Sennia took a little break last week. Actually, the truth
is I took a break which forced you to take
a break, and then we did the show on Friday
with Ryan Owens, which is did you watch the show?

I didn't, I meant to, but actually, well I did
take a break. Yes, So Friday couldn't come because it
was not here.

Now where'd you go?
Speaker 5 (01:34):
I went to California, what La for a big flag
football tournament for my daughter.
Speaker 4 (01:41):
Oh my gosh, flying to the other side of the
country for flag football. Yeah, what parents do these days?
Speaker 5 (01:48):
Well, they're doing big things. So Stella was one of
forty eight kids in her age group across the country
that was selected for this one. What so, yes, I'm
very proud.
Speaker 4 (01:57):
That's awesome how they do out there?
Speaker 5 (01:59):
You know what they did? All right, So they kind
of just you know, get all these girls and they
you know, throw them into teams, give them a coach,
and you know they they have the competition. They did okay,
all the skill levels, you know, all the girls are great. Yeah,
you know, but you know, yeah they did okay.

Where did you stay in La?
Speaker 2 (02:14):
What you do? You know what?
Speaker 5 (02:16):
I stayed near the complex because it was literally come
in and then you know, it was just games all
day Friday and then Saturday was the playoffs. But I
will tell you though, so other than the little girls playing,
we got to watch too. Sorry, like this was the
whole flying thing. And my voice is now given out
on me, but we watched the women's national team. I

stayed for two of those games. They played against Germany
and then against Japan.

In flag football and flag football.

Illy, you're gonna love this.

introduce Eli because she used to give us our time

almost six years, six years more than six years she's

But all right, so yeah, so no, Illy, So this
is perfect. So the games that we watch were the
women's national team. Oh my gosh, this quarterback for one,
I would have never guessed, but somebody was like, yeah,
do you know she's forty four years old?

Whoa this woman?

I mean, all the women on the team were just
they were explosive, powerful, like their agility. I mean it
was I'm so happy that we stayed to watch those games.

So Stella's coach actually was selected as one of the
assistant coaches you know, hopefully if all goes well for
you know, the twenty twenty eight Olympics. Yeah, oh my gosh, yes,
so you know this is you know, one of the
prep games. I guess I don't know all the details
of how it works, but watching these women out there,
I mean it was impressive. And I think it also
makes it different because it's flag football, so you don't

have you know, the pads or the helmet, so you
just see, you know, their bodies at work, you know,
without Oh man, it.
Speaker 4 (04:05):
Was yeah, it was inspiring.
Speaker 5 (04:07):
Not they you know, so I was like, oh mom,
yeah you could do that. No ax first training, right,
not gonna get me there.
Speaker 6 (04:14):
But it's athletes like you know, if you were an athlete,
then you were conditioned the same way she is.
Speaker 4 (04:22):
Right, it's just yeah, it's natural.
Speaker 6 (04:25):
It's I mean, it's not natural. You have to prepare
for that.
Speaker 4 (04:30):
Right, I mean people think that that's a job, you know,
and being an athlete is a job. That is that
then we wake up and start a business or do
real estate or mortgages or something like this, and we
live and breathe it an athlete, that's their job. They
have to wake up and they have to train not
just their mind but their body. Which is a great
segue for today's show because the tag of today's show

is is your body ready for war? Are you? Everybody's
scared of going to war?

Like have you seen yourself? Like no, it's like we're
not going to war, like looking like this, feeling like this.

No. If they started drafting for the war right now,
we've been in trouble, I know. I mean, I mean
maybe they I don't know. You and La, well, but
is there an age there's an age on the draft, right,
I don't know any really anything. I remember when I
was a kid, I had to fill out like the
draft card, and I had bad vision, and I'm just like,
hopefully my bad eyes don't get me in. You know,

what is it? Eighteen to twenty five? All right, so
James just tells eighteen to twenty five.
Speaker 6 (05:33):
But have you seen the average twenty five year old?
Speaker 4 (05:35):
Have you seen the average eighteen year old? I mean
it's I mean, yeah, it's yeah.
Speaker 6 (05:39):
I don't think many people should worry about that.
Speaker 4 (05:42):
I think they're gonna have to work out just to
carry their ar fifteen. You know, it's not light to
carry around a rifle. And then and you're not carrying
around five bullets, you know, probably kind of around three hundred.

Right, it is, yeah, I don't know. I mean it's
it's yeah, it's kind of sad.

But today on the show, we're going to talk to
people about how they can get their bodies right, not
just for summer, but the war of life, not just
the war they're fighting over in the Middle East, the
Twelve Day War, which I guess last night it was
coined the Twelve Day War. I thought that was hilarious.
I was like, whoa, We've got names for it and everything,
but you have to be ready for anything.
Speaker 6 (06:19):
Like just I you know, when Senya walked in and
we're talking like, actually I do much better with my
routine during the winter.
Speaker 4 (06:31):
Oh my god.
Speaker 6 (06:33):
Yes, yes, but think about it. When summer comes, we're
supposed to go off our normal routine. You're supposed to
go on vacation, You're supposed to change your routine. No,
it's I mean, yeah, yes, yes, yeah.
Speaker 4 (06:50):
I mean people you're going out to dinner.
Speaker 6 (06:54):
Going to dinner, you're going out for ice cream, you're
going out. Yeah, like our normal let's say on right
on routine is off in the summer, right, so when
do we get ready for summer during the winter?
Speaker 4 (07:12):
Yeah? But so what about this thing about people like
like they like, oh, we're gonna bulk in the winter
and then we're gonna shred in the spring and summer.
To me, that just never works.
Speaker 6 (07:21):
But that does. But that's not the normal people. Are
you talking about? Bodybuilding?
Speaker 4 (07:25):
App? I mean I listen, that's what they all call themselves, right,
Everybody goes in a gym thinks they're a bodybuilding These
back and by test to try. No, we don't do that.
Speaker 6 (07:34):
And actually studies showed at over ninety percent of people
that go to gyms have no idea how to work
out and watch some stupid Instagram video and they think
they're an expert people. Most people have no idea what.
Speaker 4 (07:48):
They're doing or Elie or they're in there doing Instagram videos. Yes,
right right saying like they get there girl, Yeah, look
at this.
Speaker 6 (07:58):
I don't even know how health clubs still allow this
because a lot of people will end up in the
back the background of the video and you should not
be able to bring the camera into the health cloth.
Speaker 4 (08:09):
I feel the same way.
Speaker 5 (08:11):
It's you know, that's can you imagine Frank doesn't bring
us camera into the gym?
Speaker 6 (08:16):
No, but think about can you imagine your wife is
working out in the background and some.
Speaker 4 (08:21):
Dudes like or maybe not dude, but whatever. It's yeah, yeah,
I know, And you know that's where people have to
you gotta feel comfortable because when you're working out, you know,
you don't wear a whole lot of clothes. A lot
of times you really shouldn't.
Speaker 6 (08:32):
Right restrictive so you're not overheating.
Speaker 4 (08:35):
But right, so it's funny though everybody talks about, you know,
summer body, and that's why I was joking with Eli
coming into this show. I'm like, let's do a summer
body show, right, but my summer body, except for the
first two weeks of summer, is my worst body.
Speaker 6 (08:51):
I mean, look, you just came back from a week vacation,
right right, everything went off. You better go into summer
with that body, so you're ready to enjoy your summer.
Speaker 4 (09:02):
So I'm ready to ruin it. Really, she's telling the truth.
Speaker 6 (09:06):
Yeah, I mean, listen, we exercise to feel good, to
function well, so you can go on your vocation and
feel good and have energy and do all the activities. Right,
It's not you know, we need to get past the
looks portion of it and how you function, how you
feel when you get out of bed, how you wake
(09:27):
up without neck pain, back pain, and all. Because I
was sitting last time I went to California for a conference,
I had a connecting flight from Tampa to Atlanta, and
I'm sitting next to this lady. She was no older
than seventy years old. She was no older than that,
(09:47):
and we started talking. She goes, where are you going?
I said, I'm going to California. For a conference. They
got it to San Diego and at La. But anyway,
I'm kidding.
Speaker 4 (10:00):
I know what you're talking.
Speaker 6 (10:01):
She goes, I go, where are you're going? She goes,
I'm going to Atlanta. It was our connecting. I'm staying
in Atlanta and my family is in Atlanta. And she goes,
my dream is to go to California. And I said, okay,
well why don't you She goes, why don't I go?
Why don't you go? Well, I can't do it anymore.
I'm like, what do you mean, Like you're she's barely
(10:24):
seventy at.
Speaker 4 (10:25):
The most, right, what do you mean she can't do
it anymore?
Speaker 6 (10:27):
She said, Traveling requires a lot of walking, and I
cannot do it anymore. And then I'm going, oh my god,
this is what I do. What I do for She said,
my dream is done. I'm not even thinking about my
dream anymore because every trip requires a lot of walking.
(10:48):
So what do you need in order even to be
able to walk? You need to be strong, because walking
itself doesn't make you strong? Right, yes, And that was like,
oh my goodness, there's people that I I mean, I'm
horrible at guessing ages. But she was.
Speaker 4 (11:03):
Older than you would not be a good carnival person.
Speaker 6 (11:05):
She yeah, it's like no, but it.
Speaker 4 (11:08):
Blows my mind. Okay, So we do a lot of
reverse mortgages now, right, and I get to meet a
lot of these clients in person, and it'll blow your mind,
not you, And you know, there'll be somebody sitting in
my office who's sixty five, and then the next day
someone who's eighty five, and the eighty five year old
looks twenty years younger than the sixties exactly, And I'm
but what causes this? What is the reason? Karma? Karma?

It's karma.
Speaker 4 (11:34):
You mean they're not putting effort, therefore they're looking exactly.
Speaker 6 (11:37):
You know, people think, oh, karma is some magical revenge
from the universe.
Speaker 4 (11:42):

the break, of course, we had Philly's stylover here as
our guest, the owner of X Force Body. We're gonna
talk a lot about exports body today. We're talking about
summer body. We're going to talk about some bodies are
better than others. We're gonna talk about why my body
is the worst in the summer and in the winter.
Somehow it's so good because Illi is over here explaining

to me about routine and that is so so true.
I'm living proof of it. But before the break, Illy
and I were talking with Sennya at about why some
people even in their mid sixties are in way less
good shape than somebody could be in their eighties. And
you're on a plane flight with a lady and she
(12:52):
was saying that that she wants to go to California,
and now she's given up her dream because it's too
much walking. Walking is what we do. That is like
the one principal movement that the human body. Does you
wake up and you stand on your feet and you walk,
And if you lose the ability to do that, I
could see how you can lose the ability to do
a lot of things.
Speaker 6 (13:11):
And what is the one reason you said?
Speaker 4 (13:13):
It was something called karma?
Speaker 6 (13:15):
Karma?
Speaker 4 (13:16):
Karma? But sin isn't karma? Like what happens, Like if
I go punch you in the face, then I walk
out the door and that would be really mean. But
I walk out the door next thing you know, I'm
gonna get hit by a car because it's karma.
Speaker 5 (13:26):
Well that's what I thought, So, yeah, what are you
talking about?
Speaker 6 (13:29):
Okay?
Speaker 4 (13:30):
What the heck?
Speaker 6 (13:30):
Karma is not what most people think it is, Like,
it's not some punishment from the universe and oh you're
gonna get yours. It's karma means action. The translation of
the word karma means action.
Speaker 4 (13:44):
Okay.

So karma is simply the consequence of many little actions
and doings or non doings. And this is what karma is.
Your health towards the end of your life or in
your late sixties is the result of every little action

on the lack of that you did or you didn't take.
Karma is not some magical universal, it's nothing.
Speaker 4 (14:18):
It means action, It means action.
Speaker 6 (14:21):
Karma is action. My action will lead to something, or
my inaction is also going to lead to something.
Speaker 5 (14:29):
Exact that at sixty then you can still build your karma.
Speaker 6 (14:31):
Right, so your actions, yes, and you know, good health
it's not a given. We're not entitled to good health.
Speaker 2 (14:41):
Right?
Speaker 6 (14:42):
What are you asking me about fancy supplements when you're
getting drunk on it every weekend? You're getting drunk and
you're putting a bunch of poison in your body?
Speaker 4 (14:51):
Wait? Is she talking directly to me? There's people look
at her.
Speaker 6 (14:56):
No, literally, Like you just asked me about out in
anti inflammatories And how is this? I don't need gluten
for inflammation. How about how many drinks you had this weekend?
Do you understand that the worst thing for inflammation is alcohol? Like?
Why let's start like it's yes, I mean at least
(15:19):
if you're going to do it, don't worry about fancy supplements, right, right?
So what are we doing? Why are we taking this
fancy route of all this supplement that supplement. I'm like,
you wreak of alcohol and I wouldn't worry about supplements.
Please don't waste your money. Right, it's I mean, it's true. Right,
(15:40):
if we're thinking, let's lower inflammation. You know, instead of
three nights a week, start having a drink two nights
a week. You don't have to give it up, right,
take it easy on your body.
Speaker 4 (15:52):
Right, that's a great point.
Speaker 6 (15:54):
And then I don't know, I'm all about I mean
what logical? What makes sense? You don't need nothing fancy
about walking? What makes you good at walking?
Speaker 4 (16:07):
Doing it?
Speaker 6 (16:08):
Doing it? But also what makes you what gives you
to ability to be able to stand up and walk?
It's being strong, right, muscle, So your strength training today
is going to keep you able to walk until you're
ninety five.
Speaker 4 (16:23):
So do you believe muscles have memory? Like we hear
this all the.
Speaker 6 (16:25):
Time because muscles don't have brains. Muscles don't have brains,
and these terms like muscle memory. No, you have memory
because you have a brain. Some people don't, most people
to right, right, I don't. I don't remember anything. But anyway,
muscle works like this. You come to the gym, we
(16:47):
help you break down the muscle, then you go home
and next two days you're building it. Nothing to do
with memory, right, It's not a sport, right, being able
to hit a base all that is a skill. What
happens to baseball players when they stop practicing, they lose
their there's no memory.
Speaker 4 (17:08):
You know, it's fun. You just touched on someone who
sen you're so quiet today, speak up. But one of
the best golfers that I ever grew up with was
the skinniest, lankiest, weakest kid. Like I could beat him
in arm wrestling with my left pinky, but this kid
could smack a golf bar farther than anybody could see it.
And he was the best at the sport.
Speaker 6 (17:27):
Because the way you look or how strong you are,
he has nothing to do with the level of your skill.
Right right now, if you're a strong golf golfer, right,
you're going to be less likely to get injured. Correct,
But to become good at something you gotta practice, specifically
(17:49):
that golf, football, tennis. Right. This is why they constantly
practice because they they don't want to lose the skill.
Speaker 1 (17:57):
Right.
Speaker 6 (17:58):
Same with pilots. What happens if they don't fly? They
need to be flying, because doesn't matter if he's one
hundred pounds or two hundred pounds or four No, it's
a skill.
Speaker 4 (18:07):
Yeah, I was just smaller flying a smaller craft the
other day, and the guy literally said, he goes. If
I go even a month without flying, he can't. It's
like another language they speak in the air. It's like
I start second guessing myself.
Speaker 6 (18:18):
Of course, because it's a skill. Everything checked it. For
it to become a second nature needs to be. We're
talking a skill, you know. Flying a plane is a skill.
Playing golf is a skill. Have you seen four hundred
and fifty pounds men playing golf?
Speaker 4 (18:35):
Only John Daily?
Speaker 6 (18:37):
No, but you see those guys right, they're barely walking,
but they're playing golf because the skills it right, That
is true?
Speaker 4 (18:45):
Yeah, right? Because or you see the eighty five year
old guy who walks up next to the course and
smokes you. We have plays every morning.
Speaker 6 (18:53):
I'm gonna give Kuros to Buzz his friends with a
clan of Verse whose actually heard us on the show
and they've been clients for years. He's eighty five almost.
He's playing off every weekend, and I'm sure he's kicking
everybody's eighty five eighty five like you should see the

pep in his step. Yeah, And age is not what
it's about. It's how we take care of our body, right,
why we get out of it what we put into?

So what advice did you give the lady sitting on
the plane you got thirty seconds? What advice did you
give her?
Speaker 6 (19:27):
I was just I mean, most people don't want advice,
but I said, you know, you just need to get stronger.
Getting stronger is going to solve most of your problems.
Speaker 4 (19:39):
Right doing the activity or having problems.
Speaker 6 (19:41):
Because you shouldn't have to think, oh my god, do
I have the physical ability to walk? This should never
be a question, never unless you were in some god
for a bit an accident, right right, right.
Speaker 4 (19:53):

do some real estate staffs. We haven't so much fun
talking to Illy from Exports body. She founded this way
how long ago? About ten years ago? Is when you
started exports?

Here in nine years ago?
Speaker 4 (20:57):
Nine years ago, almost a decade. Almost Dan this close,
But I know it flies. Listen. You and I have
known each other for six years, and that time has
freaking flown by. I mean I dropped forty pounds a
month after meeting her, like two months after meeting her,
and thankfully I've only put on all about half of it, right,
but in six I know she's over here. Like, stop
looking at the scales.
Speaker 6 (21:17):
Stop looking at this, Kale is dumb.
Speaker 4 (21:20):
It tells me the truth.
Speaker 6 (21:22):
It's not the truth.
Speaker 4 (21:23):
It's not because because muscle. You're right, muscle you have
water weight, you have muscle weights. It's just you know,
I look at it sometimes because I'm like, well, five
more and I'll have an extra two and the six
pack down here, you know. But it's really about what
you eat. It really. Bottom line is I only put
on the weight because I'm a foodie.

This is where the decoration come.
Speaker 4 (21:43):
Okay, decoration.
Speaker 6 (21:44):
Food does the decoration part. The gym does the strength part.
Speaker 4 (21:49):
The food does the decorations.
Speaker 6 (21:51):
Yes, so I.

Can hang little balls, what a little little leaves and
stuff and little ornaments on my six packs?
Speaker 6 (22:03):
Yeah, what is a six pack? Is decoration?
Speaker 4 (22:05):
It is? It's there, it is.

The question is do we see it?

I just love that I can chime in now. So
it took two times to come on the show, yes,
before I finally made it in there.
Speaker 4 (22:17):
How's it going?
Speaker 5 (22:18):
It's going good? I mean I knew I would love
this part. It's my favorite. It's because it's so quick. Yes,
so the fact that I just if I get there,
just get it done, and then I feel so much
better about myself. And yes, I feel stronger. You said
that to me yesterday that I'm looking a little stronger.
But we were talking about, you know, football and coaches earlier.
I think coaching is just important in any field sports, yes,
(22:43):
but even with the working out, I've never had a
coach before. So every time I met X Force body,
I have my coach, and you know, they it's a buyer.
You make sure you're doing it right.
Speaker 4 (22:53):
You know, give you motivational factor. And it's such a It.
Speaker 5 (22:55):
Makes such a huge difference, you know, because then you
kind of you just take your brain out of it.
They just tell you know what to do and it's
your body doing it.
Speaker 4 (23:03):
You get the reps in and then you know, here's
what you got. They moved the weights. It is a
whole different experience, right.
Speaker 5 (23:08):
A whole different experience. But yeah, also coaches. I mean,
I consider like Ray Mahari, he's my coach, right, and
I think he's probably the best coach that you can
ask for in the industry. And he helped me out
huge on my trip. You know, I was doing layovers.
My traveling was a bit of a mess, and you know,
I had to deal with some issues and Ray was
available to help me out. And he's just a great
coach to for one coach us agent how to handle
(23:30):
you know, different issues and stuff. But the fact that
he's also available to be hands on, you know, when necessary.
Speaker 4 (23:37):
Yeah. And Maharran Associates, that's Ray mahar by the way,
that's uh who founded Maharran Associates, who Sinia works for
and who we love working for because they're one of
the best real estate agencies in town. By the way,

Let's get the real estate and the stats. We're going
to talk to the market real quick, find out what's
going on, and then we'll get back to a little
bit more of your summer body and we're gonna we're
gonna understand, you know, the whole premise of of taking
a break giving your body a break and those two
days in between the workouts, Like, how do you I'm
sure you feel good? Stand like you work out, you
get two days off, you go back in there and
you're kind of refreshed. It's not like I love that
(24:25):
part too.
Speaker 5 (24:27):
I love the recovery time. And now I insist on
the sleep. So yeah, it's good.
Speaker 4 (24:31):
All right. What's the husband saying?
Speaker 5 (24:34):
I mean he's he's liking me doing it. Yeah, he's
a little jealous, I think.
Speaker 4 (24:38):
Ah, I guess who's going to be the next guy.
All right, so stats, what do we have? Do we
have anything new from them?
Speaker 2 (24:45):
Well?
Speaker 5 (24:45):
We do, so, yes. I was excited that I do
actually have the main stats. They must have just posted
it because sometimes they're a little bit late. Yeah, we are,
you know, towards the end of the month now. So
our main numbers, I was telling you before the show,
you know, do look pretty similar to April. Okay, so
those sales were down, Hillsborough County down by a good
amount thirteen and a half percent. Oh that is, Vanilla's
(25:05):
up a little bit three and a half percent, was
up three up a little bit three and a half percent.
But overall for the four counties that this takes into account,
it was down four point two percent.
Speaker 4 (25:16):
Now do you think it's up because it's the summer
and people are thinking beach and they're thinking be near
the water and things like that.
Speaker 5 (25:23):
So these are so this would be for May closings,
So May closings. This would be contracts, you know, contracts
in April from like March April. Yeakay, so you could
see in a lot of times when I do like
the new pending sales, that's usually indicative of what's you know,
going to close the next month. Right, So on the
new pending sales though, we're up three point six percent
(25:45):
in Hillsboro seven point three percent and Panelas and seven
point three percent in Pasco. Wow, So that means that, yes,
I think that June numbers. Hopefully we'll see the year
over year closed sales up. I'm hoping so. And I
feel like and just my you know, personal listings I had,
you know, my two last ones, we had multiple offers.
(26:06):
They went off the market quick. We're feeling pretty busy really,
even buyers, I mean they're looking and I think, yeah,
just the first quarter.
Speaker 4 (26:17):
Yeah, it's you know, for me on the mortgage side,
It's been very up and down, you know, like like
last two weeks has been very slow on new on
new applications and new pre approvals. Two weeks ago it
was very busy, you know, and I can't really pinpoint it.
Somebody this morning and asked me, you know, is it
the war? You know, well, first of all, the war's over, right,
(26:39):
But well, I know, what was it they call it?
You know, throw a couple of bombs and do this
all of a sudden, You're at war? I don't know.
I don't think we're really at war, but you.
Speaker 6 (26:47):
Know what what's happening is we're trying to be protected
from that.
Speaker 4 (26:51):
Right, right. That's also really it's not war, right, it's
a defensive posture basically. Yeah, okay, well we kind of
want to end this before it starts and goes into
a war exactly. You know. So the answer is no,
I don't think this is having any effect on the market.
You know, I am seeing stuff about oil prices right now,
just because they temporarily close the straight of Horn moves,
(27:11):
I think, as I don't know if you say that, right,
horm moves whatever, But that's a when Saudi Arabia pushes
a lot of their oil out Kuwait, Qatar. They push
oil out through that straight. I don't think that was
going to stay closed for very long. I mean, I
don't think any country trying to close that would be
a good thing for anybody. But no, we don't see
rates changing. I don't see anything dramatic for you to
say that you feel busier and you have. You've seen
(27:31):
multiple offers in the last twelve days during the twelve
day war. That's a good oo.
Speaker 6 (27:36):
Everybody says it's. My best friend ows a title company
and she said they're getting more deals.
Speaker 4 (27:42):
Good good. So it's a positive thing. So what you know,
what's your advice to the buyers right now?
Speaker 5 (27:48):
Like you know, I mean you know what to be
honest with you. Like the my two listenings that had
the multiple offers, it's I can't imagine if rates to
go down, like if this, you know, does already happen,
you know, to get that feel for it. Like one
of them, I mean they went significantly over list, not
just one of them.
Speaker 4 (28:04):
I mean they were so they did not it wasn't
just multiple offers. They sold over list price.
Speaker 5 (28:10):
We are under contract over list. Yeah, I can't say
quite how much, and yes we did price it well.
I do still think that is definitely the strategy. Now
sellers that want to sell price it right. I mean, no,
that happened, and I'm thinking, Okay, if interest rates came
into the factor and they were you know, lowered, I
guarantee you so many more buyers would come out of
the woodwork and it would not be fun. It's not
(28:32):
fun for buyers, Like I had some broken hearts. Oh please,
an agent's begging, no, no, no, you know, please pick us.
What can we do? And you know, ultimately it's only
the one offer that gets chosen. And put your bust
foot forward and you know, probably pester the listing agent.
Speaker 4 (28:47):
Yeah, what do you think about what do you think
when people write letters? Sen, I've heard of this strategy
where a buyer really wants a house and they write
a letter and they put a picture of their family
in it, and they try to make it a personal
experience to give to this.
Speaker 5 (29:00):
It's like you're setting this up. That's so funny that
you say it, because No, I had two offers that
were very very close, and what made the difference is
that I did get a letter and my clients, you know,
it kind of pulled at the heart strings and ultimately
made the difference. The other agents that happened, like those work,
and you know what, they don't hurt.
Speaker 4 (29:21):
I think they do work for me. I'm an empathetic
type person, you know, and I can feel the feelings
of the other person. And if I got a letter
and I'm selling my house and I got two on
my table, and I see this beautiful family and kids,
It's going to make you start thinking about what memories
are they going to have in this house? What also
memories did I have? I want them to have that. Yeah.
Speaker 5 (29:39):
For me, I mean I'm emotional even you know, when
I'm then the agent side, and of course you read it.
But during the COVID mark I will tell you there
were plenty of agents saying do not submit letters. Oh really, yes, Well,
because I'm sure if you're having you know, ten or
twenty offers to go through and each one of them
has got a you know, a sentimental letter like you know,
it just makes it harder to shoes. It's ultimately for
(30:00):
the seller, it's still it's their bottom line, you know,
it's a big financial decision. It really needs to be
a smart business decision, right.
Speaker 4 (30:06):
You got you got to be in the ballpark either way, right,
So you know, letters not you know, I sure I
would only read the letters are the ones that are close,
right right? Right?
Speaker 5 (30:14):
Yeah, I've submit an offer that's you know, definitely nowhere
New York close, and it's the letter is not going
to do it.
Speaker 4 (30:20):
But but so so the market. So so that's very positive.
You have some good statue. What I'm what I've picked
up on the most about the stats is is Panella's county.
Panella's County seems to be doing better than Hillsboro across.
But what were you whispering over there when we were
talking about Palas. She's like, that's the place to be.
Speaker 6 (30:38):
Well.
Speaker 5 (30:38):
I still think like even our Panela's numbers, I feel
like they're a little bit you know, up and down,
like month by month. And I do still think that
a lot of it has to do with the hurricanes
and just you know the different parts there, you know,
because last month they were down significantly by nine point
eight percent for closed sales. But yeah, now they're up
and pending sales are up. So I just think it's
(30:58):
evening out and I hope that our weather just cooperates
and you know, no more big hurricanes for a long
long time.
Speaker 4 (31:04):
We could use a season of not too many hurricanes
this season. But what I leave this on a positive
note before we leave this segment, is that being out
on the beach, I'm at Madera a lot in the
summer and to see the renovation and to see all
the shops that are open and how nice things are.
Not that we ever want this to happen again, but
it's beautiful, Like the restaurants are newer, everything's nice, the
(31:27):
new shops that everything is just you know, all the
condo buildings are getting fixed and rebuilt. So you know,
God forbid, we're going back to.
Speaker 5 (31:34):
Like Anna Maria, Yes, because I know, like for because
that's one of my favorite spots. And you know, after
the hurricanes, I know they were pretty much just shut down.
Speaker 6 (31:41):
Everything in Anna Maria is pretty much reopened.
Speaker 5 (31:44):
And yeah, so I love seeing that. Yes, we're doing well,
and it's.
Speaker 4 (31:47):
Only been like seven months, you know, so you got
to you know, we haven't done bad. So anyway, we

the other stuff. Can you work out outside of X
Force Body? Sure? Can you do other things if you
want to? Has Frank the Bank done it in the
last five and a half years. No, like, beside from
doing a few push ups and pull ups and you

know here and there, you know, maybe getting ready for
my summer body. No, I don't, and I don't think
you need to. But here's the question I want to
ask you, who is I mean, we know it's for Senia,
we know it's for Frank because we're busy executives, we're
in real estate, we're running around. We don't keep talking
like you, who's it for? It's us?
Speaker 6 (33:58):
Right, people like you. People who don't go to the
gym to fill some emotional void.
Speaker 4 (34:05):
They serious is a heart attack. Though.
Speaker 6 (34:11):
I am serious because there's people who say I'm going
to the gym. I go every day, it's my therapy.
Then you're not my client, okay, because gim has a
specific purpose to exhaust your muscle fibers so you can
go home next two days and grow muscle, not get injured,
(34:33):
not overtrained, and not feel exhausted, and actually do it intelligently.
If your gym is your therapy, then you have a
totally different need to be in that gym, and also
means you got too much free time on your hands.
Speaker 4 (34:50):
That is so.
Speaker 6 (34:52):
I mean, can you imagine you're running a business, you
have employees, you have a wife, you have two kids.
Can you imagine you saying I go every day, my
gym is my therapy. Hell now, exactly. So, people who
are productive, people who want to contribute in many places, charities,
(35:14):
your business, your community. You don't have time to burn
an hour in the gym. Every you shouldn't. You shouldn't
want to now now again. We go to the gym
for different reasons. Yes, it's therapy. We release hormones and dorphins.
It feels better. But I need the busy people. I
need the productive people, people who look for reasons to
(35:39):
better themselves. And I remember I got a text message
one day from a client. He's seventy six, he's a
Vietnam veteran. He's having a home in North Carolina. They
have a home in Southeampa. They have dogs, the beautiful wife, right,
and he travels even his best life. He's going electric bike.
(36:03):
And I get a text message and he goes, can
I keep my time slot? I'm going into surgery tomorrow,
like major surgery. He was about to lose the rest
of his toes. You know a lot of people that
fought in Vietnam lost limbs and right there was a anyway.
(36:26):
He goes, can I keep my time slot for after
my surgery? And I'm looking, I'm like, this guy is
supposed to go into major surgery tomorrow. He's worried about his.
Speaker 4 (36:37):
Workout exports time.
Speaker 6 (36:39):
This will be me, this will be me. Right, if
my body is in a cast, I'm gonna go train
my neck because there's muscles in your neck. But this
is the mindset. I don't need the people that, oh
it's raining outside, I'm not gonna make it for my workout.
Speaker 4 (36:52):
What that's the key, That's where I think. Yes, it
allows your mind to fit into a time schedule that
you can accomplish, like you made. The comment as well
said is like you. You you get like saying like me,
you get mad at yourself if you're going to miss it.
There is no excuse. Yeah, right, yes, twenty minutes twel.
Speaker 6 (37:12):
You come with the mindset that you want to be productive,
you want to be better. You you come. I can't
give you that mindset, right. Also, I can't teach you disciplined.
You're already disciplined. Right, You are already disciplined. You can
come to the gym.
Speaker 4 (37:26):
Right.
Speaker 6 (37:26):
You appreciate the accountability, You appreciate the coaching, the extra encouragement, right,
because we're there. My job as a coach, it's to
help you do your best.
Speaker 4 (37:38):
Let me talk. I'm gonna talk about coaches for ten
seconds because Justin did something today, and he's one of
one of your best coaches there. I love all your coaches.
I'man every one of them, but Justin, like, mentally, you're
working out and you're middle of your set and by
the way, you only do one set on seven machines
six to eight reps, okay, And and when you have
a coach and he's encouraging you, you you lose count
(38:01):
between one and eight you should be which it blows
your mind because I mean, you've gotta be a moron
to not count to eight. Right, Well, you lose count.
But then the coach, Justin was encouraging me when I
was like on my seventh rep, and that little bit
of encouragement like, man, you got that, Yeah, come on, man,
we got two more, you know, come on, we can
do this. Blah blah blah. I don't know what rep
I'm on, But all of a sudden, I get to
ten and he's like, bro, that was ten. Let's do
(38:21):
it man. And and you know when somebody says that,
then mentally you're like, oh, I did ten. Now I'm tired, right,
But they keep you going, they keep you mentally.
Speaker 6 (38:30):
Is this accountability motivation and.
Speaker 4 (38:32):
You have an appointment. So it's not like, oh, I'm
just gonna not go to the jam, or I'll go
in two hours. You have an appointment, you have accountability,
you have a person. It's it's worth your time. And
it's two days a week, twenty minutes a day. So
we got to tell people how do they find it.

That's right right, that's right right. And you talk about
the WW guy too.

Mike Menzer. He was mister Olympia Olympia. A lot of
bodybuilders know who he, Like, every bodybuilder should know who
Mike Mentor is. Yeah, but he wrote a book about
this concept. It's called heavy duty huh. And he did
it twenty minutes twice a week, full body workouts, and
he was beating everybody else. Yeah, it is so he
was I think one of the only ones that practiced that.
