down to business as we welcome the incoming president and
CEO of HAAR. That's right right here in Houston, fourth
largest city in the United States, Renee Galvaughan is here. Renee,

welcome to the show.

Thank you for having me here. Bill.

We're excited and we're also excited about your leadership at
one one of the most powerful and influential real estate organizations,
certainly in the United States, but may even beyond. So Renee,
first of all, those that might not know about HAR
or some of the history and some of the things
that you're going to be leading the charge, let's tell

people a little bit about HAAR.

Speaker 5 (02:13):
So hr was originally founded in nineteen eighteen, wow, and
we are the third largest local realtor association in the country.
We have approximately forty nine thousand members, and we also
operate website hr dot com, which is the only local

(02:35):
website in the country that leads that's the leading real
estate search site.

Speaker 4 (02:41):
So that's right, the searching. The popularity of har in
terms of searching for properties goes way beyond just Houston, right. Absolutely.

Speaker 5 (02:51):
We recently, over the past couple of years, have added
more data. We had originally begun with our MLS data
only through partnerships with the Dallas Austin San Antonio we
now have and across the state. We now have listings
from around the state on HI dot com.

Speaker 4 (03:10):
And give us just a quick insight or a little
insight into so many things have to happen. To have
a website as powerful and as up to date with
all the various listings, How does that even happen?

Speaker 5 (03:26):
You know, it was something you know something about starting early.
So we actually launched the website back in nineteen ninety
seven and we've just continually innovated and improved the website,
adding more data, adding more functionality. You know, our goal
is to try to make the home buying and home
selling process more accessible, and so we you know, just

(03:52):
for example, this year, we just added a way to
search for listings by the monthly payment. We have the
ability to listen sin to the listings in twelve different languages,
and we also have data on down payment assistance programs

(04:13):
that are there are programs that are available not just
for first time buyers, but for repeat buyers, for veterans,
for first responders, for educators. So I mean, we're really
just trying to make it easy for people to find
find their home.

Speaker 4 (04:27):
You're going to be overseeing a lot of important components,
to say the least, and I bet it's going to
be fun along the way as well.

Speaker 5 (04:33):
Oh yes, it's a it's really exciting. It's an exciting
time to be involved in the real estate industry. You know,
I started my career at HR back in nineteen ninety six,
so I've seen a lot of those changes. But you know,
it's it's we've seen a lot of appreciation of homes
in the Houston market. Things have been a little bit

(04:56):
slower this past year, but we're excited about what what's
happening now and the future.

Speaker 4 (05:02):
We'll give us an idea into your background because not
just anybody can have the role that you're about to
step into February first, is that right, that's correct, twenty
twenty six. So give us an idea some of the
things that you're you're bringing to the table in terms
of your past experience and even your vision ahead.

Speaker 5 (05:22):
So I currently serve as the executive vice president, and
as I mentioned, that's a role that I've held. I
started with HR back in nineteen ninety six. I was
I met the current CEO, Bob Hale. He was a
volunteer leader at an association where I was director of finance,
and he recruited me to come to Houston to lead

(05:46):
this transformation of HR dot com to be a little
more business like, have a business focus, and so that
was in ninety six and ninety seven, we launched HR
dot com. In ninety eight, came executive vice president, and
so we just continued to innovate and enhance and promote
that website so that it is now I mentioned, the

(06:09):
leading platform for real estate search in this market.

Speaker 4 (06:13):
It's fascinating and again so many things go into that,
but most of all, we do say congratulations to you too,
because this is a great job and we look forward
to seeing you here on the show. Bringing us some
reports along the way as you get into it, it's
going to be fascinating and we wish Bob Hale the
best as hopefully he's listening to the show. I think
he's been a regular listener, so he also is going

(06:35):
to be on some new adventures as well. Yes, So
as far as when looking ahead, as we think about
twenty twenty six, and I think other than the holidays,
everybody's thinking about what's ahead for twenty twenty six. In
your role, Renee, what do you see as some of
the things that are going to be a little different
than they were in this past twenty five.

Speaker 5 (06:57):
Well, you know, it feels like the market is settling
into a better place. Their inventory is up a little bit,
which means buyers have more choices if they're looking for
a home, and I think sellers have started to maybe
adjust their expectations, let me say, on what they might

(07:19):
get for their home. So I think home pricess home
prices have softened a little bit, and so it just
feels like twenty twenty six is going to be a
really strong market. You know, we saw year over year
increase in sales in twenty five of about three point
seven percent, and we're looking for about a five point

(07:40):
eight percent year over year increase in twenty twenty six.

Speaker 4 (07:44):
And then you're saying also that there's about forty nine
thousand members. We're getting pretty close to fifty thousand. We
might even break that number here.

Speaker 5 (07:52):
I wouldn't be surprised.

Speaker 4 (07:54):
I think one of the things that happens maybe you
see this that as people have watched the real estate
TV shows, the radio shows, they listen to the podcasts,
a lot of people get into real estate thinking, hey,
here's a great opportunity to have a tremendous career in
something very exciting and even make a little little dollars

(08:15):
along the way.

Speaker 5 (08:17):
Absolutely, I mean, I mean it is. Real estate can
be an incredible career choice for many people. But it
isn't easy. It's like every other profession. You get out
what you put in, and you know, you have to
have a system, you have to work every day, and
those realtors that do that are able to support their

(08:40):
families and make a good living.

Speaker 4 (08:44):
We're talking with Renee Galvaughan. He is the incoming president
and CEO of h a R. That's h a R
dot com. And one of the things renee that I
think about is not everybody, but almost everybody that has
a real estate license automatically becomes a member of HAR. Correct,
So let's tell people about how they can be involved

(09:06):
in some of the things of being a member at
HR as a real estate professional.

Speaker 5 (09:11):
Well, I just want to clarify you don't have to
do that, but most are correct, Most do become members
of the association. And you know, it's we have a
number of programs. You know, realtors work tirelessly protecting private
property rights. And you know, in this year we had

(09:32):
a great some great success in the legislature. We increased
the homestead exemption to one hundred and forty thousand for
most homeowners for persons over the age of sixty five
or disabled that is now two hundred thousand. So we've
done some great things. And so people that want to

(09:55):
be a part of our organization. We have education, you know,
for they're continuing education, there's hours of free education they
can have as part of their membership. We have eleven
area networking groups that meet across the city and across
the metroplex. We added two new ones this year. We
added one in Central Houston and we just had our

(10:18):
first meeting out in Mount Bellevue, so your listeners out
there can see us out in Mount Bellevue monthly. But
you know, there's just so many things that HR does
to provide value to members, helping make sure that they
understand how to best serve their customers, their clients, and

(10:41):
providing them tools to be able to do that.

Speaker 4 (10:43):
So many great tools. And for those that are listening
outside of Houston, maybe you're in a smaller town than Houston, Texas,
as has Renees describing, there are so many different areas
that you're a part of har to help the real
estate professionals in these Houston going far and wide. Absolutely,
And as far as what's the field that you have,

(11:04):
because we've heard about it as we talk to real
estate professionals on the show year after year, people have
been talking about all the people coming in to Houston.
What are you seeing? Are there still people coming? Yes,
from California, so that was like one of the prime spots,
But are we still seeing a lot of people coming
from various states at this point in time?

Speaker 5 (11:25):
I mean know, Houston's always been kind of the engine
of innovation for the state of Texas. Whether you're talking
about the oil and gas business, the medical field, and
so when you're creating jobs, people have to live somewhere.
And so that's part of the reason why people moved
to Houston.

Speaker 4 (11:42):
So they're still coming in. And it's also interesting is
when they get to Houston all the it seems like
every suburb is touched, not just South, not just east.
They all see it seems to be expanding in every area.

Speaker 5 (11:57):
Well, that's the other thing about Houston is we're not landlocked,
so we can continue to expand. Uh, we know you've
been on the freeways, you can. I was driving to
San Antonio for the holiday, and it's hard to know
you're way out there before you before you're in the
country anymore exactly.

Speaker 4 (12:17):
So it's going to be interesting to see where Houston
ends up stopping, if it ever does. Renee Galva on

As we continue, let's talk to Scott Gilbert. He is
the president of Alta Homes. They build homes. Scott, welcome
to the show.

Speaker 6 (13:40):
Good afternoon, Bill, Thank you so much for having me.

Speaker 4 (13:43):
Well, it's good to see you. First of all, it's
great to see It's always great to see new homes,
and I think people that buy a new home get
a tremendous experience because it's new. So let's tell people
about Alta Homes exactly. So Alta Holmes was created in
twenty seventeen by Drew Kleinberg with the vision to really

(14:04):
provide affordable, value driven product to the consumers, primarily in
Montgomery County. We've had multiple communities we've gone through. We've
got two that we're in right now. We've got another
two that we will be starting in January, and then
we've got a couple more that'll come online in Q
two and.

Speaker 6 (14:24):
Q three of next year. Really, the vision is of
Alta is to hit multiple different product lines. So we
have product that ranges from nine hundred and fifty square
feet up to over three thousand, and really, you know,
with price being sensitive topic in today's market, our price
points start right at two hundred thousand and go up

(14:44):
to about four hundred and fifty.

Speaker 4 (14:46):
Let's just embellish that a minute, because I think as
people hear us on the internet all over. Actually, we
had somebody in Buenos Aires reach out to us, but
they're hearing us. You just said about two hundred thousand,
someone could still buy at that. That's amazing, That's correct.

Speaker 6 (15:02):
So we have a cottage series product that we have.
It starts a nine hundred and fifty square feet. It
has a two bedroom, two bath option and also a
three bedroom, one bath option. Within that series, we have
another eleven hundred and fifty square foot product than two
thirteen hundred square foot products. You can get that home
just as the cottage product itself, or you can opt

(15:23):
to have a single car garage or a tandem two
car garage.

Speaker 4 (15:28):
I mean, that's it sounds like it's perfect for someone
that wants to downsize and have a brand new home
with not a lot of maintenance.

Speaker 6 (15:36):
That's exactly what we're seeing in our market. So it's
not geared towards an active adult community, but it has
somewhat evolved into that. In that specific community. As part
of the HA we do maintain the landscaping in the
front yards for the residents there, so it's turned into
an active adult somewhat type community.

Speaker 4 (15:57):
So okay, so now let's spend a little bit more money.
I'm getting the money back out. What can what's the
top of the line of the Alta homes.

Speaker 6 (16:04):
So we've got our move a product that starts at
approximately eighteen hundred square feet and that's your traditional fifty
foot wide lot forty foot wide home three bedroom, two
bath goes on up to we have a five bedroom
home with a game room option as well.

Speaker 4 (16:20):
Plenty of room there. And I think I saw on
the website one of my favorite features that I don't
have yet is a three car garage. That's gotta be awesome.

Speaker 6 (16:28):
That is, so we do offer three car garage. We
have game room options, we have lakefront lots. Pretty much
anything that you can imagine, we offer it.

Speaker 4 (16:38):
So let's say, let's take that three car garage model.
Is that the one that has five bedrooms or four
or five bedrooms?

Speaker 6 (16:45):
You really get that? So that three car option comes
on to several different plans in that product.

Speaker 4 (16:50):
Line, And about how much is that one?

Speaker 6 (16:52):
So you can get a three car garage depending upon
which home you choose, starting around three forty ish.

Speaker 4 (17:00):
Pretty good it is. And let's tell people one of
the other nice benefits of the area that you're building
the homes you mentioned Montgomery County. Now, for those listening
outside of Houston, we'll call that what northwest A little
bit north, yes, and not to be confused with Montgomery County, Maryland,
because that's also a real place. I used to live there,

(17:21):
So just saying, but Montgomery County has several distinctions. Let's
tell people about some of them.

Speaker 6 (17:26):
So Montgomery County is an excellent place, right You've got
close proximity to the woodlands, you've got close proximity to
the airport, and you're also difference driving distance to downtown Houston.
A lot of folks live there and commute. Texas is
a commuter state, so that works well. The neighborhoods that
we're currently in right now have the benefit of a

(17:48):
low tax basis, which is not something that's common these
days when you've got all the new communities with mud
tax and everything else. So in our Lexington Heights and
Eastgate product, we still have a one point six tax rate.

Speaker 4 (18:00):
We'll call that relative to Houston, a low tax rate. Correct.
That's amazing. That is so a lot of great features there.
And again, like you said, it's near the airport. And
as you're president now of all to Homes, give us
an idea what is the role of the president of
a home building company. I think a lot of people
are curious about that other than me, because there's a

(18:20):
lot of things that go into building a brand new home.
I guess buying land, things like that, determining features. What
are the things that you're doing as president.

Speaker 6 (18:30):
So the president's responsible for everything and everybody. We're responsible
for keeping the model clean, and we're responsible for hitting
business planning. It starts from tick to tacking all land acquisitions,
contractor negotiations, product specifications, starts financing.

Speaker 4 (18:48):
All of the above. And when we think about land acquisitions,
one of the things people say. I think someone on
the show a few weeks ago said, oh, well, there's
still plenty of land in the Houston area. My thing
is there? I mean, I guess, so where is this land?

Speaker 6 (19:03):
I think Renee hited earlier. How you know, we're not
landlocked in this market. So it just keeps expanding, right,
the markets that you see high growth in today, several
years ago, most people throughout the MSA didn't really know.
I think you mentioned mont Bellvue. That's a very high
growth market at this point, and you look at where
Montgomery is today, Montgomery willis. Those markets were similar to

(19:28):
that several years ago.

Speaker 4 (19:30):
And I would think also in finding the land, you
have to in your role, you have to think ahead,
right because it just say hey, let's there's a house,
let's put on there. Yeah, So there's a lot of planning.

Speaker 6 (19:44):
There's lots of planning. We follow the growth trends, We
follow job growth, job creations. All of those metrics come
into play whenever we identify a tract to land for development.

Speaker 4 (19:55):
We're talking with Scott Gilbert, he is the president of
Alta Homes. So, I mean, what do you look at
to find these trends in these numbers? I mean you
have to be a real detailed person. I would imagine, yes,
you do.

Speaker 6 (20:08):
There's multitude of things that you look at. We follow
the Census Bureau. I mean, if you just look at
that specifically and you look at from a national perspective,
three of the highest growth counties in the country are
in the Houston MSA being Harris County as the highest,
Montgomery County as the ninth highest, and then you've got

(20:29):
for ben as the thirteenth highest growth counties over the
last year. So you follow those statistics and you see
where the growth is going, and you can follow those
metrics and at least get you going in the right direction.

Speaker 4 (20:41):
That's amazing. So when you look at you and the
team look at twenty twenty six, what are some of
the things that you're you're compiling that you've learned and
are hoping for and predicting.

Speaker 6 (20:53):
So what we're seeing for twenty sixteen, we're kind of,
I don't want to say, maintaining the status quo. We
are containing a conservative underwriting in our business. We're not
going to get too far out over our skis. From
an inventory perspective, there's not going to be a lot
of specks on the ground, but we will have specs
on the ground, we'll have product that'll be available to
purchase immediately, and then we'll also resort to our standard

(21:16):
dirt sales practice that we do.

Speaker 4 (21:18):
Now. We're here in several markets here in the Houston area,
maybe even in other cities, but a lot of builders
offer incentives these days. In fact, they say some people
that are trying to sell their regular home or are
competing with builders that are offering incentives. So zach Alta Holmes,
you guys are offering any incentives here.

Speaker 6 (21:35):
We are. So we have altered our spec packages to
include what we call our move in package. So what
we offer with our homes as a standard now washer, dryer, refrigerator, garage,
door opener, and blinds as a standard blind In addition
we also are doing rate by downs. We are currently

(21:58):
offering four point nine to nine percent interest rate on
select inventory and doing a contribution to closing costs.

Speaker 4 (22:04):
Quite a package, Scott. I think we just sold at
least two homes. I don't know, but wait a minute, blinds, washer, dryer, refrigerator, refrigerator.

Speaker 6 (22:14):
So the idea is is in the current market is
really strapped as people are, right, we try to offer
the complete package where people can buy their home and
close and really just move in and be comfortable right away.

Speaker 4 (22:28):
Well in one of the keywords through the years, where
there are so many words that are part of our culture,
and of course the one that we hear a lot
today is affordability. Sounds like all to homes. You're addressing
the affordability for people that want to not just get
a home in an affordable initial price, but then have
a nice, absolutely tactate. Absolutely, that's unbelievable, Scott, Scott, Before

Well, let's take a trip to Galveston, Texas one of
my favorite places. As we have Clarissa Woodward. She is
with Keller Williams and Galveston. Clarissa, everybody loves Galveston. Welcome
to the show.

Speaker 7 (23:47):
Thank you so much for having me. I do love Galveston.
I've now had the honor of calling at home twice.

Speaker 4 (23:53):
Well, it must be to go, to leave and then
to come back. That really says something.

Speaker 8 (23:57):
It really does.

Speaker 7 (23:58):
There is nothing quite like living that close to the water,
and the water has become so much prettier since I
grew up, So it's a pleasure to see every day.

Speaker 4 (24:06):
So that's awesome. So Clarissa, you are living in Galveston.
Also you're serving buyers and sellers in the Galveston area.

Speaker 8 (24:13):
I do.

Speaker 7 (24:13):
I do a lot of open houses in our Galveston market,
and then I represent a new home builder on Follet's Island,
which is Galveston's little sister, that it's like one of
those arose by any other name would smell as sweet.
Most people don't know the name of that island, which
has been an interesting endeavor to take on well.

Speaker 4 (24:31):
And also before we started talking, you said that Keller
Williams didn't that. Certainly agents have been serving Galveston for
years from Keller Williams, but you said, just now Keller
Williams now has a location which is fairly new.

Speaker 7 (24:43):
We did officially open up the Keller Williams Horizon's office
this year right off of Seawall Boulevard. Keller Williams was
on the island prior to Hurricane Ike and they lost
their office and then did not rebuild. I joined Keller
Williams when I got licensed in January of twenty nineteen,
and everybody that I've met that on a real estate
term has always heard my dream of there being a

(25:05):
Keller Williams office again in Galveston, because the culture is
just unbeatable, right. It's about collaborative efforts, and Galveston does
have a reputation of playing in the sandbox, as it were,
and Keller Williams helps us to muddy those waters a
little bit.

Speaker 8 (25:21):
Really nice.

Speaker 7 (25:22):
Now we're the largest growing, fastest growing. We have over
sixty seven agents right now in the office.

Speaker 4 (25:28):
In the Galveston Office. Yes, sir, dreams come true.

Speaker 8 (25:31):
It's been really fun to make those reality.

Speaker 4 (25:33):
Well, it's interesting through the years, it seems like people
that are living in Galveston in a real estate role
of any sort, mortgage and so forth, they seem to
love Galveston. There's a little bit of a magic to
the island. Right.

Speaker 7 (25:48):
Statistically, they say that living by water or seeing water
helps reduce your stress. I started in the timeshare industry
in two thousand and six and I read this Reader's
Digest article that said ninety seven percent of stress related
elements could be cured by going on vacation. You could
live in an vacation environment every day in Galveston. And

(26:08):
there's so much rich history and culture, so it's not
just pretty sites.

Speaker 8 (26:12):
It really is a gem.

Speaker 4 (26:13):
So it's going to be so easy that a phone
call to Clarissa can reduce your stress absolutely.

Speaker 7 (26:20):
I mean, whether you call it a second home or
your primary residence. Now that there's so many remote office opportunities.
You know, I hear Houstonians all the time complain about
the traffic that it can take you an hour just
to get to Houston. When you're already in Houston. It
takes me an hour to get to almost anywhere in
Houston too, So I might as well just call it
a day right by the water.

Speaker 4 (26:39):
That sounds pretty good. So as you as you're serving,
let's take the buyer for example, when you're serving buyers,
where do the buyers come from? You mentioned Houstonians that
have second homes, and I would imagine even the second
home might become the primary home once they get into
the island field field. But where else are they coming
from besides Houston? What do you see?

Speaker 7 (26:59):
I think in today's market shift, we're seeing a lot
of unrepresented buyers come in on their downtime and shopping
open houses, and so the agents that are working with
buyers primarily they're not getting as many phone calls as
they used to, so that phone time or floor time
isn't as prevalent in today's market as actually meeting.

Speaker 8 (27:18):
Buyers face to face. The people that are.

Speaker 7 (27:19):
Coming in off of the cruise terminals or cruise ports,
you know, they're like, Hey, we might want a vacation
house down here, and they go and visit the open houses,
and so I think it's the face to face that's
really making a big difference. Meet somebody that lives in
Galveston that sells you on that opportunity, and then it
makes all of your worries and your.

Speaker 8 (27:36):
Stress factors go away. Like we could actually explore this well.

Speaker 4 (27:41):
As you mentioned that, we're hearing about the cruise industry
is growing in Galveston. I'm hearing there's more cruises these days,
so therefore more people are coming through, and that all
affects everything it does.

Speaker 7 (27:53):
We were excited enough a couple of years ago just
to have Disney visit us every so often, and now
Disney's making us a permanent stop. MSc has opened up
a new cruise terminal. We have another new cruise terminal coming.
So now we are now America's fourth largest cruise port.

Speaker 4 (28:12):
So we're not only the fourth largest city, but now
the fourth largest cruise port.

Speaker 7 (28:18):
Well, Houston's the fourth largest city. You're only an hour
away from the fourth largest cruise port.

Speaker 4 (28:23):
Now, who would have thought. Look how much we learn
on the show, Clarissa, thank you for bringing such a
tremendous valuable item to us. Now, as far as sellers,
you help sellers as well. I would imagine if I
want to list my home and either get a bigger
home or one near the water, or move out.

Speaker 8 (28:38):
You're doing that absolutely.

Speaker 7 (28:40):
I do specialize and focus most of my time representing
one seller in Seahorse Estates on Follett's Island, where we
have twenty nine more luxury homes to sell.

Speaker 8 (28:52):
But then I do, of course take on referral business.

Speaker 7 (28:54):
I've been an agent for almost seven years and so
at this point most of my seller business does come
from referrals or you go to an open house, you
see a house marketed well and you're like, hey, I
love for you to work with me. But I also
like being a relator matchmaker at this point and connecting
when I don't have time to service a client, connecting
people with the right realtor for them, because I do

(29:15):
know almost every realtor on the island.

Speaker 4 (29:17):
And you mentioned it's called Seahorse Estates. Yes, sir, what
a great name.

Speaker 7 (29:21):
And it's pretty iconic and most people don't know the
name of the subdivision, but for people coming in from
West Houston that are visiting Galveston, like Point West, you
drive through that community on Bluewater Highway. It's the community
with a bunch of seahorses on the mailbox.

Speaker 4 (29:36):
You know, that's a great thing about living, I would imagine,
and I've never lived in a waterfront community or anything
like that, but I think that's one of the great things.
And as you mentioned, it's real as far as stress reduction.
Even the things that surround waterfront places like palm trees
and seahorse pictures and those sorts of things and fish,

(29:57):
it's got to be a great thing.

Speaker 7 (29:59):
It is really nice, especially when you represent a developer
who's committed to conservation. There are so many, well, so many.
There are several new developments going on in Galveston, and
we just heard in the Rotary Club from the leader
of artists both that they're paying developers market value for
those developers to place some of their land into conservation.
I represent a developer named John Houghton who owns Seahorse Estates,

(30:22):
and out of his one hundred and eight acre parcel,
he donated just over fifty acres to form the Drum
Bay Nature Preserve. And so the community that I represent
only has two rows of homes, beachfront and bayfront, and
every day that I'm there, I get to see these
migratory birds. It's that Nature Preserve is a pit stop
to over three hundred species of birds.

Speaker 4 (30:44):
A bird watcher's paradise. It is that sounds awesome. I
want to go there because I honestly, I'm very interested
in I like watching birds. That was at a place
where I watched a woodpecker do his thing or or
whatever it was. But it's a certain thrill to see
nature before for our very eyes. Give us an idea
from its seahorse estates the price point of the homes there.

(31:06):
What do they range?

Speaker 7 (31:06):
We're two million and up right now, our market has
experienced a growth in sales prices, which has been really
nice for anyone who bought in previously. The developer just
started building homes. So we have three homes on the
ground that are under new construction that.

Speaker 8 (31:22):
Are available for sale.

Speaker 7 (31:24):
There are only going to be forty nine homes built
out when we're done and in completion, and we build
a fifty foot wide home product on a seventy foot
wide build line. So unlike some neighborhoods where you feel
like you could literally knock on your neighbor's window and
ask for that cup of sugar.

Speaker 8 (31:41):
We're at least.

Speaker 7 (31:42):
A twenty foot differential between every single house, so every
home has beach and bay views.

Speaker 4 (31:48):
So we have elbow room home, a lot.

Speaker 8 (31:50):
Of elbow room. If you like space, where the place?
I just made that up. That's cute, we call it.

Speaker 4 (31:55):
Would you say it one more time if you like?

Speaker 8 (31:57):
If you like space, where your place.

Speaker 7 (32:00):
We're also located just an hour south of Houston and
where most Houstonians dread the forty five drive to get
to Galveston. You can take Highway to eighty eight to
get to Folletts Island.

Speaker 8 (32:10):
Are you familiar with surf Side?

Speaker 4 (32:12):
I hear about it, but I haven't been to Galveston
for a long time. But this is the season I
like to go, when it's a little bit cooler, so
I'll be down there.

Speaker 7 (32:19):
The snowbirds are in, and this is the time when
they're purchasing their second homes, which is really nice. The
snowbirds that come in from those colder states like the Northeast,
where you've got higher sales prices, and we have a
great opportunity right now there's expected to be over a
million people leaving the state of New York, and so
earlier when you had mentioned states that might be moving
here besides California, that's one where we're really focused on.

(32:42):
We're actually geo fencing over three thousand homes along from
the Texas Mexico border up to the northeast coast that
are listed for over four million dollars. There's over three
thousand of them close to the water. There's a lot
of market in that luxury price range.

Speaker 4 (32:59):
We're talking with Larrissa Woodward with Keller Williams in Galveston texts.
It sounds Clarissa to say the least you have your
pulse on a lot of what's going on in some
of the great places we should A lot of people
are buying real estate and will be buying real estate.

Speaker 8 (33:13):
I do live and breathe real estate.

Speaker 7 (33:15):
I think that's the only way that I've been able
to survive this long is it really does take work
every single day, and when you're working with people on
the most expensive transactions of their life, you need to
know what you're talking about.

Speaker 8 (33:25):
That requires research.

Speaker 4 (33:27):
And you're doing a fine job. Let's tell people your
outlook for twenty twenty six. Here we are where you're planning.
You're planning, you're thinking about all these properties, the buyers,
the sellers. How do you plan for twenty twenty six?

Speaker 7 (33:38):
I think that I've positioned myself more towards new construction,
which seems to be the higher demand and the higher
ideal for buyers that are wanting to take on a
product that they don't have to maintain, Especially when you're
in a second home market, or when you're in a
market with a lot of salt air that causes corrosion,
you don't want to spend all of your off time
doing maintenance on your house. And so whether you are

(34:00):
into restoring historical homes, if you're a seller and you're
thinking about selling, understanding how competitive our market is right now,
it would be ideal for you to do as much
of that maintenance work ahead of time, ahead of listing,
so that buyers you make it an easy decision for them.

So we talk a lot about and we have recently
about as you know, we're wrapping up twenty twenty five
and getting ready for twenty twenty six, and as people
evaluate their personal financial situation that you know, make sure
that we include insurance as part of that discussion. But
I wanted to get into maybe some specifics about why

(37:59):
it make sense to you know, as a as an
individual or family, as you're you're getting ready for twenty
twenty six and you're taking a look at your your
personal finances, that the insurance ought to be part of
that discussion. And part of it is just changes. You know,
have there been changes in your life that would affect that? So,
you know, from a home perspective, you know, have you

(38:22):
added ah, did you add a home office? You know,
did you put a in an addition to your property?
Did you add a security system? Have you added a pool?
So have there any any kind of additions that you
might have done to the home, Then you know, we
would need to take a look at that because that
might affect you know that we need to increase the

(38:44):
value of the coverage, So those are always important. Have
you started to entertain more that that could affect it.
Maybe we need to look at adding an umbrella policy
to what to what you have. So you know, do
you have have you increased your personal property? You know,
maybe you've you've added to your watch collection, or you've

(39:06):
added you know, you've got brand new furniture addiction actually
your excuse me, your watch addiction, or you know, you've
added new furniture to the home. So now the value
of the property, your personal property is greater. So you know,
we want to make sure that if something were to happen,
that you're able to get back to normal as quickly
as possible. You know, the same thing when you're when

(39:28):
we're talking about your your automobile, you know, have you
added a driver, did you add a car, have you
changed cars? So those kinds of things we need to
take a look at. Are you concerned about, uh, maybe
with what we've seen with the people still being incredibly
aggressive drivers that maybe you want more coverage, You're you're
concerned that you don't have enough coverage, So we can

(39:51):
take a look at that. And you know, subsequently, you know,
if there's some budgetary issues that have come up, and
maybe there's a concern about premium, So there's some things
that we can do from a premium perspective, you know,
to make sure that if we need to maybe increase
deductibles or look at different types of coverages in order
to lower the premium, you know we can do that.

(40:12):
And you know the other side of the coin is
if you do feel like you need more coverage or
you're concerned that maybe I don't have enough coverage, or
the value the home is increased and we've seen inflation,
you know, let's take a look at that, because we
want to make sure that you have enough coverage so
that if we did have to repair or replace the home,
that there was money there to do that, because that's
going to be driven not by the value that the

(40:34):
home shows in the marketplace, but the cost to repair
a replace. So again, having those types of conversations can
help make sure that you are properly insured, or that
maybe you had to back off on coverage for the
last couple of years because of economics, but now you're
in a better situation.

Speaker 4 (40:52):
Let's take a look at that policy.

Speaker 9 (40:54):
So maybe if the deductibles, we can reduce those so
the insurance company steps in with coverage sooner. Or maybe
you didn't have the four types of water damage, let's
add those other couple that maybe we're missing again to
get you that broader, more substantial coverage.

Speaker 4 (41:08):
You know, I'm talking to a lot of people here recently, John,
where their children are becoming driving age, so that you're
talking about changes that happened through the year. Children get older,
and a lot of them when they hit sixteen, I
guess that's the age still they want to drive. And
there's another insurance consideration.

Speaker 9 (41:28):
There is, So you've added a driver, there's an insurance consideration,
and then but there's still some things that we can
do to help with that. So for example, we have
insurance partners that if the child has really good grades
that can help offset some of that premium increase. Or
you know, if they take defensive driving from a licensed,

(41:49):
state approoved school, we can get some savings for that.
If you've got that driver coming on board, let's take
a look at the policies you have that maybe if
we take the home policy and the auto policy and
combine them with the same company, we can get a
reduction on both premium. So again, provide you the additional
coverage you need, but still save you some money.

Speaker 4 (42:11):
And you know, I have a child and the grandkids
and kids are great, but you know that's one of
the advantages of having a dog's they never have to drive,
so you don't have to. Then you don't have to
pay for that. No, you don't.

Speaker 9 (42:21):
But if you do have a pet and you'd like
to get some insurance for that pet, we can help
that as well, even.

Speaker 4 (42:27):
Pets, even pets. Fascinating John, What else should we know?

Speaker 9 (42:31):
Well, I think it's critical. It's just to keep that
in mind that as we go through your evaluation of
your personal finances, that you really do take a moment
and see do I have the coverage that I need
for where I am or where my family is at
this point. And that's where having an advisor to work

(42:51):
with that's willing to sit down and take a look
at what your needs are holistically and not just sell
you a policy, but truly build you a plan that
covers all of your individual or family needs. Having an
individual like that is worth their weight in gold. You know,
it's easy to find somebody that will sell you a
policy and give you something that's less expensive, but what

(43:14):
you don't want to be in the situation that you
file acclaim instantly then you find out you don't have
coverage I don't have right and and then you know,
you know you're you're hindered on a variety of levels.
Not only are you not getting coverage, but now the
insurance company is aware of the issue that you had,
which could you know, affect your premium down the line.
So investing the time with an advisor that's really to

(43:35):
sit down and work with you and ask the right
types of questions to determine, Hey, based upon what's going
on in your world right now, the coverage we have
is fine, or because of the changes, you know, somebody driving,
you've had an inditional person move into the home. Let's
look at adjusting the policies and then we can come
back with options based upon, you know, the variety of
relationships of insurance companies that we work with.
