Well, it all depends.

You know, you want to kind of neutralize it. You
want people to be able to picture that it's their own,
and you make sure it's clean and crisp and very spacious.

Now do you work with real chops as far as
they need you to go in and help stage a home, yeah,

I have had a couple people. A lot of realtors
actually need help with like paint consultations. So I have
a really good friend who calls me and says, I
need a paint consultation, and you know, when can you
be here. We're going to put the house up for
sale in two weeks and they're going to paint tomorrow,
and you know, sometimes at the last minute. But I
can do I can run by or sometimes even do

it online, like through texts and things like that. So
I know my colors and I know like, you know
what the market is doing right now, so I can
kind of, you know, get to the bottom of it
pretty fast. And it's a really really great transition and
when it gets done, it sells like that.

Well, the whole thing is people's lives get busy, dam
I will say that firsthand, and you don't have a
lot of time to divulge into making your own space
look better. That's where it's so important to hire someone
like Melinda, the professionals who you do this every single day.

Yes, exactly. And you know a lot of people do
the DIY stuff, but they can they can waste so
much money and so much time trying to figure it out.
So we kind of cut through the chase. We do
this every day. It's like the back of our hand,
and we can get to it faster and quicker and

be done. So if you like saving money and you

you think you're in contract and then something else happens.
I can't imagine doing this without a real estate agent.

Yes, we are like a counselor for that, because it
is it's so emotional. It's such an emotional process, and
probably ninety five percent of the transactions don't go smoothly.

So you need an expert.

To walk you through it and let you know how
it should be and how we can make it work.

Otherwise you'd have no idea.

What's one of the number one, two or three reasons
that a house sale wouldn't go through?

Well, number one, when you first start, the first weeks
are going to be an inspection, So it might not
go through based on the inspection. If something happens within
the first week of the contract, you kind of know
it's probably the inspection.

And that lies on the person who's buying the house
if they want to get the home inspected.

Not everybody does that, right.
Speaker 2 (04:09):
They don't.

Well, when the market was so hot, a lot of
people waved inspections. I wasn't really big on that. I
could see that you come in and you do the inspection.
But you know, I always say, do the inspection, but
plan on not nickeling and diming everything. Yeah, because if
I always tell people, I'm like, if you just read
the inspection report, you probably would.

Never buy a house.

Yeah, seriously, truly because they sound horrible. And I'm always like,
you really need to talk to the inspector and talk
it through because it's something easy, but the way they
write it up and I kind of think it's a cya,
it sounds horrible. So I'm like, really, honestly, I promise you,
if anyone read an inspection report, you probably wouldn't buy.
You'd be like every house because you're not going to
find a perfect house.

So what's another reason.

The other reason's financial, really, if your finances don't go through,
if as the house doesn't appraise, you know, for the

funds to do it.

we used to have. You know how you would pull
it down it like you had the like spring tension
it and then it would like fly up and break
and you've got this ugly roller and stuff like that.

Yeah, so this so this is a really cool like
this is a cover for the roller as well, and
so you don't you have this really clean look in

keeps it so you don't have to replace those things.

So a lot of people spend a little bit more
on custom shades and stuff like that. But over the
period of time, they last longer and they can be
serviced and you know that, and then you keep them

ten thousand times. So this is another blind that's really popular.

emails from people, Hey, you want to sell your house
on Legacy Drive whatever, And I'm like, no, but a
lot of it is these cash for house sales.

Yes, And I'm not being negative about it at all.
I just think sometimes it works and sometimes it doesn't.
And a lot of people think it's just an e fix.
And I ran into this a couple of times and
it was really I was kind of blown away because
they were going to sell their house. Well these people,

they were like, oh, this is easy, So and so
did it. They're just going to come and give me cash,
no fees, which you just have to make sure because
a lot of them do have fees, even though they
say they don't.

Oh really, I didn't know that.

But they came and gave them cash.

But it was like eighty thousand less that if they
would have spoke to a realtor that they left on.

The table with eighty that's a lot. Yeah, yeah, and
that's even after all the fees.

Like I could have ran numbers on what we could
have sold it with, and some people it could be
easy fixes.

they're trying to make money too, and I get it,
that's their business, but this is your home and let
a real it or an expert come in and just
tell you first, give it a chance. Don't just be
like no, I'm just going to do this. And this was,
you know, a younger couple and I was just blown away.
I'm like, you've really lost eighty thousand. That's a huge

amount of money.

I know interest rates are staying even, and I know
President Trump really wants that to change. I don't know
if it is going to change right now according to Powell.

You know, they're staying great? Okay, good, they really are.

Things are things are balancing out, so there are more
houses on the market, and they're staying on longer. What
I want people to understand is, sometimes the way the
market had been going, if a house stayed on longer
than a weekend, people start worrying what's wrong with it?

But that's not the case.

Now that's good, you know, So like, don't neglect a
house just because it's been on the market for a
week or two.
Speaker 3 (11:45):
A week or two.

I think the house I got at Indian Lake was
on the market for months.

You know, I'm scared I'm buying.
Speaker 2 (11:52):
You know, you should be the smart one.

You're right, there's still there's gems out there, but people
have the mentality that, you know, if it's still people
watch what buyers. That's what I said, the buyers are
driving the market. So you have a house. Let's say
you go look at the house and there's ten other
people there looking at it. What are you going to think, Oh,
my gosh, this is a great deal. I better get
get an offer. True, And that's what happens even at

an open house. There's a lot more open houses than
we've ever had. And you go to an open house
and you've got a load of people there, you're like,
oh gosh, I better get an offer in. But that
you know, things are changing, there's more on the market.
So if it's been on the market a little while,
it's still okay because it's probably a gem.
