their Saturday diving in. We've hada well a wonderful week of weather for
January again. Oh at least itwasn't forty two below zero. I want
some snow. I'm gonna get hatemail, I know this, but well,

truthfully, I could use a dayor two. I mean, it
wouldn't be bad. You know.I put a post on my social media
this past week about my northern friendsthat their weather is, you know,
come down south and is carrying ona ruckus and like, come and get
it, you know, come andtake it back because it was what,

(00:44):
you know, it was last week, pretty chilly in the teens and they're
like, yeah, it's like twentybelow up here. I'm like, never
mind. There was a video ofa news broadcast in Florida and the weather
man was putting up one of thosepictures and it was talking about making sure
to layer your children and to limitoutdoor exposure and to watch your pets and
not lead them outside because the highwayis only going to be fifty three and

we would we rejoice this week whenit hit that it all just depends on
where you're from. It is.It is perspective, that is for sure,
There's no doubt about it. Soyeah, yeah, anyway, real
estate, you ready to sell,but maybe you don't want to deal with
well, I don't know people likeme agents. I don't want to know

(01:30):
stinking agent coming over to my house, or well strangers coming through your home,
you know, looking through your stuffand nosing around and all that,
and well I get it. Sowe've got, you know, several options
we're going to discuss today. Hey, it's twenty twenty four, and you
sure do not have to sell yourhome like it's nineteen eighty anymore, for

that is for sure. So andfor our listeners out here that are considering
buying in twenty twenty four, inventoryis still increasing. This is good news.
You actually have some homes to choosefrom. I will say we did
have multiple houses with multiple offers thisweek even still and it's January, which
is good. It's I mean,our clients are very happy. I mean

(02:15):
we sold all of them for morethan our asking price and with multiple offers
in it's January. Did I sayit's January. Yeah, waiting till March,
waiting till April. Wait until allyou that are waiting and waiting and
waiting, you're going to have areally great time come March April. May
the interest rates stay sub six percent, because you'll be back into the five,

(02:36):
six, seven, ten, fifteenoffers per house. Again. It's
kind of what I think will happenif we stay this course. So if
you're hedging your bets, I wouldprobably try to find something now. And
there are some great homes coming onthe market every day. Thinking about buying
a new home from a production builder, We have got some good stuff for

you. There are some amazing incentivesout here, and some of them you
can actually only get through Jason Brambletreal Estate. So you've got to talk
to us to get all these greatincentives that we're putting out here, and
it matches and mirrors right along withour new construction friends. And to get

you said the incentives are for productiontype builders for our listeners, and I
guess, I guess for me too. I'm not exactly give me some details
on what that is. I'm notmight know, but I'm not sure.
Yeah, yeah, yeah, youprobably do. See. You know,
it's all places have their own vocabulary, right and all industries in real estates,

(04:08):
Well, we're no different. Soproduction just means, I would say
it this way, it's just noncustom if you will, and so not
that you don't get to make choices. But here examples be d R.
Horton, True Homes, Keystone,Eastwood, windsor Pulty those type of builders.
Essentially, it's where you go intothe subdivision and it's one builder for

(04:32):
the whole entire subdivision. When youget into more customize homes, where you
go into a subdivision, they mayhave five or six different builders that you
can choose from. And so thisis the developer is basically sold to subdivision
to one builder. We just callthem production builders because that's what they're doing.
They're mass producing homes. You know, D R. Horton the largest

home builder in America. I'm surethey build very much northern of four to
five six hundred home thousand homes ayear. Very big, big, big
company, and they're everywhere. Andso that's what I mean by that production.
And you know, if, likeI said, it's not that you
don't get some choices. You're gonnaget to, you know, pick some

things. It's just not like you'renot starting with a blank piece of paper
and it's like, draw me ahouse. Yeah there's some similarities of the
houses, sure, but you cancustomize a little bit of the inside and
yeah, yeah, oh, youcan customize the inside. I've seen some
mighty creative people with some paint andat homes. H for sure. I
saw a paint. I saw Isaw a paint. I saw a house

(05:39):
in Kursville one time that every everysingle room was a different color and all
the trim in every room with adifferent color than all the other rooms.
It was, it was amazing.I feel like recently i've seen more homes
for sale with things like purple wallsand than I have in the past.
I don't I don't know if thosejust came up or what. But yeah,

(06:00):
you know, the whole color swabthing, it, yeah, definitely
goes through all kinds of changes.And some people, just like I think,
they decide what they're going to painttheir room based off what's on the
OOPS rack at Low's Er Home depot, and OOPS racks would be the paint
that did not get mixed properly.The color didn't quite turn out. And

(06:23):
that's why sometimes you'll see rooms you'relike, what color is that? That
is called oops? I'm all forsaving some money. Yeah, that's right,
it is. It is definitely cheap. It is definitely cheap. So
hey, you're gonna get some selectionslike what you know, you're gonna get
like you're not gonna be moving wallsand stuff like that, but you certainly
can like pick the floor coverings,you know, carpet, tile, wood,

(06:44):
et cetera, kitchen counters, cabinetcolors, the hardwell's, you know,
hardware style fixtures, those type ofthings. So actually, truthfully,
you kind of get to pick likeall the stuff that you kind of care
about, Like most people don't reallycare, Like, yeah, whatever is
it a dark black shingle, amedium black shingle, or a light black
shingle. Nobody really cares. It'sjust black, right, Color countertops,

(07:10):
color cabinets, the fun stuff.What the carpet color, the wood grain
and or the wood tone. Allthose things. Now that's the fun stuff,
you know. That's the thing thatall I think all future home buyers
and people buying new homes, theylook forward to that. So look right
here in the track. We've gotbuilders all over the place that are offering

(07:30):
incentives, and they do it everymonth, and they change them all the
time. Every month they have anew incentive. There's always new ones coming
out in the spring. Right now. The builders have been banging around all
winter long to get that inventory upso that when February, March, April
May comes they have some things outthere. But we also got an additive
incentive. When you purchase your newhome through Jason Browne Real Estate, you're

gonna get an additional thousand dollars towardupgrades, closing costs, blind, whatever
it may be. And I saywhy blinds And actually out of all the
things we've ever done, the biggestincentives we always have people migrate towards the
blinds, and the reason being isbecause none of those builders typically include blinds
in any of their homes. It'san up charge if you will, it's

(08:16):
an add on, it's a youknow, it's just not included. And
some people actually find that out thehard way, like, you know,
their agent didn't communicate very well.I've been setting in new construction homes where
other companies are doing their final walkthroughswith their client, and I overhear like,
hey, they forgot to put theblinds in, Like, no,

(08:39):
you didn't order any and we're movingin this weekend. And those are the
neighbors where you look and you seesheets hanging in their windows temporarily until their
blines come in because it either wasn'theard well, wasn't communicated well, or
they flat out just missed it altogether. So so yes, a lot of

(09:01):
our clients take advantage of let's let'suse this incentive to get the blinds,
and a lot of times with ourvendors it actually covers one hundred percent,
depending on, of course how manywindows you have in the home. But
a lot of times if it's someyou know, pretty much the production style
home and has you know, thenormal amount of windows, you didn't add
a whole bunch a lot of timesour incentive will actually cover all that.

(09:24):
Or if that doesn't appeal to you, I mean, hey, you can
do fun stuff. You can addthe money and get the jetted tub as
opposed to the garden tub, right, I mean you can upgrade maybe the
fixture quality that you want, ormaybe you don't want to do anything.
You just want to, like,I just want to killer new grill.
Put it out on the deck thepatio that way when we have our housewoman

(09:48):
party, invite our friends over.You know, I can show off my
cool new whatever it is. Whateveryour flavor is. Is the egg still
like a popular grill? Yeah,I don't even know what those costs,
but a lot, a lot.Yeah, so not a thousand, yeah
a lot, a lot. Okay, they're up there. So anyway,
hey, maybe you know, witha thousand bucks you can get your green

(10:09):
egg and you can I don't know, go get some steaks that throw on
there, whatever you want. Butlots of things you can do. We're
you know, it's just an addof incentive. We're you know, following
suit with our builder friends out hereand saying, hey, there's a lot
of opportunity in new construction. There'sa lot of great new homes and new

(10:31):
subdivision out here you should probably checkout. So we'll guide you through that.
Here's what you gotta do. Yougot to get in touch with us
before you get in touch with thebuilder, because we need to get you
into our system, gets you registeredwith the builder, gets you through our
process, walk you through exactly howthis is going to work. It is
a pretty fast meeting. It onlytakes about thirty minutes. We do it

(10:52):
right here in our office. Andthen once we get done with that,
we'll get an idea of what you'relooking for. We'll go find the houses
and lets you do some touring.Sometimes that can be an adventure depending on
the weather as well, so wedo prepare you for that, like you
might want to bring some extra shoesor some boots because you think construction sometimes

(11:13):
you think muddy, right, it'snot always perfect, and so we'll help
you with all the details of thosethings. It's a simple process. You

you're thinking about I want to geta new home, generally you gravitate towards
looking on those websites and looking atall the what's available, you know,
lived in homes. But there area lot of advantages to having a new
home, you know, can yougo through some of the you know the
advantages? Oh? Absolutely, yeah. I mean, look, not all
new homes are for everybody. Andtoday we're talking about production. Custom is

a whole different deal. Well actuallywe'll just we'll do a show on custom
home building because it is a completelydifferent animal. But I like new construction
for lots of reasons. One ofmy top ones is warranties. With a
lot of the what we would callresale homes or you know, homes that

(12:18):
other you know, they're just notbrand new, you don't get warranties.
And you know, many of manyfirst time home buyers should consider new construction
if at all possible, And thereason being is if they don't have a
big, sizeable emergency fund, maybeyou just don't have a lot of savings

(12:39):
or maybe you were just getting started, Like I used a lot of my
savings to buy the house. Yah. Yeah, down payment and closing costs
and all those things. So whenan issue comes up, and believe me,
folks, they always do, itcan wipe those funds out pretty quick.
I mean, think about if youbuy a fifteen year old house and
the HVAC, the heating and coolingsystem goes out, and it's January or

(13:01):
July in the South, You're gonnawant some heat and or some AC pretty
quick. And I would say probablythe AC's come up before the heat in
most cases, lot like we canget some extra blankets and do some stuff.
Man, when you get hot,it's just hard to get cooled off.
And when it's you know, onehundred and ten percent humidity, and

(13:22):
those systems they're not cheap. Imean, an average price heating and cooling
system can run you six to eightthousand dollars. And if you don't quite
have that in your emergency fund afterbuying, or maybe you just aren't quite
there, new construction can be reallygood with a new home. Builders in

(13:43):
North Carolina are required to provide aone year warranty and that's for basically the
work that they've done. But thekey thing is for the moving parts,
the things that actually do break.All the manufacturers have warranties. So you're
heating and cooling system is new waterheater, you know, the win appliances,
all those things carry warranties and alot of them are anywhere between one

(14:05):
and three. And on the heatingand cooling systems, a lot of times
it's ten years on certain parts,the compress her and those type of things,
And that is a big deal whenwe're dealing with like all this high
tech electronic stuff these days. Imean, think about this. How many
times have you read reviews on appliancesor heating cooling system where the motherboard you

(14:28):
know, needs replaced. And it'slike the dishwasher, the washer, the
dryer, the microwave, the refrigerator. It's everything's got a motherboard. Everything
is a computer these days, andsometimes those are not greatly expensive to replace,
and sometimes it's thousands of dollars.So having something new with a warranty

(14:50):
is wonderful. Plus it's hey,it's fun just to have a brand speaking
new home that nobody's ever lived in. Sure, you know, like the
cool thing about that is like ifanything goes wrong with it, it was
your fault pretty much. So likeyou know, when when we do final
walk throughs a lot of times onreseal properties, you know, of course

(15:11):
people are living in them, sothey're furnitures here and there and not whatever.
And Keith, it is amazing tome. You know, we have
some heavy furniture in America, yes, big, huge, you know,
dressers are more entertainment systems all that. I cannot tell you how many times

(15:33):
we have done a final walkthrough ona property, I mean hundreds of times.
And we go in the house andthe people painted the walls around the
entertainment center. Stop, oh,I kid you not that it is a
real thing. It is a realthing. And so the entertainment center is

(15:56):
gone. And then you have thisbig I don't even know what you call
it. It's it's the gateway tonothing. It's like the wall is white
there, and it's paint, youknow whatever, it's whatever color all around
it and all the time where it'slike a big you know, maybe a
really heavy dresser. And what's funnyis you can actually kind of even see
where they maybe took the roller andstretched as far as they could, but

(16:19):
it's not consistent. So it's alleverywhere. So you're either buying a bigger
entertainment center or some paint or somepaint. Yes. Now the downside is
is if the paint is really kindof in good condition, you're kind of
committed that at least painting one entirewall minimum if you can match it,

(16:40):
you know, to get it done. It's it's amazing. I would use
it as an excuse to get abigger entertainment center. There you go,
there you go, you know,And it's funny because I mean, I
see that residentially, but you know, I have a commercial space. And
the tenant it was a government attenant. I'm not even gonna tell you who
it was, but there are governmentagents. They're government body if you will.

(17:00):
And they had wallpaper on the walls. They wallpapered around the shelves.
I was like, are you kiddingme? And of course they took the
shelves out and everything when they left, and I'm like, well, this
is the dumbest looking thing I everseen in my life because every it was
just a cut around, and Iwas like, it had to take more
time to do that than to justget a couple of guys and move the

(17:25):
shelf out like two foot. Youwould think, but no, that's not
what they want. Well that's true, that is true. That is true.
