Speaker 1 (00:05):
Today we're talking
about one of our own, a Titanium
University member who didn'tjust join the community.
He came in swinging and hehasn't stopped since.
Meet Alex Gawana.
He joined TU on September 10th2024, and he closed one of the
free leads that we give everysingle new member and now he's
(00:28):
cashing assignment checks likeit's a hobby.
See each class Speed.
The Lead donates 30 free leadsto each and every member for
joining Titanium University.
Now we give these leads to thenew members to force them into
taking action from day one.
(00:50):
See, we don't want you cominginto TU and just sitting around
and watching me and Cassie onZoom calls and watching the
course and the modules andfinding yourself three to six
months later and realizing I'venever actually spoken to a
motivated seller.
We established this on day oneof Titanium University.
(01:12):
We wanted to differentiateourselves from each and every
other wholesaling community thatexists by making sure that
everyone had the ability and theopportunity to speak to a
motivated seller on day one.
You don't have to be perfect, you don't have to know
(01:32):
everything.
You just need to know that thisphone number is a motivated
seller who has raised their handand said I have a house that I
would like to sell.
If you can have a normalhuman-to-human conversation,
then you can call that seller.
Now, alex, he turned that intoa closed deal on day one.
(01:55):
That first deal showed whathappens when you don't overthink
the process.
You take action, you pick upthe phone and you get it done.
And that's how success startsNot with knowledge, but with
execution.
Now see, it wasn't just onlyabout execution.
He needed to lean on theTitanium University community,
(02:18):
which he did On that deal.
He went into one of theresources that we give every
single member, which is a map ofthe entire world showing where
all of the Titanium Universitymembers are located.
This deal was based in Oklahoma.
So he reached out to RobertKnipper, a first class day one
(02:42):
OG Titanium University member, class day one OG Titanium
University member, and he askedRobert, hey, can you help me out
with getting this propertyunder contract?
And the reason why is becausethis was an elderly seller who
was not tech savvy but washighly motivated to sell the
property.
So Robert took a physicalcontract out to that property,
got it signed for Alex and gotpictures for him.
(03:04):
So, yeah, it was about takingthe action, not a ton of
knowledge, but execution andleaning on the Titanium
University community and nowhe's repeated this over and over
and over again $10,000, $20,000, $55,000, $95,000.
(03:26):
Since joining TU, alex hasracked up deals like this
$55,000 in Florida, from theslopes of skiing and, yes, a
$95,000 assignment check.
Let me repeat that $95,000 froma single deal.
That's not luck, that's trainfocus, consistent, closer, doing
(03:50):
what we teach every day.
While most people are chasingdeals in a panic, alex is
literally skiing down a mountainand posting this $55,000 in
Florida, a small $2,000 inKansas City, missouri.
Just assigned another for$20,000.
Got a contract for $83,000 andit should sell for $125,000.
(04:12):
That's what we call hashtagconquered.
And that's what we're abouthere.
It's not about a secret script,it's not about a magic CRM.
It's about taking action, staying coachable, following the
system, talking to sellersevery single day.
Alex didn't invent a new way towholesale, he just showed up
(04:34):
and executed harder than mostpeople even try.
Inside of Titanium University,we've got a saying you don't
just close deals, you hashtag, conquer them.
It means you control your time, you control your money, you
control your outcome, and AlexGawana, that man, is hashtag
(04:54):
conquering the hell out of thisbusiness.
So what can you learn from Alex?
Don't wait for the perfect lead.
Stop making excuses.
Take every shot like it's theone.
Leverage the TU communitybecause we close deals out here
and also focus on what isimportant to you.
(05:16):
See, the thing that I reallyrespect about Alex is he's
closing deals, but he's alsoenjoying his life.
As much as I hear about himclosing deals and hashtag
conquering this or that, I'veseen him go out and enjoy his
life.
We refer to that as creatingyour own reality, and that's
(05:38):
what I really respect about Alex, because, as entrepreneurs,
what are we truly trying toaccomplish?
We want to control our destiny.
We want to have freedom of ourfinances and our time and also
enjoy life.
But nowadays, social media canmake you feel inferior if you're
not hitting a certain revenuemetric or deal volume.
(06:03):
I get questions asked all of thetime RJ, how many deals a month
do you close?
Rj, how much money do you makea month?
You know what I never getpeople asking me is RJ, what do
you do on Saturdays and Sundays?
Rj, how little do you work?
Rj, what do you do for fun?
And that's the thing that I seein Alex.
(06:24):
He makes good money, but as anentrepreneur, he has leveraged
that now to live the life thathe wants.
Each and every class that comesinto Titanium University I talk
to them about now that you'reinside of TU, you close deals,
because that's what we do hereat Titanium.
(06:45):
You want to be a wholesaler.
If you're truly embracing theway that we do things here at
Titanium, you will close deals.
It's inevitable.
But the main objective and themain goal that we have is that
you can get to where you are, creating the life that you want,
creating that reality offreedom, truly living the life
(07:08):
that you dreamed of.
That is the priority, notclosing deals.
So, yeah, do we teach how totalk to sellers?
Competent, underwrite, leadgeneration dispositions?
Of course, but I always want toprioritize enjoying your life,
embracing the opportunity thatexists in front of you and
(07:29):
reminding you why you are trulyan entrepreneur.
So, alex, I'm proud of you, butI'm not proud of you because of
a $95,000 assignment or a$55,000 assignment.
I'm proud of you because you'reon the slopes skiing.
You're out there living yourlife and enjoying it while
(07:50):
closing deals, because closingdeals is just what you do.
And if you're watching this andyou're wondering if you could do
what Alex did, you absolutelycan.
The key focus here is to getyourself in a position where you
can talk to motivated sellers.
Each and every day, you developa process around.
(08:13):
How do you do that?
How do you actually conversatewith sellers, how do you
determine what their motivationis?
And then, how do you determinewhere end buyers are buying?
Surround yourself with peoplethat are doing the exact same
thing day in and day out as you, that also have the exact same
objective Not the hopes anddreams of wanting to close the
(08:38):
deal, but actually getting tothe point where they're living
the life that they've alwayswanted.
Because you can do that, youjust have to be willing to go
all in the way that Alex did.
If you've taken inspiration fromthis, drop a titanium arm emoji
in the comments.
Titanium arm emoji in thecomments.
(09:03):
Now, you might not know thatthis exists, but way back when
we started to you, we actuallywent to Apple and Zuckerberg and
Android and all the differentpeople and we said we need our
own emoji.
So if you scroll down past theregular arms and the regular
little peace signs and all theother emojis, you'll see that
there's a titanium flex.
That's our own personal littleemoji.
Drop that in the comments.
(09:24):
Listen, you could be the nextAlex.
I want you to be the next Alex,so come join us over at
Titanium University by going totitaniumucom.
I hope to see you soon.
