estate professionals here today and so much more. We are
going to begin with Chase Harville. He is with Chase
Harville Real Estate, LLC. Chase Welcome to the show.

Hey, Bill, thank you, thank you for invited us in well.

First of all, Chase, you're doing tremendous things. You and
the group are doing great things in real estate. Let's
tell people about your company.

Speaker 4 (01:12):
My company, we're based out of the Woodlands, Texas. As
you said, Chase Harvo real Estate LLC. Tagline is Excellence
and real Estate, Residential excuse me, Excellence and residential, land
and horse farm properties. So we kind of cover all
the bases there within that tagline.

Speaker 3 (01:32):
That's a lot of bases.

Speaker 4 (01:33):
It is a lot of basis.

Speaker 3 (01:34):
I like to be busy and geographically, certainly you covered.
We have a license for the state of Texas. But
where do you do your work mostly.

Speaker 4 (01:43):
Well, we kind of different depending on what we're doing.
So residential, we mainly concentrate on the northwest side of Houston.
We will do things outside of northwest Houston, but that's
generally where we have our residential. When we're dealing with
land or horse farms, we do all of Greater Houston,
and really we'll go as far north as Centreville, we'll

(02:06):
go all the way to Beaumont, we'll go well passed
west of Brenham, and all the way down to the
coast near Gallaston as well, so pretty wide range for
land pretty well.

Speaker 3 (02:16):
And when we think, especially for those listening outside of
Houston of the northwest area, describe the kind of geography,
what's it look like, the various things that are available available,
because it sounds like the Northwest, there's some elbow room,
some room to not just if you want to have horses,
but if you just want to have an acre or
two or even more.

Speaker 4 (02:36):
Yeah, we definitely do a lot of I call them
ranch ats. Northwest side of Houston has a lot of
neighborhoods that associate horses with residential a lot. So like
we just help somebody purchase five acres, nice house and
magnolia and you know, basically, I like to concentrate on

the northwest side of you Houston because that's where I'm from.
I was born and raised in Spring, went to Klein
High School, and so I feel very very confident with
residential in that area. Additionally, like I do expand out
for land. My father was an attorney here in town,
but also was a land investor as well, and so

(03:22):
I got to follow him around as a kid all
over Texas with my dad's land investments, and so I
feel like I can branch out a little bit more
with the land.

Speaker 3 (03:29):
And it's interesting is a lot of people just buy
a home with a small parcel of land, we'll say
in a neighborhood. There's extra considerations when you buy land.
There's other things to think about. Give us an idea
of some of the things that when we buy land
maybe five acres or even if we're just buying land
or buying land with a home attached to it, what

(03:50):
are some of the things that are different.

Speaker 4 (03:52):
Well, you know, if you're going just residential, let's say
you're buying a house in the woodlands, You're real purpose
is to live there with your family. Well, if you're
buying let's say three five acres with a house, what's
your purpose of that? So my, my biggest thing that
I always want to find out is what is your
use for that acreage? Because it really matters as far

(04:16):
as where I may look for that property for you. Additionally,
land does it is a tougher transaction in that there's
a lot more research done. You have to definitely concentrate
on floodplain. Where does the how does water runoff go?
You know, is the land appropriate for putting shops on?

(04:38):
You know, putting a barn? Is there good grass, good
soil for the horses involved, if you've got horses going
on that land. So there's a lot involved with land.
When you get into the bigger parcels of the land,
you got to worry about mineral rights, who owns the
mineral rights, where's that money going, and somebody decides to drill.
So that's why I love land, because it is a

child lenging real estate transaction, and you definitely have to
have your client's goals in mind when you're looking for it.

Speaker 3 (05:08):
Sounds like a good reason to reach out to Chase Harville,
who knows a lot all the nuances, because like you said,
there are so many things to think about. And I
think a lot of people that live maybe in a
regular neighborhood for a while every now and then might
reach out and say, hey, I want a little bit
more elbowroom, or I want to try a different lifestyle

(05:28):
because life's too short, I think to do and live
the same way over and over.

Speaker 4 (05:33):
One hundred percent. It is becoming more and more common
right now for people to want a little extra elbow room,
whether it's you know, the world's a little different right now,
or they're just tired of neighbors or they're tired of traffic,
or they like I've talked to one buyer last week
where they bought a house in a neighborhood. The backyard

(05:55):
just slanted straight down, so the boys had no place
to run, you know. Basically all they do is tumble
down their backyard from that high pitch where the house
was sitting. And so, you know, it's a Having a
few acres is great for a family with kids. I mean,
let your kids stretch out, get them away, you know
from the video games, the computer, and force them, lock

(06:17):
them outside, make them stay out there. And that's what
a lot of people are trying to do these days.

Speaker 3 (06:22):
Give us an idea chase of all the things you
could be doing. How did you get into real estate
and what was it about real estate where you said, man,
this is where I want to be.

Speaker 4 (06:30):
Well, it's interesting a little bit. So I was a
nationally national champion horse trainer for twenty five years, and
I was at our national horse show in twenty nineteen
and I just all of a sudden woke up one
morning and I was like, I've got to retire from this.
And it's not that I didn't love the horses or

(06:51):
anything else. It's just something was calling me to a
different spot and I was probably a little burnout. And
so I was driving home from Oklahoma City and that
eight hour drive I came up with I need to
do real estate. And I was already enrolled in Champions
real Estate by the time I got home. And one

(07:14):
of the biggest reasons I chose real estate is because
of that history of my father. My father was a
fantastic land investor. He had the Mitas touch for it,
and I loved learning about it even as a small kid.
And so with that, I had a famous ann in
North Texas that was a realtor up there as well.

(07:34):
It just made sense to me, I've been selling one
hundred thousand dollars million dollar horses, Well why don't I
actually start to sell something that people actually need. And additionally,
as a horse trainer, you're really just trying to make
your clients happy. By winning ribbons real estate, you can, honestly,
I've had several instances where you can actually change that

(07:56):
family's life, help them change their life. And so that
I was looking for something a little deeper as well,
I think, and that's why it chose real estate.

Speaker 3 (08:04):
And just briefly, As you mentioned the different values of horses,
I think courses are interesting to all of us, especially
those from my generation that used to watch the show
Mister Ed. Now, I don't know what mister Ed was worth,
but I always liked mister Ed. That said, you mentioned
million dollar a million dollar horse, and then I guess
somewhere in between. So what other than racing horses? Maybe

(08:28):
that's the answer. What determines the value of Why would
a horse be one hundred thousand, twenty five, two thousand
and then a million dollars? What determins that value?

Speaker 4 (08:37):
Quality, confirmation and ability to win really the biggest factors involved.
And yeah, I sold horses anywhere from a dollar. We
actually we used to have a client, Stallion in our barn,
where we got offered over three million dollars for him,
and he was an excellent producing horse, so his babies

(08:58):
were very valuable as well, and that's why he was
so expensive.

Speaker 3 (09:02):
I just finished a book called Blood Aces. It's a
story about Benny Binion. I don't know if you heard
about him, but early in his life he was a
very instrumental person in building Las Vegas and anyway, he.

Speaker 4 (09:15):
Well, Binion's Okay, that makes sense.

Speaker 3 (09:17):
Benny Binion a legend and a notorious figure, but he
early started with nothing in the horse business and went
on from there. But yeah, it's interesting those things. But yes,
so horses, you're selling properties. There's a lot of people
I think that have horses, and you're the guy to call.

Speaker 4 (09:33):
I hope to be yes, sir. I've with my horse
training background, I don't feel like you can go help
your clients in a proper way if they're looking for
a horse property and you know nothing about horses. You
know nothing about soil, you know nothing about grass, you
know nothing about what's going to affect that horse's life.

(09:57):
How can you go help that properly in a real
estate transaction? Find that? So I've been very fortunate I
was in the Arabian horse business. I'm still a judge
in the Arabian horse business. But I've actually done over
twenty million dollars in volume now since I started, just
from the people I knew in the Arabian horse business.

(10:18):
And it's because they knew they could trust me on that,
and they also knew I knew that information. If they
gave me criteria, I knew they knew that I could
find the perfect property for them, or I could sell
their property because I knew the language that I that
was needed to talk to other horse people. Because somebody
a three million dollar horse farm bill. You're not going

(10:39):
to go buy a three million dollar horse farm. No,
I'm going to give people that no horses as good
as me that are going to buy a three million
dollar horse farm, So you better know how to talk
to them.

Speaker 3 (10:48):
No doubt about it. And an Arabian what is distinctive
about the Arabian horse just quickly?

Speaker 4 (10:53):
Well, I fell in love with Arabians as a kid.
The second I found out that the black Stallion and
the movie was an Arabian done, I wanted to be
an Arabian. His name was Casole. I ended up meeting
the people that owned them and became friends with those
people at much later age because they found out my
story of why I became a horse an Arabian horse
trainer was because they're horse and but just to I

(11:17):
wanted to be that kid riding no saddle, no bridle,
flapping my wings on the beach man. That that that
got me. That got me. So that's why I got
into Arabian horse.

Speaker 3 (11:26):
Arabian horse like extra shiny. I'm picturing these shiny horse
I don't.

Speaker 4 (11:30):
Know they're they're basically the starting breed to all breeds.
They're they're in quarter horse lineage, they're in thoroughbred lineage.
They go all the way back in time and uh,
they are a more refined animal. They and they're also
known as being the most intelligent horse as well.

Fascinat let's see the things we learn on this show.
It's incredible what you're providing here today. And you're helping
real estate people learn about real estate horses, but also
chase not to be misled. You also help someone if
they want to sell their regular home absolutely with a
two car garage, no horses, no cats or dogs even

you'll help them absolutely.

We have a listing appointment today for a regular old
residential home that's going to be about a million dollars,
and so we definitely you know, I had to come
up with great sales tactics to sell horses because you
don't need it for your life. It's not required. So

how can you talk somebody into spending hundreds of thousands
of dollars on a horse? You better come up with
a good sales pitch. That's why I love listings as well,
because I use a lot of those same tactics to
help us sell our real estate just as fast as
I would sell the horses.

ALSO i guess kind of like HIS tc compliance person.
Assistant BUT i work heavily with our.

Buyers and as far as working with, buyers give us an,
idea do they reach out to you or what percentage
reach out to? You and then ALSO i think thank
you also look for buyers and do some marketing as.

Well we do a lot of.

Marketing, yes SO i would say we don't cold. CALL
i don't think either of us want to ever get into.
That most of our businesses referral based or they reach
out to us for one reason or.

Another our marketing word of.

Speaker 7 (14:20):
Mouth SO i would say one hundred percent of our
businesses that and none of it is cold.

Speaker 5 (14:25):
Calling we're not reaching, Out So.

Speaker 3 (14:27):
Brandy give us an. Idea then on social, MEDIA i
see you every now and then On. Facebook do you
Use facebook to bring in some business talk about your?
Listings absolutely.

Speaker 7 (14:38):
SO i think if you're not On, facebook and you're
not On, Instagram, LinkedIn if you're not on the, platforms
you're not going to be. Seen that is where everyone's.
At we're not WATCHING tv and watching. Commercials we all
have tvo or A roku or. Something we can skip
all of. That so we focus heavily On, facebook AND
i try to post a lot of. Content you, know

of Course i'm going to post my family and, friends
BUT i want to feature, homes feature what we're, doing
and educate.

Speaker 3 (15:07):
People and as far as the, buyers are you seeing
buyers that come from outside Of texas with any kind of.
Frequency if, so where are they coming.

Speaker 6 (15:15):
From, Well california and where else there ARE a lot
have come From.

Speaker 7 (15:20):
CALIFORNIA i have met too From New. YORK i had
someone last year reach out to me From Washington. State
so kind of all That east, coast there Are west coast.
BACKWARDS i see people moving for one reason or reason or.
Another sometimes it's, political sometimes it's you, know, Money we

don't have some of the same tax, laws and SO
i Think texas is very appealing to people out of,
state but we have people move in here from out
of the country as.

Speaker 5 (15:51):
Well texas is just a great place to.

Speaker 3 (15:53):
Live it really. Is and through the years they seem
like they're still coming on a regular. Basis so and
as far as they find you on social media a
lot in other Than, facebook which one is another important
social media thing that.

You, Graham instagram is an important one as, well And
chase has a YouTube channel for our. Business BUT i
think the majority of our, business as far as marketing,
goes it's coming From facebook And.

Speaker 3 (16:21):
Instagram and as far as this year goes, here we
are in the last home, stretch if you, will of the.
Year how has it been so far business? Wise and
then what do you see ahead for the.

Speaker 7 (16:33):
Buyers So i'll be honest with, you it's been a
lot slower than it was last.

Speaker 4 (16:37):
Year.

Right interest rates have a lot to do with, That
but we've had a rate drop and so suddenly our
open houses are, busier the phones are, ringing there's more
appointments being. Made So i've seen a shift in the last,
month for really the last couple of. Weeks SO i
really think we're about to experience a, boom and that's my. Hope,
right let's have that big boom. Again but historically it's

not been unlike twenty nineteen so or two thousand and
eight or two thousand and. Nine SO i think that
we're going To we've been at the lowest point and
we're just about to, upswing and So i'm ready for.
It let's get those buyers in before the interest rates
cause the prices to.

Speaker 5 (17:17):
Increase you, know it's.

Speaker 3 (17:18):
Interesting the balance and the dynamics of how that. Works
but you're here to say IF i understood you, correctly
just as we, heard and we record the show prior
to the, airtime but just maybe a week and a
half two weeks, ago as we heard about bigger drops
in the interest, rate you're actually seeing an. Uptick is that?

Speaker 5 (17:38):
Correct, yes so the phones are. Ringing.

Speaker 7 (17:41):
Absolutely our open houses have been busier and.

Our colleagues have as.

Speaker 7 (17:45):
Well so we're really good about reaching out to other
people in the, business in the. Industry, hey how did
your open house?

Speaker 5 (17:50):
Do what are you?

Speaker 7 (17:51):
Seeing we want to Stay is it something that we're
doing or is it just? Everyone so keep your finger
on the. PULSE i think that's how we both. Operate
and everyone is seeing the phone's light, up which is.
Fantastic let's do. That so it's been a lot busier
in the last couple of.

Weeks, well it sounds like you And chase The Chase

and also on statistics, too and facts and figures.

Guessing, yes we like to take a look at data pretty.
REGULARLY i Know chase does every. MORNING i probably do
every other. Morning i'm Not i'm not as crazy about
it as he, is but it's really important to stay
ahead of. That so you want to know what the
trend is and how that's going to affect your, client you,

know on the buying or the selling. Side so, historically
what do we do? Now right, now it's a buyer's,
market and we just had a tiny interest rate, drop
so before the prices can get ahead of, THAT i
think everybody needs to jump in and.

Buy if you're interested in, buying don't wait Until. January
you need to be doing it.

Speaker 3 (18:56):
Now, INTERESTING i keep my eye not just on The houston,
market but on some other markets around the, country And
i've seen that as, well where just over the last two,
days a couple of homes That i've been eyeing just
for the market trend in that Area Hot, Springs. Arkansas
but that said boom under contract within two, DAYS a

couple That i've kept as my barometers are.

On shifting and we want to stay if you're if
you're interested in, buying now would be the time to
do it because you have more negotiating, power you kind
of hold the. Keys but in a few, months even
in another, month that might be very. Different so the
market is always shifting interest, rates and you, know just
what people believe about the market has a lot to

do with.

That so there's so much psychology of play.

Is that's what's.

Fascinating there is because we're dealing with, people we're dealing
with dollars doing in the sock, market it's very much like,
that which is also an emotional reactions to emotions and
to tr and so it's fascinating how all that. Works

Simple so let's tell, People, brandy what got you into
the real estate? World because you could be doing a
lot of things and be very successful at those. Things
but why real.

Estate, well my grandmother raised, me and she was a
realtor and a rancher's wife and my favorite human being
in the. World and that is WHY i always KNEW
i wanted to work in real. Estate BUT i got
here a little later than PROBABLY i anticipated BECAUSE i
didn't want to be totally like her and let everyone

(20:39):
know THAT i was trying to emulate. Her SO i
became an appraiser, first and then the bubble, burst and
THEN i became an insurance. Agent BUT i knew that
at some POINT i would get back to real estate
because that's. Home that's what's comforting to, me AND i
just like helping. PEOPLE i think that's very. Important if
you're not serving, others what is your purpose in? Life
so real estate allows me to serve other, people AND

i really wanted to do that with my.

Speaker 3 (21:02):
CAREER i just like the phrase rancher's. Wife there's so
many things that the big. Job it's a big. Job
And i'm picturing the Wild West Bryam boston on the
porch with a.

Speaker 7 (21:16):
Shotgun she was very much a, lady so while she
might shoot, you you wouldn't see it.

Speaker 6 (21:21):
Coming and smart, too, Right, Yeah so that's.

Speaker 3 (21:25):
Fascinating so right now here you are in real estate
and we look, ahead IT'S i think the end of
the year is going to be a nice. FINISH i
don't know what you're. Seeing but then twenty twenty, SIX
i think put the seat belt. On i'm just, SAYING.

Speaker 5 (21:38):
I think you're.

Speaker 7 (21:38):
RIGHT i think you better put the seat belt on
because everybody that's been holding, out you, know everyone still
needs to move for one reason or, another or they
just want to, move or they want to buy. LAND
i think people are getting. Antsy they've been holding tight
and saving their, money so now it's. Shifting what are
we going to do.

Speaker 3 (21:56):
It was going to go crash actually having a discuss
this morning with a friend of. Mine whereas interest rates go,
down where it's easier to buy real, estate so to,
speak there are people that have cash piles in. Places
well that interest is going, Down so where do they
put their money is a question that's going ON i
think in some. World so, hey maybe you take some

(22:18):
of that, money put it in real estate and there you,
go and that should go up if you buy right
and you buy the right.

Speaker 7 (22:24):
Property, well very seldom do you see property, depreciate and
especially in our, market so In houston or in The
woodlands in, particular property is. Appreciating you, know we had
a crazy appreciation rate during THE covid times and now
in The woodlands where everyone else is kind of, stabilizing
The wodlands is still appreciating at about two point seven percent

(22:47):
year over. Year after the first the year is probably
going to increase a lot, MORE i would. Expect so
always a good investment in my, opinion even if you
have to hold in it doesn't appreciate right, away it will.

Speaker 3 (22:58):
Eventually and Also i'll point, out especially to those listening From,
afar that don't Know. Houston this northwest area That brandy's talking,
about we're talking about in area The, Woodlands stellar Picked stellar.
Community but around this area that you're, serving there are,
lakes there's, forests there's, land there's, town there's, everything and

there's so many things that are key drivers for the.

Speaker 7 (23:23):
Area so, ABSOLUTELY i, mean you've got, Commerce you've got you,
Know chevron is right there out right outside of The,
woodlands so you, know there's plenty of places to, work
there's plenty of places to shop and, eat and we
have you, know fine, Dining you've Got maestros or you,
know you Had Federal American, girl the guy What Matt Bradweight,
bryce you.

Show that's my favorite. RESTAURANT i, mean there's so many
places to go and shop and. Walk but at the same,
time we have a listing coming soon that's you, know
kind of at the end Of Woodlands parkway AND i
think it's thirty plus. Acres that's you wouldn't expect it
to be, there but it's, there and it's kind of
all over in The magnolia, area which is still relatively

close TO i forty five in The, woodlands but also
forty five minutes from college. Station so which way do
you want to?

Speaker 3 (24:12):
Go, So, brandy you seem like a very, organized strategic.
Person give us an. Idea how do you stay balanced
and how do you do you have a to do
list that you work with every day or how do
you stay? Organized, Okay case.

Speaker 5 (24:24):
Is going to laugh at you for saying THAT i.

Do have.

CHECKLISTS i have to write things. DOWN i have.

To i'm a paper. Person i'm kind of old in that.
WAY i write things. Down IF i, Don't i'll forget
and it could just be a. Thought But i'll write
it down And i'll go, back circle back to that
daily and see If i've checked it off and if,
not move it to the next. Day i've always done.
THAT i think part of that airs and omissions for
being an insurance. AGENT i wrote everything down on a daily.

areas Like, california we fortunately over the last eight years
have purchased equipment that can go into different, areas and

WELL i don't really live In Harris, county so it's
not you, know we're just going to donate to our
own fire, department and.

what we could do here and who we could loan
boats to and all types of farm area. Equipment because
you can't take ambulances into, forests you can't take them

changed SINCE i was here Last now with our new,
mayor he is a very strong supporter and He i'll With,

stood next to the fire truck for the. Picture AND
i have not been near a fire truck for a
long time and since, then but those things are. Huge the,
FIRETRUCK i felt like some kind of ant next to

Equipment and they are still each year donating a. Dinner
you'll have certain stuf that will donate a dinner and
we raise money at the auction through. That AND i
Think i've been to three of those, dinners including the
breakfast with, you and every single time we get left

Yeah AND i don't think it was a, fire but
it was someone with some kind of a medical because
they're not just fighting fires that firefighters are also helping heart. Attack.

sudden they leave the breakfast. Table we're sitting there and

Got a nine plus one Kii's Key Insurance indicators For
arison emissions nine plus.

Speaker 3 (38:31):
One nine plus one to be confused with, ten because
one's kind of a you got the, nine then you
get the.

Speaker 10 (38:36):
BONUS i got the. Bonus, yes we always got to
have a. Bonus so the first one is just understanding
the limits of the liability and all that is is
how much coverage the policy. Provides so every insurance policy
is going to have some level of liability insurance or liability.
Limits so it's how much coverage is available for the
life of the, policy and then how much coverage is

(38:57):
available per. Incident so that's the first thing to take
a look at is do we have do you have
enough or do you believe you have enough coverage libily.
Limits the second thing are defense. Costs so one of
the main stays of an airs and admissions. Policy so
if you think about doctors have malpractice, insurance so that

(39:18):
helps them in case they misdiagnose so they make an
error working with the. Patient airs and admissions insurance is
malpractice insurance for. Businesses one of the key elements of
an air's emissions policy is that they promise to provide defense.
Costs so if you are sued and you file a
claiming against YOUR eno, policy they'll help cover legal. Fees

(39:39):
but it's important to understand that there's two different types
of coverages within that defense. Area is it outside the
limits or inside the. Limits so if you have an
outside the limits, policy it doesn't the cost of having
defense does not drain the liability. Limits so let's say
you have a libiary limit of a million dollars and

(39:59):
you you have two hundred thousand dollars worth a lab
of defense, costs that doesn't affect the liability. Limit if
you have an inside the limits policy which is a
little less less in, cost the defense costs pull from
that libilary limit. Pool so again same, example if you
had a million dollars worth of coverage and you had
two hundred thousand dollars worth of defense, costs your libilary

(40:21):
limits now been reduced to eight hundred. Thousand so it's
nice if you can afford to to invest a little
bit more and get.

Speaker 3 (40:28):
A policy that's outside the.

Speaker 10 (40:30):
Limits so it just gives you more coverage for a
longer period of. Time so you know what's the deductible
structure look? Like so how much are you going to
have to pay before the insurance kicks. In so when
we're working with our, clients we can help maybe manipulate
the premium the cost of the insurance depending upon what

(40:51):
that deductible limit. Is so in some cases we have
clients that are not so risk, averse so they may
want to hire liability limit or excuse, me higher deductible
so that that premium can be. Lower and we have
some that if they file a, claim they want the
insurance company to jump in as quickly as, possible and
those cases will lower lower that. Deductible so it's just

(41:12):
a matter of understanding what our client's needs are and
how risk averse they are or they are, not and
then that'll be that'll be that. Driver number four is
the retroactive date or prior acts, Coverage so you want
to make sure so the retroactive date says this is
when the coverage first was, initiated and you want to

(41:33):
make sure that you've got prior acts. Coverage so if
let's say you change insurance, companies if there is a
claim from something that happened, previously if you have that
PRIOR axs, coverage the current insurance company will take over that.
Responsibility so if you've moved from one insurance company another
but you have a claim that comes about from two years,

(41:53):
ago the current company should be able to take it.
Over but it's important that you understand whether you've got
that prior Or they're only going to cover anything that
happens new going, forward so it's important to understand. That
so that's always a critical one to take a look
at what professional services are. Covered the more professional services

(42:15):
that are, covered the higher the cost of the insurance
is going to be so you, know are we covering
residential sales and? Leases are we covering commercial sales and?
Leases are we covering property? Management are we covering broker
price options or? Opinions excuse? Me, so depending upon what
we're covering is going to drive what coverage is, available
and it's also going to drive maybe which insurance company

(42:38):
we go to to help write that. Policy so it's
important that we understand the different coverages that your business,
are the different things or services that your real estate business,
provides and then that's going to ultimately drive how that
arison emissions policy is. Written and it's also going to
drive ultimately what that premium is or the cost.

Of cost of the.

Speaker 10 (42:56):
Coverage number six are, Exclusions so that's going to tell
us what's not. Covered so it's important to understand and
do those exclusions leave you? Vulnerable so we need to
make sure we not only understand what we are being covered,
with but what we're not being covered, For so understand
the exclusions are. Critical what are key? Endorsements so our
endorsements are generally additions to a base. Policy so if

(43:20):
we're writing an aers of missions policy for a real estate,
Firm we're going to write it with a company that
understands real. Estate so it's not going to be a,
general GENERIC aris anddmissions. Policy it's going to be one
specifically for that understands real estate. Firms so if we're writing,
it the language is about real estate, brokers or the
language is about real estate brokers that understand property, management

(43:43):
or the languages specifically for property management. Firms so understanding
those endorsements and having those endorsements are. Key the other
ones that keep in mind are you know there's lock box,
liability there are fair housing issues that can come, about
open house, issues environmental or mold or AS i, say
if you're adding on property. Management those are all critical

(44:03):
endorsements that are really worth. Having and they don't add
a significant amount to the cost of the premium the
cost of the, coverage but they're really, important especially in
Today's in today's, world number eight is an extended reporting
period or sometimes you'll hear tail. Coverage So, bill you've
decided to retire from real, estate but you still want

(44:24):
to make sure that you've got some coverage in case
somebody files a claim for some previous. Action you can
get extended reporting period coverage a, year two, years three.
Years in some cases you're. Unlimited or let's say you
decided that you didn't want to have the brokerage anymore
and you wanted to go to work With brandy And,
chase so that you would read in my, mind, WELL

(44:44):
i mean they would be great to work, WITH i
have no doubt, So but what you still could do
would be you no longer And chase is going to
cover you under His arison emissions, policy so you don't
need a new. Policy but what you would want to
consider would be this extended reporting period again to cover
you in case of anything were to happen in the.
Past and then number nine is just the insurance company's.

(45:06):
Reputation what's their, rating what is their claim? History are
they great about? Claims do they provide a preclaim? Assistant
so can we call them up and lay out a
scenario to see about coverage without having to get into specific.
Details so understanding who that carrier is is going to be.

Critical and then the plus one the bonus is if

Insured where we have problems is when those intents aren't
aligned and my expectation of coverage or a business's expectation
of coverage doesn't align with what the policy actually. Provides

PROBLEMS i think as prices, increase people are more driven
to get into the details to, say, well, wait MAYBE
i need, this MAYBE i don't need. That how can
it be tailor made for my situation and my. Budget,
WELL i would.

Hope so, unfortunately we're seeing in some cases the folks
are solely making a decision based on. Price and while that's,
understandable and we want to make sure that whatever policy
we build for or clients there we, are we're building
a plan with multiple policies that it fits within their
budget budgetary. Restraints but it's also important that the client

understands what they may be giving up or this is
WHAT i will, have but WHAT i don't, Have and
as long as you understand, that then we're. Okay where
we get into trouble as folks assume that a insurance
policy is an insurance policy and there is a missions,
policy they're all the, same or home insurance policy they're
all the.
