solicited by phone or email than not. In other words,
the chances are larger, The chances are more that you
will be ripped off if you're solicited, then if you
do the pro if you are proactive, and so that

is allowed, it doesn't necessarily mean it's desirable. Now, it's
desirable for the one building it, but they don't really
have times that adjacent neighbors can complain unless they were

looking for a special use or some kind of alteration
of the existing code. So if someone wanted to make
an exception to an existing zoning regulation or zoning code,
they do what's called a special use or a variation,
a deviation or variation, And when they do that, usually

(37:46):
adjacent property owners are given an opportunity, out of public hearing,
to come in and talk about it. But in your case,
if he followed the guidelines and he wasn't asking for
a variance, then there would be no input needed or
required from neighbors. So Mark, you did not ask for

a variance of any kind, is that right?

No, not at all.

So basically, in we're zoned R five, so we can
be up to five feet from the back property line
to the back of our structure as long as we're
more than one hundred feet off the road, and we
can be up to ten feet on the sides with

So there's that's why you know, Olpaso County has already
been out here and measured this.

for people listening, this is really important. A lot of
people move into areas and they don't inspect the area.
They don't know what's in store for them. And three

But let me give this bit of advice, which is
very important. We've had people move into an area and
they were socked with big, giant capital assessments, let's say
from a metro district for sewer and water or the
sewer and Water district was in trouble and all the
people who are members had to pay a big fee.

I've also had times where people move in and they
assume the area behind them or around them is a
green belt, only to find out no, it's not. It
was owned by the county and slated for a school
or a courthouse or something else. And in other cases
it's privately owned and they use it in the future.

(43:10):
So when you buy like she did, she didn't know
that this guy next to her could have a whole
lot full of secondary buildings as long as he says
five feet from the property line, and as long as
the footprint on these buildings are smaller than his primary residence.
So you see, she bought without knowing what the future

(43:36):
could hold. Many people do that. They find a house
they love, they buy it, but they don't know anything
about the school district, the park and recreations district, the
water and sewer districts, or any kind of improvement districts.
We've had people move into places where there was an

(43:56):
improvement district and it was slated for a big park
where kids go and play and it's noisy.

Now here's what I'm saying.

Speaker 4 (44:07):
When you go to buy property, I want you to
have a visualization that will help you. I have used
it and it has served me well. Picture a target. Now,
when I say that a target on a range, a
rifle target. You have rings, and the rings get smaller

until you get to the bullseye. I want you to
visualize your house being the bullseye. Most people, when they
look at a house or a property, look at the bullseye,
but they don't go outer ring to look at let's

(44:48):
say access. What do I mean by that?

Speaker 5 (44:51):
Well, they have.

Speaker 4 (44:52):
Access and that driveways right there, but they didn't know
that the county slated to widen the highway and that
access will be moved to a side street that's on
their property or that goes by their property. They don't
know that because they didn't look outside of the bullseye.
So here's what I do, and I suggest you do it.

When I look at property, whether it be for investment
or residential property, I look at a target and I
start with the outermost ring and then I move in
to the bullseye. The outermost ring would be the whole area.
What is it zoned? What will the future bring? Are

(45:36):
there any vacant areas. Then I go to the next ring.
And by the way, you can make the rings whatever
you want. What the point I'm trying to make is
you want to have a comprehensive look. So the outer ring,
the area, the next ring, taxing districts of any kind,
parks and recreation, I said, utilities. Do you know there

(46:01):
are things called school dedications that developers dedicate to the
school and the school can build schools on them. Then
there are other things. So look at taxing districts, look
at their financial health, go to a meeting if necessary.

This will affect you in the future.

Speaker 4 (46:16):
Taxing districts not only put levies on your taxes or
increase taxes over years, but they can do capital assessments.

Speaker 5 (46:26):
Then after you look at taxing districts.

Speaker 4 (46:28):
Look at the future of your surrounding properties. Is it
a big farm, are they allowed to build? How much
are they allowed to build? Then look at access to
your lot. Are they dirt roads or are they paved?
Will the dirt roads someday be paved and will you

(46:49):
have to pay for it? Or is it a private
road maintained by the subdivision.

Speaker 5 (46:54):
And you're not going to get the county to.

Speaker 4 (46:56):
Plow, snow and all of that, and then you start
moving inward utility and are there phone well nowadays we
don't care about phone lines, but data lines close by
now with a satellite like you know, it may not
matter to you, right, but you need to know about access.
What about electrical lines? What about water and sewer? These

(47:20):
things are really really important because if you have to
pay to have an electric line extended to you, that's
on you. The same with water and sewer. Is there
a district or is it a lot that has a
septic or a well? And then once you do all
of that, then you have to look at the bullseye.

(47:43):
Is there a billing table? Okay, there are setback requirements.
In this case it was five feet. Some setback requirements
are one hundred feet or one hundred and ten feet
or two hundred feet. That means you have to be
two hundred feet from borders to have a structure. Is
there a building table where you can put the house
you want or is the house too big for that table?

(48:06):
Or is the table inundated with rock where it will
be cost prohibitive to do a foundation and or a
septic system if you had to so do you see
what I mean. Most people walk up, they look at
curb appeal, they look at a house, and they look
at present tents. That's what they look at present tents.

(48:28):
They do not look at the target. So make that
a visualization of yours when you're looking at property, and
it will save you a world of problems.

he did is he spent he bent the hood of

what is the actual value? It's a two thousand and

just want to fix your hood, the way it works

to keep the car, and then they're going to charge

Dis You're not in a a in a good place, okay,
because your car is old enough that it has more
value to you than it has on the market. So

if they can make the case to your insurance company,
then you may want to do that or get them

having a dead tenant, you're responsible for it.

when he was about eighteen or nineteen years old. He's
been paying on it, and we took it the AutoNation dealership.
It's a pick up and we took it in there
and they had it for a couple of weeks and
the engineers that it was a power pack on its
etork motor. That's the electric motor kind of in there.

Well wait a minute, hold on now, hold on, So
the Rebel is a hybrid truck.

Speaker 18 (01:11:21):
Well, it's weird. It's just got a little bitty electric
motor in there so that when it stops it'll start
out fast or something like that. It's called the etwork
but it's got a regular motor also.

Okay, but here I really I it's it's a hybrid vehicle.
So what so what a hybrid vehicle means is just
that it's got two systems electrical and ice so or
internal combustion.

So what is going on with it?

Well, they said it's a power pack. What it does
is it dies when.

It's going down the road.

And what the dealership has done is they've referred it
to RAM, to the customer care department, and they dis
contacted me every single week with the same email.

We don't know when it's going to be available, maybe
the beginning of next month. And then they can a
couple of weeks later and they say the same thing,
it'll be available maybe in a couple of months. So
I have no idea when it's gonna be available.

Mean, is there a problem with that part.

I'm not that familiar with those because most of them
are still under warranty, But there are problems with modules
in every manufacturer electronics that are back ordered. And he's right.
I mean it could show up tomorrow, it could show
up six months from tomorrow. They can't cop So is
the car nut drivable enough to wait? Or it's that
dangerous for a little shut.

Speaker 18 (01:13:33):
Off it's it's that dangerous shut off bus. Yeah that
if we took it out of there to drive it,
they wouldn't warrant to you there.

So they're gonna do it as long as you let
him do it. I'm shocked that they're doing it under warranty.
Do they have any ideas to the timeline? Are they
waiting for the entire electric motor?

They say it's something called a power pack, and I don't.
It's part of the motor. It's about a three thousand
dollars part, I believe.

diagnosed the power pack?

They did at the beginning, but then they went to
RAM to their engineer, the RAM engineers, and the engineers
had to approve the warranty part of it.

Okay, So Dodge agreed to fix it. Okay, So but
the part have you done searching to see if they're
telling you the truth about this power pack.

Well, I can find it, I can I can buy
it somewhere.

Okay, this happened, Kevin Hall. This happens a lot where
where one place will say they can't find it and
somebody else.

I've had it happen to us where we were told
it was on back order. Not this particular one, obviously,
but you know when the customer called to other dealers
and found a part that we thought was on back order. Hey,
it's making some call.

it is if it comes from the second party, third
party whatever you call them, that are making the power

I feel pretty good. The first five months five and
a half months, I was on the mega dose and

came back and restarted the medicine, they've got me on
about half the dose that I was on but previously
