aware of the other extremes we've hadover the last month or so. We've
had heat where I met. Youprobably had heat where you're at. I
had storms where I met. I'msure you probably had storms where you're at.
So one of the things, youknow, we've talked for years and
years about water being your number oneenemy. But it was interesting as I

was going to the neighborhood this pastweek after a couple of big time downpours
call the Torential or whatever you know. It might be in one mile and
two miles later it's drive, butwe had a couple big time downpours,
and as I was going through theneighborhood, I saw people in your yard.

I saw people walking around their homeand obviously looking for problem areas where
water was entering your home. Itwas it was interesting one of my buddies,
in fact, he was he andhis wife were standing on the front
porch looking up up and stopped andtalked to them, and they were talking
(02:04):
about some moisture that was getting intotheir home and it's been a problem for
a while, and clocking was usedto stop the leak. And the problem
was is this has been going onfor a while, like I said,
and now the subfloor is becoming compromised, it's beginning to rot. And as
(02:29):
we were talking and shown me whatthey had done, and they've had specialists
out and it's you know, I'vesaid often it's a task to really find
where the leak is. But aswe were talking, they were always kind
of looking down where the sub flooris. When a lot of cases,
I'm not saying his case, wedidn't solve anything, trust me, but

I wanted to pass it along becausea lot of times when you have water
intrusion and it's on floor, it'snot coming in at the door. A
lot of people see the door jamand the door and there's a little gap
between the jam and the concrete andthey calk that and that's a problem.

That's a mistake because that's off theconcrete a little bit really for drainage in
case there's an issue at the topof the molding around the door, or
even this was a brick house,missing mortar, cracked brick in rare occasions,
even unsealed brick that would allow thewater to get behind the brick.

And if there's some impediment behind thebrick which would allow the water not to
flow all the way to the baseand exit that wall, it finds its
way to the inside part of thehouse. And it's not always calking around
those frames. It might be thewindows above the door, and the windows

are not properly cocked in, andyou get a driving torrential downpour in a
certain angle, and it's getting thatwater penetration in where that calcking is missing,
and that can be cause of theproblem. So fine tooth comb is
really what we need to go overto locate the weak link, if you

will, of that homes envelope.All right, happy to talk about your

a moment their comments on you know, the vent the vents in most homes
have around the foundation or just abovethe foundations. When is the best times
open and close for ventilation all throughoutyou know, the seasons, And if
you could comment on that, Iwould really I'm gonna hang up, break

contact and listen to what you haveto say about well even Chuck, let's
even have a little discussion about thatbefore you hang up too, because in
modern building practices we're not even establishingvents and cross spaces anymore. So here's
the reasoning. Okay, and howldyour home? So we've been on site.

They're a new home about twenty fiveyears okay, Okay, So in
Louisville, Kentucky, you have alot of humidity, and I'm sure this
past week it was horribly humid andwith rain and downpours. And if you
allow those vents to be opened someof you know, First of all,

I know, I'm not really surewhy we vents in there, because if
the air is static, in otherwords, if there isn't a fifteen mile
hour wind. Nothing is going intothe crawl space because it's not pulling air
out of that crawl space either.But if it were windy and really humid,
you're just bringing in. This pastweek at our place, it was
seventy five eighty ninety percent humidity.So really, what function is the vents
(06:26):
really playing In the summertime, everybodythinks it's kind of cooling the cross space,
it's really not. And then inthe winter time it's really dry outside,
but it's also really cold, andthen if you have wind blowing and
it's you know, ten degrees outside, you're you're chilling that cross space.

So really what we're seeing is peopleeliminating the venting and kind of using it
as a controlled ventilation and type things. So it's a it's static air,
it's all sealed up, and thenusing either an air exchanger or doumidifier in
(07:09):
that area along with you know,the VisQueen on the floor and that type
of thing, so it becomes asemicondition space. So I'd really have to
answer it like that because opening thevents in the summertime really doesn't do you
any good. Okay, Okay,well you've you've kind of explained that pretty

well. It may or may notmake a difference. Then yeah, I
don't think it is. I reallydon't. Because the moisture that's coming into
the cross space, whether the ventsare opened or whether they're closed, is
coming up through the ground. Sothe ground, even though you know,
(07:53):
can be really dry, can alsobe really wet. But it's always exhausting
water vapor, which is humidity comingup from the ground, and sometimes you
know, you think you're going topush that out, but you're you're really
you're not, because if air isblown through there, it can be as
humid as the air that's coming upthrough the ground. So I really like
(08:15):
the whole concept of sealing them off, putting a ten to fourteen mil vapor
barrier on the floor, overlap theseams, maybe even insulate the walls with
a non vapor barrier type of insulation. And you know, if it starts
getting too human in there, youmay have to run into umidifire get in
(08:37):
their exchanging unit in there, gotcha, And we of course in the basement
we always keep a humidifier on whichwhich really helps. Right, Well,
well, you've given me an ideatheir reference possibly keeping those vents closed shut
tight. Sure you're around, sureand not worrying about But let me give
(09:00):
another example too. If you've gotthe cross space is obviously attached to the
basement, correct, And we gota do you medifier running in the basement,
and we got the events opened andeighty percent humidities coming in there.
That do you midifier really can nevercatch up. And I experienced this at
(09:20):
our house this week. We're changingout the ceramic tile on our kitchen and
so it's a very dirty, messy, dusty project. So you know,
we had the windows cracked open eventhough it was really hot. We had
to get some ventilation in there,and I forgot that do you medify was
on downstairs. Well, I godownstairs. As humid as it was,

that do you fire is running fullboard. It's like seventy percent because it's
got all that outdoor moist air cominginto the home. So the same thing's
going on with your crawl space.If you seal those up, your do

Yes, it's amazing what trees cando as far as cooling, and
remember they're always giving off moisture too, right, and the cooling the air

it can create all kinds of it. Help you out a lot and in
the evergreens properly placed in the wintertime, cutting down the wind and all and
a lot of times we don't thinkabout that as much as I'd like to
have a tree there, like tolook a bit over the house over here.
But yeah, we should be thinkingof that a lot more when we're

looking at the placement of how thoseplants are placed, and even not you
know, you talk about the bigshade trees, but even the ornamental trees
that are twenty twenty five feet tall, sure up closer to the house can
really make it a major change upby the patio smaller but yet still providing
shades in those little bit in thosesmaller areas, So very very important,

no doubt, I think we dolose sight of that. In fact,
it was amazing yesterday or one ofthe days cutting grass and we have a
big old pinnook in the backyard that'sbeen there. I don't know, it
might have been here when we builtthe house. I really can't remember where
those planet are there, but youknow, it's a big old tree now
with lots of shade. And thatbackyard is kind of a northwest facing and

it gets a lot of you know, summer sun and afternoon sunshine, and
it's on a little hill and thatgrass dries out really fast. But it's
amazing. Now that tree is reallyhuge. I know it's using some water,
but half of the yard doesn't brownout now because it's shaded, it's
not base. It's cool and youknow, if it's doing that to the

lawn, it's certainly helping me inmy house also. Absolutely. Yeah.
And of course if you haven't vented, not vented basement windows open, you're
not gonna let go. It's it'sit is amazing. And you know,
we did have the windows open severaldays this week as we were removing all

a tile because there's so much dustand you need ventilation and all that.
But it was amazing. You know, it was humid and it was hot
this week. I think you'll attestto that. Yes, and of course
windows, windows open, and youhave some cross ventilation going on because we
had some wind too. It tookthat humidity level in the house from you

know, probably fifty percent to probablywell, I don't think it hit eighty,
but it was like seventy eight percent. And the concentration is always in
the basement because that's the lowest areaand there's no sense in running do you
medifiers there? If the windows areopen, you're trying to do you modify
mother nature? And that ain't gonnahappen. So back in the old days,

when we didn't have air conditioning outleft with it and you had do
you humanifyer running in the basement?Right then, when are they wore out
so quickly? Well, that's exactlyright. I mean, there's about it.
You're introducing all of that moist airin your home. Your windows are
open, and that air, ifit's moisture laden, settles, and then

when it settles, basements are naturallycooler. It can't hold as much moisture.
You get condensation, You get condensation, you get mold growth with that
musty basement smell. There you go, there you go. Yeah, but
it was it was also pretty interestingonce the windows got closed up and we

got everything cleaned up and you know, turn the air back on and had
the do you medify our running?We could bring that from seventy seven percent
down to fifty percent I'm gonna sayin about three hours, wow, four
hours maybe, So yeah, it'skind of interesting. So did we replace

wanted a new pattern or a newcolor or kind of just updating it a
little bit. There was some toilesthat needed a little attention, and it

not my choice. I stand firmlyon that commitment. But uh, to

everything, and it was really nice, except a couple of years later now
it has all these little fissures likespider cracks and the sink. Oh my
husband, we got this porcelain stuffto put on it and that did not
work out. We had to endup standing it all off. So I

was wondering, if you have anysuggestion, Well, so are these cracks
or these fissures? Are they rightaround the drain? Yes? How old
do you think that sink is?Maybe like three three years old? Not
very old? And like we shouldhave kept the old srink because that was

products out on the market that aredo it yourself bathtub glazing, sync glazing.
I have found them to perform exactlythe way you found them to perform.

Unless you're going to have a realprior priority type primer and you have
the ability to spray that on thatepoxy on, you're never going to get
it as smooth as you want.It's going to look exactly what you ended

a company that will do that,and I'm sure they're going to have to
look at to make sure that theycan correct that, but I believe they
can. I have used them myselffor a vanity ball and I've used them

national franchise out of Denver, Colorado, It's called Miracle Method. So I
don't know if you've got a MiracleMethod in your city, but I would
certainly check. You never heard ofit, but I'm check it out,

Yeah, it just takes you knowthe right products and the ability to
spray it. It'll look brand new. But trying to do that yourself with
that, I've never ever had onethat really performed. And I've told many

people this and they've also confirmed it. It's just, you know, I
mean, it's not going to lookperfect well local, it's worse than actually
the crack. Yeah, I'm sure. Did try to see if they have
it. I don't. We're notanywhere near Colorado, you know, we're
on the well, they're all overthe country. They're franchises, they're all
over the country, our flagship stations. I'm sorry, did your vanity bowl

that it costs a fortune? Idon't know exactly what the bowl costs because
we also did the tub and itwasn't a fortune. No, it was
tolerable. Yeah, I can't rememberexactly what the cost was, but it
was tolerable. It's going to beatthe alternative, so give them a try.

city that does bathtub refinishing. Ifirmly believe that the Miracle method is probably

hey? Uh. I have twothings. One one is a question.
I don't think I've ever heard address. But I have a a ranch home
with a brick venire and on thecorner of the foundation, the top of
the brick found the concrete foundation whereit meets the brick. I have a

corner that has has chipped off.I don't have. I don't have the
corner. Uh, the brick issetting on a brick ledge and that the
bricks are tied to the wall withbrick brick Guys, Uh, what would
be your recommendation for the process toget that back to normal? So?
(28:49):
How big is the corner that's crackedoff, how thick, how long it's
it's about it's about seven inches downand it's about three inches in on stops
the corners, so I'd say sizablethen right, Yes, there's no there's
(29:11):
no cracking of the brick or themortar or anything like that. I'm trying
to prevent a prop later on.So, so the biggest issue on that
is something to hold the concrete inplace as it's drying. So there is
a a mix it's called anchoring cement. It's for anchoring bolts in the concrete
(29:38):
stadium seats, that type of thing. That's the mix you want. It
drives relatively fast, it can beformed. You might do it in layers,
but you're gonna need something into somethinginto that concrete to hold that.
So you gotta like put pins into create like a rebar, and so
(30:03):
drilling into that foundation, taking someepoxy or anchoring cement into those holes,
and then put in like, youknow, a twenty penny nail right so
that you know, you've got acouple of inches that's sticking out a couple
inches into that foundation. And thenyou can take that anchoring cement and when
(30:26):
you mix it, you're gonna mixit pretty stiff, and you're gonna form
it over those nails. And thenwith like a paint paddle or putting knife,
you can shape that. Is itright in the open? Is it
down in a corner with bushes behindit or anything like that. I'man just
talking. It's exasicly accessible. Okay, there's nothing there, Okay, Okay,
(30:49):
So that's how I would do it. I've done it with steps,
I've done it with porch landings anddifferent things like that, where you know,
it's almost like the size of auh, probably pretty close to the
size you talk about. Uh.It's yes, yes, it is concrete
(31:10):
color anchoring cement. It's probably stillnot going to match that cement perfectly because
there's different colors of cement everywhere inthis country, from red cements to black
to gray and everything else. Butit'll be a basic gray and uh,
but it's got a bonding agent init, so it will bond to the
concrete. So I think that's whatI would use. The only other thing
(31:37):
that would be considered if for whateverreason, you would still use the nails.
They you could also use like amortar, just a mortar mix with
a concrete bonding agent in there,because you've got to have something to bond
it to the existing concrete. Thatmight be a little bit easier to applying
(32:00):
since it's a vertical surface. TheQuick Cree people also have one called zip
It mortar. It's three pounds ofa powder, has a bonding agent in
it, and it's designed for overheadconcrete patches and vertical patches. But I
think i'd try that anchoring cement first, just based on the thickness that you're

going to need. Would I usebonding bonding cement bonding primer on that as
well? No, on that,You're it's got a bonding agent in it,
on the anchoring cement and the zippitmortar. Okay, all right.
The other thing is just a kindof a report. I did the Dice
Coating, thee the die hard onegarage floor, yes, and I have

a three car garage. So whatI did is I did one section at
a time that I had called thecustomer service people at Dice Coatings and they
told me to go ahead and typeit off and then when you started your
your the second one feather feather thethe new one out a little bit four

or five inches in and he saidit would blame me. Imperfect, and
they were. They were spot onit absolutely gorgeous. And I did the
sailor on top of it and it'sperfect, super super Ye it's getting rave

Well? First, you got anyidea? What kind of paint's on

You got any idea how many isit peeling or is it you just
changing the color or what are wetrying to do? Yes? Just changing

So there's there's a couple of choicesin paints. There's paints that will

be really really smooth, like theold fashioned enamels that you would have maybe
on the inside of the home,you know that type of look. Or
there's house paints. You know thatyou can still get them in a satin.
You can still get them in asemi gloss. You can get them
in a gloss if you want,but there's a little, tiny, tiny

texture to it. Those would bethe choices of paints to use. If
you were to use like a housepaint, my recommendation would be like a
Sherwin Williams Duration or an exterior highquality self priming exterior paint. It would

require you to use a little sanding. You wouldn't necessarily have to strip it
down. I'd use like a foreod wet dry sandpaper, dull it remove
all the residue, and then acouple of coats of the duration paint.
Now, the duration and paint andhouse paint drys real fast. And I

say real fast, I'm talking likewhen it's ninety degrees out there. It
dries real fast. So I woulddo it early morning to get a good
smooth, you know, smooth finishon it. And I think that'll work
just fine. Now, let meango back a little bit now, if
you wanted to get a like atrimming enamel on there, there's all kinds

of acrylic enamels, modified enamels andeverything else. But if you're going to
go for that, look again aSherman Williams product. It is called Emerald
Eurothane trimming enamel. It is selfpriming. The prep work is the same
and the drying time is extended almostto like a half hour. It's more

workable like an enamel and gives asmooth finish. And and a lot just
depends on personal There's not a rightor wrong way to do this, but
yeah, you should be good aslong as that paint films good and intact,
doesn't sound like you have a screendoor on there or anything. Oh

well, there is a screen door. Okay, it is a it's a
major brand, and so does ithave glass. Yes, it's a full
glass door that you can slide downthe upper half and you'll have screen exposed.
Okay, so come on, okay, and is this facing the southwest

when you have glass storm doors orscreen doors and you're facing the southwest,
there's such a heat built up insidethose things. It could literally be the
paint off. And then I woulddefinitely recommend like a euro Thane trimming nemo

on there facing the ise. You'rejust getting the morning sun, so you
don't have a strong heat thing goingon, so I think you either want
to work and if you're looking forsomething super durable or really a tough paint
bill, probably that euro Thinge trimmynemo would be the recommending. All Right,

it's got a big overhang, sothat doesn't get a whole lot of
direct direct front at all. Okay, Well, in that case, you'd
really be good with either one.You know, it's really about to finish

since it is a boardwalk and iskind of like on the ground,
is it just longevity? Well,I'm not so considered about looks as much
as I am making it last aslong as it Yeah, well, in
terms of longevity, anything you puton there is it's not like painting a

house. So there's two options.You could go with a solid color stain,
which will look like paint, oryou could use a semi transparent stain
that'll just create some pigmentation in it. So now it's probably turning a little

gray and looking a little tired.You would clean that. You would use
a deck bright nerd to open upthe pores, and then you would plot
a semi transparent stain on there.That semi transparent stain, if it's in
direct sunshine, will probably last yearthree years, but then you won't have
(44:06):
to sand, and all you gotto do is clean it and reapply it.
You could actually use a tank sprayerand apply it onto the wood and
then just brush it out. Inother words, it's real easy to stay
up with it. If you usea solid color stain, it's probably gonna
last year three to five years.But if there's problems with it, since
it's laying on the surface, itcould peel and then you would get into
(44:30):
halfing to strip it. So Iwould suggest, probably the semi transparent,
use a deck cleaner and then adeck brightener that'll help it penetrate deeper into
