Intesa San Paolo ha una politica del credito abbastanza restrittiva. Non rende noti i suoi criteri di calcolo, ma grazie alle pratiche svolte dai mediatori creditizi con cui collaboro, sappiamo quali sono i parametri (più o meno) che tiene in considerazione.
Il rapporto rata/reddito per questo istituto bancario varia dal 35% (se il richiedente del mutuo è monoreddito) fino al 40% se bi-reddito (ad esempio marito e moglie entrambi lavoratori).
ESEMPIO: 2000 €/mese, mono-reddito. rata mensile = 2000 x 35% = 700 €
Se ci sono altri finanziamenti in corso la rata di mutuo sommata alle rate dei finanziamenti non deve superare il rapporto rata reddito
ESEMPIO: 2000 €/mese, mono-reddito, 150 €/mese di rate per altri finanziamenti. Rata sostenibile = 700 – 150 = 550 €.
Unicredit ha una politica di concessione del credito molto diversa rispetto a Intesa.
Anche in questo caso le informazioni derivano dall’esperienza diretta dei Broker con cui lavoro, dato che la banca non dichiara le linee guida che segue.
Unicredit ha un rapporto rata-reddito che può arrivare anche al 50%, se la pratica “piace” (redditi buoni perlopiù).
ESEMPIO: reddito 2000 €/mese, Rata sostenibile = 2000 x 50% = 1000 €
Ovviamente in questo 50% devono essere incluse anche le rate di eventuali altri finanziamenti.
ESEMPIO: reddito 2000 €/mese, rata per finanziamento auto 400€, rata sostenibile per il mutuo = 2000 x 50% – 400€ = 600 €.
