the sub
floor. And I have tried usingsome you know, some of that pet
stain remover that you buy at thelocal department stores like home Depot, and

it's helping, but it's still Imean, I'm afraid to put I'm afraid
to put the carpet back down.And so you know it's cleared. And
also the downstairs there's the living roomis it's like basement walking. And so
there's concrete in the living room,so I don't really smell it there,
but I just want to be Iwant to find out if there's something I

can use to get rid of thatodor. So there there is a product

technology and the odors really wasn't there. But that stain, even with kills,
will keep penan, it'll keep permeatingup through it over time. Also

black light and if you shine thatwherever you shine it, it'll make dried
urine glow, so you will knowwhere all the spots are and just you

know, just just put a lotof that on there. And same with
the basement area. Is that carpetstill down on that slab down there?
Oh, everything, everything's out.I've removed all of the carpet. Everything's
out. I did get it painted. I had the walls painted, and
I mean it looks good. Ijust want to I want to move on
so I can get it rented.Absolutely absolutely so the odor eliminator is the

product you want. And I can'temphasize enough. You know, let it
soak in, you know, onthe concrete. Let that mixture get into
the capillaries of the concrete. Whereverthere is a urine stain, get it
up on the wood, you know, the subfloor, you know, put
enough of it on, give ita few days, ventilate, and I'm

gonna say ninety nine point five percentchance there will be no after smell.
If there is, there is evenanother additional thing you could use, I
doubt if you'll needed. I'm justtelling you about it just in case.
There's a product called AQM that theyhave. AQM is a little packet.

You can moisten that packet, clipit to a fan, and it's chlorine
dioxide that will oxidize the smell that'sin the air, not in the floor.
But the odor eliminator should take careof the issue. But again,
if there's just a you know,sometimes people have really sensitive noses. My

wife would be one and and shewas like, it's not all the way
gone. They say, yes itis. They can't small thing. It's
not all the way gone. Andtry the AQN but odo exit dot com

It feels like one hundred years.Sometimes I'm getting ready to poor garage for
and I want to listen to yourshow last couple of weeks about the dice
garage covered floor coatings. And Iwant to know, first of all,
how should I finish the garage floor. Should I have float it with a

texture on the finish or should itbe smooth? And how long I have
to let a cure? And thenwhat do you recommend to put down some
dice? Yeah, I think mostgarage floors don't have a broom finish they're
smooth, they're tight. Well,I could do any finish that I want
because it's not poor yet poor here. Yeah, but again, most garage

floors are smooth. Now, ifyou want a texture maybe to minimize uh
it being from slippery or something alongnose lines, that would be helpful.
However, I'm going to give youthe pros and cons. Okay, However,
if you're using some of the coatingsthat you're talking about, I would

say you'd want more of a smoothfinish. Otherwise a lot of your war
is going to take place on thepeaks of the broom finish. All right,
it makes that makes sense. SoI would say, just put in
a regular garage floor. Just don'tdo a you know, just float it
and trial it tight and let itgo twenty eight days before anything's applied.

That's be you're a full cure.And then I think it's really up to
what you wanted to look like.I guess. So in the Dice coatings,
we'll start with the first one thatI used to recommend. They have

the roller rock product, and I'llexplain that in a second. And then
they also have a clear ceiling overthe roller rock product, which is called
track Safe, which is a clearcoating that makes it slip resistant. It's
a coating it should give you probablytwelve to fifteen years worth of life.

You know. It's it's good.Stuff looks good. Whar's well? And
I used to like to write,I have nothing but praise, Yeah,
nothing but praise for Dice. Idid the marble countertop coating and that is
phenomenal stuff. It is. Itjust totally transformed the kitchen. It is
incredible, isn't it. I meanit's it's you're right, It's like,

wow, I use this product ortheir products way before they were ever an

Spreadstone. I remember using that probablyfifteen years ago, twenty years ago,

see, it is that new industrialstrength epoxy coating, and it looks it
looks really fresh. It's it's justlike the uh grayer be age. It's
got the flex like the other epoxycoatings, but this is a industrial strength

that they use on floors and warehouses. So one of the so I think
I'm kind of leaning that way,and I usually don't lean somewhere where I
haven't tried it before, but Iam kind of leaning that way because the
thing that uglies out the old epoxycoatings is tires from cars when you're on
an epoxy exactly exactly. You knowexactly what I'm talking about, And I

asked Peter that exact question. Islike, you know, Peter, I'm
not a big fan of a POxycoating because this is in a dustrio.
So yeah, so I kind oflean on doing that and give it twenty
eight days to fully cure, andyou know clean up won't be a problem,

you probably so. Anyway, forthe fan for the air conditioning, I
would put it are you Are youtrying to it's to humid? Is that?
What it is? Is that?What's is? Yes? Yes it
is. Do you have any ideawhat the humidity level is? No?

But after listening to you, Ineed to get a gauge. Okay,
So for the air conditioner in thesummertime, you would leave the fan on
auto. Well, I don't havean auto. I have a high,
medium and a low then okay,And you're sure that's doing it for the

for the air conditioner okay? Oroff? Oh? Okay? So I
mean those are your options. Thereis no one that says auto. No,
there is not. So it's eitheron or off. And if it's

on, you got a low,medium or high correct, I'd put it
on low. Then Okay. Youdon't want to lot of fan on your
air conditioning because what's happening is pullingthe moisture out, and that moisture goes
on the coils of the air handler. And then if that fan is on

all the time, and let's sayit's on medium, it's blown right across
those coils. It's blown all themoisture back up into the room. I
see. So at very least putit on the lowest setting, and you're
going to need it on just toget the air conditioning up through those pipes

right, try to keep that humidity, you know, fifty or fifty five
percent, not much higher than that. We'll do, all right, very

And I think everybody should go outand look at their unit and hose them,
pose them out before the hot weathergets here, and also look at
your soft events get rid of thathot air, right right, No,

that's a good tip. In fact, just the other day is I guess
a couple of Sundays ago, andmy unit's outside. I'd noticed the since
it's on the side of the house, you know, it's out of side,
out of mind. I got someburning bushes that are pretty good size
and age. And you know,the longer you have lived in the house,

the bigger those bushes get, believeit or not. And if I've
trim those back away from that compressor, and I did so. Folks,
bushes that are hanging over them,You've got to have good ventilation around those
units. Uh, don't mow grassclippings into the units. Make sure the

bushes are away. If you gota little fence around it, don't stack
your garbage cans up around them.Those things gotta breathe. That's a great
tip Tom. As far as thesoft events, uh, yeah, those
need to be open and this timeof year, good idea to check them
because, as you said, Tom, those cottonwood trees and by the way,

those seemed real heavy this year.Also. Yeah. Yeah, In
fact, I even hadsome. Theylook like small snowballs on the side between
the driveway and the edging of thegrass. They had accumulate and created little
balls. I've never seen that before, and they clugged up the soffets and

then you don't get that good convectionand ventilation. So keep that on the
air conditioning unit. The funny thingis the side that gets the dirty is
is the one that is close tothe house. M Yeah, some reason.
Yeah, so worth checking out.And also again for people always ask

me, do you get that servicedevery year, and I always talk about
the maintenance because that's one of thethings they they really do a good job
of, you know, shutting offthe electricity to them, taking the coils
off and spraining them from the insideout. You know, keeping them clean
is the key. Yeah. Oneone little other tip is I learned this

from few years ago, but whenwe're running this air conditioning in the summer,
it removes all the moisture from theair. So if you have basement
floor drain traps, you want togo down there and check and make sure
there's water in there so the gasesdoesn't come out. And sure you said
put mineral oil in there. Soright in fact, I have it on
my tip sheet because we're at youknow, summer vacation season. Now that

you know people are leaving their homesfor a week. Some people are fortunate
enough to go out west, maybea gun for a couple of weeks and
floor drains dry out. We gothrough a winter, our homes are usually
drier. Maybe a floor drain doesn'tget used that often periodically, or when

(43:15):
you go on vacation, make surethere's a little make sure there's some water
in there. There's a trap.That's what keep the sewer gases from coming
up in A little miner oil righton top of that eliminates evaporation and keeps
