Originally arriving in Australia as a refugee, Will Torres has achieved remarkable success. He is the founder of Torres Property, a rapidly expanding agency based in Brisbane.

100 uh, we've got about how many we've got on the
market now you sell in a year150 150 and the average average
price is how much?

Tom Panos (00:20):

I want to ask when you look atyour own sales team, there's
some guys there.
One of the guys I remember isdoing there's a few people doing
over a million.
Yes, what are the qualities,characteristics, attitudes that
you see of your better people inyour brand?

Work ethic, loyalty , consistency, discipline None
of these things you can teachTom.
They come in time.
I can teach someone to make acall and say this part of
dialogue and that part ofscripts, but if they don't
deliver it properly and theydon't sit there, they're not

going to get the listings.
So to be a million dollar whatI've seen to become a million
dollar fee rider, you justfucking want it.
I learnt.
I got to work alongside ScottHay I'm going to drop a name now
and he would sit down withagents and he would say to
agents give me $40,000 and I'llinvest it in you.

So people start seeing youeverywhere and you will start
getting calls and call ins.
No one wanted to gamble withthat, but they'd go to the
casino and put everything onread, so they didn't want to
invest in themselves.
And Scott said to me when hestarted he invested $50,000 of
his own savings and he wasn'tlooking at getting that back.

(01:47):
He just said I'm just going toput it out there, we'll see what
happens.
He was in the papers.
He was dropped.
There was the DL cards goingout.
He paid letterbox droppers.
He was, I think, on bus stops.
He came up with all thismarketing and he did not one
call and in his first year inreal estate he made over half a
million dollars.

(02:07):
And that was back in 19,.
What was that?
2003, 2004.
That's 20 years ago, over 20years ago.
Amazing.
I've gone to a point where I wasjust hiring for the sake of
having bums on seats and goingokay, cool, I just want to have
more people.
And you said before Tom, youwere in Perth and someone said

(02:29):
what would you do to get alisting?
I've hired two guys.
Before I hired them, they wereat my doorstep four or five
times asking for a job and Isaid well, I want a job, I want
a job, give me an opportunity.
I kept pushing their backbecause they're too young, said
no experience, I don't want tohire anyone young, I don't want

(02:49):
to hire.
I've got so many young peoplein my personal team and also the
office that I don't want tohire anyone new.
But then these two came at meand they just kept coming at me
and I'm like OK, they're hungry.
So I gave them an opportunityof a two week trial for free.

(03:11):
I said you work for me for freefor two weeks and the one with
the most appointments will win,have a job and have a seat by my
side and have a job here atTaurus, and the other will leave
and go get a job elsewhere.
You'll be fired.
And I've said I said it totheir face, I wasn't going to
play the game of cat and mouse,I'm just like that's how it's
going to be.
In the first week, the guy whocame in, he was like I want this
.
He was at door knocking tillseven o'clock at night.

(03:33):
He was out making phone calls.
He got me three appointments inthe first week.
And then the other guy who wastrying to make cold calls he was
really quiet on the phones andI came up to him and I said mate
, you need to project your voicebecause you've got one week
left and right now you'repractically over the edge and
someone's just going to push youand you're going to be out of
this office and workingsomewhere else, but it won't be

(03:55):
with me.
The following week he came back.
He just started to make callsbecause he knew he had something
to lose and something big thathe wanted.
And he got three appointmentsthe following week.
So I hired both of them becausethey were that good.
And you know what's interesting?
No experience, zero dialoguescripts, no experience.

(04:19):
You know what they have Energy.
Energy is your currency.
You know Gavin says that youwalk in.
They're at the door, knockingon doors and people going yeah,
sure, get Will to come around.
On the phone, one of the guys,I mean he is yelling on the
phone like you do, tom, but noton the phone, I know you, you
know to the crowd, but he'syelling on the phone and the

(04:42):
lady on the other end she'slaughing, she goes.
So where's this auction?
Sure, I'll be there, and it'sfunny because I was taking it
away from them.
They knew one of them was goingto leave, if not both, and I
was expecting for one of them toquit, but they were both so
good that I had to hire them.

(05:03):
There was agents at my previousoffice that I would come in.
I would start getting listingsand there was agents there that
were far more experienced thanme that couldn't even get a
listing in three months.
I remember there was a board.
We write all our listings onthe board and it was like Will
Torres, will Torres, will Torresand these.
I started to get haters in theoffice because they're like oh,

(05:23):
he's got too too many listings.
I'm not taking them off you,they're my listings, like I've
worked them.
But then I remember seeingnames up there and I would never
see and guys that would farmore experience and mature.
I mean, you look at my age.
I mean I'm 40 now and 15 yearsago I looked like I was 13 and

(05:45):
there was guys that were dressedwell.
They were in suits, glasses,short hair, combed, like you
would trust them over me andthey couldn't get listings, they
couldn't secure it.

Tom Panos (05:57):
So for me to answer that question I had I know the
