labor day weekend with youbecause yesterday, one of my
clients, Jim launched hispodcast.
Jim sells the Suncoast and it isout now wherever you find

considering moving to theSuncoast to Florida, he has a
realtor who knows his stuffinside and out, came to me
saying he wanted to stand apart.
Cause we.
I live in an area where thereare literally two realtors for
every block, not evenneighborhood, but block in town.
And so one way to set himselfapart, he decided was to launch

a podcast because he's the onlyrealtor out of hundreds in town
that has decided to start oneand to keep it going.
And he knew that he needed somehelp.
And so he reached out to me.
And from there, I've set it upand I will include the trailer
at the end as well, so that youcan listen a little bit more
about what you can.

Launched was like, and then alittle bit more information
about the podcast itself for youall.

Hey there, Jim.
So what inspired you to connectwith me about making a podcast?

Jim (01:42):
You know what?
It wasn't something that Ithought that I wanted to do at
first, I, as we met and I'mlike, Oh, podcast, that's cool.
But as that idea fermented inhere and went around, I thought,
what is a way that I can reachout one to grow my brand.
And do it in a way that impactspeople, touches a lot of people.
And it's a little different, ifyou go to YouTube, every single

(02:06):
realtor in the country hasvideos on there and most of them
are long form.
So you're talking.
plus 30 minutes, 40 minutes.
And I don't think most peoplereally just want to sit down and
watch a video about an area.
If you're following up on ahouse, maybe, but otherwise
you're in there sitting downgoing, Oh, let me read about,
Atlanta, 30 minutes later,you're like, all right, I still

(02:28):
don't have what I want.
So how can I, how can you getout there and what can you do?
And I think talking with youwhen we talked about where do
you listening most?
And I listened to podcasts allthe time.
So every time I'm driving aroundsomewhere, I got a different
podcast in there and I haveabout six that I go through.
I've listened to them all forthis week.
What else is out there?
It could be 15 minutes.

(02:48):
It could be 30 minutes, 45minutes.
I can start and stop, but it wasa great way to hear and get the
information.
And then if I want to do moredue diligence or research on
something, I can follow up.
But it certainly was an avenueto learn and experience it.

Steve (03:06):
Yeah I definitely agree.
That's huge for your business.
And while I might've inspiredyou about how cool a podcast
could be, why did you choose towork with me rather than rough
it out and tough it out on yourown?

Jim (03:18):
You know what?
Some of it might be.
I'm at that age where when youmeet somebody who is
experiencing an expert in it,you rely on their expertise.
I don't need to reinvent thewheel.
I know my topic.
I know what I want tocommunicate.
I'm not above asking for help onhow can I communicate that out
there, and as we had thesemeetings and we had the talks
one, your competence camethrough, I was able to see you,

(03:41):
you knew what you were talkingabout.
Sometimes you talk somebody, Oh,they do this.
Then when you sit down and talk,you're like, Oh, they really do.
They really do know what's goingon.
Oh, I never thought about thatway.
Look what they're doing.
And, when you start adding thosedifferent little pieces
together, the podcast is muchmore than, let me just record
this and put it out there.
Do we have a theme?
Do we have a schedule?
Do we have a plan forstockpiling or getting ahead so

(04:03):
that you can still live yourlife?
How are we going to advertisethis?
What can we do?
You're talking about, 30 secondreels or little outtakes of
things that can go out there.
All these things that can cometogether that maybe I could have
figured it out in five or sixyears, but that's, you're paying
somebody for their expertise andknowing what's going on.
And I apply that sameinformation to anybody that
says, why do I want you as arealtor?

(04:25):
You know what?
Most people do one to threetransactions in their entire
life.
When I look at what's going onhere at the brokerage, they're
doing that every week.
Where's the expertise and howcan we help?

Steve (04:36):
And you have now recorded a couple episodes that are pre
launch.
So what have you found mostvaluable in my coaching program
so far?

Jim (04:47):
You know what, it's the expectation that it's not as
hard as you think it's going tobe.
It's not as difficult.
Um, most people do not like theway they look and sound.
But you know what, everybody inyour life, that's what they've
seen and heard and you're doingpretty good.
What's to be afraid of.
So just jump out.
And that's been the first thing.
I'm just going to put it outthere.

(05:07):
I'm not going to, stop and startand make it perfect.
We're going to put it out there.
So people see who you are.
I let, my first guy, Adam andsay, Hey, it's my first podcast.
I go, me too.
So let's see what happens.
It's, there's really nodownside.
And then we just jump in.

Steve (05:23):
I love that.
And my podcast about podcastingand one of my branding is the
idea of being a podcastingbadass.
So what does being a podcastingbadass mean to you now that you
are a podcaster?

Jim (05:36):
It means that it's a chance to showcase that, just maybe I
know what I'm talking about.
That I know who to talk to, toget the information.
I know where to go for theresearch.
I know how to do this and I knowwhat I want to find out.
That's guiding what I'm doingis, you know what?
I don't know that much about,pest control.
I'm not a pest control expert,but I know somebody who is.

(05:57):
And so we got to sit down andduring the conversation several
things that he said, I'm like, Ihad no idea.
And so now I might think aboutthat a little bit different.
And that may guide how I look atreal estate in the area
different so that it's directlyimpacting what I do and what I'm
trying to attract people to comedo.

Steve (06:15):
Excellent.
I can't wait for everyone intown to be listening as well as
people moving to town to listen.
And speaking of can't wait, youare a couple weeks out from
release.
So what are you most lookingforward to for when the podcast
is out and people can listen anddownload it?

Jim (06:32):
It's exciting.
There's so much happening inreal estate in the country and
particularly down here in theSuncoast of Florida that I'm
really excited that people seeit and maybe reach out and want
to have some more information onit.
When you're talking about thedifferent communities and
different structures that aregoing on, whether you want to
live on the key or on the water,you want to live inland, or you
want to experience a vacationhome in the area for the

(06:55):
winters.
It's going to be fun to talkabout all those with the people
who are the experts in those.
And see where that goes.
Excellent.

Sounds good.

You know what, if you are desirous of getting information
out there or being able toimpact a lot of people, I'll
tell you, talk to Steve, thishas been such a smooth and much
easier than I expectedtransition to set it up and to
do this, there's no.
Exclusive studio or a lot ofoutlay for equipment, if this is

something that's what I do morethan I'll step into it, but it's
something that I can step up to.
And I like the experience andthe guidance and, the followup,
Hey, did we get this done?
Great.
Here's where we're going.
Let's check it.
Let's verify it.
All right.
We've got to go back and followup on this aspect.

I know what to do.
So it's not two weeks and you'llbe out here and you're like, all
right, but what do I do for twoweeks now?

talk and meeting a lot of it wasclear Maybe I wasn't an expert
but at least I knew thedirection we were going and was
