On today's show we tell the story of a buyer who found their dream home in Richardson, Texas with the help of real estate agent Gibson Aguirre. They were under contract for a conventional 15-day close, but their happiness was short-lived when the appraisal came in $71,000 lower than the purchase price. Most buyers in this situation would be discouraged, but Gibson didn't give up.
He explored various options, including disputing the appraisal and switching lenders. Ultimately, they found a new lender who offered a higher appraisal and the buyers were able to close on the house for $5,000 less than the contract price!
We also talk about:
- - The big Fed announcement!
- - Why having a great real estate agent can make all the difference in a difficult situation.
- - What to do if you encounter an appraisal gap.
- - How the fall season can be a good time for buyers to find deals.
- - Tips for choosing the right real estate agent.
And BONUS! DP Lambert, an insurance expert, joins us on the show to discuss the importance of shopping around for homeowners insurance, especially in the current market.
