I am Roady John and today we talked to David
with the Arlington Highlands. The Highlands will be hosting touchdowns
and tailgates on the lawn on September sixth, along with
new shops going into the Highlands. This is a great
conversation with David and you're not gonna want to miss it.
And you're definitely not gonna want to miss their touchdowns

and tailgates on the lawn happening on the lawn on
September sixth. So, without further ado, here is David with
the Arlington Highlands. I would like to welcome to the
show David with the Arlington Highlands. How are you doing today, sir?
Speaker 2 (00:57):
I'm great, nice to be with you, Thank you.
Speaker 1 (00:59):
For being here. So there's been a lot of changes
happening over in the Highlands. What can you tell us
about what's been going on over there?
Speaker 2 (01:07):
Wells the Highlands, we decided about a year ago that
the central water feature in the middle of the property,
as attractive as it was, it didn't really it didn't
really help with attracting people to sort of use it
(01:31):
as a you know, a place to hang out, a
place that was at a at a desirable gathering spot,
and so we designed a and Fairborne has operates quite
a few properties that are really town centers, and so
(01:52):
we've had a lot of experience with converting you know,
the sort of common areas of properties into more desirable,
determine the industry sense of place type places, and so
we decided to try to do that here and it
resulted in us eliminating that stream, which was although it
(02:17):
was pretty, it was not desirable because parents were afraid
if their kids were running around it they might fall.
Speaker 1 (02:24):
In it get hurt.
Speaker 2 (02:26):
So we ended up eliminating the stream and instead putting
in that you know walkway with the seating areas on
either side of the walkway and then the nice grass
area around it. And then we also put in you know,
basically a staging area so we could run concerts there.
(02:53):
There are some other things that we will eventually do.
We probably will put in some children's play equipment, and
we'll probably put in some additional type markers to indicate
where you can bring pets that be commediate for the
pets to use, away from where everyone else is going
(03:15):
to be seated, and we probably will also put in
some public art. Those are the three things that we'd
originally envisioned doing that still haven't been finally approved by
our majority owner. But what we have done so far
has been very successful. It sounds like you live in
(03:37):
Arlington probably had an opportunity to go out there and
see it, and it has had the desired effect. We
do have people that like to go out there and
just hang out in that park.
Speaker 1 (03:50):
Now, yeah, I know that there's I mean, as long
as the Highlands have been around, it's been so fantastic,
especially around the holiday time which we're about to get into,
because people love walking around. It's always decorated so wonderfully.
There's always music going on, and there's so many great
restaurants and little places for people to come in and
out and obviously just still do more shopping. And then
now that we actually have what I think you guys
(04:12):
are calling the lawn, you guys can do so much
more out there and bring even more attention to the
area that people just maybe haven't gone to in a while.
Speaker 2 (04:20):
Right. So the purpose of doing that lawn was to
really create an area that people would be comfortable coming
and just hanging out in and I think it's you know,
we're seeing that that's happening. It's working.
Speaker 1 (04:35):
Yeah, I mean, speaking of lawn, you guys are having
a free event on Saturday, September sixth, which you guys
are calling touchdowns and tailgates on the lawn. There will
be a big welcome to the football season happening. There's
an kickoff with the rebranding of Arlington Highlands and so
much more. What can people really look forward to when
it comes to the touchdown and tailgates.
Speaker 2 (04:53):
So that you know, that's again it's the first time
that we're going to be doing it, but it's you know,
we're going to try to make it a very entertaining event.
My understanding is we have the Arlington High School coult
drum line who's going to come out and be performing there,
and then we're going to have some competitions. We're going
to have a show us your touchdown dance, so that's

going to be that. We'll be filming people doing that,
and then we always do you know, various kids activities
at yard games, and of course there'll be a band playing.
So it's the first one that we're doing a sort
of a significant magnitude. So there's a little bit of
you know, there's a learning curve that's going to be

on our side to because it is our intention in
doing what we did with the lawn is to try
to come up with a much more regular process of
running events in there, so that we you know, introduce
to the community that there's a place there that's going
(05:59):
to entertainment. Right, it'll be the first one we're doing.
So we're you know, we'll we'll learn from that one.
Speaker 1 (06:07):
Well, it's always about trial and error, and you get
to see what does stake and what doesn't stake, and
then you know work, you know, fix what doesn't work,
and then maybe plug in some stuff that maybe people
were suggesting along the way.
Speaker 2 (06:20):
I mean, as you know, because there are thirty restaurants
there already, right, it's a very vibrant place. You know.
It's it's busy, busy, busy Tuesday, Friday, Saturday night. It's
you know, very it's an ant hill, yes hopefully, and
and and actually our plans include putting some more restaurants
(06:45):
into that section so that we get some more vibrancy
right there. From having you know, more restaurant activity in
that central area.
Speaker 1 (06:54):
Yeah, I mean I was going to go right into
that with with new brand incomes, new shops. Like you
said in your restaurants. What are some new tenants that
people can start looking forward to when it comes to
going to the Arlington Islands.
Speaker 2 (07:05):
So the I think the ones that have been announced
already are let me see here, let me see where
I picked these down here on my notes. I think
the ones that we've announced already are the pottery barn
outlet that Kendra Scott color me Mine Warby Parker.
Speaker 1 (07:30):
And Love Sack Oh wow.
Speaker 2 (07:33):
And then you know, we we have a Lululemon temp store,
but we're just about to be able to convert that
to a permanent store, which is a big stamp of
credibility for the property. And then there as I said,
I can't announce the new restaurant yet, there is another
(07:54):
new restaurant that's that we're going to put there into
that central area too. And as restaurants are really the
chief traffic generators, you know, exciting things in properties there,
They're what keep the property really active, you know, after
six o'clock till ten o'clock whoever at night. So we're
(08:17):
going to have another really good restaurant in that central area,
which will help activate that whole part of the property
more significantly.
Speaker 1 (08:25):
I love that, h I mean, like I said, during
the holidays, that place is so hoppin' and boppin that
you know, even more restaurants coming into that place that
will bring so many more memories that people think can
create when it comes to the Arlington Islands.
Speaker 2 (08:38):
So, you know, I think most communities have recognized that
a good retail town center is an important part of
the quality of life for a community, and so we've
had I think we've you know, because we've had so
many restaurants, we've always been sort of a town center. Anyway.
(09:00):
A lot of people I think just come to Arlington
Highlands not necessarily knowing for sure where they're going to
go eat, right, and then they get there and they
sort of decide. You know, the fact that we now
have this nice place to hang out in the middle,
I think will further enhance, you know, that decision by
people let's just go to Arlington Highlands and we'll find
a place to go. Yeah.
Speaker 1 (09:20):
I mean, this is one of the best things in
Arlington off by twenty because you know, Arlington is. So
it's a big city in the sense that it's a
long one. So it's it's spread all the way out
from you know, for the most part one eighty three
all the way down to almost two eighty seven. And
what's happening off of twenty. There's so much building happening
over there. And I love that Arlington Highlands started in

one area as that, like you said, that town center,
but it's just gotten so much bigger and so much
larger and better. What can people really look forward to
when it does come to the future of the Highlands.
Speaker 2 (09:52):
Well, so, I guess the most significant challenge that this
has been a very good property ever since we first
invested in it back in two thousand and seven, but
some of our particularly in the big box side, some
of those guys have not made it. As you know,
we lost bed Bath and Beyond and that's where we

have the the pottery barn you know outlet now, but
that's that's just a temporary deal. Ultimately hopefully we'll get
something permanent there. And we had a cons you know,
cons went bankrupt and we are very close to putting
in an excellent health you know, extra health club, Big
(10:35):
Health Club into that box. But we also have Joanne
Fabrics which has gone bankrupt, and so there's going to
be something is going to have to be back filled there.
So those are going to be so ultimately who who
we put in as a permanent tenant after Pottery, you know,
Barn Outlet, you know, we've just done a deal there
(10:57):
for a couple of years with them, the new fitness tenant,
and then who we put into Joint Fabrics, So those
will all be you know, those are big boxes. Those
will be significant impact things at the property. You know,
I'm not sure where those other except for the except
for the health club, which is an excellent health club
that we have it. You know, other places in our
(11:19):
portfolio that will you know, that will generate substantial amounts
of everyday traffic and you know, be a big benefit
to many other tens because you know, if you go
to the health club, you usually also particularly if you
go in the afternoon, you usually go out and you know,
have dinner or have drinks or to something.
Speaker 1 (11:38):
Else, right, you work up at appetite the you.
Speaker 2 (11:44):
Know, and then as I say we're gonna we're about
to put another restaurant, we hope we'll put two restaurants
into that central area. That will also make that whole
thing a lot more active.
Speaker 1 (11:55):
And then obviously you guys are gonna do far more
event on the lawn as well.
Speaker 2 (11:59):
Correct, And the intent is so before we did the lawn,
the bulk of our marketing efforts were supporting other community organizations.
So we you know, I was always the last speaker
before the mayor at the State of the City event.
(12:21):
Arlington Highlands was always the sponsor for the presenting sponsor
for the Chambers Golf Outing. Arlington Highlands was always the
primary sponsor for the Arlington Women's Alliance luncheon. I think
if you've been to I'm having a senior moment here.
(12:42):
What is the name of the what is the name
of the musical venue in the center of town.
Speaker 1 (12:46):
That's oh Pavilion.
Speaker 2 (12:48):
Yes, you know, we were always we were always a
presenting sponsor for the Levitt Concerts series. So in the past,
since we didn't have a place to do performances, to
really have have events, the most of what we did
was become the sponsor for events other places in Arlington.
Right now that we've got this, we're going to try
(13:10):
to do a lot of those events. At our property.
Speaker 1 (13:14):
I love that. Yeah, I mean there's so much local
music here, not only in the city but the Metroplex.
And it's obviously gone back decades where people bands like Pantera, Pedatonic,
so many people have come from the DFT. Kelly Clarks
and all she came from the DFW area as well.
So there's so much great music still here in the
Metroplex and I'm so glad you guys get to actually
showcase it in the Highlands as well.
Speaker 2 (13:37):
Well, again, we're just beginning and we're learning, you know,
we'll hopefully we're be worthy of this. We do we
do do we do do at our other properties. Though
we do do concert series, it's a little more difficult
in Texas because of how hot it is then to
have to do it in the spring and then again
(13:58):
in the fall, because it's hard to do it in
the heat of the summer. Sure.
Speaker 1 (14:03):
Yeah, as someone who worked at levit during the one
of the summer series, it is very hot.
Speaker 2 (14:08):
Yeah.
Speaker 1 (14:09):
Yeah, Well, so this is kind of an interesting and
fascinating for me because so you have properties all over
the America, and when you do when you try different things,
obviously you see what works here and you see what
works here, how much do you try to either replicate
it or see more, Well, this area is more this
(14:30):
focus as opposed to this area, which is more this focus.
So this wouldn't work here, but this might work over here.
Speaker 2 (14:36):
Well, honestly, I would tell you that really normally free
concerts work.
Speaker 1 (14:46):
That's true.
Speaker 3 (14:46):
People love me, People really like and particularly when you
combine it with you know, some other forms of things,
particularly face painting and games for children so that parents
can bring their kids and uh.
Speaker 2 (15:02):
You know, have them entertained at the same time. Those
work really pretty universally everywhere that we do them right,
you know. I guess what does get a lot of
variation is the extent of the Christmas stuff that we do,
you know, and we we we have a very large
(15:22):
property in Las Vegas called town Square Las Vegas, and
there we do we literally have Santa Claus from the
day after Thanksgiving until the day before Christmas, and and
we have you know, literally thousands of families that bring
their children there. But in some places, like we haven't
(15:46):
done this yet, so we don't know yet how it's
going to work in Dallas. But my guess is, you
have a lot of people that do a really good
job with Christmas and Santa Claus. So we may we
may find that, you know, we can't make biggest splash there. Well,
we also we in a number of our properties, we
have very significant Halloween events. We have that same Las
(16:09):
Vegas property we probably give away I don't know, fifteen
pounds of candy. Wow. So because it's it's it's a
much bigger it's a million four square feet. It's twice
the size of Arlington Highlands, gotcha, And it is and
it is called town Square Last Vega. It really is
that it is the most significant public place like that
(16:31):
you know in Vegas, and it's it's it's on Las
Vegas Boulevard, but it's outside of the strip, so it
really attracts from all over the Vegas Valley.
Speaker 1 (16:42):
Right.
Speaker 2 (16:43):
We don't know yet, you know, whether something like that
will work here. It's something will you know, we'll experiment
with and we'll see those things can become you know,
very significant events that you know that not just our community,
but communities all around theok.
Speaker 1 (16:58):
To, Yeah, that's true. Yeah, I was just in Vegas
and April and I'll be back next April, so I
will have to have to check that out when I'm
out there, so you'll.
Speaker 2 (17:04):
Yeah, if you if you go there, it's the it's
it's the property that's across the street from the airport
on Las Vegas Boulevard. Airplanes fly. There's a whole food
so front of you.
Speaker 1 (17:16):
Okay, yeah, I'll go look for that next time when
I'm out there again.
Speaker 2 (17:21):
So it's a it's a nice property.
Speaker 1 (17:23):

I know you were in Chicago, which obviously most people
know for the deep dish pizza, But what is your
favorite pizza plays up there.
Speaker 2 (17:36):
Where in Chicago?
Speaker 1 (17:38):
Yes, sir, so I love lou mal Natis.
Speaker 2 (17:41):
Okay, you guys are familiar with lou mal Nadis.
Speaker 1 (17:43):
I have not known. Every time I've been in Chicago,
it's been about twenty four to forty eight hours. I
need to spend a genuine week up there. I've missed
so much.
Speaker 2 (17:52):
But I honestly, I guess I say there's I don't
think I've ever had a pizza I didn't like.
Speaker 1 (18:00):
No, I say that, but then I've had some crust
and I'm just like, what are we We're not even
trying anymore. Like, well, if people wanted to find out
more about the Highlands, obviously visit the Highlands themselves, find
out more about what's happening on September sixth with the
touchdowns and tailgates. How can they do all the things?
Speaker 2 (18:19):
So I would I would think that it's being advertised
on our website. We do have a good website for
Arlington Highlands, and I would think that that's being advertised
on the website. I know that Spark Farm is in
the process of putting of doing a new website that
I don't think goes don't I don't think it goes
(18:42):
hard until September first, But even our existing website should
be advertising the upcoming events.
Speaker 1 (18:50):
So I love that. Yeah, it's right there on the
Instagram as well. So well, David, thank you so much
for your time. I can't wait to see what's you know,
the ever growing this that is the Arlington Highlands and
I'm really excited for the touchdowns and tailgates.
