So excited to introduce you to Carter Renningerwith us today.
He is a real estate agent with REMAX in theheart of Lancaster where he grew up.
And so, Carter, welcome to our show.
Thanks so much for having me on, Catherine.

I'm super excited to share my story today.
Carter, I would love for you to explain to ouraudience why you are so passionate about being
a real estate agent and what brought you tothat, you know, to that passion of why you
wanted to follow that as your career path.
Yeah.
Of course.
Yeah.
I mean, I've I've probably since I've been veryinterested in real estate probably since I've

been in about eighth grade.
No lie.
I came across, believe it or not, a GrantCardone video, and he was talking about real
estate and investments.
I'm like, that's I wanna that's what I wannado.
I wanna be a real estate investor.
And I'm not a real estate I'm not a real estateinvestor yet.
However, I will tell you that's what got meinto becoming a real estate agent.
I wanted to be involved in the world.
(01:33):
I wanted to be you know, I wanted to have allthe knowledge that I could on it.
I wanted to be in on it, and I wanted to knowas much as I could.
If you would have asked me two years ago what Iwanted to do, I would have told you I was gonna
be an architect.
Right?
I'm gonna go to a local school, school,Thaddeus Stevens of ours.
I was gonna go get a two year associate'sdegree and become, you know, work in some
architectural firm, right out of college, andthen I was gonna save up for my first rental
(01:57):
property.
That's what I wanted to do.
And then I was gonna just build from there.
And I I I slowly or, I guess, quickly realizedthat that's not as much as I like, you know,
designing things and stuff like that, I reallywanted to be immersed in the real estate world,
and I I didn't think that going to be anarchitect was the right path for me.
(02:18):
So I, a friend of my parents is a local realestate broker, and I at REMAX Smart Hub here.
And I just I, one day, just asked if I couldshadow him for a day, and then it's all history
from there.
Nice.
So why do you love this this career path thatyou've taken?
I every day is different.
(02:39):
I'm one person that is I I can't just have thesame every single day.
I can't know what's ahead of me because itbecomes too it just becomes too stagnant and
too still.
And everything with real estate, it's I have toget up.
I have to hustle.
I have to grind, and it's all it's all comesdown to me in my performance in the end.
Right?
And it's not just immediate.
(02:59):
It's I have to sow the seeds over time, and,eventually, it'll pay off.
That's what I love.
And it's different every single day, and I Ilearn so much.
And I'm really just able to help a large groupof people.
And that's my goal, is helping as many peopleas I can.
So you have so much passion.
Does that, you know, do you feel like one ofthe things that when people are trying to sell
(03:25):
their home or buy a home, that they want a realestate agent who is gonna be passionate and
actually care for them?
I do.
I I think that that's very important when itcomes to a real estate agent.
People don't care that you know until you knowthat you or until they know that you care.
That's very important that you care about whatthey want and their needs because you have to
(03:47):
be able to know those things to know what homeif they're if they're a buyer and they're
looking for their dream home.
Right?
You wanna know, and you you have to care forthese people because you're not gonna be able
to find them their dream home unless you knowwhat is important to them.
So being able to care for these people is superimportant.
And, I think I think one of the best thingsthat I can do is just listen to what these
(04:09):
people's needs really are.
Well, what would you say are common mistakesthat someone who is looking to purchase or
negotiate, you know, in the home buyingindustry?
What would be some common mistakes to avoid?
I would I would say a huge thing as for a buyeris see people all the time, they get they get
(04:31):
very hung up on the mortgages.
Right?
They're like, oh, the rates are too high.
And I say marry the home and not the mortgage.
Right?
Find the home that works for you.
You can always refinance.
You can always there's always other routes.
If the mortgage if the interest rates drop, youcan always refinance.
If they go up, there you you won anyway becausenow you're locked in at the lower rate.
(04:53):
I think that that's a huge thing that I that II always that I always find as well as people
they they they really need to find atrustworthy agent.
I think that that's another huge thing becausethere's a lot of different, you know, things
that agents can do.
They don't just represent you in thetransaction.
While that's super important, there's a lot ofother things going on behind the scenes that
(05:13):
people don't even realize.
And there are a lot of things changing in theindustry as well.
Do you find that that's something that is ofvalue for them to understand what is going on
behind the scenes?
Truly.
Yeah.
I do.
I I think it I think being very transparent issuper important.
I think a lot of times people don't realizeeverything that goes on behind the scenes as
(05:35):
well as they think they know, but they don'tsometimes realize that they they might have it
wrong.
And sometimes I find that I think that theyknow what they're talking about, like, but they
didn't we did we were on the same page, and Irealized that I didn't fully explain it.
And I think that it's very important to be verytransparent and fully explain what you're
talking about.
(05:55):
And I think that comes down to all the finedetails and explaining all that on the back
end.
So how would you say how can buyers or sellersleverage their position efficiently or
effectively, actually?
I'd say a huge thing for that is don't getemotionally attached.
I think for both both sides, being emotionallyattached to the transaction up until closing
(06:20):
can be very detrimental to the whole process.
It can be.
And I'll explain what I mean by that.
I see buyers, they find the home of theirdreams.
Right?
And they get so this is the one this is the onewe have to have.
And what I tell people is don't get emotionallyattached.
Don't your heart set on this home until afterclosing because it hinders my ability to
(06:41):
negotiate fairly on your behalf and try to getthe pot the best possible price for that home
because you have to be able to walk.
If it comes down to it, you don't wanna overpayfor this property.
You wanna if you if it if it push comes toshove, you have to be able to walk.
I think that that's very important becausethat's how you really have a leg to stand on
when it comes to negotiating.
Wow.
That's really good advice because that doeshelp with that negotiation if you're willing to

walk away.
Mhmm.
That's that's excellent advice, actually.
I never would have thought of that piece of it.
Let me ask you this.
You have a passion and a dream in your heart.
And why would a a, a person who is going topurchase a home or sell a home use you as their
agent?
Why should you be the one that they pick?
(07:29):
I think it comes down to I mean, one thing Isaid before is you have to care.
I think that's a huge thing is I I really trulydo care for these people.
I wanna be able to help you in as many in anyway possible.
When it comes to real estate, I wanna be yourgo to resource.
And and it's not just when it comes down to thetransaction.
I have a list of people that, you know, could Ican help you maximize the value of your home,
(07:50):
and I have a list of people that I have carpetcleaners all the way up to roof installers and
and and, you know, framers.
And I have all these people, a list of peoplethat could help you improve your your home and
improve your investment and improve yourproperty.
I I really think it comes down to I I peoplesometimes tell me.
They're like, oh, well, I have, you know, myfriend's cousin's boyfriend's daughter is a

real estate agent.
And I'm like, okay.
Well, do you wanna do your friend a favor, ordo you really wanna maximize the value of your
home?
Or do you wanna really try to get the the most,you know, the best possible value for your
future investment?
You know?
So I think it really just comes down to myability and and the team that I have behind me
that's really just able to help me out and do alot for me.
(08:34):
That's excellent.
Now you will do you may are you mainly based inLancaster?
Yes.
Correct.
I am.
Yeah.
Okay.
And and then within this area, do you feel likethere have been some market changes?
Do you feel like that's something that youknow, are there still good opportunities in
this in this market right now?
(08:54):
Because we have lots of change going on in thein the industry.
Oh, yeah.
And there there's there's always change.
I will say I think there's plenty ofopportunity in the Lancaster County market
right now.
I think, you know, for both sides of the aisle,buyers and sellers, it was or, initially, a few
months ago, there was hardly any inventory, andthere's still, you know, a a shortage of
inventory.
I wouldn't say that we have a whole a wholeplethora of it, but I think we're gonna,
(09:19):
hopefully, here in the future, see a little bitmore of an even an even, playing field when it
comes to both sides buying and selling is whatI'm thinking.
And I as well as I think when it comes to it,you can really maximize the value of your
property.
At the same time, you're able to really find asolid investment and a solid home and place to
(09:39):
raise your family and live in.
I think I don't think we're we're losinginventory.
I think we're only gonna be continuing to gainmore and more.
That's excellent.
Now for all of our audience that may not befrom this area, why would they want to seek
purchasing a home in the Lancaster area?
I mean, just look at pictures online.
Isn't this place beautiful?
Amish country.
(10:00):
Right?
I mean, we have we have tons of tons of reasonswhy you why you should move to Lancaster
County.
We have an amazing an amazing area.
We have Downtown Lancaster just minutes fromfrom here.
We have plenty of restaurants all aroundLancaster County.
It's a great tourist area.
You see tons of people coming in here everyyear to see the Amish, see the horse and
(10:20):
buggies, and it it's it's truly a great placeto live.
You're not landlocked in in the sense thatyou're not close to anything.
Right?
You're you're you have Downtown Lancaster.
You have you have Philadelphia Two Hours away.
That's not that far.
You know?
You're Exactly.
It's it's it's a great area to be.
You're close to Maryland.
(10:40):
Right.
I think it's a great area to be.
I don't I don't I don't see anything wrong withit.
That's that's amazing.
That is true.
And that's one of the reasons why I live heretoo is because you're close to Maryland, you're
close to you're close to DC, close you can getto Philadelphia in no time.
And, and then you're right near the highway,the major highways to get to in any direction
to New Jersey, New York.
(11:00):
And we also have the Amtrak that takes youstraight into New York,
you know,
which is, so nice to have, which I have beenusing a lot more of lately.
So so tell me what your your aspirations arefor, like, as you move forward in your career
and what that looks like for you, what yourgoals and and targets are?
(11:22):
Yeah.
I truly see myself helping as many people as Ipossibly can.
I I wanna be a positive influence to as manypeople as I can.
That's why I create the content that I push outon social media.
I'm just trying to you know, I can motivate oneperson, you know, I did my job.
If I can really change someone's life that'sfor the better, which I truly believe I can, I
(11:42):
did my job?
But I I've grown up.
I've always thought that I've I could besuccessful, and I truly know I can be
successful.
And I I will be successful.
I I I I see myself helping a load of people.
I see myself creating success for lots ofpeople.
I don't I don't see myself just, you know,going to the top and laughing at everyone on at
(12:05):
the bottom.
I want to I wanna truly help as many people asI can.
I really believe that I can change the worldfor the better.
I think I can help a lot of people.
I think I can build a platform and an influenceon a group a large group of people that can,
together, really change the world and reallymake make America and just the world as a whole
(12:26):
a better place.
And and I I I really think that I can I can bea better person or a good person and make other
people better people as well?
Well, you know what, Carter?
Just being in your presence and just seeingthat your light shines so bright is literally
(12:47):
an inspiration.
I am certain to all of those around you.
And as you're building your, career and your,you know, and business and and making that
difference in in so many lives that I know thatyou will touch.
What I love about this is that, you know,that's the saying I know, I think it was Nelson
Mandela.
I there was an original person that said itthough, that when you allow your light to
(13:10):
shine, you inevitably allow other people'spermit.
You give other people permission to let theirlight shine.
And I truly believe that that is true for you.
And what I wanna do is also if there's anythingthat you wanna share with our audience, key
points, anything that that comes to mind thatwould help them in the buying or selling of
(13:31):
their home that they would keep wanna keep inmind.
Yeah.
I mean I mean, like I said, I think, like Isaid before, don't don't be attached to the
mortgage that you have on your property.
You can always refinance.
That's a big thing.
I I see buyers, you know, really making theirdecision based on the rates, and they could be
really missing out on their dream property.
(13:52):
Relationship with a trustworthy agent that canreally help you.
In many ways, they can help you because theyhave knowledge on the real estate market that
can help make a logical decision based onwhat's happening and based on certain given
scenarios.
I think doing for both sides of the aisle, it'svery important that you do your best to be
educated on how a home works.
(14:13):
That might sound really weird, but, you know,understanding what you could look at that
that's something wrong with this property or,you know, there's water damage here and what
what it would entail to fix those things.
I think that that's also very important becausehaving being uneducated on something like that
could be very a very expensive mistake.
Now there's agents out there and, you know, Ican I spot things as well myself that, you
(14:38):
know, we'll be able to see some of that stuff?
But you you know, we're not we're not perfect.
And being able to spot all those things andbeing able to see certain things and knowing
what's entailed and fixing or what it aroundwhat it might cost to fix certain problems with
a house is also, I think, a very importantthing that you could, that you can do to help.
And that's on both sides, buying and selling.
Because if you're a seller and you own theproperty and you you see something, you know
(15:02):
how to fix it, right, to really maximize thevalue of your property to when you for when you
go to put it on the market.
Right?
You're putting in a dollar and trying to get $2out.
