estate right here in to try itand today talking a little new construction,
a little bit about inventory, andwell, what have you got on your

thinking about selling your home. Youmentioned that there are several different ways to
go about that, because I definitelyknow that they are going to be people
who don't want to have to kindof be out of the house at certain
times, don't want a bunch ofpeople going through their home. It's it

look, selling a home is aninconvenience. You know, it's a means
to an end, but it's aninconvenience. So tell us about what are
some of the different options that areavailable these days. Yeah, I mean
this is something we've been doing forquite a while. And look, you
sure do not have to battle theopen market in twenty twenty four if you
don't do, I mean, youknow, look there we get all kinds

of reasons why. You know,people do not want to put their house
on open market. A lot oftimes it comes down to this. They
don't like the idea of strangers comingin the house. It is just a
little overwhelming to them. I wonder. I feel like this is a true
statement. Don't have anything to backit up, but people have definitely gotten

way more protective and I don't knowwhat else is the right word, but
anyway, maybe private since since socialmedia has been around. Like when I
started, there was no social mediaand it was just like this is how
we did it and nobody I don'tknow, but with social media, don't

I don't know. It just seemsthings have changed. For sure. Your
information could literally go to your neighborsin a second. Now it can go
to the whole world in a second. Yeah. Yeah, that is true,
Yeah, no question about it.Yes, that is very true.
And I will say there's are somereal estate folks in the world that I've
seen that have posted pictures that they'vetaken in people's houses, going what in

the world is this? Well,that doesn't make you feel really good if
it's your house, you know,I mean that's yeah anyway, I mean,
never you know, never mind thefact you feel like you're walking on
eggshells when you're you know, gettingready to you know, put your home
in the market or it's on themarketing. It's like, don't touch that,
it's clean, don't use this.I just you know, I just,

you know, mopped the floor.I just did. Don't walk on
the car, but I just vacuumedit. You know, when of course
the kids pick up your toys,don't let the dog in, don't let
the dog out, pick up whatyour homework and dah da da da dah.
And it's it's because why we're we'rewe're attempting to make something showroom model
ready, but we're still utilizing it, which is very difficult to do.

It's very difficult to do. Obviouslyif you've moved out, that's a whole
different deal. But it's it's notfun. And you know, having sold
thousands of homes this way, Ican sure it takes a toll on the
family. I mean, it's aSouthern expression. But I have heard some
mamas lose the religion on their children, and I feel for them because I

know the stress that they're under itin doing all that and getting it ready.
But that's why we created multiple optionsto sell your home, and a
lot of them we've had for overtwenty years. But you know, first
of all, I do want tobe clear, we do some homes of
traditional ways. Off. You wantyour home on the market and you want
it out to the most people,we will definitely do that. But we
also offer office exclusive listings to whereyour home is available that's only available for

our brokers to sell it. That'sa whole different type of experience, definitely
much more personal. It is reallykind of custom tailored to your schedule.
We adjust to your life as opposedto you adjusting to the market demands.
Big big difference there, and youknow you've seen them around town. But

we also can offer you a cashoffer on your home in just a few
days. We have a complete networkof private equity partners that do that,
and they are very flexible on yourterms, you know, such as your
move out dates. Actually we've gotseveral of them that will let you they'll
go ahead and close the way youcan get your cash. You can rent
your home back from them, whichis nice, especially if you're moving out

of state. And we also havebuilder investor partners that actually will team up
with owners and repair or remodel orimprove their house to get it ready,
to get it like market, youknow, top of market ready. What
that does it allows the owner toget the maximum amount of money that they

can out of their you know,out of the out of the property and
the builder basically the benefit of themis they get the remodel job, they
get to fix up the house,they get the work, and we've done
this with thousands owners have taken advantageof This is a great program. So
if you don't have the funds todo the kitchen re model or paint the

house or replace the four cleverings andwindows and stuff, and you know it'd
get you more money, well,this program right here could be something that
you ought to take a look at, and so the builder steps in does
that. You can still obviously sellthe house as is, but we have
found that this particular process gets youway more than the as is price.

Now, there are a couple conditions. Your home has to be above three
hundred and fifty thousand dollars. Wejust simply can't make the math work on
homes that are in one hundred thousanddollars range, if you will, and
our average price client taking advantage ofthis is about five hundred and fifty thousand
dollars. Just to give you kindof an idea. So if you've got

a great location but the house hasnot been updated in a while, this
could be a great, great opportunityfor you. Get information on that particular
