know, I mean, it's justchanged the names, right with us,
I'll be honest with as cold asit's been this week in in Greensboro,
we could use some coal maybe tothrow in the fireplace. Though this is
true, Yes, yeah, alittle little fire pit not a bad idea.

Yeah. My wife actually I guessit's an early Christmas present, only
I don't know what the occasion was. Anyway, she bought me a nice
cast iron, Dutch oven, alittle tripod thing they can go over the
fire pit. Oh nice. Andso we just got to figure out what
kind of uh, you know,witch is brew I'm going to put in

there. But I was thinking,you know, probably the easiest way to
break it in is just a goodold batch of chili or something like that.
Something. Yeah, yeah, youknow, something to go on these
cool a cool evening just hanging outmight be a little bit too cool.
I don't know. I think inwhat at least sixty degrees probably fire pit
worthy. And well then you Idon't know that you're going to be using
the fire pit a whole lot inthe AA no, because I mean it

was it was in the teens,I think the other day. Yeah,
well, I do know for surethat fourteen to twenty is definitely not fire
pit. But you can't. Youbasically have to stand in the fire exactly
itself. Anyway, Well, realestate folks, we're gonna wind up twenty
twenty three digging into that. Whatis your pleasure? Are you looking at
that new home? I am shockedat the level of activity that we've had,

actually in December. December is alwaysa good month for us. We
end up working with a lot ofinvestors that want to deploy capital toward the
end of the year or they needto get things off the books for those
tax reasons. But the number ofpeople that we have searching on the website,
and interestingly enough, well they're incolder places than us, and I

think they're thinking about coming down south. You know, I'll get some of
the warm North Carolina sunshine, Isuppose, but a lot of activity.
And most everyone we're talking to it'sretirement, retirement, retirement. So I
don't know if AARP up north islike putting North Carolina in every edition of

the magazine that they put out,but it definitely seems that we are on
the radar and specifically high point oncein Salem Greensboro. We've been very fortunate
with some great national news about homeaffordability in this area and that has been
a huge benefit. And it's alsosomething I see people referencing when you're looking

at limited income, you know,and now you're really going to be confined
to that retirement budget. Affordability issomething that they're all looking at. But
the other thing is it's like theylike to do stuff, and we've got
great stuff to do around here,which is awesome. And so you know,
the mountains just a couple hours obviously, the beach just down the road.

So you know, I have thoughtthat the Triad area for sure,
for the last twenty plus years ofdoing this has been like kind of a
gem that not very many people knewabout. Well, I guess words getting
out, you know, and andso we're getting on the radar. Well,

there's there's lots of different options forliving in North Carolina too. If
you want to kind of be moresecluded and kind of you know, away
from everybody, there's lots of areasyou can do that. There are those
little little charming towns exist. Ifyou want a little bit more of the
big city approach, You've got Charlotte, which is a little bit newer city.
You've got you know, Raleigh,Durham, Kerry, which is kind
of more of a cultural, youknow, cultural melting pot. I mean,

there's a lot of different things inNorth Carolina. It is I mean,
I you know, I go toa lot of these real estate conferences
and you know, brainstorm with ownersfrom all over all over the world actually,
but definitely all over the United States. And you know, we always
talk about territory and as you say, triad if you're in Arkansas, what
does that mean? I don't evenknow what that means. But I usually

tell them we we service third sixtowns and cities. And for some of
them that's like mind blowing because theyjust do Charlotte, you know what I
mean, are just Tampa because Tampais so big. It's just that's all
you need to do. And andso when we tell them that we're we're
servicing all these areas, they arejust like, oh my gosh, is

that like the whole state? Youknow? They they just can't grasp that.
But to your point, I mean, there are some gems of of
of places. And we can alwaystell when the folks call from out of
town, you know, to askabout you know, me Bane and and
how it is that, you know, is that a nice place to live

(05:41):
between you know, Greensboro and Raleigh. You mean, that's not how it's
pronounced, right exactly. What Theone I love the best is Pfafft Town,
pop Town, Okay, And Ithink that they're they're pronouncing every letter
in that and and now we skipsome in North Carol, lots of things
are silent. We've learned for sure. Lots of things are silent in North

(06:04):
Carolina, but it's fun. We'retalking to a lot of interesting folks.
So twenty twenty four, maybe that'syour year. You're considering put in the
house on the market, and we'dlove to talk to you, love to
introduce you to some of our folksthat are moving here from out of state.
And we just have a lot ofgreat business happening in the Triad area

of North Carolina. So the easyway to do that is just well call

because now that we're officially sort ofin the Christmas season, I know a
lot of people aren't necessarily moving rightnow, like this week, next week,
unless you have to. There's differentscenarios or nobody choosing goes, Hey,
you know what, let's move theweek before Christmas. What do you
think, honey, is exactly Idon't think anybody does that. My choice,
right that said, I think alot of planning goes on right now.

(07:06):
Because some people have some time off, they can start kind of figuring
stuff out, looking on the websites, kind of packing up some of the
rooms they're not going to be usingfor Christmas, and maybe they do plan
to sell January February March. Sokind of with that thought of looking forward
a couple of months, is thereany kind of promotions incentives? I know
you guys have done some things inthe past to start the new year's off.

(07:28):
I mean, what do you guyshave planned coming up in the next
couple of months for somebody who mightbe looking to sell soon. Yeah,
for sure, And guys specifically willsay, guys, one sure way to
totally ruin your Christmas is to comeup with that great idea, let's sell
the house now. Let's know,let's let's go ahead and repack up every

(07:50):
single thing that's already been packed fora year called Christmas decorations. Yeah,
you could tell motivated owners though.Right now when you look online at the
at the houses for sale, Christmasdecor little sparse. You know, they
might have a tree, but that'sabout it, you know. Yeah,
there's definitely people buying and selling.It's just not necessarily there, that's right,

(08:15):
first choice, No, No,definitely, definitely for sure. So
yeah, I mean, so incentives. We are going to launch our our
spring incentive. Actually we're just goingto do it in January that we did
last year and we called it ourSpring Handyman little promotion, but it was
just so well received. We youknow, it's I guess I've always known

(08:39):
this, I just never put itout there as an incentive or a promotion
for our clients. So in essence, it's this, We're going to give
you ten hours of handyman service whenyou sell your house with us, and
so what that looks like, it'swe've had owners that well, they get
somebody to come out and clean theirgutters, you know, because you don't

(09:01):
need to be the one on theladder. No, for sure, painting,
landscaping, raking up all these leavesthat just come from they never stop.
I I I can't even talk aboutit. I I literally broke my
back last week and clean and itlooks like I never touched it. I
can't talk about it any Any visitsfrom the local fire department this year,

(09:26):
no, not this year, allright, my landscape guy that takes care
of our property. He knocked onthe door the other day. He's like,
yeah, we're we're we're just gonnago home because we've already blown the
driveway three times and it didn't looklike that even done it, Like he,

(09:46):
I guess wanted to come tell meso that I didn't think he just
didn't show up or something. Butthe wind was blowing so hard and I
was sitting there looking at these trees, going there's like no leaves left.
Oh yes, Oh but they're hidden. They're there somewhere. They're two and
a half foot deep on the ground. So so yes, that is what

(10:07):
some of our owners have decided todo, take advantage of that because they
didn't want they didn't want to beout there blowing leaves all weekend or raking
them up or whatever. In painting. You know, maybe there's some electrical
situations. It's just really whatever,we're going to cover ten hours of handyman
service, and it doesn't necessarily haveto be an unskilled handyman. Maybe you've

(10:30):
got We just had somebody needed anew microwave installed, so they went and
bought the microwave and we got ourhandyman to install it for him. You
know. So things like that thatyou know may need to be done,
or they definitely need to be doneto sell a home, but you don't
necessarily need to do them yourself.And or maybe they take a little bit

(10:50):
of that and maybe it takes askilled person. Maybe you are doing something
with plumbing and electrical and because you'reselling the home, you want to make
sure it's done a licensed contractor.I can assure you most of the buyers
do for sure that are buying yourhouse, that yeah, for sure,
especially if you're like, oh,yeah, we just rewired all this stuff

(11:11):
and like who did it me?Yeah, that that's not that's a hard
one to overcome. Wrong answer,wrong answer, yes, So then we
typically had to get somebody back outthere to like did you do it right?
I have found that you can dolots of things yourself, for sure,
but there are people that can doit better than you. Yeah,

(11:31):
no, and do it correctly,and do it correctly and not you know
electric cute you. I mean,yeah, I was in a house one
time and I went went into aroom and you know, light was already
on, but it was taped andI was like why why is the light
taped. It's because that's the onlyway it would stay on. It had
a short in it, and ifit didn't wasn't taped, it would arc.

(11:54):
I'm like, yeah, that's nota selling feature that's probably gonna shop
on the home and span. Yeah, you know, getting lit up when
you go to turn your light onand off. That's not that's not like
a that's not like an amenity thatsomeone's looking for. So we want to
help you out with those things andget them done right. And I you

(12:16):
know, the other thing too,is ten hours goes a long way.
Usually we'll come in and we'll createthat punch list, or even better,
what a lot of our owners willdo, to Key's point, they'll get
that home inspection done prior to puttingtheir house on the market, and then
that creates that nice punch list thatwe want to address. And then we
can get our handyman guys over thereto help with that. And then sometimes,

(12:39):
you know, there's maybe more thanten hours worth of whatever work to
do, but ten hours knocks apretty good, you know, pretty good
chunk into it. And you know, and again, guys, it's a
lot of times it's just the it'sthe unfun stuff like pick up all the
sticks right, the lee's, youknow, paint this stupid room, take
the border down, take the wallpaperdown, you know, all the things

(13:01):
that that are tedious if you will. But again, you know, we've
changed out falsets. You know,we had a home inspectionally come up and
the sink was leaking. Well theynot many people like look under their sink
every day, right, It's justnot something that we do. And it
had been leaking for a while,and so that was one thing we the

(13:22):
owner decided to like, hey,I'm going to go buy the new falset
and we'll have your plumber install it. And that was a full credit toward
that little handyman incentive that we have. So it's it's just a good it's
a good time to take advantage ofthat as we head into twenty twenty four.
Matter of fact, if you don'twant to sell your home during Christmas,

(13:45):
which a lot of our owners don't, but they want to be prepared
for January, sure, this isa great time to go ahead and get
that home inspector out there and letthem. You know, they don't care
that you've got a Christmas tree upand that's no difference to them. That
won't show up on the report.Absolutely not. It is definitely not going
to be an issue what's at all. But to get you know, maybe

(14:05):
we've got that crawl space issue ormaybe the you know, we have something
going on in the attic, maybethe gutters are so full of leaves that
it's created some well unfortunately some linkinginto the attic area because the water just
can't get down the down spouts becausewell, you've got a forest in the
gutters. All this stuff we canfigure out and go through with that home

(14:28):
inspection and take and take a lookat. So I would highly recommend,
you know, getting ahead of itfor sure is always a good thing because
the other thing I have found issometimes we find things that well, we
really had no idea there was anissue, and there's been an issue for
a couple of years. Yeah,and it's not like, hey, this

(14:50):
isn't this is no longer like alittle handyman job. This is like we
got a call a general contractor inand it's it happens quite often, and
a lot of times it's rotted woodaround the foundation of the house. We've
had to actually lift homes up.So when you start talking about we're going

(15:11):
to have to jack your house up, no, it's it's it's it's a
little more than a weekend project.And we've had to do all those things
and sometimes it just gets missed.Now. The other thing too, is,
guys, you don't necessarily have tofix all these things. Some of
it is just we need to discloseand let the buyer know, so the
buyer knows that, hey, youknow, there was an issue. It's

(15:33):
either fixed or we're not going tofix it. We're just selling the house
as is the you know, maybewe the price reflects the condition of the
house, so you don't feel likeyou have to actually fix every single thing
that comes up in the home inspecial report. Because guys, there's there's
no perfect house out there. No, no, there's just none. You
know, there's not there's not oneout there. So if you want to

jealous again. Right. Yeah,I'm already I'm already going through all the
things the handyman could be doing inmy house. Yeah, he's gonna sell
his house just so you don't haveto rate a lease exactly. You know
what, I get this feeling,And I guess it's just a feeling that
there's still a lot of people whoare kind of stuck on the fence,
just kind of unsure what to do. And you know, we've talked about

(16:37):
it before. But I can't blamethem. I mean, you know it
is it that they're too picky?Is it the interest rate? Is it
that they can't afford what they wantbecause of the interest rate? I mean,
there's just a lot of pieces goingon right now. I mean,
what are your your thoughts on that? Yeah, and it's probably all that.
I mean, it's probably all theabove. It's definitely interest rates for
sure, and people, you know, it's we've talked about it. Well,

(17:00):
it seems like we probably hit onit a few times this year.
It's the frustration of you know,missing out obviously, there's folks that are
very mad that they didn't take youknow, they didn't jump on the bandwagon
and buy the house when the rateswere four percent. I understand that.
And they're hopeful and they think thatwell, they're going to go back down

(17:23):
and and it may nobody knows,I mean, nobody has any clue because
logically they would have should have neverbeen that low. From a true market
conditioned economy, rates should have neverever even been sub four percent. It

(17:44):
was fake. As I've said likea hundred times. The only way they
get back to that is fake.Well, and you're in an election year,
so where things happen in election years. Yes, both parties do it.
It is what it is. Itis one hundred percent. Here's what
I know. We'll pay for it, That's what I do know. M

(18:04):
Yeah, either way, we're goingto pay for it. And you know,
really you just have to decide areyou going to take your life off
hold? That's really it. Andyou know, and you know you don't
necessarily have to be a homeowner.You can rent. It's just right now.
Rent isn't cheap either, you know, and you know, just affordability

(18:25):
is high no matter what, soto Key's point. Let's look at the
long term point. I will tellyou this, through all the decades and
all the resources that I have,when I go back and look in twenty
year blocks of time, which Iknow, if you're thirty years old,
you're like, yeah, whatever,twenty years from now, you've got to
be kidding me. Well, ithappens pretty quick. I will tell you

(18:47):
that for sure. And when youlook at twenty year time spans, owning
real estate makes a lot of sense. It really does. If we go
back twenty years every well, Iprobably shouldn't say ninety nine point nine nine
percent of the homes that are sellingtoday, we're way less expensive twenty years
ago, and so all those ownershave the benefit of what appreciation they gained

(19:12):
some wealth with that. So Ithink that you just got to make the
decision to start living your life,which is key, and get over the
interest rates because because truthfully, whenwe look at fifty years of interest rates,
seven point seventy five percent is theaverage, which is pretty much where
they are today. And so wejust got to get back to the balancing

(19:33):
