Speaker 1 (00:04):
This is Florida's news that impacts you on the Brian Montreal, Yeah,
Briann and Joel malkin with you on this somewhat happy
Friday for some people.

Speaker 2 (00:17):
And Joel still looks concerned. It's happy till you look
at your four to one day Florida's I'm telling you
there's a lot of opportunity out there right now, though
Florida's condo market is officially in correction territory, with West
Palm Beach's condo market proven to be one of the
three weeks year every year based on new data for

(00:37):
a Redvan. According to Redvan, Florida had the highest percentage
of condos sold for below asking price in February, with
overall sales prices dropping by nearly ten percent over the
prior year. Average sales price for a condo West Palm
twelve point three percent lower than the year earlier. Most recently,
legislators are continuing to debate potential reforms for laws passed

(00:59):
after the Class of Champlain Tower South and Surfside that
have led to large assessments and created affordability challenges for many.
Garada State University's annual preseason Hurricane forecasts. Take a look
at that real quick.

Speaker 3 (01:12):
Top hurricane researchers from Colorado State University making their initial
extended range forecast for the twenty twenty five Atlantic hurricane season,
one of the school's senior research scientists, doctor Phil Klotsbach, said,
the possibility for major hurricanes making landfall is above average.

Speaker 2 (01:29):
Yeah, Fox is Laura Canter. They're so about that. CSU
called for a slightly above average hurricane season total of
seventeen name storms, nine hurricanes, four that are expected to
become majors. Forecast estimates the likelihood of at least one
major hurricane landfall within the United States at fifty one percent,
with the Eastern US having a twenty six percent chance
for landfall, and the Golf yet again this season, expected

(01:52):
to be the more venerable thirty three percent chance of
a major landfall on the Gulf Coast. Warm and breezy
again today, highs in the load to mid eighties, which
is warmer than usual for this date. We'll have similar
weather throughout the weekend. Gas prices they were flat on
Thursday and a little bit lower locally. The average price
for regular unletted in Florida three twenty two per gallon

(02:14):
in the Pond Beaches three point thirty six, in Martin
three twenty seven, and in Indian River County three twenty
six per gallon. By the way, gas prices will be
getting cheaper. If you want to know one thing that
with prices coming down across the board, oil is down
quite a bit yesterday, the wholesale price, a lot of
things going down. I actually think this is people want
to talk about this. Oh gosh, I could go on
forever and I already have this is this is people

(02:37):
are worried about this being inflationary. This is going to
be deflationary. I see the look. I already should work
at monies.

Speaker 3 (02:45):
It makes sense.

Speaker 2 (02:46):
I should work on moneies.

Speaker 3 (02:47):
Take away covered this type of stuff before.

Speaker 2 (02:48):
Yeah, this is going to be a deflationary event. I'll
go ahead and make some notes and get all that
together for you for Monday. But yeah, deflationary event. Today's
Q and A. How will Trump's tariff policy impact Florida?
