Il primo passo da fare è trovare la rendita catastale dell’immobile che stiamo analizzando.
La rendita catastale è un valore di una ipotetica rendita (solitamente molto diversa da quella che potresti percepire con un affitto) che viene data all’immobile dall’agenzia delle entrate.
Tale rendita si trova nella visura catastale. La rendita, secondo la normativa, deve essere rivalutata del 5%, per questo è necessario moltiplicarla per 1,05.
Una volta che conosci la rendita catastale il calcolo è il seguente:
Valore catastale 1° Casa = Rendita catastale x 1,05 x 110
Valore catastale 2° Casa = Rendita catastale x 1,05 x 120
A seconda delle tipologie di immobili i coefficienti per cui moltiplicare la rendita catastale variano:
La Categoria catastale B ha il moltiplicatore pari a 140.
Per la categoria speciale D è 60.
Categoria particolare E = 40,80.
Per la categoria A10 è 60.
Per i fabbricati ricadenti in categoria C1 è 40,80.
Quello relativo ai terreni attualmente equivale a 90.
Ricordati di rivalutare del 5% (moltiplicandola per 1,05) la rendita catastale prima di moltiplicarla per i coefficienti qui sopra.
Esempio:
Rendita catastale terreno: 100 €
Valore catastale = 100€ x 1,05 x 90 = 9450 €
