Speaker 1 (00:01):
Cameron Rene's Real Estate show sounds like Canberra, sounds like
Mixed one A six point three Jwlan introducing homes of
uncompromising quality across premium locations.

Speaker 2 (00:12):
Hi.

Speaker 3 (00:12):
There, it's Cameron Renee.

Speaker 4 (00:13):
Here.

Speaker 5 (00:13):
Each week on Mixed one and six point three we
present the Mixed one Why six point three real Estate Show.

Speaker 3 (00:18):
We speak with industry experts, leaders in Canberra, property national
analysts and arrange above property specialists.

Speaker 1 (00:25):
So let's take a listen to some of the things
we looked at in last Saturday show.

Speaker 6 (00:30):
But another activity for probably more adults is going to
open home. So there's a very special one happening today.

Speaker 3 (00:36):
Cam, Yeah, absolutely so JW Land of course, so we
know sponsor our show them. We love their partnership and
everything that they do. And they've got the Northbourne Village going.
And of course we've been talking about the Bachelor Flats
over the last couple of weeks.

Speaker 6 (00:49):
Indeed, now they're also known as the Legacy Units. These
are the iconic Northbourne Flats right near Dixon across the road.
For me, I remember standing next to them at the
bus stop because I went to it am high, so
I have a very vivid memory but they've all been
done up and they look absolutely spectacular. And let's get
on the project marketing manager at JW Lent to talk

(01:09):
all about it. Mister Nick Baviach, Good.

Speaker 4 (01:11):
Morning, Good morning, Maddie. How's it going good?

Speaker 2 (01:14):
Good?

Speaker 6 (01:15):
Now, tell us exactly about these Bachelor Flats and the
history of the building, No problem.

Speaker 4 (01:21):
So the Bachelor Flats is a four story heritage building
positioned on North Point Avenue in Lineum. Within this building
are seven historically significant studio apartments. When federal government departments
started relocating from Melbourne to Canberra in the fifties and sixties,
housing was in short supply at the time, much like

(01:43):
it is right now on the site where North Poinde
Village Precinct is emerging now, a medium density development was
constructed to house the influx of public servants coming into
the town at the time. And one of those buildings
in that original development was called the Bachelor Flats and
was first occupied in nineteen sixty two by those public

(02:05):
servants coming in at the time. In the years to follow,
the Bachelor Flats continued to be used for public housing.

Speaker 3 (02:12):
Okay, mate, and so you've incorporated these Bachelor of Flats
into the Northbourne Village. Are people interested in the history?
Like even you just sort of going through that, it's like,
oh wow, that's a real piece of history for Canberra
that's now incorporated into something that's modern.

Speaker 4 (02:27):
Definitely, there's been a lot of interesting in this building.
We've spoken to a lot of people who have either
lived in the Bachelor Flats when they were younger or
know someone who did. It's interesting to learn about those stories,
you know. Even like what Maddi pointed to earlier in
the segment, when we purchased Jdbillian I should say purchase

(02:49):
the line of development site from the Act Government, one
of the requirements was that the Bachelor Flats be retained
due to their heritage nature and be completely refined furbished.
Jada b Land is pretty proud of how the renovations
have turned out and we look forward to seeing the
next generation of Camberon's on a little piece of history.

Speaker 6 (03:11):
If eeyp want to come and see them and see
the features and how you've done them up, I'm presuming. Well,
I know today's the first open home. Tell us about that.

Speaker 4 (03:18):
Yeah, So from ten IM till twelve pm today, the
Bachelor Flats will be open. The address is three point
fifty five North Point Avenue line them. Parking is available
on de Burgh Street. We'll have our lovely sales team
there to show people through them. There'll be free coffee,
pastries and live music for people to enjoy.

Speaker 3 (03:40):
Yeah, and they're super modern on insight. Actually walked past,
made the point of walking past the whole development and
I saw painters just putting the final touches on everything.
So you must be excited. It's ready to go, Nick.

Speaker 4 (03:54):
It is. It's ready to go. The studio apartments surprised
from three hundred and ninety nine thousand, so a great
entry level product for it could be like a perfect
start for a first time buy or even some investor
take on board and offer as a rental property.

Speaker 6 (04:11):
Yep, and you get to own a piece of Canberra history. Well,
thank you so much for joining us, Nick, the project
marketing manager at JW Land There. I wish that I
moved back out to a regional town recently.

Speaker 3 (04:22):
Really because I said that was such conviction.

Speaker 2 (04:25):
I know.

Speaker 6 (04:26):
I mean, I bought in Nichols this time last year
and I love it. I love her house to not
get me wrong, but there is a part of me
that just needs a bit more open space. And this
could have been the opportunity that I needed, and so
I'm hoping someone else takes it and runs with it.

Speaker 3 (04:41):
We're just about to learn about Brookfield Estate out near Yash.

Speaker 6 (04:45):
Indeed, and we've got Andrew Smith, the director at Sivium
on the phone to talk to us all about a
Good morning Andrew.

Speaker 5 (04:51):
Good morning, Maddy cam How would you no?

Speaker 6 (04:53):
We're good now. Obviously Yas is a wide area and
some of these stages in some of these blos in
stage one are quite big. But where exactly is this
a state located? And what will it all look like?

Speaker 5 (05:06):
So we're in a really great location, just on the
edge of Yas. So from people coming from Camber, you're
following the Barton Highway up. As you get very close
to Yas, you turn onto Yas Valley Way and Brookfield
of State is two to three kilometers from the center
of Yas. So it's virtually the last piece of current
farmland before you hit the residential zones.

Speaker 3 (05:26):
Of Yas, Okay, and so what will all look like like?
Is it still just fan farmland at the moment? And
then what will it look like?

Speaker 5 (05:35):
It is right now cam it's still just farmland, but
we've got DA approval for the subdivision. Now, the construction
certificate for the works will be issued imminently, so we're
expecting that to come to within the next couple of weeks.
That allows then for construction of the subdivision to commence
middle of this year, around June or July. Construction will

(05:56):
then complete in early twenty twenty five and can be
settling on their land in early to mid early to
mid next year, so about twelve months from now.

Speaker 6 (06:05):
Which is pretty good in the sense of a timeline
of these things. Now, can people come out and have
a look at anything? Do you have a display home?
What's the go with this?

Speaker 5 (06:14):
Yeah, So it's just formally we're launching the whole estate
and the subdivision and the available blocks in about two
to three weeks. So this is just a little bit
of a teaser for people to get to know. They
can drive past that part of yas they can see
the area where the subdivision will be and where the
blocks will be. But in the next two to three
weeks will formally launch it. Then we'll be able to
show people exact plans of the blocks that are available

(06:37):
and give them a better insight into the sites that
might suit them best. We've got lots that range from
one point seven hectares to three hectares in size, so
that's seventeen thousand square meters to thirty thousand. So the
beautiful large rural residential blocks for people to build their
dream homes that also have a bit of space to

(06:58):
play and mess around as well.

Speaker 3 (07:00):
Yeah, and so next to all of that, why will
it be a great place to live?

Speaker 5 (07:05):
Look, the main features of the estate will be the
proximity to Canberra. As I've listened to the show this
morning and I've heard you mentioned that it it's only
about thirty minutes to get to Gungaland from this estate
and then forty to forty five into the city of Canberra.
But the biggest benefit is you've got that proximity to
Canberra and the employment z owns there. But you're also
on the edge of YaST so you've got all the

(07:27):
amenity of shops, cafes, restaurants, clubs, school sporting fields that
you would have in the city space, but you're in
a rural setting.

Speaker 3 (07:36):
It's such a bug place gas as well, isn't it.
The township is excellent. I've played golf there a few
times and everyone knows everyone out on the course. I
mean there's blokes having them go at other people three
fair ways across, not just on the su It's just
a good spot, isn't it.

Speaker 2 (07:51):
It is.

Speaker 5 (07:51):
It's still got that community country town community where everyone
knows each other when you go for a coffee in
the morning or I'm walking the dog down the street,
so less huffle and bustle. You've got a bit more rooms,
but you've got everything on your doorstep.

Speaker 6 (08:07):
Well, with how big these box sizes are, cam you
could build your own little mini golf course and it'll
be fine. Indeed, Andrew, thank you so much for joining us.

Speaker 5 (08:17):
Not to worry. In the next two to three weeks.
You'll fee a bit more public information Brookfield of State Yaks,
and people can get in touch with me Andrew Smith
at Sibium if they're interested for a bit of information
before we go live beautiful.

Speaker 6 (08:29):
I'm sure we're all looking forward to seeing exactly what
this turns out to be in about twelve months time.
That's Andrew Smith, their director at Cyvian Property. Well let's
move back to some real estate chat and this one
is all about a display home event that's happening today
the Burrow at Denman Prospect and I feel like every
week there's a new thing popping up in Denman. That's
been the case for a couple of years now since
it launched. To talk all about We've got Patricia Heatburn,

(08:52):
the sales consultants for the Borough at Denmar Prospect on
the phone.

Speaker 2 (08:55):
Good morning, Good morning Maddie and can.

Speaker 5 (08:58):
How are you really good?

Speaker 3 (08:59):
Thank you, thank you so much for joining us. Tell
us a little bit about the borough at Demin and
why people would love living there.

Speaker 2 (09:09):
Look, the Borough is a joint venture project between Capitalist
State Developments and Jacob who developed Kingsbury and Kingston and
writing off the back of that success in popularity, we're
emulating the same style of architectural features here in Denman
at the Borough. There'll be five buildings in total and

(09:30):
we're starting in stage one with two buildings, Junction and
the Brixton Building, and they cater for a multitude of
lifestyles with singles, couple, first home buyers and also families.
There's one, two and three bedroom options available. Courtyards winter
gardens are an extension of the living area and that's

(09:52):
something that we're finding is very very popular here in
Canberra with our winter has been as long as they
are okay.

Speaker 3 (09:58):
And so why will people love there? You've done us
a great sort of overview of what it's going to
be five buildings nowhere, So why people? Why will people
love living there?

Speaker 2 (10:09):
Again, referring back to Kingsborough. High ceilings and spacious interior
is actually something that are quite unique in this project
and as such the areas actually feel much larger than
you would anticipate. Most one bedroom apartments may be around
sixty two to sixty four square meters. Our start at

(10:29):
seventy one square meters, with the average thanks seventy nine
square meters for a one bedroom apartment and up to
one hundred and eleven square meters for a three bedroom.
So they're very very spacious, very close and connected to
Nmond Village shops as well, which is a great bonus.
It's an easy stroll connected also to cultural trails and

(10:51):
walking trails within a few minutes here in the bush,
which is really lovely.

Speaker 6 (10:55):
Yeah, it sounds absolutely beautiful out there and some really
beautiful apartments. And then tell us about what's happening your
display home open day today.

Speaker 2 (11:03):
Well, we'll have a sausage sizzle prize. Well, they'll be
giveaways a coffee vouchers for our new cafe two before
ten here at Genman Village Shops. And there's also an
opportunity to win a location atay by Dinavely.

Speaker 6 (11:18):
Everyone loves a prize, will and everyone loves a sausage sizzle.
So you've done it right there today. Thank you so
much for joining us, and I'm hoping that all goes
well for you today.

Speaker 2 (11:27):
Thank you very much. We're pretty excited about us.

Speaker 5 (11:30):
That's a great project.

Speaker 6 (11:31):
Indeed, indeed that's Patricia Hepburn, a sales consultant for the
borough at Denman Prospect there.

Speaker 3 (11:37):
Well, those are the interviews we most enjoyed in last
week's Mix one O six point three real estate show.
If you love hearing about the latest trends, or you're
just up for a sticky beek, be sure to drop
by for a listen this Saturday between.

Speaker 1 (11:49):
Nine and ten Cana Rene's Real Estate Show. Sounds like camera,
sounds like mix on a six point three
