to ask about is I think Ifeel like the next one I want to
talk about is the house flipping,and it's primarily it's the sexy one we
see on TV. All of ushave watched those shows on HGTV, on
TLC, on whatever. So Ifeel like when people think of investment,

that would probably be the next onethat pops in their heads. Yeah,
for sure. Well it's exciting.I mean it's so cool, Like who
wouldn't want to get a sledgehammer,like just tear down some Who doesn't want
seventy five contractors in their house flippingit in one week? Yeah? Right?
Is Yeah, it is a littlenuts. Yeah, because it only
takes twenty three minutes, folks,if you didn't know, with two commercial
breaks right in between, yeah,you know when one of them is for

Adville usually uh or it should bedefinitely, but you know, let's get
real that it's reality TV. Idon't know, a little bit fake maybe,
but it is cool and it definitelygets the eyeballs and people love that
cutesy stuff and I get it,man, it's it's it's just fun and
it feels like the way to makethe fastest money. You could also lose

the most money really quick too,you gamble. It is to some degree.
It is a little bit like that, and you know, it is
fun. And I think a lotof people start with single family homes because
it's you know, it's what we'reused to. I mean, there's not
a there ain't a there's a showon HGTV called, you know, flip
this toxic industrial site. Yeah,you know, I mean you might be

able to do that. It's justnot going to appeal to very many people.
But the house flipping is cool,and you know people people do like
that. And I would say thisif you're interested in it, just you
know, there's lots of places thatgo study and a great thing about YouTube
and the internet and all that,and yes, of course you can watch
those shows, but you need toknow, you know what some materials cost.

Invest some time and you know,looking at home depotver lows or whatever
story you're going to go to itand have to be the big box,
but going to places to figure outlike, well, how much does a
bathtib cost? How much is acountertop? You know, because knowing your
numbers when you're into the flipping gameis crucial. If you don't know how

to do that, make sure youhire a good contractor that does And of
course you want to make sure youwhat bought it at a good enough price
that you can pay them and alsowhat get a little profit out of it
as well. So you know,there's lots of different ways to invest in
real estate. Is there a rightway? I don't think so. I
