Today is day 42 of the partial government shutdown, what’s now the longest in American history by a full week. It’s also the 42nd day you still likely haven’t been impacted by the shutdown in anyway. Congratulations for having survived for six full weeks without 34% of the federal government operating.

On balance there appears to be a bit of an information disconnect about this recently enacted state law. In 2023, prior to the passage of the legislation, 51% of Florida’s renters surveyed said they would opt for a reasonable non-refundable fee given the opportunity as 72% of renters said they struggled to come up with the needed money for first, last and a security deposit.

In a recent report by 2-10 Home Buyers Warranty, this is what people had to say about HOAs:  
  • 47% of people are dissatisfied with their HOA 

  • 54% have had negative experiences with their HOA 

  • 55% of HOAs have rules the average homeowner doesn’t agree with 

  • 63% of homeowners in an HOA wouldn’t recommend living under one

 Coming out of the weekend, analyzing the latest data, the impact between federal government employees, those on benefit programs impacted, and also through travel delays has reached about 20%-22% of the U.S. population. Also, economic estimates now show that overall impacts to the U.S. economy are starting to show – with the GDP growth forecast being cut by just under 1% most recently.

Since 2000, Florida’s population growth has been 116%. During that same time property tax revenue collection has risen by a staggering 370%. In other words, property taxes have risen at greater than 3x the rate of population growth!

As of Friday, 91% of companies reported earnings for the third quarter with 13.1% year-over-year growth, which is much stronger than the 7.9% expected. This week will likely be a pivotal week as investors weigh whether a correction is the next step for the market or if last week’s tech selling is just a pause. Much of that will likely come down to if the shutdown ends. What I took away from the tariff hearing yesterday is two-fold. First, it’s not a question as to if President Trump will lose his tariff case. It appears likely that he will – the question is the margin of the split. I think a 6-3 ruling against the tariffs is very likely. The other question is the extent to which they rein the executive use of tariff policy.

To further put this into perspective, consider this. What was the last year that the state of Virigina (which elects a new governor every four years because they can’t serve consecutive terms) elected a governor of the same party as a newly elected president?  The answer is 1969. It hasn’t happened in 56 years...and counting.

It’s an incredible record that’s not showing any signs of reversing. In fact, Zohran Mamdani’s win in New York City is likely to continue to accelerate business migration into our state, aiding many of the other categories as well. It’s not a mistake that as Florida has risen to a top state for education in recent years, success has followed.

It’s common practice for die hard politicos on both sides to root in primary elections for the opposition candidate they feel they can most easily beat. It’s a fool’s errand. The near-term future and the not-so-distant future of the Democrat Party that played on Tuesday

Should the previous political splits from New York hold, based on my projections, the year one influence of the Mamdani Effect in Florida would mean approximately: 
  • +18,000 Republicans 

  • +11,600 NPAs 

  • +9,600 Democrats 

  • +800 Minor Party
