And did you see in the news this week Benidorm
voted the best place in Spain for bricks to retire
at the moment.

So one of the reasons for that is.

The great healthcare access up there, loads of facilities and
of course the great weather and a big British community.
So what do you think is Benidorm the best place
in Spain or do you know something better? That was

He's going to be giving us some news for British

property owners here in Spain. A bit of good news,
I think it is as well. So some new rule changes,
So listening for that. That's coming up in about twenty
minutes time. And yeah, Sylvia says, anyone else having delays
with their paperwork, She's having some complications with paperwork called
time delays. Yeah, it's something you get used to a
little bit here in Spain. It's very, very frustrating waiting

for paperwork to come through.

It just takes so long.

It's crazy.

There's no need for it, really, but there go some
of the administration here in Spain. And trust me, I
know because my wife works for local government here and
are seeing it from the inside and it is just
ridiculous amount of paperwork and why it takes so long here.
The thing is really, you know, without going into details,
it's very political here in Spain. Different positions in his authority, buildings,

government buildings, it's all political. You get put in positions
even if you don't know the work. You know that
you're doing. For example, a friend of a friend of
a friend. Let's just say, was the mayor of a
local town here for about twelve years, and then when
there's a change in the political parties, he was put
in charge of the healthcare system in and Lucia.

Absolutely crazy.

He had no idea about anything to do with the
health He was in a very small, remote village here
in the hills as the mayor, and then he was
put in that position. That's how it works here, the
political system. They put these people into power and they
have to run whole departments and sometimes it's huge departments,
and with a very very little.

Idea on how to do it.

So, yeah, the administration here in Spain is slow. To
give you an idea how slow sometimes. I mean when
I was waiting for my paperwork to have my house
built here for the planning permission, everything was all ready
to go. We're just waiting for them to review the plans,
and they said it would take about two months. It
took eight months. Can you imagine sitting there waiting on

a plot of land, waiting to lay the bricks, waiting
to do some digging, and you have to wait eight months.
It is really frustrating. I know here in Spain. The
one thing I have learned though, is if you go
and keep a pastoring these people, you know, taking names
as well, you know, what is your name? Tell me
your name again, and things like that, so you're sort
of holding them accountable and be polite, always be Poliit.

Is no other ways around it.

And then you know, just by taking names and keep
going and being persistent, sometimes they get a bit peeed
off with you and you might get things done a
little bit quicker. That's just my tip for him.

show to though. We've got Alejandro Salvador from Salvador, Tax
and Illegal and as many of you listeners know, Alejandro
is the honorary British Consulate for al Maria.

Yeah, yeah, thanks for having me and yourself.

Great and Alejandro, So tell us a little bit about this.
I thought of some rule changes, but it's actually it's
a bit more important than that, isn't it.
Speaker 8 (07:50):
Yeah, it's pretty important and it's a big change and
it could be a very good thing for those that
are rented the properties in Spain, but they don't here.
The situation is that those from outside the Union, especially
British since Brexit, that I have properties in Spain and

they were rented since the size. Since Brexit, they were
not able to deduct the cause of the tax return that.
Speaker 2 (08:22):
They incur when they were renting the property. You know,
when you earn the property, you can't you will pay
the EBIT.
Speaker 8 (08:28):
Tax rubbish, I mean cleaning, the services of a job agent,
all those costs could not be deducted deducted before because
they said being from outside open didn't have the same.
Speaker 2 (08:45):
Right st those as those from inside from the Union.
So someone that wasn't happy with that situation went against
the tax office against Spain for that in the High Court.
Speaker 8 (08:59):
Byinally he won't, she won't and the outcome the result
is that we can apply the reduction the cost for
those even.
Speaker 2 (09:12):
If you are from outside the Union, which will reduce
the tax. Build a lot.
Speaker 8 (09:18):
For those that are rented properties and are not living
in Spain.
Speaker 5 (09:23):
Yeah, so this is of this could affect a lot
of British people with property here in Spain.

Then that's correct. Yeah.

Another good thing is that this is not ending. Oh,
this is not just going to happen this year. For
those that they've been paying this this or not been
able to the dark course, we could go four years
back and claim this money back for those that they
have been paying twenty four percent just on the on

the rental because they were not.

Able to do that the course on the property.
Speaker 8 (09:57):
On the rental property, we could applied for a refund
of the last four years because in the stain, when
you know that you have the right to get something,
you can go four years back. So it's also good
news and you can you know, get that good important
anot of money.

Well, that's quite that could be quite a lot of money.
Then if you've had a property here, been renting it
for the last four years or so and not being
able to climb all that money back, and now you can,
that could add up to quite a lot of money.
Speaker 8 (10:23):
Yeah, imagine a rental of I don't know, let's to
make it sacked ten thousand years in total, you will
be paying twenty four percent. You will be paying twenty
four hundred years every year, which is a lot. Now
with the reduction of the cost, you will pay much
less because as I said, you could deduct the can
see the tax rubbish, did your agent, if you paint,

if you clean it.

So all the all the costs that you.

You suffer you get when you are renting the property.

You can't do that in your an autopsual terms that

Well that's great now, so but people will probably need
help with this when they climbing it back. So this
is a service that you can offer listeners.

At my office about tax lele we normally were submitting
the way we were forced in the past.

We were starting to submit this year, I need to
be submitted before the end of this year for twenty
twenty four, we will we are going to apply this
not new rule because it's not a new rule. It's
the resolution of the high core and those are unteristed
in claiming these four years back.

First time I went to watch the football with you
and al Maria one unbelievable but there you go. Okay, So, Alejandra,
a lot of questions I've had this week about, you know,
the delays in the renewal of the visas and this
is a bit of a problem for the British people,
but it's not just for British people, it's everybody. Can
you just tell us a little about why this is
and what's going on?
Speaker 2 (12:48):
Yeah, yeah, of course I can explain. What's something.
Speaker 8 (12:50):
The thing is that when you need to renew your
tie your residency before you get to your permanent residence,
you need to go to the Foreign Office and put
again your finer prints.
Speaker 2 (13:03):
And for that we need to ask foreign appointments.
Speaker 8 (13:07):
The thing is that they are not in appointments at
the Foreign Office to cover the needs of all the
British the same any one from outside the Union who
needs to apply for this for this cis Apparently there
(13:27):
is a problem that someone is doing like a software
which takes all the appointments and appointments are sold in
some kind of market that we are not.
Speaker 2 (13:41):
We don't know.
Speaker 8 (13:42):
I think people normal people are trying to get appointments.
Speaker 2 (13:45):
It's impossible to get one.
Speaker 8 (13:47):
For example, we we this morning was a very strange
day because we took like four appointments, but we have
a queue of hundreds of people.

Waiting for for that appointment.
Speaker 8 (14:03):
And you also tell people not to think it's something
that needs to be done, but not to worry in
excess about that because because they are not going to
complaing to be illegal from the moment, they don't get
that thing because we the application is really submitted, so

they won't get the tie and that they are going
to get new but they need to continue the expire
t I and explain whether the situation is something that
nothing is going to happen. And also some allow people
are worried about traveling and so on. What I tell
(14:46):
people again is that if the police stops the ball
there and they said that this expired, what they could
do is just get something the passport, and that's it.
It's not going to and no one is going to
forbid you to enter in Spain just because you have
your expired TA.

So I will not okay, so as long as i've that,
as long as I've applied for it, then once I've
applied for it, that's okay. So they shouldn't have too
much to worry about.

Correct, you can't do too much prior to to the
end or after, So it's not such a such a
big deal. As long as you will apply for it,
you know, on time, not having the apartment to get
the fingerpels, it's not such a big thing. Of course,
we understand that it's a stressful situation for people, and

we try to explain what's happening. But yeah, it's a
difficult time also for us because as I said, we
have a long, long queue of people waiting. It's very
very we get very few every week and we try
to give it to those that are already expired.

so very very good contact to have now. Alejandro also
said to me just before he went that this new
ruling that's for the properties in Spain, this goes back
four years with interest as well, and he said that,
you know, some of these new clients that are coming
up to him that they're claim going to be able

to claim back any of these expenses for the last
four years, including the interest on it as well. So
we're talking about a lot of money. So if you've
been renting a property out here in Spain over the
last four so years, then this could be a nice
little windfall for you, so get in touch with Alejandro.
