Uh yes, I actually am.

How much are you looking to get for it?

The the lowest I will take is between 35 to 40
grand.

35 to 40.
Okay.
Tell me a little bit about theproperty and what you got going
on.

SPEAKER_02 (02:10):
Uh well, the house has a lot of inside damage.
Uh, I'm not in the house.
I'm actually in the trailerbehind the house.
We have plans to tear it up ortear it down because I found
black mold in there.
My husband is terminally ill.
So I took him out of the house,put us in the trailer to
stabilize him, and we talkedabout tearing it down.

(02:32):
Well, then my health went down.
So, and just things have gottento the point that him and I
can't do it on our own anymore.
So uh his sister um invited usto move to Kentucky on top of
her mountain.
Um, so that's what we're lookingto do.
The the sooner we get this done,the better off we'll all be,

(02:56):
including my husband and myself.

SPEAKER_01 (02:58):
Is there still mold in the property?
You haven't any sort of a bighouse?

SPEAKER_02 (03:02):
Yes, we haven't been in the house in three years.

SPEAKER_01 (03:04):
Okay.
And you're living the trailerbehind it.

SPEAKER_02 (03:08):
Yes.

SPEAKER_01 (03:09):
Okay.

SPEAKER_02 (03:13):
I mean, put it this, put it this way
off to the house.
Um, my husband turned all theelectric off from the breaker
box in the garage because thegarage is where the Washington
Drive hookup is.
The old-fashioned boiler, whichI never used only to heat up hot
water to take showers or youknow, wash dishes other than
that.
It has um border-based moreheat.

(03:37):
I never used it because I don'tlike the boiler.
I never have since I was alittle.
Um I neither me nor my husbandhave been allowed in it.
My if we needed something out ofit, or like when my husband
wanted needed to know if all thepower was off, my sister
wouldn't have.

(03:58):
Um there was a couple of catsthat we caught in there, um, but
they they've gone to the mainsociety, they were strays.
Um, we don't know how they gotin into the house unless, you
know, through the there's a holein the garage, which leads to
all the all your piping is openin the garage, and you see um

(04:19):
upper piping and uh gammonizedpiping going from the door into
the house through the brick, andthat's the only way we can think
they got in.
Um when we bought the house in2014, it was a fixer upper.
My husband had just had a triplebypass, and he was forbidding to
have his career anymore.

(04:41):
So um my sister, my dance'ssister had sold her mother's
property, so we took, she wasliving with us at the time.
So we took her money bought thisfor$24,000 in 2014.
It was a fixer up for a thing.
We did put money into it alittle bit.
Like um, uh there's a new wellon the property we just put in.

(05:02):
Um, we're still making paymentson that.
There is uh the the breaker boxin the garage that we just put
in.
Um there's a different, we justwe just cut down, I had a tree
cut down for over three grandjust a couple of months ago.
Um but it's just getting to thepoint we we we can't do anymore.

Okay.

SPEAKER_02 (05:28):
My husband is starting his trust out of the
property and it's putting upit's putting him back into the
point that the doctors aresaying that he can walk across
the yard and just drop and dienow.
So I wanna I need to get himaway from that as well as my
myself.

SPEAKER_01 (05:44):
Okay.
So how'd you come up with a 35to 40?

SPEAKER_02 (05:49):
Because of the amount of what the property is
valued at now, just theproperty, not the house.
Just the property is valued atnow.
They actually have it and it'son Zillow.
It's estimated to be 106,000.
No, I could be wrong.
It's over 100,000.
Um, but the value of theproperty they had estimated at

(06:13):
50 grand.
So I've already had one personcome up here.
Well, actually, the secondperson up here, um, turn around,
uh, offered us 55 grand.
Okay.
We did not know it at the time,but the guy that lives across
the way from us, across thedriveway, Mr.

(06:34):
Joe.
My husband was helping teardown, um, helping his son tear
down um buildings as well as myson helping.
So it wasn't all on my husband.
Well, anyway, we did not know,but he had a rat problem.
It came over here.
Um, we thought we werecontrolling him because, like I
said, me and my husband hadn'tbeen allowed in the house.
I won't allow my husband in thehouse because of health reasons

(06:57):
nor myself.
Um, I've also been we've alsobeen denied from our children,
my sister, our grandchild.
We're not allowed in there.
So we we have been catching themin the garage.
Um, hadn't, you know, seen acouple.
I I didn't know that there wasstill any left in the house or

(07:18):
any left on the property untilthe lady went in.
I guess she's seen one, wentback, and I'm explaining to you
the same thing.
I explained to the guy, and hesaid, Well, we can lower the
price, but I can't have youclosing until like the you know,
around late November, December.
Um, until we cringe out theprices.
I he he uh offered to take out acontract.

(07:41):
I said yes.
He took it out of the contract,emailed me a copy of taking out
the contract, and I'm sittinghere where I'm at now.
I have to get to Kentuckybecause his sister and his
sister-in-law is down there withno means, plus family helps
family.
We're they're gonna help us,we're gonna help them.
And I I just need to get frommoney for this property.

(08:05):
And you know, having the closureon the home, the money from the
closure of the home is actuallygonna help us move to Kentucky.
So we're on disability.

unknown (08:16):
Okay.

SPEAKER_02 (08:19):
So I mean, at the time, I at the time we purchased
the property, I didn't have anyhealth problems that much.
And in 2016, I had bone surgery,and then 2017 I had another bone
surgery, then it's beenoperation after operation with
me, and I can't do it no more.
My husband can't do it becauseof his health.
So we just can't do it.

SPEAKER_01 (08:41):
So 35 would be able to get you to sell it and move
on to where you need to.

SPEAKER_02 (08:44):
Yes, yes.
And I don't care, you know, likeI said, we we, you know, I
enjoy, I love the property.
I love the property, don't getme wrong, it's got a grogue on
it, you know, like a littleoverhang where you walk under
and you know, just enjoy the youknow, the quietness and all, um
the proximity to how close it isto town, fishing, grabbing, all

(09:06):
that.
We love that.
That's why we move theCrestfield, but it's just it's
just taking a toll.

SPEAKER_01 (09:14):
Okay.
So But here's what I'm gonna do.
I'm gonna get you over acontract for 35.
Um Okay.
That's gonna be able to, um, youknow, with the with the ability
for me to be able to get peopleto come check it out and make
sure this is not something thatneeds to be set on fire or
anything, and I mean itrespectfully.

SPEAKER_02 (09:32):
Um I mean, if you if you can regut it, hopefully you
can, but me and my husband, itwould have cost us more to regut
it and then tear it down, and wedon't have the money, we don't
have the money to put back intoit like that.
Is what I'm saying.
So basically, you're taking twopeople on disability trying to
regut a home and fix it back up.

(09:54):
That you're costing you'retalking like ten thousand
dollars is more.

SPEAKER_01 (09:58):
Something like that.

SPEAKER_02 (09:59):
Yeah, we don't have that.
So, you know, if somebody, ifsomebody else can do it and get
make a profit of it, so be it.

SPEAKER_01 (10:08):
Okay.
Well, what I'm gonna do is I'mgonna get you over an offer for
the property for$35,000.
Uh we'll be able to get once youguys are able to look at it and
sign it, then we'll get somepeople out there to come check
it out and confirm that you knowwe'll be able to move forward
with it.
And you know, if so, we'll beable to close when you need to
and get you the money.
And if not, then we'll we'llcome back and let you know.

(10:28):
And if we re have to retalknumbers, then we do.
If not, then you know we'll goour separate ways, and you know
it is what it is.
But okay.

SPEAKER_02 (10:35):
Um well, we we also have uh an abandoned uh camper
that a guy about a year ago wassupposed to script it down and
take it.
We haven't seen nor high hearingnothing from them since.
Um the trailer that I'm in, orme and my husband and my sister
are in is an apart is a car, apark trailer.

(10:56):
I paid$1,500 for them.
Um that's staying with theproperty.
We're not taking it down withus.
That's staying.

SPEAKER_01 (11:04):
Okay.

SPEAKER_02 (11:06):
So I mean, you know, it if somebody wants to, you
know, do some work onto it andmake it better or whatever, and
use it as a little, you know, inall home when somebody comes
visit that they can do that.
If not, trunk it trash.
I don't care.
I just need to get away fromokay.

SPEAKER_01 (11:24):
All right, Cornel.
I'm gonna go ahead and get youover uh the contract.

My on the D is my name and my husband's.

Um good stuff.
So going back to what Ioriginally was saying on your
first call, that this is thereason why I wanted you to have
an opportunity.
Because this is what we have todo, we have to go through those

(12:37):
leads to get to this one righthere.
This is a motivated seller, thisis a seller that needs us.
Um, this is a really good deal.
And most people would have beenscared about the black mold.
Um, I I want you to be honest,Danny.
If you had had this without mebehind your shoulder, being the
little devil on your shoulder,what would you have done in
regards to the black mold?

SPEAKER_01 (12:59):
I would from my realtor brain would have said
run far away.

SPEAKER_00 (13:03):
Exactly.
So what when I hear that is, I'mlike, well, that's the reason
why we're getting it for ascheap as we're getting.
Right?
I mean, I've got my comps pulledup here.
Um, what I'm seeing is, andthese are different year builds,
okay, different different sizes,but we got 450, 170, 150, 299,

(13:30):
um, 85,000 for just vacant land.
Um, that's on uh privy, and thenon prop stream, I've got a 350
for some vacant land down theroad.
Um this is one of those thingswhere it's funny.
Um this morning, the one video Irecorded was um wholesaling

(13:51):
around the world, the Marylandedition, and then here we are
sending out a contract toMaryland.
Um I this is to me a no-brainer.
Like, let's send the contract,let's get our in buyers out
there, get feedback from them onwhere this needs to be.
But I feel like 35,000 is gonnabe a good deal.

(14:11):
I think we're we should be ableto move this for 50 to 55,000.
That's just my gut instinct.
Um, also because when she wasdiscussing the black mold, I
don't think it's as bad as whatwe're anticipating.
She was talking about theplumbing and it's surrounding
the pipes and all this differentstuff.
Was it quite following, but itjust didn't feel like it's

(14:35):
infested the whole house.
Felt like the health concernswere more of an issue than the
black mold itself.

SPEAKER_01 (14:43):
Was I just hearing it with rose-colored uh you know
she definitely said that theyhad the health issues and they
weren't even allowed in thehouse, basically.
And some of that can beattributed.
Um I don't know if it's justbecause they're older and you
know, she may have already hadhealth issues to begin with, and
the house doesn't help that oraggravates it, but you know, I
don't I don't know.
She said there hadn't been anysort of abatement or anything

either.

SPEAKER_00 (15:05):
Yeah.
So again, this is one of thosethings as a virtual wholesaler.
There's information that we canget on the phone with a seller,
and then the shoot or shoot.
I want to send a contract, Iwant to get this under contract,
get our end buyers out there, dorecon.
This is a great opportunity forus.
If we get out there and it turnsout that it's in horrible

(15:27):
condition, then we explain thatto her.
We explain it to her where she'ssitting and what she what her
solution is moving forward.
So overall, Danny, I thought youdid great.
The only thing that I would say,a couple of little tweaks.
One, during your introduction tothe seller, make sure that you
tell them how that you got theirinformation.

(15:49):
This is how motivated she was.
You didn't say, Hey, you filledout a form on my website.
Add that on there.
Okay.
I think she almost thought thiswas a cold call.
So make sure you do that.
On your first call, I thoughtyou sped up a little bit,
probably because you were alittle bit nervous about you
know being on the YouTube andthe stream and whatnot.
I thought on the second one, youslowed down.

(16:12):
Third one, I would havepreferred that you kept her on
the phone, then we get it sentover to her and answer any
questions about the contract.
So that's the only feedback.
Uh, but I'm sure that you werenot sure where I wasn't writing
the con.
I do have the contract writtenup, ready to be sent over, so
I'll send that over whileTrisha's on the phone.
But uh overall, man, I I thoughtthat was that was a really solid
