My gosh, King and Country. I think for King and
country they're nationwide.

Oh yeah, they would be amazing.
Speaker 1 (01:07):
Yeah, I oh they were so good. Oh so, such
an important conversation that we need to have right now
because finally, this is something that President Trump has been
pushing for and pushing for, is to lower those darn
interest rates. Finally they're starting to fall. So, Dixie, in
the real estate market, are you starting to notice a
difference because of the It's a slight drop right now.
It's not where he wants them to be, but it's

the start, right Dix.
Speaker 3 (01:31):
Yes, it is. They lowered a week ago. They've jumped
up just a little bit, but they've the lowest they've been, gosh,
in probably three years. So it lowered last week. In
about six point twenty five, we saw a big surge
of people starting to really look again. You know, August
slows down sometimes because the kids are going back to school.

But with that interest rate drop and you know, everybody
kind of settled. We had a surge a couple of
weeks ago. They only went up to six point three
to zero right now for thirty years, so it's not huge.
You know, we're still sitting pretty good for mortgage rates.
Speaker 1 (02:08):
So is it a good time to buy or sell.
Speaker 3 (02:11):
You know, it's a good time for both. Right now
things are finally starting to kind of balance out. You know,
it's been a seller's market for so long and it
was so difficult for buyers. But now buyers are able
to you know, get a home without paying you know,
extremely high over a list price. And for a seller,
the prices are still up. They still went up two

percent and our average median home price is four hundred
and twenty two thousand, which is crazy.

So does this give a little more wiggle room that
you can debate on the price a little bit more
for people?
Speaker 3 (02:45):
It has, Yeah, it has definitely. I think buyers have
had a better opportunity to be able to find something
and to not feel so wreshed because you know, people
were so worried about getting it they would just quickly
put in an offer, and sometimes we were seeing people
were getting cold feet. So this has given people a
little bit of time to think about things, which is nice.

Well, I know you are, I know you also wanted
to talk about getting your homes ready to sell, things
that you should do. So it makes the house a
little more appealing to the buyer. Before we get to
that Melinda Peters Elliott with Fine Designs and Interiors. I
noticed something that you put out on social media and
you said, because so many people are scared of price
increases because of tariffs, and you said, in your industry,

it does not affect your.

Yeah, a lot of my vendors like we have purposely
chosen like United States USA made, American made products, cabinets.
There's a huge increase on the cabinet prices of cabinets
that are coming from China because of the tariffs. Yep.
And I think that they went up. I think Trump

announced this this week. It was like a fifty percent increase,
and it was like everybody was like choking and scared,
and I'm like, well, I'm not because We're using our
companies in Minnesota, and you know, it's like, okay, big deal.
Speaker 1 (04:12):
Why is that important to you to make sure I know,
you love your country, yes, but why is that important
to you to choose your products that are made in America?
Speaker 2 (04:20):
Well, because we you know, those people, We're supporting our
own people, you know, and it's it's important to keep
the There's a lot of chemicals that are sprayed on
the products when they go overseas. So it's healthier for
the homes and for our people that you know, we
take care of. I've always I've been one to you know,

quality over the price is my my mantra. I would
rather do a good quality product that's not going to
make people sick or you know, and it's just supporting
our own our own country. And there's a lot of
movement towards a lot of things being made in the
United States now, thank goodness.
Speaker 1 (05:03):
Yeah, because it has.
Speaker 2 (05:04):
It went away and you know, okay, great, the prices
went down and all, but we weren't supporting our own
people here and factories were closing, and you.
Speaker 1 (05:14):
Know that just makes me sick. Well, that is part
of the Trump administration. They do want to bring more
jobs and opportunities to all states, Ohio of course included.
So Dixie, I know you love to hear that because
you are America proud for sure. So what is the
best thing for people to do if they're getting ready
to put their house on the market, because you all
want a buyer to walk in and say, oh I

love this, this is it.
Speaker 3 (05:39):
Well, first, I think outside curb appeal is important, especially
in the fall. Fall could be a beautiful time to
sell because like today we have beautiful weather. What a
great day to go out looking at houses. Yeah, and
you know the leaves are changing, but it's really important
a curb appeal, like when you pull up in that
driveway the first thing you see, So I alway recommend

making sure you keep your lawn clean. Like you know,
leaves are everywhere, so keep your leaves out. Put some
nice moms keep your multi beds clean because you know,
we do it all when the summer starts, but then
when falls here we kind of let it go. But
to me, the outside keeping it clean and picked up
and beautiful when somebody pulls in that driveway is so

helpful and it also kind of shows what they're going
to care for when they're inside too.
Speaker 1 (06:26):
You bring up a really good point too, with school
kids in school, now might be a really good time
to sell that house because you don't have to worry
about picking up the kids getting them out the door.
Because when you're selling a house, you got to be
out of that house so people can go into the house.
Speaker 3 (06:41):
Yes, it can be painful if you have kids or
animals or pets to have to get out of that house.
Have it ready every time you have to show it.
I tell people this, I go, I know how stressful
it is. I know what it's like to have kids
and pets, and so when the kids are back in school,
it is helpful to sell because you have the chance
to get it ready for the day and it's not

going to get messed up midday when you might have
a shelly. So this is it's a good time to
sell in the fall, that's for sure.
Speaker 1 (07:09):
And then Melinda, you can piggyback off that so much
when someone moves into a new house. You kind of
wanted to tackle that.
Speaker 2 (07:14):
Oh yeah, well, you know a lot of people are
buying the brand new homes and they they're builders, are
putting in the things that are not quality. You know,
I've been talking about quality already today, So I am
all about quality. I'm all about adding character to your
space so you can personalize it and make it unique.
(07:36):
And things that builders put in these new homes are
like the cheapest possible thing they can. So like carpeting flooring.
I mean it's it's literally like hardly even They're just
like fibers sitting on top of a carpet padding.
Speaker 1 (07:53):
So just trying to look at the most inexpensive option
because a lot of people might think I'll move in
and then I'll change it, make it my.
Speaker 2 (07:59):
Way, yep, and then you know the house I always
you refer to the vanilla milkshake. You know, you walk in,
it's like a vanilla milkshake. There's nothing, it's plain, it's
you know, no personality, no color or whatever.
Speaker 1 (08:12):
So we're all.

About adding like different types of unique things that kind
of upgrade to elevate that space adding. And I brought
a bunch of stuff too right now, so I don't
know if this is a good time to show it,
but go ahead, like cabinet hardware, So we like to
upgrade like cabinet hardware, and those can go in the

existing hold it.
Speaker 1 (08:36):
Right there to that camera and then talking to microphone there.
Speaker 2 (08:38):
The existing holes that are in your cabinets.
Speaker 1 (08:41):
So these are some of those really cool.

Yeah, a whole bunch of different finishes and different things
like that.

I'm I know that you guys probably do a lot
with like upgrading the homes when they are not new,
but you know, putting backsplashes in and are super important,
and a lot of times we like to do things
that are like neutral. So this is a really pretty
neutral picket we call it a picket tile, and it's khaki.

This khaki kind of green color is going to be
the color of the year.
Speaker 1 (09:18):
That's such a pretty color, Dixie. I know you're on
the phone, you're not in studio with us, but you
would love this color. I don't know if you've seen
a lot of houses that you're showing right now, it
is like a khaki color. Have you noticed that, Dixie?
Speaker 3 (09:30):
Well, I noticed it is going more, you know, everybody,
And we've talked about this before, Melinda, everything was gray
and white, but I do see more and more people
going into the beige khaki colors after that.
Speaker 1 (09:42):
Again, Oh yeah, gray is which.
Speaker 3 (09:44):
With white trim anyway?
Speaker 2 (09:45):
Yeah, absolutely, yeah.

So gray's out. What about scarlet and gray? Oh well
that's always that, always in Ohio. Scarlet gray is always
in Ohio. So what is this?
Speaker 2 (09:57):
So this is a cabinet finish and I'm kind of
showing this because it is a really really pretty green
kind of shade. We call this per The color is
just like kind of I don't know, evergreen fog kind
of color, which is evergreen fog was a color of

the year a couple of years ago from sher Williams.
But green cabinets are huge right now. People. We did
a whole kitchen in New Albany and bill yourd green cabinets.
It is amazing. People are adding the color, getting rid
of like white, and that's another way to elevate that space.
Speaker 1 (10:36):
So, Dixie, when you see these different homes, whether they're
decorated in the way Melinda is describing or in a
different way, and you have these clients, can you automatically
think to yourself, oh my gosh, this house would be
perfect for this client. Can you see them envision them
in this house?
Speaker 3 (10:55):
Oh? Yeah, that's what. It's so nice. And I tell
everybody that they're like, oh, I don't want to waste
your time time or this or that. You know, when
we're just starting, I said, but you don't know how
that is important. That is to go the first time
because I listen to everything they say. You know what
they like, what they don't like, and you know, by
the first or second house, I can have a really
good idea of what they would like and then I
(11:17):
can be more specific when I send them houses to
look at.
Speaker 1 (11:21):
What about you, Melinda? When it comes to decorating home
and how often do people listen to your advice or
sometimes it's like they have their mindset, Yeah, you can't
change it.
Speaker 2 (11:30):
That doesn't happen very often because by the time they
call it designers, they've basically tried it and they've given up. Yeah,
so they're like, I don't know what I need to do,
so you tell.
Speaker 1 (11:41):
Me and then you love customers like that.
Speaker 2 (11:44):
I do, but I also do discovery call where I'm
asking them a ton of questions. I'm really getting to
know them and their family and how they use the home,
and you know, all the different things like what are
your favorite colors, what are your least favorite colors, any patterns, prints,
and things you don't like, and we go through a
huge checklist. I know pretty much from the way that
(12:04):
they've answered these questions what we need to do. So
and when I walk in and I meet them, Mike, yeah,
I know exactly how to handle this.
Speaker 1 (12:13):
And it's the same thing with Dixie and Melinda. Both
of these women. When you work with them, when they
take you on and underneath their wings, they're going to
take such great care of you. You look at them,
they basically become family and really good friends.
Speaker 2 (12:28):
We love to get to know customers. I'm sure, Dixie.
I mean you keep your customers become your friends.
Speaker 1 (12:35):
Yeah, for sure, Dixie. What is the best way for
