On last episode we talked about choosing your real estate agent. We talked about finding down payment options, down payment assistance, We talked about choosing your loan officer. So because we told you how important it was to find a realtor, I want to make sure I spend some time with you and explain to you what you should expect from your realtor because that's going to be important. Cause if you don't know, you don't know what to expect, you might think great service is always a given or you might still think bad service is likely to continue as well. So let me help you understand that. And then what I'll explain to you is pretty much what our client's experiences have been. So that way you know you can compare. Alright, so your real estate agent should be honest and trustworthy. They should be obedient, meaning you know they're listening to your needs and they're taking your direction because ultimately you are the one that's making the decision to hire the real estate agent.

And if you're doing that, then they shouldn't be acting opposite of what you're asking them to do, right? So they should be loyal to you. So that means you know, if they're assisting you, they can't let that get in the way of anything they're doing. They can't put their needs in front of yours. They should make sure they're disclosing everything they know about a property or anything related to the market directly to you. If it's going to affect your purchase. They also should, they have a responsibility of keeping any information that you share with them confidential and they cannot act outside the lines of their licensing, right? So you don't want to work with somebody that tells you things that may not necessarily be true. So what we do with our clients, we get a new client. The first thing we do is we invite them into our office.

Um, the reason we invite you into our office is because we want to make sure that we walk through what you should expect when you purchase a home from start to finish. The market is always changing. Some of our real estate contracts change some of the things that are happening in the financial industry and requirements. Those things change. So we want to make sure that you have the most up to date information so that you feel confident by the time you walk into a house. And I'll give you an example. So let's say we sit down with you, we go with your consultation and we go through everything we walk you through what to expect from when you see a house, what you expect. Once you get a contract, what everything that's in the contract and you go and start looking at houses, you're going to feel a lot more confident in your decision making.

Whether you look at a house two weeks from the day we first meet or a month or a day, you're going to feel a lot more confident because you have as much information as possible. And that's what we like for our clients. We like for our clients to have significant education about the home buying process and we like for them to feel confident about the purchase for us. A bad purchase for you, the buyer is a bad purchase for us. The realtor, we want to make sure that you are happy in your home

On last episode we talked aboutchoosing your real estate agent.
We talked about finding downpayment options, down payment
assistance, We talked aboutchoosing your loan officer.
So because we told you howimportant it was to find a
realtor, I want to make sure Ispend some time with you and
explain to you what you shouldexpect from your realtor because

So let me help you understandthat.
And then what I'll explain toyou is pretty much what our
client's experiences have been.
So that way you know you cancompare.

Alright, so your real estateagent should be honest and
trustworthy.

The first thing we do is weinvite them into our office.
Um, the reason we invite youinto our office is because we
want to make sure that we walkthrough what you should expect
when you purchase a home fromstart to finish.
The market is always changing.
Some of our real estatecontracts change some of the
things that are happening in thefinancial industry and

requirements.
Those things change.
So we want to make sure that youhave the most up to date
information so that you feelconfident by the time you walk
into a house.
And I'll give you an example.
So let's say we sit down withyou, we go with your
consultation and we go througheverything we walk you through
what to expect from when you seea house, what you expect.
Once you get a contract, whateverything that's in the

contract and you go and startlooking at houses, you're going
to feel a lot more confident inyour decision making.
Whether you look at a house twoweeks from the day we first meet
or a month or a day, you'regoing to feel a lot more
confident because you have asmuch information as possible.
And that's what we like for ourclients.
We like for our clients to havesignificant education about the

home buying process and we likefor them to feel confident about
the purchase for us.
A bad purchase for you, thebuyer is a bad purchase for us.
The realtor, we want to makesure that you are happy in your
home and you feel reallyconfident in your decision both
before you make the decisionduring the decision making
process.
So pretty much during thecontract, the escrow period, and

then even after you've movedinto the house, we want you to
have a great experience.
All right, so like I said, we,we invite you into our office
and we have a meeting and we gothrough exactly that.
We go through, you know, whatyou know, what type of home do
you want, what is your lifestyle, um, so that we can make sure
we have a very clear picture ofthe things you like and what's

important to you.
Because you may not even belooking at a house and we may
have 10 that are, you know, thatcome to mind.
And so we just want to make surethat we are representing you in
the best way possible by havingas much information about your
home purchased as possible.
Um, the other reason we inviteyou into our offices because
there is minimal distraction.
I know sometimes people meet atStarbucks.

(04:00):
Um, that's definitely not ourpreferred place to meet because
it's noisy, it's distracting andit's, and you know, sometimes
the information you're sharingis very personal and
confidential and you don'tnecessarily want an entire
Starbucks listening to yourinformation.
Um, the other, the other optionwe do offer as being able to do

(04:20):
a consultation online so we canalways do a zoom call or a
Google meeting call.
Um, but ultimately come into ouroffice because if we do that, we
can also look at homes the sameday just to get an idea of just
to give you an idea of what toexpect.
And so you can see it in realtime.
But we talk about what your,what you expect from us, you

(04:40):
know, what do you expect from meas your realtor, you know,
what's important to you?
How can I deliver the bestpossible service to you?
And that is going to be thenumber one question we ask.
Um, the second thing is what wewould expect from you and our
relationship because we want tomake sure that you understand

(05:01):
how we work so that we can makesure it's a good fit.
Because if let's say it's not agood fit and then you've made
the decision to work with uswithout going through a
consultation and you're in themiddle of it and you regret your
decision, we don't want that.
The good news is we have not hadthat experience where there are,
there have been some people thathave had expectations from us
that we have chosen not to workwith them.

(05:21):
However we left on great termsbecause we understand what we
deliver and what level ofservice we give and we want to
make sure that we do that andeverybody else has a great
experience in doing that.
And if for some reason you knowwhat you want versus what we
want doesn't align, we don'twant you to feel stuck and we
don't want to feel stuck.
We also walk through what toexpect during the process of

(05:42):
purchasing a home.
So we'll explain to you whathappens when we go and look at
properties.
We'll set up an app.
We have an app that's exclusiveto our clients so that you can
be the first person to receiveinformation on any new listings
that come on the market.
And then we also have a list ofproperties that are off market
that we can also share with youas well.

(06:02):
So we give you access to ourapp, we give you a market update
so the should know andunderstand what's happening in
the market.
A lot of times on the news we'llget these real estate market
updates, but they're notspecific to our area.
So we like to go over that.
And if you had an interest in aparticular neighborhood, that's
the other thing that can getreally tricky because every area

also has its own market.
Believe that or not they do.
Some neighborhoods are in higherdemand than others.
Um, some home sell take longerto sell in some areas and they
do another's.
So that's something that wespend a lot of time going over
with you so that you have anidea of what to expect.
Um, the other thing that we liketo go over with you is what's

(06:47):
the most important to you?
We discussed the areas, we setup a, we set up a search for you
so that you are notifiedimmediately.
Maybe you're, you know, youdon't, you're not going to have
the app or your phone in yourhand 24 hours a day, but if
something that meets yourcriteria and it's available, we
send that to you right away.
So that's, those are some of thethings that we go over.
The consultation takes about anhour longer.

(07:09):
If you have more questions,shorter, if you have less
questions.
Um, but we'd like to do that andwe also like to go over the
purchase contracts so you knowexactly what's in there.
The one of the reasons we can dothat is because once you find
the house you like, youradrenaline is running and you're
like, Oh my gosh, we want tomake an offer.
We don't want you to forgeteverything that is going to come

(07:30):
because you're so excited and wedon't want you to overlook
anything.
So again, remember what I saidbefore, knowing and
understanding that your purchaseis the most important thing to
us and we want to make sure thatit's a good experience
throughout the process and afteryou've moved into the house.
So your successful sale is ournumber one priority because we
want you to love your house thatyou're in.
We don't want you to move in andsay, Oh man, had we known this,

(07:53):
we would have done that.
How we known this, we would havedone that.
We want to help you eliminate asmany of those what if situations
as possible, the things that welove to spend the most time on
our inspections going throughthat whole process because you
know a home inspection and soup,it's extremely important, but
you really need to understandyour timelines and what's
expected and maybe you havecertain contingencies you need

to have in a contract.
It's always better to discuss itbefore you're in a situation
than right when you're in themiddle, when you have so much
excitement that you may forget.
Now, the nice thing about myteam is we're all professionals.
We sell real estate every singleday, so we will ask you those
questions, but this is why welike to do this.
You know, go through theconsultation process upfront so
that we don't miss those thingsand you don't miss them and you

feel informed and confident inyour decision.
Right?
Like I said, we will go throughall the information.
We'll go through yourconsultation, you'll see a copy
of the contract, we'll go overtimelines, we'll go over
contingencies, we'll go overyour loan pre-qualification.
If you don't have a loanprequalification before we meet,
then we would recommend to you aloan officer that can help you

(08:58):
get a loan prequalification sothat you know how much home you
will qualify for.
The last thing you want to do isbe out looking for$400,000
properties, but maybe you canonly get a loan for 300,000 so
we want to make sure you havethat information because we
don't want you to waste yourtime.
So like I said, we give youaccess to our exclusive app, we
go over the purchase contract,we go over the timelines that

(09:18):
are built within the contract,we set up your home search so
that you get the first priorityon any property that comes on
the market.
All those things are important.
And the reason that is importantis because if you're in a hurry
and you have a short timeframe,the last thing you want to do is
be getting information two tothree days later.
And if it's an absolutelypopular home, that one or two

(09:39):
day difference can make a bigdifference on whether you get
your contract accepted or not.
So that's going to be superimportant to us.
So are in super important toyou.
