I have a situation going on with my front lawn.
It hasn't worked its way to the backyard yet, hopefully
it doesn't. I have this statching going on. I'm not
sure like what it is. I've been told it's possums.
I've been told it's raccoons. It's like, I go out
and all my grass has been ripped up, and I'm
getting these false spots in the lawn and I Am
(01:32):
not sure how to make.
Speaker 3 (01:33):
It go away, premature balding of the lawn. Have you
have you done any surveillance so.
Speaker 4 (01:42):
I do have cameras, and I have not I've never
noticed any creatures roaming around.
Speaker 3 (01:50):
Okay, all right, kind of I kind of figured that
was the case. Yeah, you know, a lot of people
blame possum and raccoons for messing up lawns. But you know,
as if they just come out in the middle of
the night with their shovels and just decide, you know what,
let's get under her skin and just take some of
this lawn away. It really doesn't happen that way. It's
(02:10):
more likely, you know, like the only larger mammal that
really terrorizes lawns on a regular basis are you know,
like gophers and prairie dogs, those kinds of things that
come up from underneath and leave little mounds of dirt,
and those are easy to identify because they've left behind
the dirt from the tunnel that they've dug. But by
(02:32):
and large, you know, I don't know. There's a handful
of causes for balding lawn areas. It could be heavy
foot traffic, but obviously that doesn't sound like it's a situation.
Could be poor soil condition that is starting to kind
of spread. That's a possibility, of course, your classic the
(02:55):
neighbor's dogs are peeing on your lawn, but that usually
starts with a noticeable yellow patch first. But when you
just find that there's bare soil in the lawn, I
have found, generally speaking that it's a grub infestation. And
(03:15):
you're like, oh, Cross, what is that. It's very simple.
There are little, tiny little beetles out there that are
all around us, and there are some species that like
to lay their eggs in the soil of our lawns
because they're nicely protected areas. And then as the grubs
start to hatch, the little grub beetles, they're feeding on
(03:37):
the roots of our grass and as a result of
these bald patches start to occur. So it could be
any one of those issues. I mean, you could have
like a fungal disease or a chemical burn. But I'm
putting my money on grubs, because by and large that's
my experience with this. Fortunately, it's not that difficult to
(04:00):
deal with. What you do is, first of all, you
go get some grub treatment and you will find that
on the shelf of just about every garden center everywhere.
That you mix into the soil and that gets the
grubs under control. They're not spreading everywhere, They're just where
the bald patches are. And you rough up the soil,
(04:21):
add a little amendment to it, figure out what kind
of grass you actually have, add some seed, keep it moist,
and you'll grow the grass back.

Okay, so add the grub killer and this and fertilizer
at the same time.
Speaker 3 (04:35):
Yeah, yeah, exactly, good to know. And then you need
to reseed that area and keep it extra moist and
you know, give the give the new seeds a shot
the best fighting chance possible.
Speaker 4 (04:47):
Okay, what do you suggest for watering times? I'm always
confused on that.
Speaker 3 (04:52):
Well, for watering times for a lawn in southern California,
it all depends on the efficiency of your sprinklers. But
not too long, you know, I mean, most lawns can
will water down with good sprinkler system in a half
hour or so. It also has to do with your
soil condition, whether you've got clay or you know, rocky
(05:13):
soil or sandy soil. In other words, how well your
how well your soil holds on to the moisture that's
given to it. But here's a general rule. There are
some guides out there that you can look up and say, Okay,
I've got this kind of grass and this kind of lawn.
I live in southern California. How long should I be
(05:34):
watering my lawn with decent sprinkler coverage? And then what
I like to do? And I think this is just
the most efficient, most effective ways I like to break
that up. So let's say, in fact, my smart watering
system does that if forty minutes is the amount of
time that an area needs to be irrigated, then my
(05:55):
smart watering system will break that up into you know,
three twenty in it sessions that are about a half
an hour apart, so that we water a little bit,
we let that soak in fully and become fully effective,
and then we water again. And then you understand what
I'm saying, So breaking it up into two or three cycles,
and always here in southern California in the middle of
(06:17):
the night. Okay, not in the early morning when everybody
can see the sprinkler's going off. Not during daylight hours.
And the very simple reason is that sun evaporates water.
I want all the water going into your soil. Now,
this is not true if you live back east or
you live somewhere where it's much colder and much wetter,
(06:38):
because there, we want a water during daylight hours so
that we're not building up too much water content and
creating mold and fungal growth and all of that kind
of stuff. But not here in southern California. No one
in southern California should ever see your sprinklers going off
unless they're up in the middle of the night. That's
how we take most efficient use of of our water.

I want it all in the soil and so it's
doing its job fully and effectively. Nishe, thanks for the call.
Go check that out. Check out your watering times, and
go check out the grub treatments that you'll find at
the garden center, and also figure out what kind of
grass you've got and buy that receding mix so that

once you get the grubs under control, then you know
you can grow in those patches. It's not a terminal situation.

We've had some water damage due to the rains, and
so they had to open up the dry wall in
the walls in the ceiling in my living room. So
we're taking advantage of this opportunity and adding a light
a hanging light fixture in the living room while the
ceiling is opened. Might as well take advantage of it.
But I'm trying to decide the size. How do you
(08:42):
determine how it's a vaulted ceiling. The shortest part is
ten and a half feet, the tallest vaulted part is
I believe sixteen feet. How do you determine what size
lighting fixture? Now, the stairs that we have adjacent to
the living room that are exposed, I do have a
hanging light above the stairwell and above the front door,
(09:05):
so there is lighting hanging already from the ceiling. So
I would make this light hang around the living area,
so not quite center of the rooms of like off centers.
What's hanging a bike above the coffee table?

That kind of stuff.

How do you determine how wide and how long and
how measurements of the space of a light fixture that hangs?
Speaker 3 (09:29):
Okay, good question, good question, Very good question. No Number one,
I'm glad to hear that you're not trying to put
this on a lower ceiling. So just so everybody knows,
everybody who's listening, hanging fixture in an eight foot ceiling room. No, no, no,
unless unless the only exception is over a table. In
(09:50):
other words, I don't want anybody to walk under a
hanging fixture in a already low ceiling room, or you know,
an eight foot ceiling room. You will not like the
way that it feels, so it is isolate. Those lights.
Those hanging fixtures are chandeliers for over dining room tables
or over a dedicated coffee table. That's it. Don't walk.
(10:13):
Don't make me walk under that. If we have a
vaulted ceiling, like in your case, first let me address
the height. The height is not an absolute I'm not
going to give you an absolute number to keep it
off the floor. I'm just gonna say higher the better,
generally speaking. And you'll have to kind of eyeball it
as you get the fixture. And first don't start by
(10:36):
just immediately tossing it up there. Get up there, I
have somebody up on a ladder and kind of figure
out the heights. But understand this, with a vaulted ceiling,
the goal of a hanging fixture, and a hanging fixture
is one of those things that draws attention to itself.
That's the goal. Okay, it's a sparkly little item. It's
going to draw the eye up and that's great. So
(10:56):
putting a light in a vaulted ceiling is a great
way of getting people's eyes off of the normal eight
foot realm that we live in and letting them actually
notice and you taking notice of the fact on a
regular basis. Oh, look, we have vaulted ceilings because human
eyes visually are very very lazy, or I should say
the brain's connected to them. So know this that the bottom,
(11:20):
the bottom of wherever that chandelier, that fixture is going
to hang, that becomes essentially the new ceiling height for
the room. Okay, so you want to get it up
there as high as you can, because as soon as
my eyes roll up to the light, that's where I'm
at boom, and that's kind of where I think, Oh,
that's the predominant hierarchical fixture and view up there, that's
(11:43):
the focal point. And so my eyes don't really want
to go much higher than that and go all over
the place. So higher the better you got sixteen feet
up there, I would hang it at least ten feet
up there. I also don't want to you know, I'm
six' three and when i'm flat, foot, BAREFOOTED i can
actually reach and touch the top of an eight foot,
ceiling OR i should say the bottom of an eight foot.

Ceiling SO i don't want to come anywhere near being
able to touch the light fixture that's hanging in the, room,
RIGHT i want to reach up AND i want it
to feel above, me above, me above. Me, now as
far as the diameter, goes, okay obviously this is going
to vary depending on the kind of fixture it. Is
if it's really big and, chunky then it needs to

be a little bit smaller in. Size if it's a
big iron wagon wheel kind of a, thing but it
doesn't have a lot of body to it so you
can see through it, easily it can be. Larger BUT
i don't really focus on the size of the overall
room or ceiling that it's sitting in as much as
asking the question what is it? Lighting what furniture group
(12:48):
does it belong? To, okay the furniture group that it
belongs to is far more. Important so if down below
you've got sofas and a coffee table and it's kind
of the living room set, up then generally, speaking generally,
speaking again not an absolute, rule BUT i would measure
up that furniture group and you'd be safe to start,
(13:10):
at let's, say the diameter of the furniture group overall
is maybe ten or twelve feet all, right you'd be
safe to start at about twenty five percent to a
third a third of the overall space if it's high.
Enough up start there and see how that. Looks, okay
see how that looks for the. Room that's a good
(13:30):
starting place for. You and by the, Way, laura the
more that you guys play around with this ahead of
time before you commit to your search for a, fixture
the better you'll. Be and there are some super simple
ways to do. It you can just get big old
pieces of, cardboard cut them into you, know large, circles
(13:50):
the size of which you think might be the, case
and then you, know suspend them up, there hold them,
up just look up at them and, say, wow that's
kind of, big or now that's kind of PUNYOR i
thought that would look. Larger get a sense in the
room itself with some test props before you commit to going.
Out and it'll also makes your shopping so much. Easier
(14:12):
if you know we're after a thirty six inch diameter round,
fixture then you just you, know enter that into your
searches and when you go into lighting, stores you're, like,
Listen i'm looking for a three foot diameter da da
da da, da and you narrow down the search. City
you're not looking at ten thousand fixtures when you go
into the. Store you're probably going to be looking at
about ten and they're far easier to make that. Decision
(14:36):
does that make?

Sense it certainly.

Does, yeah we we're looking at Something spanish, colonial so
they're gonna be there might be some, wood that might
be some wrought, iron but, yeah it's sometimes they're wide
and sometimes they're tall and. Chunky SO i like your
idea of putting something up there and testing it out Before.

Yeah, yeah, yeah And spanish, colonial there's gonna be some
wrought iron on, it undoubtedly most. Likely and so that's
a that's a heavy it's a heavy, look which is.
Great it's, big, bold, heavy great contrast against the. Ceiling
if it's tall and, chunky then a smaller. Diameter if
it's wide and, open LIKE i was, saying like a
big ring holding some you, know like artificial candelabra kind
(15:21):
of candle, items then you can. Afford if it's, arier
it could afford to be a larger diameter. Ring and
so it's there. There there isn't one rule there's a
bunch of sort of principles that go into play here
that you're just gonna want to. Combine but, again when
you when in, doubt test it, out you, know get
get some, cardboard get. WHATEVER i do this with people
(15:44):
when they're trying to figure out if a new wall
might look good in a. House i'm, like grab some
thumbtacks and a big sheet and hang it up as
if it's the. Wall do tests before you, commit so
visually you can decide what's going on. There and by the,
way everything on a, dimmer, dimmer, dimmer dimmer, dimmers everything on.
DIMMERS i want you to have theatrical control of these
(16:06):
lights as you put it, together because even in the
early evening into the, night the light in the room
is always shifting and, changed even when you just at
night in total. Darkness when you combine that fixture with
other light, fixtures you may want to change the intensity
of the light that's coming.

Dean i'm noticing a. PATTERN i am, sixties early, sixties
And i'm noticing that guys that come in to quote,
me the, contractors the four that have come in in
the last three, months have all said AFTER i tell
them WHAT i, want they, like you don't want, that
and you don't want to go through the, city and
we don't need to, permit and no one's gonna know
because you live here now and you need this staff

and now we want to save five grand or, more
so you don't want to go through the. City so
they're telling you, this every one of. Them they don't.
KNOW i work with the, city not, four but with
them for my second. Job it's just not even that so,
insulting and they want to get someone. Younger they're, like
what do you want to, do and they're really, straightforward
you're going to need a permit and there's no nothing.

Else they're just. Respectful SO i don't know if it's
something like on the slim shady like older. Generation But
i'm very disappointed Because i've left these strangers in my
home and you, know with all the health to take
all the health situations is LIKE i end up in
note crash and. BURN i can't hire any one of
these For And i'm really, disappointed thank. You i'm very

disappointed THAT i held out for these, guys you, know
And i'm just there and when they come, IN i
tell them WHAT i. Want i'm very, professional and they're,
like you don't want, that and they've reconfigured my Whole
they're telling me what to, do AND i don't want
to argue with, them WHICH i, could Because i'm scared
If i'm the only one. HOME i don't want them
to get hurt in my house BECAUSE i will not back,

off BUT i do Because i'm intimidated by their quote overbearing.
THIS i just don't know if it's a whole thing
THAT i should just go with a younger contractor that
goes by the. Book you.

Know, YEAH i feel. YOU i feel. YOU i WISH
i wish that what you were telling me was something
that was not very common, surely but you know what
the truth is there is just let's just talk about
it for a. Second there is a lot of agism
in the contracting, world and there's a lot of sexism

in the contracting world, still and, yes you're gonna find
it in. General, now you, KNOW i got to be
really careful that BECAUSE i don't want. To there are
some brilliantly fantastic contractors out there who are, older you,
know men and women who've been doing this for a long.
Time they've got a lot of, experience and they are
intensely respectful and they don't pull that kind of crap on.

People but for whatever, reason there is a certain kind
of neanderthalic old school builder still out there that AND
i hear stories about it all the time of that
kind of stuff. Happening so let me just dissect really
quickly a couple of things that you, said or deconstruct,
(19:47):
it just to make sure that we're clear on. This number.
One there is no room for that kind of. Thing
and it's not just about somebody's. MANNERISM i say all the,
time when you start to work with a, contractor it
is a relationship that you're. Having, Okay you're going to
be in that relationship through thick and, thin through very stressful,
(20:11):
moments through all sorts of mess and trial and. Circumstance
and if you don't feel comfortable with a vibe that
is being put, off THEN i don't. CARE i don't
care what their price, IS i don't care how high
their level of so called expertise. Is pass you know,
what because they're not the only fish in the. Sea
(20:32):
they just. Aren't there are a lot of contractors out,
there and, so you, know unfortunately for, you it sounds
like the first three or four we're kind of all
fell into that. Category But i'm just going to encourage
you there are. More you do not want to enter
into a relationship for a remodel something so important with
a contractor who is going to talk down to. You
(20:56):
and especially this as a, designer this just gets under
my skins in all the time builders coming in and,
saying oh, no, no you don't want. That, NOW i
will give this Caveat, okay if three builders come into
a situation and look at a plan and they all
have the same constructive critique of a particular, plan my
(21:22):
ears are, open and so should yours. Be if somebody
is coming in and, saying BECAUSE i do that. Sometimes
as a, DESIGNER i do it all the. Time, ACTUALLY
i walk into a home And i'm, like, oh this
idea right, Here i'm not sure this is the best
way to approach, this BECAUSE i think you're going to
run into PROBLEM abc AND D. Okay if you're getting

a consensus of contractors you respect telling You i'm not
sure this is a good, idea then it may be
a good idea to step back and reevaluate the. Plan
but just the. Idea there is a kind of builder
out there who has their opinion about what your house
should look, like and you know. It guess how MUCH

i care about that as A as an actual home,
DESIGNER i care about it zero? Percent and how many
times DO i have this conversation with contractors WHENEVER i need?
To there are times when you, know AND i have
the advantage Because i've been a builder myself for thirty
five years and so plus years, Now i'd, Like i'm
just going to stick with thirty five instead of saying.

Plus but a lot of contractors actually shame designers and
architects as well because they're, like, well you guys don't
have the hands on knowledge of what. HAPPENS i happen
to have, both SO i get to look back at
them and, say, Listen, Bud i'm going to show you
exactly right now how MUCH i care about your opinion
(22:45):
of what this should look. LIKE i care zero. Percent
you are here to build this. Plan you either do
it or we'll move on to somebody. Else and that's
the way it's going to. Be i'm not concerned about
what your opinion of this. Is do you want to
build this or don't? You, so, yeah, yeah that's kind
(23:05):
of a hot button for me, too. Surely So number,
one don't ever get into a relationship with a contractor
who you're not feeling a good vibe. With number, two
don't let them talk down to you or man explain
you or tell you that what you want is something
that you shouldn't. Have and, finally if it is A,
(23:30):
now there are some aspects of home remodeling that don't require. Permits, flooring, kitchen, cabinet,
tree things like, that although when you do a kitchen cabinet,
remodel if we're moving electrical and, plumbing that requires a.
Permit so there are facets of work in the house
that don't require. Permit but if it's something that requires a,
permit and you want to pull the, permit and you're the,
(23:52):
homeowner you're the, boss and that's the way it's going to.
Be so there you, go very simply, put, surely thanks
for THE i am sorry that you've run into that
kind of. Trouble but my own encouragement to you is
stick to your. Guns there are more fish in the.
Sea don't settle for these. Losers all, right more great

yeah the question THAT i have for you IS i
live in a condo and the neighbor next door smokes
like a, fiend AND i have an air, purifier AND
i don't know if MAYBE i need a stronger, one
or IF i can put up, wallboard or IF i can,

paint or you, know what CAN i do with the
wall that we?

Share all, Right so you have a common, wall he
smokes like a. Fiend do you own or? Rent? MARIE
i own, it all, Right so you, own so you've
got a little bit of control over the situation at. Least,
okay all, right well there are you, know there's a
whole set of steps THAT i could send you through

from uber expensive down to the least expensive. Options why
don't we start there the least expensive. Side i'm always
a fan of let's take the smallest rational step and
see if that, works and if it, doesn't you, know
we're not going to regret, it and then we can move.
Forward So i'm going to describe the ultimate option. First,
(25:42):
okay just so you know where the other end of
the spectrum, is all, right in situations like, this it's
these kinds of situations occur notoriously because there is a
criminal lack of insulation and ceiling in between the two
(26:02):
units that share the shared. Wall, Okay so, ultimately if
you really wanted to just shut this, DOWN i mean
just shut it down from a no worry, perspective you
would go so far as to pull the drywall off
of your shared wall side of things and increase the
(26:26):
ceiling and the insulation in ceiling the backside of his
dry wall with the caulking. Compounds and because it's air,
intrusion that's what we're talking, about air. Intrusion that you,
know the smoke smell does not get to you unless
the air from his unit finds its way into your,
unit so that we have this crossover of air. Intrusion
(26:47):
so you would basically just do a banner job of
sealing it all up and then adding a thick layer
of insulation sound insulation wouldn't hurt, either, right and then
resealing your side so that there is no possibility of air.
Infiltration now that obviously is quite, involved and that's not
(27:09):
What i'm going to suggest that you do as your first.
Step that would be literally the last. Resort but let's
talk about the fact that now we we obviously have
this could work to your. Advantage the fact that you
have a leaky. Condo, okay and so does your. Neighbor
you both have leaky, condos and so now we can
(27:32):
solve this with. Science, okay air pressure in your. Condo
if the air pressure in your condo is greater than
the air pressure in your neighbor's, condo And i'm not
talking about you, know walking into a ear you, know a.

Know, Yeah i'm just, saying if your air pressure is
even slightly higher than, his then your air moves in
his direction and his can't move in. Yours. Ah, Okay,
Okay so now what does this. Mean it's not about
turning on THE ac or the heater because those are recirculating.
Systems they don't draw from the outside and put air
(28:19):
into your. House but that's exactly What i'm. Suggesting there are,
COMPANIES hvac companies that will actually install for you a
positive pressure air fan into your. Unit. Okay and what
it does it basically think of it this. Way this
is exactly what it. Is in, fact think of it
(28:41):
as like a bathroom exhaust fan going in. Reverse, okay
a bathroom exhaust fan takes the air out of the
bathroom and throws it. Outside, well, instead we've got a
duct coming from, outside and we're adding, air just like
you're blowing up a. Balloon so just by bringing outside
air with all the doors and windows, closed by bringing
(29:04):
outside air into your, unit you are increasing ever so
slightly the air pressure on your side of, things not
to the degree where your ears are, hurting or that
you even notice. It but the point is when the
air starts flowing in the opposite, direction his smoky air
can't get in because it is very. Passive his smoky
(29:26):
air is very. Passive yours will be positively charged moving
in the opposite, direction and therefore the odors from next
door or from underneath, you or wherever they're coming, from,
uh don't have an opportunity to enter the space because
your air pressure is. Positive, now some people who, RENT i,
suggest you know, what if you've got this problem in
(29:46):
you're a, renter there are actually bathroom exhaust fans that
you can buy to replace the one that you've got
that run in both, directions that actually draw in as
well as push. Out but in a larger, scale if
you're the owner and you've got more, control it'd be
more efficient to actually have an heating and air conditioning
(30:08):
company install a fan that actually just really gets the
air pressure thing done quickly and efficiently and keeps it
running at the level that you, want and that should
should solve the.

Problem, Okay so that would be mounted in the, Bathroom.

It could be mounted, anywhere literally. Anywhere in, FACT i
would suggest that it gets mounted where you have the incursion.
Issue the, word and these aren't big. Fans, literally think
of them like a little great like a bathroom exhaust.
Fan you could mount it in the bathroom and just
keep the bathroom door open because, overall, basically LIKE i,
said we're kind of blowing up a. Balloon eventually it

will affect the whole unit and increase the air pressure
