for a little bit of direction. So in January of
this year, we had founder vehicle with Groove Subaru that
we wanted to purchase, and we were okay with the

this year, they sent us an email stating that we
had to sign a document that was a branded title

We did it, and so we're like, okay, we'll see
breach it mark. And so when we got it, it
said that the odometer was campered with and it was
not actual mileage. So we did not know this when
we bought the vehicle.

And then they wait, you got both. You got both
of those disclosures. It was a salvaged a branded title.
Was that why it was branded because of the odometer?
Or was it it because it was in an accident
because of the odometer? Oh okay, that's why the title

So obviously at that point we said we did not
know this, we are not comfortable with this. The document
itself doesn't even have the correct date that we bought

It's truly as simple as writing It's like any other check.
It is any other checks. Account you have, it's got
online bill pay, debit card, and it's as easy as
writing a check.

You've got a small business and sweep into that account
every night, you could literally have no mortgage payment.

Speaker 17 (23:25):
Ever, we do a lot of the self deployed people,
and why the money's sitting in their business account they
can move it over Then when they got to pay
the expenses, they move it back to their business accounts
to keep the accounting good. But yes, why that money's
sitting there parked? It saves them a lot of interesting.

Speaker 5 (23:41):
Now, the housing market is a lagging economic indicator. It's
not a leading indicator. It's a lagging indicator, and it
does tell us or solidified what we think about the economy.

(24:02):
It doesn't predict it, but it can predict more serious times.
If the lagging indicator shows a slowdown, it means there
could be more of a slowdown coming. So I'm going
to ask Stephanie, what are you noticing in the housing
market in the Colorado Springs or Pike's Peak area as
they call it.

You know, our days on market.

Speaker 2 (24:22):
Have consistently, I think, been writing in that seventy to
eighty range our active property How what.

Speaker 5 (24:30):
Is that year over what is that year over date
or two years over date?

Oh goodness, two years ago, I think we were probably
half of that. I don't have that number in front
of me off the top of my head, but probably
what about last year reasonably? So I do think those
are increasing, but we're kind of you know, the last
several months that we've talked about this, we've been in
the same range. So the good news is is I
don't think we're you know, skyrocketing, super high anything like that.

Our current active properties in Colorado Springs, we've got a
little under three thousand, and we have a little over
one thousand under contract.

No, I don't know what that means. So when you
say three thousand, is that up or down?

Speaker 18 (25:08):
I think that's up, but it's not horrible.

So what I was getting to is having a little
over one thousand under contract, we've got a little under
three months inventory, which really puts us kind of in
a balanced position. It's not you know, super strong swing
either direction.

Speaker 5 (25:25):
What about on the negotiating side, do you notice sellers
giving in more or buyers giving in more?

Speaker 2 (25:31):
Right now, I'm seeing some negotiation on both sides. I
think that values are still at a reasonably strong point.

Speaker 5 (25:39):
So is it a balanced market you're saying for buyer sellers?

Speaker 18 (25:41):
Yeah, our inventory indicates that.

Speaker 2 (25:44):
But also the ability of a buyer and seller to
kind of negotiate a win win for each of them.
That really does kind of keep us in that position.
I am seeing, you know, buyers negotiate some seller concessions things.
Of course, they can utilize that to buy down interest rates,
pay hosing costs, you know, depending on the loan type,
in what that all looks like. But really it's really
an opportunity time in our market.

One word correction, but I'd say I'd add another word
soft correction, Tom, because I'll tell you what Perilter dot Com,
forty percent of sellers opted to d list and wait
for a better market. So, unlike the bubble in two
thousand and eight, today's shift does not resemble mass panic.

I don't think sellers are panicking.

Speaker 20 (30:24):
In fact, recent Denver rates delinquency is at one point
seven percent compared to twenty ten, which is eleven point
five percent. So definitely, I think we're seeing a soft correction,
but no reason to panic at all. In fact, I
think many sellers, if they can't get the price, many
of them are pulled them off the market.

Is it a seller's market or a buyer's market?

Speaker 20 (30:42):
I would say more of a balance market, tom, because
right now inventory is a little over fourteen thousand homes,
which is the most we've seen since twenty eleven. Back
in two thousand and eight, we were a little over
twenty six thousand homes active on the market, so that
was a true buyer's market.

Speaker 5 (30:55):
We're here's more balanced, I believe. I want to know
net influx or exodus on the state. Do you guys know,
are we getting more people in and are moving out?
Or move people moving out?

Speaker 20 (31:05):
I'd say we have less people moving in. Statistically, than
we've seen in the last so many years. But you know,
you know how that goes. Tom's that's a moving target
to get it, and there's a pun there. It's a
moving target from people moving.

Speaker 5 (31:19):
In or moving out. But Frank Day's days on market
compared to last year, Yeah, so days on market are
definitely up.

Speaker 20 (31:27):
In fact, we're sitting around average around thirty seven days
in MLS, and for attached properties that's gone up to
fifty five days in MLS. So the attached properties like
your condos and town homes. But I'll say this, Tom,
the million dollar plus market has been really rough. If
last I checked, the inventory is I think over fourteen
months of inventory in certain price segments over two millions.

Speaker 5 (31:48):
So that's gonna stay. Overpaid.

Speaker 10 (31:49):
Oh my gosh, there's a lot of homes that are
over a million bucks. If you looked at ten years ago,
they're half a million dollars mark.

Speaker 5 (31:57):
They they either mark they either overpaid aid or the
homes over appreciated. I mean, how many times has this
happened to us over the years, Where I'm sitting in
a home that is what they say it's worth, I
would never pay and I'm living in it. You know,
think about that one. I mean, I know that happens

to a lot of people, and so they move into
a home. It's not worth in their minds what the
market says it's worth, but when they go to sell,
they want every penny of that market. And sometimes, Frank,
here's what I want to know, Frank or Stephanie. Are
we going to get a correction and prices. I've not

seen a correction and prices so much. Will values come
down at all? You know?

Tom, here's what's going to happen. I believe right now
prices have remained strong. But here's the deal. With more
inventory hitting the market, I think that will follow suit
at some point and we may see prices soppen a
little bit. I don't see the market tank and whatsoever though,
and reason being is a lot of sellers versus two
thousand and eight have more.

don't think people know that when someone sells you a
solar system, they're usually not in the solar business. They

just sell the contract and move on, and then someone
else comes to install it. Isn't that right, Brooke?

That's one hundred correct.

Yeah, And then the people who install it, if you
have a problem or something, you can't even call that
back because now no, I mean you're left out in
limbo most of the time. In fact, many of your
calls you help people who've had systems put in by
other people because you're a full service company. Now there's

a reason I'm going here with Brook. I need her
as an expert for something. But Brooke not only has
the team to sell the systems, they have the teams
to install it, the teams to service it, and everything
in between. Brooke is now going her emphasis is from
solar residential to commercial. And the reason we talked about

is that there is so much potential and so many
government giveaways in a good way. And for greenees who
love the idea of battling climate change and helping the environment,
there's nothing better than having a business go solar. Or
if you're just a greedy person who wants to save

(36:49):
money and make money, you can do that with a
commercial system. She's got commercial systems that have been paid
for one hundred percent. Imagine having come and do a
system and you never have to outlay any cash. Not
only that, if you had a strip Mall Brooke, you
can have a landlord making money on a solar system

that's paid for one hundred percent, but have tenants pay
him for electricity and he pockets the money.

They would become the utility company, so I would just

hardly any of them know. Once I find one, though,
we can use it as a rubber stamp for your future,
because these guys are rare to come by. But I'm

maybe a good tax attorney I should get. Maybe That's

First of all, good morning, Tom, thank you for taking

Hi, Tom. I am absolutely the grainy you're talking about.
When we first went and got a house right before
the pandemic, great timing, and I always wanted to put
solar on it and get renewable energy established for our home.

Speaker 23 (39:00):
That we kind of we went and.

Speaker 22 (39:01):
Did nine different bids for nine different companies and ended
up choosing smart Wave Solar.

Speaker 5 (39:09):
And so did you buy it or lease it?

Speaker 22 (39:12):
We bought it, well, so we finance.

Speaker 3 (39:17):
Yeah, we have a loan, so.

Speaker 5 (39:18):
We bought it again, I understand. Is it called and
the company was smart Waves.

Speaker 22 (39:24):
Yes, smart Waves Solar. God originally you want to think?
And then yeah, kind of expanded to Colorado.

Speaker 5 (39:32):
And when did you buy this? When did you buy it?

Speaker 22 (39:34):
By the way, twenty eighteen?

Speaker 5 (39:38):
Oh okay, okay, I'll to check my agreement.

Sorry, we bought it in twenty eighteen.

I'm so sorry, I am all of it.

That's okay, okay, so keep going. Then, so then what happened?

Speaker 22 (39:54):
We bought it in twenty twenty two and it was
the whole insulation and was I mean just chock full
of fun experiences. They delivered the materials, all of the
modules from the distributor to our home, but outside of
our home on like this bike path that goes outside
of our home, and one of our neighbors thought it

(40:16):
was free.

Speaker 5 (40:16):
And so then said Erica, Erica, I am sure that
you have a litany of problems in history that is
reads like a comedy now, no, no, no, no, I'm
just saying I might want to hear some of this
stuff to fill in the blanks, but for now I
want to ask you, have you ever had this system
up and operating since twenty two?

Speaker 22 (40:38):
Absolutely? Yep, it's been up and operating. And then I
actually decided to get into the solar industry myself, so
I decided to work for a solar company. I then
was scheduling all of the crews to go and install
all of the systems, and then I transitioned to a
new role in the service department where I schedule our
service technicians to go back and to fix all of

(40:58):
the systems. So that kind of got me thinking about
my own system, and I checked in on my monitoring
portal to see how it was doing, and I saw
it was clipping, which is the act of it not
being able to produce more than so, the DC that's
coming in my AC was clipping it because my AC,
my inverter that's on the side of my house, doesn't
have the capacity to.

Speaker 5 (41:19):
Now did you have did you have your team check
out your system?

Speaker 21 (41:25):
I did have my team.

Speaker 22 (41:26):
They happened to be close by on a service call.
And I had them just kind of come and take
a look at the inverter.

Speaker 5 (41:31):
Yet what did they say about it?

Speaker 22 (41:34):
So I actually before I even had my team come out,
I went outside myself and looked at my system. And
it turns out that they installed a seven killo inverter.
They sold me a nine point six kilowat system, and
then after reviewing the designs during the sales process, they
had to resubmit to a Rapahoe County because they didn't

(41:54):
include the setbacks requirement and so in order to they
have to move panels that were or really good spots
for production, they had to move them away from the spot,
so they added TODE.

Speaker 5 (42:04):
All right, So bottom line is this, Here's what I
need to ask because I want to get to the meet.
They installed a smaller system than as written in your contract,
A smaller inverter inverter.

Speaker 22 (42:16):
Yeah, so we still have nine point I want.

Speaker 5 (42:18):
To ask Brooks something broke. What would a smaller inverter do?
She was talking about a nine the nine kilowatt versus
a seven kilowatt. Can you explain that to us? Yeah?

Speaker 21 (42:31):
Absolutely so every system typically you usually have a smaller
inverter than you have as a system size for your panels.
So it's kind of complicated because it's got a lot
of engineering. But let me kind of give you a generics. Yeah,
if you have a ton killowat inverter, it can handle

(42:52):
up to a fourteen kilowatt solar system. So that solar
system is going to send it power in DC and
it can convert it to and it can handle that.
Here's your issue. You don't ever want to put a machine,
any kind of machine, to its limit all day, every day.
So when she's saying that the inverter is not working

(43:12):
the way it should be, that's because you're stressing out
a piece of equipment to the point where it's going
to break and deteriorate and stop working as fast.

Speaker 5 (43:20):
Right, So.

Speaker 21 (43:22):
Usually what I do in the same example is if
I was doing a ten kilowat inverter, I would keep
it at twelve kilowatts for the solar system because then
it's a little bit undersized, which makes sense for science,
but it's not to the point where it's stressing out
my inverter too much.

Speaker 6 (43:40):
Does that make sense?

Speaker 5 (43:41):
Okay, yes, it does, absolute complete sense. Now I want
her to keep going to see where we're going with this, Erica,
So what is the situation you're calling about? What tipped?
What tipped this thing over?

Speaker 22 (43:56):
It's the fact that so it's clipping. And then I
looked at my dog.

Speaker 5 (44:00):
What does clipping? What does clipping mean?

Speaker 6 (44:04):
Brook?

Speaker 22 (44:04):
You want to take that one, Brooke, Yeah, of course.

Speaker 21 (44:07):
So what clipping means is on the rooftop, your solar
panels are producing let's say one hundred kilo a lot
hours of power. Well, if your inverter is too small,
then it can only handle let's say eighty kilo lots
of power. So even though your solar system can produce
one hundred, you're only actually making eighty because the equipment's just.

Speaker 16 (44:27):
Not big enough.

Speaker 5 (44:29):
Now, what would be wrong with just Erica, I'm asking
you this, Erica and Paul, what would be Tell me
what would be wrong with just buying another inverter, having
red rocks put another inverter on it? I mean, it's
been we have.

Speaker 22 (44:44):
To go through the full permitting process as well as
a redesign. We'd have to and then all is that true?

Speaker 5 (44:50):
Brooke? Is it hard to just change the inverter?

Speaker 21 (44:58):
Any time you make any you definitely are supposed to
get everything permitted appropriately, but thenching out an inverter. It's
kind of about the Eatro owner and how they would
want to handle it.

Speaker 5 (45:11):
But what I hear what you're saying. What you're saying is,
come on, you can switch out the inverter and call
it maintenance for God's sakes. I mean, you can make
this more difficult. But how much would it cost? Do
you think broke to switch out an inverter to the
proper size? Just roughly?

Speaker 21 (45:32):
Erica, can you tell me what brand it is?

Speaker 22 (45:35):
So it's an SMA sunny Boy, it's a seven point zero.
They redesigned it for a seven point seven. They installed
the wrong size inverter and my bus bar on my
service so my actual electrical panel, it can't have a
larger inverter on it.

Speaker 5 (45:50):
I know Brooke will figure that out. We just needed
to know the manufacturer go ahead.

Speaker 21 (45:55):
Yeah, but that's that's very important information, Erica. We are
we're a little bit two tech to go for what
condact and for so simply saying her electical box can't
handle a bigger inverter. So the solar system cheaped out,
the installer cheaped out on putting together the right inverter
size because they also needed to upgrade the main panel

(46:16):
then for it.

Speaker 5 (46:17):
Okay, So are you saying this can't be upgraded properly
because of her panel? Would her panel have to be
changed out?

Speaker 21 (46:24):
You'd have to swap out the panel, which would definitely
require a permit. But you could still just switch out
the inverter if you want to do up to the
homeowner again, But if.

Speaker 5 (46:33):
You switched out just the inverter, if you switched out
just the inverter, would it overtax her panel?

Speaker 21 (46:40):
It would be a fire hazard. It would be.

Speaker 5 (46:42):
Again Okay, then to do Listen, here's what I'm asking.
It's a very simple question. Since they screwed up in
the beginning to make this right, how much are they
looking at Erica? Have you priced that out? You say
you're in the solar business. How much will it cost
to correct your system? Don't say you got to tear
it all off and start over, because you don't.

Speaker 3 (47:03):
No, no, we.

Speaker 11 (47:04):
Wouldn't have to do that.

Speaker 22 (47:06):
So an average cost for a service change is around
like five thousand dollars, and then for the cost of
a different inverter, it would probably be another like three
to five grands.

So so we're talking about ten a little under ten grand,
and is the original company responsible? In your opinion, Brook,
what on.

Speaker 21 (47:28):
The permit documents did they lift a seven point seven.

Speaker 8 (47:31):
Or a seven on?

Erica was the update so when they had to revise

it was installed incorrectly. For the house to correct the
deficiencies will cost around ten grand or a little under.
So what should they do? Well? I need to ask
Paul and Erica a very simple question. Did you ask

the original company to make this right?

We did? And what was their response?

But they would give us another three kill a lot
inverter that they were going to add a three kill
a lot invert to our system to bring it up
to a ten kill a lot.

But would that overtax the I'm going to ask brook

did that, I would assume yes. So no, no matter

That's correct? And in the proposal when we were originally
signing the contract. They actually made a note that service
upgrades for free where there was no cost for that.

Well, I doubt that that's a five thousand dollars issue there,
I mean, right now, on this listen, here's what I'm thinking.
Here's what I'm thinking. I would go to small claims
court for seventy five hundred dollars the max. I don't
see how they I don't see how you lose. You
have an expert like Brooke, you have for an Affidavid,

you have have her inspected, give you a price from
an expert. You have your own company who can do
that as well. So you have two experts going in
saying it's going to take ten grand to fix or
sex just me at least seventy five hundred to fix
the But that's all you're asking because of the small
claim limit.

Uh, maybe every thought all over, Maybe just to call
from us will nudge them in the correct way.

And of course we're of course we're willing to do
that as well. So who should we have handled this

says one thing and they didn't deliver it. And the
way they're proposing to fix it's going to overtax the system.

And let's just give them the opportunity. That's a good summation.
That's a good summation. And they really basically you're good
at summarizing. There's they really should have you know knownness
going in, right, Brooke. I mean, when you go to

a house and you know the system may overtax the panel,
do you tell them, Hey, as part of the cost
you have to upgrade the panel, and is that included
in part of the money they get tax credits for.

Speaker 21 (52:07):
Yes, yep, all of that. So in order to get
anything past a permit or approval with the city, to
get you connected with the utility company, it all has
to be permitted that way based on photos of what's there.
And the engineer says, this system is going to do
X and we need to upgrade it. So it's very
black and white if they need it or not.

Hey, another question, did you finance this thing? Is it
on a lease? We have a loan, so a loan
through what though?

Who is it? Who's the loan through?

Financial?
