Speaker 1 (00:01):
All right guys,
welcome to Real Estate.
Hot Takes episode.
I think five, six or something.
Anyways, I'm at FamilyMastermind and someone led this
guy in.
Who are you Will?
Speaker 2 (00:12):
Dennis, that's your
name, willie Numbers.
Speaker 1 (00:15):
Yeah, I don't even
know what do you do?
Speaker 2 (00:18):
Some kind of real
estate.
Some kind of real estate?
Speaker 1 (00:20):
Well, hopefully this
is going to be a good interview,
he said it's going to be, sohere we're going to bring down
the rules, okay.
Okay, I'm going to ask you aquestion.
You have to eat the hottestwing in Tampa.
Okay, are you good at spice?
Speaker 2 (00:32):
I'm all right.
Speaker 1 (00:32):
You're all right.
All right, figure it out, andthen you're going to answer
after Every time I ask you eatanother wing bite.
Okay, don't hurt yourself, allright?
Question number one I heardthis is a great bite, even
though we just met I didn't knowyour name that you taught your
mom how to flip houses.
(00:53):
Is this true?
I did.
Is your mom better at flippinghouses than you are?
Speaker 2 (00:59):
she is better have to
eat a wing, I have to eat it
first.
Yeah, oh boy, this is going tobe funny.
That was a solid bite.
Speaker 1 (01:09):
Bro hands down.
That's the biggest biteanyone's taken.
I ain't no big.
You went for it.
Throw it up there and send it,bro.
I hope you were able to finish.
Oh, that's tingly.
Speaker 2 (01:24):
Bro, that's starting
to tingle yeah.
It got in the mustache andeverything you went for it, bro.
Oh man, wow, I'm breathing it in.
Yeah, oh, it's like being in asauna.
Yeah, mom, she better than you.
Back to my mom, which is aweird thing to say Can't think
straight, but yeah, so she's alot better than me at rehabbing
(01:45):
houses.
So I'm a wholesaler, for forsure, through and through,
although I've read, I rehabbed alot of houses, but she actually
enjoys the fix and flip and allthat stuff, so she does it way
better than I do I love it, Ilove the story so how much she
made on that first deal on therecent deal.
Yeah, what was the big deal shedid?
Um, she's close to half amillion on that deal.
Oh, dude, that's On the flip.
(02:06):
Congrats man.
Thank you, but I did wholesaleit to her.
We made $1.74 on the wholesale.
Woo, that's a hell of a deal,all right.
Speaker 1 (02:13):
Question number two
you ready?
Question number two All right, wholes Easy.
Oh man RJ, you know what?
Speaker 2 (02:23):
I'm going to give the
people what they want.
Speaker 1 (02:26):
You're going to give
them what they want.
Speaker 2 (02:27):
Oh my God, I'm going
to give them what they want.
All right, you're going to eatthe whole wing.
Speaker 1 (02:32):
Oh, bro, I don't know
where.
Hey, I had a buddy one time.
When people do stuff like this,he'd be like you're the chicken
, chicken champ.
Speaker 2 (02:42):
That's your name
right there Chicken, chicken
champ.
This just sucks For the pain ofthe people.
This is the shit we got to doto create content for you
fuckers, for you, just to getviews and clicks.
Rj's ran out of things to do sohe did wings.
Now, regardless, what was thequestion?
Wholesaling over blimpers Allright, honestly, man, return on
(03:04):
time and ROI, everybody, roi,roi.
But the cash conversion is somuch faster on a wholesale.
Also, a lot less things can gowrong.
You don't have to close, there's less risk, there's no
lender, you don't have to dealwith the city God forbid, you
get caught working withoutpermits, because we all do that.
By the way, I don't know who'swatching this, thinking that we
(03:25):
all pull permits on hgtv, butthat's bullshit.
Um, so yeah, it's just.
It's just a risk profile, man,and you're in and out of deals
so much faster there you go, allright, ready.
Speaker 1 (03:34):
Question number three
these aren't even that hot
these aren't even that hot boyyou said you're gonna get the
people they want.
Now you gotta finish, okay, allright.
Question number three All right, so a wholesaler what is the
(03:55):
best?
Lead generation tactic for youright now.
And why PPC, ppc?
Well, I love it.
Why?
Because it's hot.
I like those wings.
Speaker 2 (04:04):
It's a hot marketing
channel.
It's so spicy as a channel.
Um, great quality lead.
If you're actually doing likeyou know, real ppc, thank you.
They're quicker, you know, theycome right into.
And also inbound versusoutbound.
Um, you have a seller whosementality is I want to sell my
house, rather than youinterrupting their day and
(04:26):
saying, hey, do you want to sellyour house?
But I think from obviously alead generation perspective,
it's it's top tier in terms oflead, like direct bail, ppc,
that kind of stuff.
That's hot.
That was kicking.
My lips are so on fire, youasshole.
But I'm gonna keep it going.
I'm a champion.
Um, yeah, so ppc.
(04:48):
Just everything is inbound andintegrates so well with your crm
.
Um, typically it's a muchbetter lead quality.
Um, not saying you can't getthat with, like cold calling
stuff.
You know you have your hittersthere too.
But yeah, it's a lot better andyou can control it.
I mean, you know, if you want aten thousand dollar a month
budget, cool.
If you want to spend 50 grand amonth and your market supports
it, you can do that too.
Right, right, yeah all right.
Speaker 1 (05:09):
So since we're both
wholesalers, okay, let's talk to
that crowd.
That's the majority of ouraudience anyways.
So fourth question if you couldgive one piece of advice
someone wanting to get intowholesaling right now, in 2024,
with all the bullshitregulations and everything
that's happening.
You know everyone's afraid rjis wholesaling illegal.
(05:30):
Is it going down?
What's one bit of advice yougive to the new wholesaler to
get started?
Speaker 2 (05:36):
don't do it in oregon
.
Don't do it in oregon.
You suck, by the way, right,I've been to portland one time.
There's a shithole, yeah, butanyway, it's neither here nor
there.
Um one piece of advice for anew person getting in no, just
what would you take?
Speaker 1 (05:54):
what would you say?
The new wholesale?
Speaker 2 (05:56):
super simple man.
There's a lot of informationout there.
Um, when'd you get started?
2014, okay, so I got started in2017.
So right around similar times, there was no, there wasn't like
a thousand gurus back then andall this YouTube university shit
.
So I think there's like aninformation overload.
(06:16):
The common mistake and the bestadvice I give to new people pick
a lane, sub two, wholesaling, whatever it is, because there's
like a thousand of them andstick to it and just understand
that it's probably going to takelonger than what you actually
think to actually be successfuland, yes, it's going to be
harder than you actually think.
So don't just quit on yourfirst month and be like, oh,
(06:36):
this shit sucks, it didn't workbecause I didn't rip a 50k deal.
So just give yourself a 90 daywindow and just say look, these
are the next things I'm going todo for the next 90 days.
I'm going to track thesemetrics.
Keep it simple.
God, it's hot.
Keep it simple and just say I'mgoing to make X amount of calls
, I'm going to talk to X amountof people and I'm going to make
X amount of offers.
If you keep it in a quarterlike that for 90 days, it's
(06:59):
impossible.
You won't be successful.
Speaker 1 (07:01):
You know what was my
favorite part about doing this,
sis the way you're really seeingthe veins pop out of people's
foreheads and the sweat.
You look like you're strugglingright now.
Speaker 2 (07:12):
I'm taking it like a
champ.
Speaker 1 (07:13):
You are.
You're ready for this to beover though?
Speaker 2 (07:17):
No, it's the burps.
Burps are getting me.
Hey, Sean McCloskey, he got itin his nose.
Speaker 1 (07:25):
Actually, I'm not
surprised at that Last one, I
think what?
Speaker 2 (07:28):
happened?
Did you not eat one?
I've been at my own pace here.
Speaker 1 (07:33):
No wonder you gave
such a good answer.
You owe me two on this one.
It's going to be a longerquestion.
Speaker 2 (07:37):
You better power
through, not because you told me
to.
Speaker 1 (07:41):
It's kind of the
rules.
You've kind of been doingwhatever I told you to do this
whole episode.
But okay, here's the questionyou like to be in control.
Yeah, they like it.
I think both of us do.
Yeah, all right, if you couldsay one thing to your followers
to change their lives, whatwould it be?
Speaker 2 (07:59):
Wow, Don't eat hot
ass wings while doing an
interview, because you're anidiot yeah.
Speaker 1 (08:07):
But wow.
You pounded that.
Speaker 2 (08:12):
I'm going to pay for
it later For bad for my
girlfriend later.
It's going to be a rough nighthere.
Speaker 1 (08:20):
In a hotel.
Speaker 2 (08:23):
Oh God bless you.
You don't even give fuckingsomebody milk or water or
nothing.
That's bullshit.
Speaker 1 (08:27):
I have myself water,
yeah.
Speaker 2 (08:29):
I bet you haven't
eaten one wing today, not one.
Not fucking one.
What a smart guy.
All right, so one thing to myfollowers to change their life.
Yeah Well, oh man, give me asecond here to gather my
thoughts.
Speaker 1 (08:44):
Don't eat wings.
Speaker 2 (08:46):
Don't eat wings.
Let's just keep it in the loop.
Mierda, I want to curse inSpanish Bingo Oops, that's a bad
one, that's a really bad one.
Anyway, honestly, this is goingto be super simple, but I'll
(09:08):
expand on it.
Um, just get started.
And that sounds so cliche andso simple, but I would.
Wherever it is that you want togo, whoever it is that you
perceive is there, whether it'sRJ, me, whatever add value to
(09:28):
that person in some way and getinto their circle of influence
and and just get started.
So, like when I started off,the way that I did it was I
found a guy that I'd heard on apodcast in South Florida that
was already doing a lot of deals, and I cold called his office
and I said if you split, youknow, if you teach me this
business, I'll split my firstfive deals with you 50 50.
And he could have said no, buthe didn't, because I didn't ask
(09:49):
him to pick his brain, like mostpeople ask us right.
You didn't want to go to coffee.
Yeah, I didn't want to buy hima $4 cup of coffee for 30
minutes to teach me everythingI've learned in seven years.
Yeah, so you know, lead withvalue is what I would say.
Lead with value, you can do it.
If two bobitos like RJ and Ican figure this shit out, I can
(10:10):
assure you you can do it.
But sincerely, man, just getstarted and don't stop when it
gets difficult.
Right, it's?
It's way more difficult to bebroke and to be poor.
You know what I'm saying.
Speaker 1 (10:19):
Yeah, so if someone
can leave a comment on what a
bohito is, can leave a commenton what a bohito is appreciated.
Bohito it means stupid.
Oh, okay, it's rj.
You're the one that ate fiveburning out wings, to answer
honestly can I be real here?
Speaker 2 (10:35):
yeah, I thought they
were gonna be way hotter I mean
they're hot?
Yeah, don't get me wrong, but Ithought this was gonna be like
painful ghost pepper.
Carolina re.
Speaker 1 (10:44):
I don't think those
actually exist in restaurants,
because no one will buy them, you know, wow.
So this is as hot as we couldpossibly find it's hot.
Next time we'll bring those foryou.
Let's bring the sauce, orsomething.
All right, guys, that's ourepisode with Will Dennis.
Make sure you like thisSubscribe and let Will know that
I'm not a bojito.
Bobito, bobito, bobito.
(11:05):
You know, they used to call meRobertito no.
Speaker 2 (11:07):
Robertito, robertito,
sign it off.
Speaker 1 (11:09):
Roberto Robertito
Sign it off.
